because instead of fixing it, they left it zip-tied to the wall when we moved in. Every complaint was brushed off with blaming the owner – I doubt he even knew.

We raised safety concerns for our children when the stone bench heating up when the oven was on. Their response? Send an electrician, declare “nothing’s wrong,” and then bill US for the call-out.

A leaking outdoor tap ran constantly for months before they bothered to fix it, and when they finally did, they “generously” offered a $50 credit.

When the owner decided to sell, and we couldnt find anywhere to go, we asked – pleaded – to stay on week-to-week so our kids wouldn’t be left homeless. [Name Removed]’s response? “Sounds stressful, but the owner needs to sell. If you’re not out by lease end, we’ll proceed to QCAT.” That’s it. No compassion. No humanity. Just threats.

On vacating, two tiny things were flagged – a bit of dust on a door and grease in a corner of the rangehood filter. I agreed to fix them, but since their office is an hour away, I asked for after-hours key access. Denied. Instead, they just deducted $130 from our bond.

And here’s the kicker: Almost 3 weeks later, the property STILL isn’t even on the market. They forced us out of our home, showed no care for our kids, and for what?

This agency is cruel, heartless, and run by incompetents. Although, if you want zero compassion and maximum stress -ask for [Name Removed].

name a few. I requested a copy of an invoice for the carpets being cleaned prior to my parents lease and was issued with what I believe isn't a true invoice as it's their own company. This company will take it's time to fix things , being told our maintenance man is 2 weeks behind, well use another maintenance person for a water leak. Did I mention the big hole in the bathroom floor that wasn't repaired? I've made every attempt to compromise with this company but to no avail. This is even after I spent my day off cleaning what they said we wasn't cleaned again to please them. Wouldn't never recommend. management, made me pay for the advertising, and made me continue to pay rent even though my son had hung himself in the house, and I found him, tried to resus him (to no avail). I left the property, basically with the clothes on my back and my younger son in tow. This real estate was well aware of the situation, took my bond (the house was in better condition when I left, I really should have taken entry photos, as it was dirty and covered and dust when I moved in). This real estate after the above had happened requested that I keep going back and cleaning the pool along with paying the advertising costs for the house to be relisted, in order for me to retain any of my bond (I did not get it back). All in all, I did go back and keep cleaning, I was not in a good headspace, looking back this should not have happened. The point of this review, is back then I was so traumatized, I just wanted to move on. But now, after working in the legal vicinity myself, I am appalled at how I was treated, and I hope other tenants have not been treated this way, by these corporate pigs. To top it off I have also studied Real estate Licensing- not that I’m going into the game, however this makes me more aware of how tenants are very poorly treated by this real estate agency. Seems to be a theme going with these people – They are a rental real estate company that refuses to even provide a contact mobile number to call? Even when you finally track someone down, they make you email. I'd hate to be an owner of a property owner using these people.

I’ve rented many properties but this business provided by far the most mind numbingly incompetent, useless, disrespectful, and lazy customer service experience of my life. I cannot speak lowly enough of them. Read on for details. The property I rented hadn’t been cleaned when I inspected it, but I was told multiple times that it would be fully bond cleaned and carpets steam cleaned before I moved in. The day I moved in it was immediately obvious the property had not been cleaned and was still as unclean as when I had inspected. I contacted them and they assured me it had been cleaned. It had not. There was still food scraps from the previous tenant, dirty carpet, the toilet was disgusting, and there was hair all over the bathroom. I took photos, sent them and demanded someone come to bond clean the property. This started a very difficult and stubborn back and forth in communication during which they twice scheduled a cleaner from their own cleaning business ‘Jax of trades’ (which is just a front for them to scam tenants out of more money) to come do the cleaning. This never actually happened. After 3 weeks and no progress I directly emailed management and demanded someone who is competent to contact me to arrange the cleaning. None of the 3 management staff replied, but I was contacted about the cleaning. So again the cleaning was scheduled and I thought it was finally going to be done. I got home from work after the cleaning was scheduled to find the carpets and mattress soaking wet from supposed steam cleaning. It was obvious someone had just put water on the carpet and mattress and no actual cleaning had happened. I had to sleep on the couch for 2 nights while the mattress dried. Again I contacted them about it but they simply did not care. They literally do not give a sh!t about their tenants. All they care about is that you pay rent. I could not believe what a rental nightmare I had gotten myself into. My property manager often changed and they were all as incompetent as the last. If I called or went into the office to talk to my property manager I was told they weren’t available and was asked what the reason for me contacting them was, then no one would ever contact me. The rental contract for the property said each month someone from their cleaning company would come to clean the communal areas. This did not happen once in the whole time I was there. The communal areas were horrible, and any maintenance issues were a drawn out nightmare to get solved. Upon vacating the property I made sure to thoroughly clean the whole apartment so that it was spotless, as I had a feeling they would try to screw me out of my bond. I was correct. Even though I did the right thing and left the apartment in a clean and far better condition than what it was when I moved in, they took cleaning fees out of my bond refund. Unbelievable. I contested this with them directly but it was obvious they didn’t care and weren’t going to budge, so I disputed the bond refund with the RTA. The RTA tried contacting their office over a 1 week period but the property manager never responded or replied - they simply ignored the RTA because when no resolution is reached the bond simply gets paid out in favour of the rental company. I wanted to take it to the civil disputes tribunal in court but that requires much time and effort - not worth it for the reimbursement I was seeking. So as incredibly frustrating as it is, unfortunately they end up getting away with it - as I’m sure they do with all their tenants at the end of their tenancies. DO NOT RENT WITH THIS COMPANY. They are worthy of being featured on A Current Affair or 60 Minutes.

They have an inhouse maintenance company owned by the owners husband / partner. All maintenance is routed through them at ridiculous prices. Complete Scam operation, and no disclosure to owners about conflict of interest.

As a seasoned Property Landlord - my simple advise is avoid this mob.

which are not the tenants to rectify once we vacated the property. the list goes on for all their inefficient work and services provided for over the 2 years. At the end of the lease, it was mentally draining dealing through them.

demanding I sign up for a further 12 months or face eviction. I ignored their email as I had 3 more months on my lease. They sent me eviction notices. They then told me a 6 month renewal is not possible so I had to sign up for a further 12 months. I stayed for a total of 2.5 years in the 4 bedroom house by myself as they would not allow any other tenants. I never missed a rent payment yet got multiple eviction notices which are apparently automated. Absolutely terrible company to deal with!!! Giving them one star is one star too much!!

Over Service and Over Charge for Maintenance – They use one of their own companies to do maintenance eg smoke detector maintenance. They misrepresent legislation to try and over service. The work they do they overcharge for. As an example, they quoted 30% more for the installation of the same smoke detectors compared to another one of my properties. They also pushed to install one unnecessary… Read more

smoke detector at the inflated cost. They then wanted to increase the cost of the annual smoke detector checking by a whopping 80% for very little extra work and reduced cost in battery replacement. The rest of their property management services weren't too bad.

Ditto on Minus 10 – A family member has had no maintenance on items for over 10months for basic things you need to live in a house. Power point problems, oven not working properly (then blamed him for the issue!), the air conditioner isn't working and hot water is also not coming through in all area's of the house. they were told to hand crank it up and down. Despite asking over and over again for repairs on these BASIC items it falls on deaf ears, and they keep saying 'we'll do the repairs when there's other items to throw in on the list'.

They take the rent, don't do maintenance and are deliberately hard to get a hold of. They also lie and advise tenants they're having difficulties getting a hold of tradies to do the repairs. What I do know is tradies don't like dealing with them because of payment issues.

Tenants are mistreated with non-functional living standards, house owners are oblivious to the disrepair until it's very costly, and tradies are not interested to do work for them. All in all, they shove excuses around and don't take responsibility to do their job professionally on any front.

Terrible is, as terrible does. Simple as that.

the area and it was close to everything in our lives. In two years we had four property managers. Each one of them made every second a living hell. We all signed the same document, yet, none of them could do their paperwork properly and for the two years we lived there, only one of us was on the lease. This was their stuff up, as we explicitly said there was three of us in this house, at least five times, we have documents and emails to prove it. Now, thanks to them, 2/3 of us have no rental history, even though we’ve lived in this house for 2 years and paid every single week of rent. They threatened us with eviction with absolutely no cause. After us threatening them with legal action (because they had no cause) they asked us to renew and backdate the lease, which we did. After asking for a tenant ledger, they said, once again, there was only one of us on the lease. It took them six months to fix a dishwasher, and eight months to fix an air conditioner, two weeks to send a tenant ledger. In all three of these instances, we were asking for their cooperation regularly. What’s more, they wouldn’t even listen to us as young tenants (early 20s). We had to get our parents to talk to them because they had no time for us. Save yourself the hassle and go with people who care about that tenants. They made first time renting a complete nightmare. Avoid these guys like the plague. They are awful, I don’t know how they’re still running as a legitimate company.

couple With 3 young children worked tirelessly to make the house safe clean tidy and presentable, laid brand new carpet, freshly painted the house, new shed and made over the backyard, repaired multiple broken and disarray things, removed mould in the walls and skirting left there by the owner and real estate, and a lot more a lot more

Negative 10 stars – Avoid at all cost! This is the absolute worst real estate to rent your house through they do not care about what the tenants do to your rental home and do not inspect your house regularly even know they tell you they do my parents rental house was absolutely destroyed by tenants making them fork out so much money to fix it the communications is also absolutely horrible would not recommend them to my worst enemy.

Stay away from this mob! – Just stay away from this mob. Does not matter how clean you leave your rental property they will find a way to take your bond away. I also doubt they are fixing those minor things before re letting. Just telling outgoing tenants that they have to fix this and than pocket the bond money themselves. Not worth it. Dodgy as.

Those people are not professional at all if really care about yourself and family and your bond plus your ledger don’t even rent from those people. RENT My Property plus all the crew including the property manage are really really dodgy. Dont use this company even if you desperate.

Never again – If you are a tenant use them. They will not care if you have an unauthorised pet even if this is pointed out by the owner. They won't care if you don't clean when you leave or not and they will treat your landlord like they don't matter. If you are an owner use anyone else or leave the property empty. Worst I have ever used and have used.

initial impression of their well researched knowledge of the marketplace and the related reports they published only proved to be exemplified in their contracted service as our managing Realtor.

Our unit was renovated with quality fixtures we were mindful to maintain with quality home conscious tenants.

Bryan Sun, our Property Manager was attentive to our concerns and was successful in securing the home conscious financially stable tenants we had hoped for. We relied on Bryan's professional knowledge of the marketplace to pitch and flex our rent to attract and maintain our client interest in these competitive times.

As Co-owner and overseer of the renovation work, my suggestion that a compendium of User Friendly Instructions about how to operate, clean and maintain the appliances and surface finishes of the fixtures was embraced and the tenants were sent this by email as a condition of acknowledged insight.

I believe that this strengthened the ackowledgement of the tenants to their responsibility in caring and maintaining the property in the condition it was received.

In my opinion, it worked well and the property was recently resumed as my Owner Occupied residence. Three and half years of tenancy has returned the property in pristine 'new' condition. We could not be happier with the outcome.

We highly recommend LJ HOOKER @ PYRMONT as a well researched and attentive realtor who will listen to your preferences and attentively respond to them with mimimal delay.

then at the same time they hide behind emails stating that the landlord "won't respond" and they "can't assist".

They attempt to find 'blame' or fake clauses to not repair or respond to anything, and then when they do send one of their contractors out to inspect the property, they only send a traddie from a company called 'Jax of All Trades' which is a trade company owned by RMP! So whether you are a tenant or a landlord, either way they screw they over.

They also fail to respond to notices about tenant damages to properties and fail to provide landlords with actual and factual updates on their properties.

Word of advice, legal proceedings are the only way to go with this mob.

Very unprofessional – Had my property with this mob for 5 odd years. The service I received was useless. They pass my property around and around. Never knew who was managing it. Final straw was a dodgy exiting house inspection. House was completely trashed by tenants. But was not noted on exiting inspection and bond was given back. Bugger gave me excuses and in the end were trying to blackmail me into not changing real estate. Please keep far away from this mob.

Pathetic and useless – The most pathetic realestate agency anyone could go through. An utter joke. I feel so sorry for anyone that puts their property in these ladies hands. They are useless and disgusting humans with awful practice. outdoor cleaning. They fill in the units with junky people without doing proper checks and you end up having crazy neighbors. Police and ambulances make regular rounds (sometimes daily) at the property we live in and that is a disgrace. When you email them, they don't reply and they act like they haven't received them. Many times we had to stay over at a hotel despite paying rent. This is what I have experienced as a tenant and please think twice if you are considering them. Many thanks T.
