when I put an offer in for a property, and only the next day when I called up R&W did he call me back, 1 hour later.

- When I inquired about a property inspection via email, he emailed me back days later, asking to give him a call to organise an inspection. He gave me the wrong number.

- When I did call his right number, he has his name set as "CEO Indonesia Australia"??? Who does that??

- When I made an offer on a property, he still didn't call, and sent me the wrong paperwork, giving me personal details of R&W clients

- When I asked him to organise a strata report for an apartment with the vendor, he claimed they did not want to, and he was unable to convince them. Weak.

- When i finally got confirmation that the vendor had accepted my offer, I got the paperwork ready, 2 days later I see that it is sold on Domain; Hendra didnt even bother calling me up to see if I would match or beat the offer, thus losing his clients money.

If you want to lose money on your property sale, and if you want a real estate agent that wont even pick up the phone for you, go with Hendra, if you want someone competent, go somewhere else!

FYI - [name removed] made it loud & clear she’s only looking out for the best interest of the landlord... so what happen to tenant rights???? Am I just there to pay rent without rights or say??? Is these completely discrimination of my rights as a tenant and not be able to live freely in a house I am renting to be my home? I have been bullied and felt unworthy!

Let’s not forget the landlord’s husband who is making extra $$$on the side by privately renting the garages and car spaces in the property for over 10 years.

Another great experience R&W Pyrmont – Having to use relocate to a furnished Studio I contacted R&W Pyrmont, 'Nic' the owner and as I had dealt with him before, I was glad he had the same building available again and once again Nic and his team were great to deal with and very accommodating with my role as a digital nomad. Lack of honesty of R&W – They charged me a selling Commission even they didn’t do anything, they didn’t sell my property. The Law have to do something against them. The date of signed contract was corrected by them after I signed. I have all of evidence that it was a fraud. We should make a complaint together. Let’s go to organise a group of unhappy customers.

not take ownership for any issues and makes up stories that he believes he advises you of changes to try and cover his mistakes. When leaving my agreement with [Name Removed] he was unprofessional and quoted 'he took personal offence' and created his own narrative. I have not dealt with this level of unprofessionalism before for a service I was charged for. Do not use unless you want an unnecessary headache.

Crazy high staff turnover internally, defensive principal who should be spending his time sorting issues out rather than justifying / defending (and soon spending time responding to VCAT disputes about his non-service no doubt!)

year, the floor board in the living room was popping up. It created uneven surface. We sent an email to Shaivaun, but she ignored. When we returned the keys to her in March, Shivaun told me it was our fault as we didn't protect it! She focused that it is a dry unit. How redicious it is! It rained for a few weeks continuously, how can we keep everywhere dry? Are we not allowed to shower at all? Are we not allowed to open the door to go outside and inside?

As a tentent, we are extremely unhappy with this agent.

Richardson & Wrench of Caboolture South went against my instructions for a tenant that was behind in Rent to vacate – Against my clear instructions for a 6 or 12 Month Lease Renewal, Richardson & Wrench of Caboolture South, QLD, allowed a tenant onto a Periodic Lease without my approval. stay on for 10 days longer than my Notice To Leave Date, despite the tenant being weeks behind in their rent. When the tenant finally moved out, there was insufficient funds available from the Bond Money to pay for the much needed grass slashing.

After paying Richardson & Wrench of Caboolture South 87 Morayfield Road, to manage my property for nearly 4 Years, I have had to constantly check & follow up numerous Accountancy Irregularities. I have had to constantly check and follow up matters during the tenancies & after tenants had vacated such as :

A tenants water bill of 15 months outstanding.

Failure to notice damaged screens.

A paid water bill not credited to my account.

I was billed for a broken smoke alarm caused by the tenant.

Accepted the words of a tenant without consulting me about the matter.

I was billed a fee instead of the tenant.

A tenant's water usage that R & W had overlooked.

I have raised all of these matters and more, and sent numerous emails personally to the Director of Richardson & Wrench of Caboolture South. I have never received an acknowledgement or recognition from the Director. It has been beyond the scope of her ability as Director to offer any assistance to me.

I even had to ask her for my financial statement after I waited 4 months for it so that I could complete my tax return. The Director offered no apologies to me and not even a reply.

In the end it became all to much for her to cope with. That was when she ended the Management Agreement with me. I've had no trouble in finding another agent that is now looking after my interests as an owner. I have gained so much more in so many ways with a different agent.

I haven't been able to rely upon and trust Richardson & Wrench of Caboolture South - 87 Morayfield Road, to manage my rental property. Over the years I have brought to the Director's attention, evidence of the incompetence of her staff. I've had no acknowledgement from her.

After my experience and from everything I have been through, i Cannot recommend Richardson & Wrench of Caboolture South - 87 Morayfield Road QLD, as a worthy place to conduct business with.

One Line Email with Auction Date – Their agent didn't send us an sms on the auction date, only a one line email hidden in the same email as the contract of sale. When we found out it was on the day of the auction. We tried to register but then we were rejected and they didn't return our calls.

Only once I had screenshot the paint chip in the ingoing property report did she finally agree to give our bond back. I would also add that paint chips under NSW Fair Trading come under "fair wear and tear" and as such, even if we were responsible, we would not have been liable to pay for it.

trying to blame us the existing damage. Which of course had I been given a property report like I asked for, I would have been able to document this. When asked why I wasn’t sent one and why my email asking for one were never responded to, the only response I could get was that real-estate agent no longer works there.

For example, the colour has been wore off the toilet seat because the property is extremely old, and it is clearly wear and tear. First they said we burnt the seat, which makes no sense because its plastic and it would have melted, and then they blame our cats – so there would be scratches on it which there are not and in previous photos you can see the colour beginning to come off.

When I asked to speak to someone higher about the bond dispute, they hang up on me, and continue to lodge it even though we had clearly not sorted the issue.

Also the property was infested with cockroaches when we moved in, we had to get pest control in twice were never offered pest control even though I stated there were cockroaches, we were never reimbursed, and we needed to get it done asap as I was 9 months pregnant. Now they are trying to get us to pay for pest control again even though we just paid for it ourselves about 10months ago.

Extremely poor communication skills, I’ve never had an issue with receiving my full bond back until now.

12 months at the property, I advised Dulwich Hill RW that I would be breaking my lease. I advised this was due to covid and the unsafe state of the building for a young child. I advised I was more than willing to pay the break lease fees. what I got was threats I would never be able to rent in NSW again, yelling down the phone. being directed to ask Salvation Army to pay the break Lease prior to my even moving out?! non stop verbal and email abuse and or no replies to emails. I continued to write emails to create a paper trail to protect myself as they were being so completely unprofessional . even when monies had been paid I was still receiving threatening calls and emails! this went on for months! I happily agreed to pay the cleaning bill for their cleaner. it was an exorbitant amount considering the place had been scrubbed thrice daily due to a small child living there in covid. the property was INFESTED with cockroaches and they also tried to accuse me of this problem when it was me who had spent ludicrous amounts on baits and sprays. my small daughter and I would turn the lights off for a few minutes just so when we turned them on again we could spray everything that crawled out. we did this a few times a night. the worst thing abut the whole experience was that by trying to do the right thing by the book I was threatened non stop till I was too scared to even answer my phone all whilst moving a 3 year old out of a filthy building on my own as a single mother during covid. these people are unbelievable. they did nothing to maintain the property other than installing a door at the entrance that locked but had no intercom installed! therefor rendering the whole thing pointless as the tenants had to just jam the door open so deliveries etc could be made. it was not enough that they completely fleeced me of all bond they then tried to insist I pay additional monies and threaten to ban me state wide from renting! I always paid my rent, was more than reasonable and they were bullies throughout the entire process. SHAME ON YOU for treating anybody like this but especially a single parent trying to protect a small child during a pandemic. I sincerely hope they go under and the property manger goes to a special kind of hell for harassing single mothers.

about it, because not only did he/she have my mobile number but also my email. Plus, it seems he/she only contacted me after I called the agency. I told him/her that I did not appreciate her cancelling our appointment with no notice and she was not very apologetic, and even gave me some attitude. Saying that I should I respect her time as well. Clearly he/she doesn’t value clients’ time, and doesn’t feel he/she has to fulfil her obligations with appointments.

there was a safety key. It’s weekday and both of us worked full time. The staff asked me in this way: so how can the workers access the property? We replied that’s our next question!!! We emailed R&W explained we were working and could not stay home that day!! They stated it’s fine and will provide the spare key to the workers. However, the property management team then only sent us the email stating they need our explanation and this will result in deducting money from our bond. It’s mad and horrible. They only wanted the money and made excuses on everything. Will never ever recommend this agency to anyone.

connection fees and metered bills. The apartment was advertised at full price, and these additional costs were not disclosed by R&W until the day we came in to sign our lease, so we had not option but to accept and pay this additional cost for the duration of the lease.

During our tenancy there were multiple issues with the building, from weekly late night parties on the roof terrace to other tenants smoking on their balconys and occasional visits from the police and fire service. R&W are also the building managers of 10-20 McEvoy Street. Multiple tenants, including myself had contacted R&W about these issues and they were completely unresponsive.

Our tenancy ended just after the COVID-19 situation escalated. We asked R&W if they would be able to see about negotiating a lower rent; firstly because of the additional water charges, then also the fact that the market in Waterloo was highly competitive with a number of well valued properties in the area. R&W took 3 weeks to tell us that the landlord was not interested in negotiating rent.

So we left, and we found out shortly after that a number of other tenants also left around the same time. To add to this, the apartment we leased had went down to $650 per week when the landlord had previously refused to budge on anything below $750 according to R&W.

I would advise avoiding R&W, specifically their office in Waterloo. If anyone is considering renting at 10-20 McEvoy Street, make sure you ask them to confirm what all of the additional, hidden costs will be before commiting yourself.
