Had the great mis fortune to ask 2 agents in Beenleigh about renting out the property we currently live in and i called ray white and was on the phone for 5 minutes and came back to me asking the address again!! I still didn't get thru to anybody after 6 minutes. Just hopeless!! Then i called Harcourts and the same thing again and was waiting for somebody to answer my questions. Just hopeless.

What a great recommendation we can make for Petar Djeparoski and Steve Chesterton from Ray White, South Morang! As clients we couldn't be happier with the outcome of our sale. Very disappointing experience dealing with this agency in Wentworth Point at the end of my tenancy. concerning. I received an email at approximately 5pm demanding a response by 6pm the same day regarding significant proposed bond deductions. During a follow up phone call, it became apparent the matter had not even been properly reviewed prior to contacting me.

The property had already been leased to new tenants whilst still occupied by myself, clearly demonstrating the apartment was considered suitable and presentable when securing a new tenancy.

Would strongly recommend tenants in Wentworth Point carefully document everything throughout their tenancy and during vacate.

through my balcony ceiling that caused severe damage. Seda obtained an electricians report that stated "Everything is working correctly" and advised she has meet her obligations to investigate reports of a leak, and everything is "Accurate and Correct" Once l mentioned VCAT she said she will happily go to VCAT even though she had seen the video evidence to totally support my claim. They were given a time limit to pay for the damage to my ceiling, and of course she backed down because of the false claims made, and it was put through their insurance. I advised Seda she should check the "Code of Ethics" "Professional Conduct" and "Acting Honestly with Integrity" I would Not recommend this company as this woman is a team leader with 10 years experience however thinks she can treat people like this with NO Respect and get away with it.

with the contractor. Yes, he said his used contractor is disappeared before starting the work. So I asked for refund as no work is delivered by Ray White Glenroy.

On 12 July, 2023, the manager of Ray White Glenroy promised to take responsibility and settle it in 7 days. After two weeks, he is still not refund the money. I went to Ray white Glenroy office for meeting, or text him many times. I still do not get the money refund from Ray White Glenroy. He said that his director has not approved it.

Being a landlord and have three properties managed by Ray White Glenroy in Dallas 3047 area, I gave this rental team a high recommendation or review before. But this case seems the money inside the trust account is misused or stolen from the client using an excuse.

So I believe the quote is a fraud and the phone on the quote is fake when I call. Is it a serious corruption or misuse of the client's money case within this company with the contractor disappearing with the payment before starting the work. I asked strongly why my full payment will be disappeared before the contractor started working. Ray White repeatedly replied he was a used contractor before.

But I just wanted to get refund and get a new fence installer to deliver the work. Is it a cheating to the neighbour's money with a fake quote? Very disappointed for Ray White Glenroy not deliver the work promised and not refund the payment quickly.

On 31/07, The manager of Ray White Glenroy text me to repeatedly state that the fully payment was disappeared with their used contractor. I asked him why Ray White Glenroy mis use the client's money to fully pay his selected contractor without the start of the work and without authorization from the client?

Also, I request a meeting with other property owner who Ray White Glenroy received payments to install the share fence. But the manager do not consider it is necessary. I want to ask the other owner if he gave Ray White Glenroy's authorization to full payment the fence before the work is delivered?

I want to investigate this fraud with the other property owner together and ask the manager to coorperate to organise it tomorrow ( 01 Aug) to resolve this issue as a good team.

Why do the client's money in Ray White Glenroy's trust fund will be disappeared without the client's authorization in this case?

“I echo the magistrate’s comments that this case seriously undermines public confidence in the real estate industry and shows the dangers of money held in trust being used for purposes other than what the funds were intended. “These funds are being held on behalf of clients, and agents are required to ensure that their business practices protect the money from theft or misuse. Unauthorised use of the trust account funds will always be discovered and offenders will face the full force of the law.”

me, telling me I had to sell for around $150,000 below what he originally promised. He pushed me to decide on the spot, demanded I pay marketing costs immediately, and said there would be no more effort to sell.

This was my first property sale, and I felt trapped and forced to sell under pressure to end the ordeal. What’s worse, after the sale, there was no proper follow-up, no apology, no care, only a focus on collecting their money.

As someone who owns six properties, I deal with many agents and value professionalism. However, this experience showed me that Ray White is only interested in getting a quick sale and their fees, not in acting in the best interest of the client.

I will never use Ray White again and strongly warn other sellers to avoid Ray White if they want a transparent, professional, supportive selling process.

Relentless spam from multiple agents in the last few months - mostly Ray White. As soon as I unsubscribe one I must be letting them know I exist, and immediately I get another one from someone else there. I bought my property a year ago and regret using my regular email for viewings. From now on when looking for property I'll give them my rarely used email. Absolute pests. Show details

me a mail meant for the landlord, where she tells the landlord that the rent for our property has not been increased for a while and it could be increased to X amount keeping with the current market rate. When she realized her mistake she sent me another mail telling me to ignore that earlier email. I felt this was really inappropriate and careless of her. She just typed up something and blindly sent it without thinking & was being over enthusiastic to appease the landlord. Then I get another email as if nothing happened,  informing us that as part of a rental assessment our rent has gone up. That was our first experience with her. Our apartment was one of the buildings which had serious renovations and maintenance because it had combustible cladding and living there was a nightmare as the whole building was covered with a black covering. There was no sunlight and access to the balcony. We had a newborn at the time.  There was so much noise from heavy drilling from7 to 5. We were in the apartment right above the main entry to the building and where all the work took place meaning we bore the maximum brunt. There was immense dust from the maintenance work. We couldn't open the windows due to the dust and noise. If we didn't open the windows there would be mould. From our bedroom windows we could see the men walking up and down the scaffolding spreading dust everywhere into the apartment. We didn't raise any issues as we knew the current rental market scenario and we suffered in silence. Finally we left that apartment and we arranged a cleaner and did the end lease cleaning and our experience with this lady was just horrible. She gave a never ending list of cleaning issues. Some of the issues which she pointed out were, dust on toilet roll holder, dust on fly screen, fly screen dusty,BIR - dust on top shelf etc. This was a building where serious maintenance was happening every single day and we were battling with dust because of all the work & she inspected the place a few days after we did the cleaning. Was that our fault? If she doesn't want dust ,she should ask the maintenance work to stop completely . The rest of the issues which she pointed out were pre existing conditions, as when we moved into the apartment there was a lot of mould, marks on windows, doors, cupboards etc. There were normal wear and tear issues as well & she was overlooking that fact & normal wear and tear in any place was allowed even by fair trading. Marks on carpet are normal wear and tear after 4 years . She wanted everything to look brand new. Finally she took 500 dollars from our deposit and overall we lost more than 1000 dollars in terms of cleaning that apartment from hell. I would advise tenants to beware of this agent lady as she is totally unreasonable and thinks only one sided and just tries to please the landlord.

 Follow-up  · We found out that later that the apartment was let out to new tenants and we were told by Connie to leave as the owners want to move in. We asked her for few weeks time and she declined it. She reduced 500 from our bond which was outrageous. She lied outright to us. We had to move out quickly with our new born

them under any circumstances. Their lack of inaction causes pain, damage and increasing costs for the OC. They do not act in the best interest of anyone but themselves and their disgustingly behaved tenants.

 Follow-up  · There continues to be no outcome, despite putting in writing that they will be lodging a vcat order to evict the tenant the day after the least had expires. The costs that Tim presented gave us very clear options from which to choose in planning what was a very expeditious and cost effective selling campaign for our property. Tim's discussions with us about prospective buyers and their disposition to make genuine offers left no doubt in our minds as to Tim's veracity and the buyer's intent. occasions to correct this. Both times the agent called to oppose our request rather than action it. The property sold after a single open home at exactly the ceiling of the tier he set against our wishes.

Following a formal complaint, Ray White head office admitted in writing that applying a backend price below vendor instructions is their standard industry practice. A formal complaint has been lodged with the Office of Fair Trading citing breaches of the Property Occupations Act 2014 including underquoting and failure to follow lawful vendor instructions. principal, who didn't seem concerned with staff's arrogance or dismissing it all. Tenants told us they were told about management handover late last year, but we never were. Please don't put your faith in this team. Worse because my family had a history with them & I'd trusted them. Times have really really changed :(

devastatingly negative for the eventual sale of our home for less than its potential. Communicating with them was difficult. We regret not using a boutique agency with a more individualized and positive rather than negative marketing experience. Advertising was also very expensive and didn't represent good value for money in our opinion as it seemed to be used to promote Ray White more than the house. Even in the final calculations for commission mistakes were made. It was a stressful experience that has left us unable to recommend this agency to any of our friends and relatives seeking to market their home.

Choosing Ray White was an EXPENSIVE MISTAKE! Worth reading for ANY SELLER who consider appointing Ray White!! - Quoted $4,984 marketing fee (5x more expensive than other agent) - with no result (see detail below) - Asked for 3% commission (other agent around 2%-2.2%) - Claimed all these will achieve a higher selling price ($400k for my property) … Read more

Result after 10 open inspections: - Total inspectors: 17 (average 1.7 per inspection) - Offer received 10% below expectations (max $360k) - and the agent has no ability to negotiate higher!!

If I sell with Ray White: paying $15k for marketing + commission while losing $40k of my apartment value. I will lose $55k with Ray White! Which is almost one person’s annual salary.

Summary, they claimed themselves as premium, but this is the reality: - Diligent in open inspection, but LACK of ABILITY to be a good salesman - Diligent in sending buyer match and communication, but unable to convince a buyer of the real property value - Claimed premier ads reaching more people, but number inspections prove the strategy doesn't work!

Don’t be deceived by their claim of being a premium! They just use all the expensive advertisement service, hoping someone will just match the price.

A GOOD REAL ESTATE AGENT is the one who can convince the buyer why the property match the expected price! Not just waiting for someone to show up to buy.

Worst ending: when I decide to withdraw from their service, the agent gave me a WRONG INFORMATION. He said I have 6 months to pay off the marketing fee if I withdraw. Based on his advice, I withdrew the marketing campaign. The next day, the marketing agent kept chasing after the payment from me, saying it is due now!

When I contacted Ray White again and again to ask them to be responsible, they just tossed me to the admin guy and take their hands off their WRONG INFORMATION. The least thing you can do is to acknowledge and apologise. But they didn't! SUCH UNPROFESSIONAL

Errors occurred in lease documentation, and most concerningly, we were notified via an app message (rather than a phone call) on 23 December that one property lease had expired almost a month earlier, despite landlords typically being provided 90 days’ notice. This was unexpected and disappointing, particularly given the lack of a phone call, apology, or clear accountability when the issue was raised.

When managing significant financial assets and investments, experience, accuracy, and proactive communication are essential. We encourage others seeking a property manager to research carefully before committing; ask about individual property managers’ experience and credentials, and ensure the agency provides a high standard of service and genuinely values its clients and the portfolios they have worked hard to develop.

a mixer of owners & tentants, but these tentants are arrogant, say its never their dog, we have audio & video of dog barking at nothing & now we have to take the matter future with council, u get no peace of mind to think, work or rest up in your own home & its sad when no neighbours can enjoy their own back yards as the dog gets agressive & barks when i hang cloths on line, play ball with my own dog or mowing lawns. After being lied to and gazumped we have made a number of complaints to Ray White over the past 8 months. Their complaints department just keeps giving us claim numbers and say they will contact us shortly. Had a fantastic experience with Cassie, Holly and Ben. We bought and sold through them. Communication is the key to a good relationship and they all went above and beyond. Nothing was too much trouble. They explained the process in depth and were readily available to answer all our questions no matter how trivial.
