Property Management - Cranbourne Ray White
We gave the authority to manage our first investment property to Raywhite Cranbourne; The agent’s name was [name removed]. She has provided us periodically reports favouring the tenants interest hiding real issues. When I visited with her for an inspection, I have raised few concerns. She said she will address those with tenants, inspect the progress on her next visit and report back to me. As promised, I did receive the condition report after her next scheduled inspection and all were in good condition. She never paid her attention to the iss...ues which I raised in our last visit. Furthermore, she started to hide the truth to me when I asked her questions. Took 7 or 8 business days to reply my emails saying she had a training, meetings or some unacceptable excuse. Anyway end of the day; I've lost my Tenants due to her lack of care and attention to detail. I am highly warning everyone to think twice before you give your property management to Raywhite Cranbourne [name removed]. Thanks.
Miss managed and unprofessional
New Property Manager at RW Renmark SA incompetent. 1. never submitted my Bond till 18 months after I moved in, 2. complain about lawn being dry- every inspection... then complain I use too much water (that I pay for), 3. issue eviction notice for 2 weeds in garden and patch of lawn that was sun burnt after record high temps in SA during summer - obviously forgot about their initial property condition report stating 'lawns patchy in areas and weeds', 3.1 in next lease renewal -Try to increase the rent by $15 per week and issue a gardener to main...tain lawn 1 time per month, 4. Belittling me in correspondences about said lawn and water usage, expecting me to restore the lawn to perfect conditions, and only giving me a 6 month lease renewal instead of 12 because - quote "to see if you can look after the lawn" unquote, 5. falsify inspection report by using photos from previous report , 6. admits in writing to opening my sealed bucket during inspection - admits snooping. 5 allowing office receptionist to carry out routine inspections at my home and not notifying me. 7. Accusing me of subletting when I had guests visiting. I have rented thru RW for years, here in SA and NSW, I have never been so disrespected or suffered so much anxiety. I have an excellent rental record, the rent is always paid in advance, house kept spotless and yard maintained and have received my Bond back in full from the previous rental property of 7 yrs. And now they are going thru the Tribunal to have me evicted, property managers' snooping payed off! The previous Property manager I dealt with was way more professional and trustworthy, tough but fair and never gave me grief over minor stuff, eg dust on a window sill. Rediculous. Best thing anyone can do when renting, photograph and document everything!

They advertise my house for price they appreciated and I had expected. Couple of days later they came to me to change advertised price by saying it will attract more people but you don’t have to change reserve. My reserve was 634K but that advertised at 500K to 550K. On the auction day I didn’t get even 550K bid. It was unsold. That’s not the problem. Problem is when I gave my house to other Realestate agent, people were quoting Maximum 550K because that’s what it was advertised few weeks ago. Not a honest business

My family and I were so so lucky to have met Hayley from Ray White Coast Edge at Wyong. We had many lows with our financial process, but were unbelievably lucky that Hayley has the patients of a saint, and the vendor did too. She was amazing through the many months of waiting and always kind and polite. Hayley supports us with any questions we may have, or help we need, and this is after the sale of the land we purchased. She always say's that we can ask her for advice or help with anything

Buying a property through them is very stressful! I would give 1 star if it wasn’t for a friend who helped us look for the house we want! Good if you’re the one selling but if you are the purchaser it’s a bit complicated plus checking the property before settlement is stressful, Raywhite would send the agent that don’t have idea with the property and if you have questions you couldn’t get the good answers. You won’t have choice but to buy the property. Bought a near new Townhouse and sink is leaking, didn’t know that before purchasing the house!
Worst property managers! They released our private information without our consent
By far the worst tenancy experience we ever had during our lease period. The property they managed and we resided in had multiple issues from gas leaks (safety concern) to holes in walls. Took months for them to get them sorted and only after we contacted the landlord directly. But that isn’t the worst bit.
They decided to release all of our personal information used for tenancy background check (birth certificates, payslips, employment history) to third parties without our consent or even knowledge. And currently they handed over the lease to...another company comprising of mobile agents and no office without telling us! Reading through below reviews. It appears I am not only one with poor renting experience. My word of advice if you value your privacy and want to get a decent rental suitable for human residence. Do not use these guys.
Ray White Woollahara - poor buying experience.
We were looking to buy an investment property through this agency and carried out an inspection and all set to go to the auction. Received the contract and asked for a building report and was emailed a brochure for ''Jims Building Reports'' (!!!) where I could pay $300 for a report. The agent did not even have a business card at the inspection and did not seem very interested at all. Didn't even ask if I had something to sell.
The day of the auction we received an email saying that the property had been sold. Unbelievable. No contact from the ...agent. No question as to what price they were looking at and where I stood at that level. Nothing. These agents don't realise that when they treat potential purchasers like this they ensure that they will never ever use them to sell a property. Of course they don't care, they get a sale and get their exorbitant commission. They effectively ensured that I would never use them to sell and if I was buying I wouldn't trust them. Well done guys.

For rent, property that’s had a fire, a flood and a substandard property declaration for only $620 per week
Ray White Adelaide - [name removed], property manager. Renting with Ray White Adelaide has been the worst possible experience you could have. Our property caught fire, it then proceeded to drain all upstairs plumbing directly through the ceiling on 2 occasions. The Housing Safety Authority deems it substandard and not habitable until major plumbing and electrical faults are identified and repaired. I could forgive the issues had I not reported the faults on 9 separate occasions over 6 months in writing. To further add insult a previous poo...r review was met with notification that Ray White Adelaide has acted properly. Fixing ducting issues with packing tape and cardboard is what Ray White Adelaide believes is warrantable work. The Residential Tenacies Act says otherwise. Beware should you choose to rent through Ray White Adelaide. The rent is the cheapest part of what it will cost you. Updated - Property Management Ray White Adelaide Refer to picture of email sent to Ray White Customer Service. The property has inspected for determination of being substandard. This is how they act to gain advantage and avoid exposure for not meeting their obligations under the Act. It is a breach of Australian Consumer Law. Be aware of their unethical and unlawful business practises. These agents need to be made accountable.

I totally recommend Karen from Maddington Raywhite. She has been dealing with my properties for a few years now and she's done a superb work. If you want someone to look after your home- she be the best option because she will go out of her way to treat your property like her own. Always a friendly, approachable property manager and she gets the job done. I wouldn't change agents as long as she's there cause I know my homes are cared for and looked after by a professional agent with so much experience. why is Ray White fineing tenants $20 dollars per day when late with rent? How is it legal to use up a tenants two weeks in advance rent in late fees.
i was two weeks in advance, missed one week leaving one week in advance, did a deal with Ray White OakFlats to pay extra $50 per week to catch up, Ray White OakFlats decided to impose a $20 per day fine for every day we were behind thus chewing up my one week in advance, then have the hide to say we owe them two weeks rent now, how is this fair trading.
