Worst real estate company i have dealt with.
If I can give zero star, i would. Ray white rye is avaricious. This company quoted 4,000 dollars for basically cleaning a two bedroom unit (which was already clean by the way before turned over), range hood/ oven clean and repair of a hairline crack in the vanity basin. They also included in this quote the cleaning and mow of the communal lawn in the unit complex.

I disagree with some of the reviews about Ray White Carlingford NSW. The staff and especially the principal owner are professional in their dealings in every way. I trust their expertise and years of experience to ensure that they do the right thing by the Owners and Tenants.
People behave badly when things do not go in their favour. It is appalling to see this on social media platforms like these when they don't disclose the complete story and only choose to write what they want others to see. Tenants should put themselves in the Owners situa...tion who may have made concessions to their demands such as reducing rent and even stopped prospective buyers coming through premises because the tenant has been somewhat difficult. Be considerate. Likewise, tenants may also use the current COVID-19 situation to their advantage at a time when the Owner may be desparate to sell by preventing private inspections. Is 1 or maybe 2 (second time) private inspections (for no more than 30mins) a week too much to ask? Australia has never experienced anything like this in my lifetime so far and we are all trying to handle the current situation at hand as best we can. If we can all help one another, either by being a little more understanding, considerate, collaborative, or accommodating we can get through this.
Should agent help landlord during this difficult times?
We have three properties managed by Raywhite FTG, they have done 9 open for inspections for one vacant house but was not able to find us a tenant, and they have suggested to drop the rental to what we had 4 years ago, we are willing to drop the rental and hope they could reduce the management fees by 1% but to no avail.
As a landlord I also sympathize with the tenants and like to work in with them perhaps drop the rental a bit for a short time and hoping agents out there could do the same helping landlords by reducing a bit of management fees....
Break RTA laws and Want your Bond
Real Estate cannot make u use contractors to Carpet Clean or Pet fumigate...u can do it yourself.
Their contract said I can be present for exit inspections...but they never let me...they said only for english impaired or elderly etc...so they lie about my cleaning...said i did none!!!
I glued back tiles, replaced sisterns, removed sharp rusty soapholder from shower , siliconed shower base, had taps, gpos, faucets, locks, curtains, ext fans, replaced. Fixed clotheslines, fences, while i stayed in unit!!!
Ray White remind me of the banks. Anyt...hing to get your money. When I moved in grass was a metre high, dirty knickers under sofa, coachroach infestation, Sandflys terrible, snakes and rats coming through flyscreens...all my fault apparently!!!...ive sprayed that much surface spray im scared to walk bare feet!!! Rooms smelt of urine from previous cat lady...yuk Ray White !! RTA have advised me you are breaking several laws and am looking forward to court case over my bond!

This review is for Ray White Carlingford, NSW. We have been living in this property for close to 2.5 years. Where do I start? The Aircon in the property wasn't working very much from the beginning of the tenancy. It took 2 years for them to fix the issue but, we still kept paying the regular rent. Since the time we have moved to this property the property has been on sale for the 2nd time and we have been given enough times without any compensation. Recently after COVID19, and my wife being pregnant I requested them to suspend the weekly proper...ty inspections to avoid random people visiting the property to avoid any risk! The Principal of the agency Mr. Peter Gow suggested they spent so much money on the campaign and things must go on. It made me wonder how fickle, in-considerate and money-minded this guy can be! All he wants is money even if that means putting people's lives at risk include himself. I understand applying common sense is the need of the hour! Even when I spoke to my GP about this situation he mentioned the best thing is to avoid random people entering the house even if it means for a few mins. He also wants immediate response after every weekend inspection so that he can be prepared for the next weekend! When I said I don't plan my weekends that way, he started lecturing me about how old he was and how he plans his days and because I work in IT, we plan projects and stuff. The one thing this ignorant man fails to understand is weekends are for relaxing and we can't plan every weekend in advance! Oh, I forgot to mention when it comes to the people Mr. Vikek Uppal (Another agent) is also very pushy and intimidating! Last but not least, when requesting compensation for all the inconvenience the owner and the agency are causing us week after week the response is snail-paced! But they need to know my plans and a possible inspection time one week in advance! I'm definitely leaving this property soon, just because of certain situations I will have to stick around a bit more! Last but not least, please try and avoid Ray White Carlingford at all costs.
lost money, horrible service, rude, unprofessional, blamed other professionals
I came back after 1 and half years in my house on the Gold Coast, after being relocated to Europe for my husband job's.
my health has been very poor unfortunately for many many years, this said before my return I wanted to make sure everything was fine as I had 3 surgeries and couldn't physically and mentally afford to go into a house with problems and I wasn't able to do 'normal' things. As such I communicated this via email to the agent. We would have been happy to pay more in order for me to find the house ready, but they never communica...ted any of the issues I am raising below. On my return I found that: - the agent never took photos of the property between the 2 tenants; - I took photos before leaving but she contested them; - we paid a gardener once a month but apparently no one told him to clear the gutters and the drains causing - the garage to flood (which another professional reported to them but they ignored it) and we told the agency t hat we paid a gardener for general maintenance but they claim it is was our responsibility from Europe to do that; HA!
Inexperienced and unprofessional Bunch of people HOPPERS CROSSING
Ray White HOPPERS CROSSING Highly disorganised non communicating and inefficient with any correspondence. Our rental manager was very inexperienced and unprofessional ([name removed]). Our lease agreement was due in November 2019 with the tenants. We called your rental manager to find out tenants intentions whether they want to stay or go. We raised our concerns about the expired lease contract and whether our insurance would cover any damage without the valid lease contract. She said tenants went overseas and were not reachable. They will be b...ack around mid December. After we haven’t heard anything from her. Then we recently found out that the lease agreement was renewed on behalf of us for another year without our approval ! The rent was also increased without any consultation. Every time we tried to contact the rental manager she did not answer her phones and it was very hard to reach her. When I voiced my concern about the terrible service was told well you put them in there. They didn't want to take responsibility. As a property owner I would highly NOT recommend this team to any vendor , highly unscrupulous. Disgusting customer service, absolutely rude staff Stay clear from Ray White in HOPPERS CROSSING. Go elsewhere where you will be treated with dignity and respect.

I bought my house from [name removed], Ray White Frankston in a slump. I paid $709,500, the top figure, as it was advertised from $650,000 to $710,000. I was forced up and felt what I paid was excessive at the time. The house needed complete renovation. Basic floor coverings, walls, holes in doors and walls patched, painted and all curtains and tracks replaced and all heating and cooling and dishwasher and TV aerial replaced. Alfresco covered in. Kitchen upgrade (holes in benches). Yesterday they re valued it at $750,000 to $780,000. This despite improvements like a double garage with separate entry, solar power and hot water, kitchen reno, shedding, etc. All this increased it by by $40,000 to $80,000.

We have been with Raywhite Oakleigh since June 2015.
We have been through couple of other realestate agencies in the past and Raywhite Oakleigh has been absolute best.
We are so blessed to have our property manager Tom Fulop. He is very attentive and always listen to us and take extra miles to assist us. He has an amazing customer service skills that makes us smile every time when we get a contact from him.
I normally do not write public reviews but Tom’s warm care and great service needs to be acknowledged!

Stood up twice for inspection
Dear Management Team,
I'm here to complain about your agent, Rebecca Duce. She has treated us abysmally. She has neglected to show up for inspecting a house, not once but twice already. She claimed that she sent an email to us beforehand but that is not so.
Also, we talked to her yesterday afternoon to clarify some issues regarding our application twice. She erroneously entered the wrong contact information, and needed to be corrected. We requested a different inspection time, but she told us that Thurs 1:30 was the only available time....When I went to the house at 1:00 I made sure to take her phone number with me, which I don't normally do, because I had a feeling she would stand us up again. Sure enough, she was a no show, and didn't even apologize when I called her to ask what was happening. So, if I am to believe her, then between last evening, and this afternoon another applicant was chosen, even though she called us personally to confirm details of our application. And then she didn't have the common decency to call us to cancel the inspection or tell us that our own application was no longer under review. Her email was never received which again shouldn't surprise me much since she messed up our contact info in the first place. Another reason I'm so angry about her lack of professionalism, and inability to stick to commitments is because I turned down two other houses to inspect because I liked this particular one. If I had known that she would jerks us around, we would have looked at the other houses, instead of this dead-end. Excuses that this is a busy time of year for realty people is no excuse. They don't close down the mall during Christmas season, do they?

Warning do not use this agency! Disgusting customer service, absolutley rude staff specifically [name removed] who was a nightmare to deal with. Have never in all my life dealt with someone as rude, disrespectful and difficult as her. She is apparently never available when we call or go in to the office and has not once called us back in the entire ONE YEAR of living at the property! At the final inspection this horrid lady even tried to get us on anything she could just to be difficult as far as saying we need to get cleaners because the balc...ony had some dust on it... the OUTSIDE balcony. I mean wow absolutely ridiculous and what a joke of a human being. Director, [name removed], was also extremely rude to my fiance on an occasion and childish enough to hang up on a call. As a place of business this is unacceptable and disgraceful behaviour. We have many friends and family in the property market and will be warning all of them not to go with this company including ourselves who are looking to buy. These people are scammers and try to drip you dry for any money they can get out of you with no compassion or interest other than in themselves and their own benefit. They think they're above the law and that tenants must all be stupid and clueless as to their rights that surprisingly when confronting them with legal fact they still continue to do anything for a buck. Atrocious and what a bad image they portray for the entire Ray White brand. Such a shame.
The staff at Albion Park are fantastic in their approach to anyone whether they are asking for information, selling or buying. I cannot fault the service I received by the property manager. After explaining my need for the information I was told immediately 'I want to help you', and explained how she can help and who needs to contact her for the information requested

why is Ray White fineing tenants $20 dollars per day when late with rent? How is it legal to use up a tenants two weeks in advance rent in late fees.
i was two weeks in advance, missed one week leaving one week in advance, did a deal with Ray White OakFlats to pay extra $50 per week to catch up, Ray White OakFlats decided to impose a $20 per day fine for every day we were behind thus chewing up my one week in advance, then have the hide to say we owe them two weeks rent now, how is this fair trading.
