Even after sending them the photo taken 2 years ago, they forwarded the bill to the repairer. Despite arguing with them and them taking a few days to review the report, they eventually declined the claim and still billed me. I'm tired of waiting and their rude responses have caused me stress and sleepless nights. This agent is clearly biased towards the landlord and sides with them to the detriment of the tenant. I opted for the end-of-lease cleaning recommended by them. Despite the cleaning service being double the price of other companies, I chose it to avoid any potential issues. However, the cleaning was still unsatisfactory, requiring the cleaner to return three times. Therefore, I advise tenants currently renting from this agent not to use their recommended cleaners. The results are likely to be subpar, and their recommendations are significantly overpriced, almost double that of other options.

Cancelled the first open inspection – One property was scheduled to open on Satursday 10th Feb, 2024, but cancelled at Friday night. This is not fair for other groups of people, neither for the landlord. The landlord expects to receive all the applications before making decision. It is now put leased on top of the headline which is not right thing to do. Should this goes to higher level management team for review? Or Fair Trading?

Unprofessional and dodgy – Can't say his name here but he's a senior property manager at Mint 360. I believe he is completely unprofessional and knows nothing about rental legalities or how to open garage doors. Spends his time bullying tenants when they end their lease, especially women. complaints I had to lodge.

1. This man would not cooperate with me in any way to allow me to attend a final inspection despite two phone requests well in advance of the final inspection. 2. This man wrote to me via email to ask me to pay for an alleged bond claim from my overpaid rent, which was unlawful and for which he was liable to be fined $1100. 3. This man did not return my over paid rent voluntarily or ever mention the return of it to me in any way, but which he was well aware of. Because of this he was liable to be fined $1100. Only because I threatened him with this fine did he then action the return of my over paid rent, 10 days after my lease ended. 4. Following my notification to this man I would seek to have him fined for his unlawful actions, he then made a bond claim to NCAC to hold up my bond return. Had he cooperated with me to enable me to attend the final inspection, he would never have had any reason whatsoever to file this claim and be able to hold up the release of my bond or to create the unnecessary problems for me listed above.

I also suspect the previous posted reviews for Mint 360 are as dodgy at this senior property manager, who is not something to be proud of.

information and knowledgeable about the property which gave her a sense of credibility in our eyes. She was able to answer all of our questions and showed us a property we loved (brand new, clean, safe and within close proximity to public transport and community amenities) and as a result of this, we applied immediately.

We heard back from the team at Mint360 within 2 business days about approval and were able to move in within the week. All administration was attended to promptly and Jessica and the team were on time for every appointment we had with them.

Further to this, the property management team (Headed up by Melissa Rotondo) warmly introduced themselves via email and were able to answer all of our questions promptly - we found this very helpful as first time renters.

Finally, we've had multiple interactions with the Building Manager (Simon) via phone and email and found him to be eager to help, going out of his way to ensure an effortless move in/set up for us.

I look forward to being a long term happy tenant for Mint360 and would eagerly recommend them to anyone looking to buy or rent in Sydney based on my experience!

March 18th 2019 Update: Review of experience with Property Manager - Paris

I started renting a property through Mint360 as of November last year. When I was shown the place, I was greeted by Rachel who was so friendly and responsive in all of her communications with me. The Property Manager who manages the property, Paris Jackson, has been such a delight to work with - incredibly helpful and responsive in all of our communications. When I queried about certain fixtures not working I was told to look up manuals online in an abrupt manner rather than any useful insight being provided. I was given incorrect information on the utilities – the incorrect meter number and location of the meters which resulted in there being no connection for 2 weeks. When I mentioned that a provider told me that the meter number made no sense, I was told to call other providers. Four providers later and I had the same response from all. The apartment comes with a storage facility which I was unable to access for a month despite paying rental for the facility, which the agent refuses to rectify. It had been occupied by someone else, which the agent failed to notice, and when I raised the issue I was told to knock on my neighbours’ doors to find out who is occupying it as it is not their fault someone decided to use it.

The responses are appalling, and even escalating the matter to management within the organisation proved fruitless. Mint360 is a prime example of why better regulation is required in the NSW rental market. Operations like these should not be allowed to exist, where they believe their sole responsibility is to collect rental and take a cut without actually providing any service which then impacts adversely on the living conditions of the tenant. Stay away from this company.

in. [name removed] became incredibly difficult to contact and, at some point, we ended up in regular contact with a “Senior Property Manager” [name removed]. There was no communication about why this change in property manager had happened, and Sera remained cc-ed on all emails. Between them, [names removed] were almost impossible to contact on email or over the phone. It got to the point where the office manager actually recognised me by voice alone because I had to phone so often to try and get a response to any issues.

The emails I received from [name removed] were incredibly brief, but [name removed] was outright rude on several occasions. His emails were short, patronising and infrequent. On one occasion when a repair was required, despite my suffering financial hardship and him being aware of this, he tried to lecture me on my responsibilities to pay for the repair out of pocket - this was incorrect according to the law, which I pointed out. I didn’t receive an apology or even a response after the fact. After once trying to contact [names removed] for three weeks, via phone and email including multiple calls to the office, I received an abrupt one line email which did not answer my question. I’d be happy to share any emails with the Mint360 team so please do reach out.

On the day we moved out, despite booking a time to hand over the keys, [name removed] was 1.5hours late with no contact or explanation. I phoned the office, who tracked him down and apologised profusely. Surprise surprise, no apology from Tim when he eventually showed up.

For full transparency, the office manager is absolutely lovely, and [names removed] who showed us the property initially and held viewings when we left were really fantastic too.

All I can say is, in my experience, they only care about getting you into a property. Once you’re in, they don’t care at all and will actively avoid contact.

Disapointed – i'm really disappointed with you, before i rented an apartment through them, i asked some questions about the use of the balcony and at the time the answer was positive, but now, after i signed the contract you changed your answer, you just lied to rent the apartment! zero credibility. I´ll never recomend to anyone!!!

Position of the property is excellent – I like the property. It would be better, if tenants can set up their own washing machine within their apartments. Otherwise, if any family has baby, then shared laundry may create a little bit difficulty.
