I have been living in a strata property for over 35 years and I have never experienced a more shocking and disgraceful company such as Richardson Strata Management Services who are without a doubt the worst strata management in Western Australia operated by unprofessional and uneducated people with no moral principles.
FACT: Richardson Strata Management provide an appalling service and break the by-laws for their financial gain. Their very low ratings and many negative reviews online are the lowest in Perth and the amount of complaints again...st them shows their incompetence, lack of experience and misconduct. FACT: Richardson Strata Management fail to respond to correspondences and phone calls. This is well mentioned and supported in many negative reviews. FACT: Richardson Strata Management treat strata unit owners with contempt that is also supported in a another review. FACT: Richardson Strata Management bully owners to a point owners are selling their apartment and vowing to never buy another strata property. I've lost great neighbors as they had enough of strata and are now happy living in a house.
Extremely unprofessional and rude
They somehow got a contract in our apartment and got their mates contract to look after the building too. We cant wait to get rid of them when the contract finishes, so many issues and doesnt do anything except getting paid. Very unprofessional and rude.

Unprofessional service - treat owners with contempt
In more than 30 years in business I have personally not experienced a more unprofessional company such as Richardson Strata Management Services.
I have owned a unit at Wilton Court, 385 Stirling Highway, Claremont, since 2012. Richardson have been in situ as the strata manager at Wilton Court since 1998 (22 years!!!)
My problems with Richardson began when we decided to renovate the kitchen in our unit. My son who lives in the unit was managing the project. He spoke and wrote to a Richardson staff member circa 3 months prior to commencing w...ork to inform them of the renovation plans and seek approval from the Strata Council. Three (3) months later, just prior to the commencement of the renovation work another staff member of Richardson contacted him requesting further details which he provided. Shorty after this time my son commence the renovation work including the running of a new circuit from the switch board to the kitchen as this was required by regulations to operate a separate oven and cooktop (Wilton Court is a 1960's building!!!). I put my hand up here and say that my son should not have proceeded with the wiring without prior written approval from the Strata Council. On the other hand Richardson had three months notice of our plans and failed to properly engage with and inform my son in relation to what was required until very late in the day and even then not properly. However it is what transpired next that that really demonstrates why Richardson are in my opinion and experience an unprofessional company that treat strata unit owners with contempt. Shortly after we put in the new circuit Richardson sent us an email asserting that the installation of the electrical wiring through the fire stairs was "illegal". "In the first instance this is common property. There was no approval for this to be installed in this manner. Apart from the fact that it is in the fire stairs which is illegal, there is no other wiring allowed in this area and the electrician drilled through the back of the switchboard to install the conduit, this is also not allowed as it compromises the integrity of the switchboard. It is a fire hazard to install wiring in this manner."
Adequate so long as you don't actually have to live there
If you are a tenant, not an owner, of a building subject to Richardsons Strata I strongly suggest forming a Residents' Association, serving tenants and owners who actually live in the buildings they manage. If this isn't available I recommend against renting in a Richardsons building, it's no way to live. They do not support tenants of the building in any way and individual owners of the units have limited capacity to address tenants' concerns, who after all are the ones living there. Strata companies by law are agents of the owners first and f...oremost, however they are also the only point of access for admin for the tenants too, and in this they are pretty shabby. This type of building really shouldn't have a profit-oriented company running strata anyway, business interests always come before quality of living, therefore you don't want to live there. If that conclusion doesn't stand up then experience certainly will. From the tenants' and residing owners' point of view Richardsons cannot be given a good rating. They don't respond to concerns such as the frequent thefts and security breaches at a Maylands property, nor has anything serious been done for years to address this problem. That's Richardsons' failure. If you report an incident to the police, the police approach Richardsons for security footage, and Richardsons have always told them no, you cannot see it, not without paying a rather hefty fee for the privilege. A subcontractor owns the cameras and the building's rates are higher to cover this, in addition to these access fees. For all that, just try and get the footage when the police need it. Good luck! This serves no one and is a common example of a failure to adequately support the *residents* of the building, and not just the landlords. A well managed property doesn't have "services" that fail to support the residents like this. All the tenants can do is wait for the next AGM and ask their landlord to bring up their concerns. It's at least $75 to see this footage; that's poor service provision. Not unlike the $120 fee to program a $2 plastic gate buzzer - poor support at a very high price. That's about typical. The problem, Richardsons tells me, is that no one could be found to independently operate the equipment, so the 3rd party must be paid. As an AV technician I myself offered to do the induction and provide this service but I did not receive a follow-up, despite calling back about it. I take it the current arrangements suit *them* well enough, whether they serve the residents or not. They built a bike shed but did not provide security for it; it therefore simply became a thief magnet. I've reported several bike thefts myself to them and they're not about to do anything about it or even improve access to security footage. It IS their problem that another company comes between the video and those that need it for important security issues as they set up this broken system, it's been reported to them numerous times and they don't change it despite an obvious and well known problem. Having to wait for the next AGM to take my chances there for an improvement is not my idea of responsive service. Same situation with car thefts. When a lock was finally fitted to the front gate after many years it soon started spending weeks at a time out of service. If R's contractor is taking this long to fix it or get parts or whatever that simply means Richardson's failed to set up adequate service and support for it. The buck stops with management. Thieves can simply jump the fence even if it did work; failure to do more than the bare minimum again. Frequent failure to notify residents of noisy or inconvenient works by owners on their flats. You often wake to jack hammers and hammer drills ringing through the whole building from 7am with no notice. As a night worker notice might allow me to arrange to avoid the disturbance and be in better shape for work. They do seem to know the laws of strata management in detail and to meet the minimum requirements, they just see no need to do anything more than that bare minimum, to judge by results. Poor support. Poor value for money for various services. Poor response to quality of living concerns. And seemingly poor regard for customers, but it depends who it is. I know of one live-in owner who asked whether a time to pay arrangement could be made for rates. The answer was no and a threat to send in the debt collectors if they became late, which they were not at that stage. But landlords, who pay up, don't live there and don't have to find out what it's like under this management, get treated differently! If you are a non-residential landlord, who can afford investment properties and have tenants to pay for them for you you probably wouldn't have much to complain about with Richardsons, But if you actually live in the building you certainly do! Owners who actually live here aren't the ones giving 5 stars either.

Disaster Strata Management
So many problems with Richardson Strata Management that I would never ever recommend anyone to use their service. You will note there are so many others that are unsatisfied and appalled by their terrible service. Richardson Strata Management obviously don't care and don't respond to clients emails but funny how they will reply on this site to the so many negative reviews to make themselves look good. They now have a complaints department setup, that says just how many complaints there are against them but they do nothing about complaints they receive. Richardson Strata Management are rude, uncaring and unresponsive. If by a miracle they reply, it's only because after months of asking. Stay well away from this horrible deceiving company.

Complete Liars !!!
Richardson strata are the business you drive pass and don't stop, just go to next one. Is there such thing as a complaint resolution? ABSOLUTELY NOT, it's a complete lie. Richardson's resolution is pure bullying hiding behind empty tough talk of legal threats when they are in the wrong. They really are in denial, they do wrong, it's in black and white but they still argue and blame others. How these people are allowed to operate a business and being the worst strata management in WA is beyond me. If they manage your property, I really feel sorry for you and if you're looking for strata managers, well then be smart enough and keep away.
Professional, knowledgeable and accountable
Richardsons are the go to Strata manager in WA, acting always with professionalism and up to date knowledge. Have tried a number of others and will never leave Richardsons. Strata management meetings are run smoothly and they always make the irritable non- complying 10% of strata owners pay their account or tow the line. An effective run business.
Professional service ?
As an investment owner from strata complex, I do not have much option to pick up my preferred strata management.
A legal letter recently received from them (via a lawyer) warning that I do not yet pay the levies. To my honest, I do not receive the bill because the letter was sent to my old address (I found out later). I did remember that I called their office some times ago for updating my postal address. They now said that they have no record to receive my call..ask me putting it next time in writing. Thank you for advice !. OMG Of course I...could not provide them any evidence as it was just a phone call.. I need to force myself to believe that I might have made a wrong call to someone and provide her my postal details .... Eventually, I paid additional $250 to them covering admin expense (I am not sure what have they done except imitating a legal action) and interest and another $100 to the legal firm ( i received a week later). I feel very uncomfortable because 1. why they did not email me the levies notice as all other correspondence they sent to me? 2. Why they did not simply give me a call, sms or email to inquiry regarding the unpaid levies? ( I checked and checked again my emails thinking it might be my fault to miss the email with levies notice ...no notice received from email !) Instead they go for legal action directly. A reasonable person should consider a phone call, a sms text or an email to address this issue. Perhaps it may be their "professional" way to do business but today is 2019 not 1999. I believe any company should build up a good relationship with their customers? Start with legal action prior to any direct communication is hurting the relationship. 3. During follow-up conversion with two ladies from them, I do feel that they need to have improved courtesy to respond. The first lady ([Name Removed]) is ok.

Cannot be trusted, don't ever do business with them
I am extremely disappointed with Richardson Strata Management who I rely on and trust to look after my property but they really have let me down. I gave them opportunities to discuss my concerns but they didn't want to know about it and would not even have the courtesy to respond. I find it so difficult to trust them now and my primary goals are to have them sacked as this is not the service we employ them for. The many negative reviews here shows I am not alone being treated unprofessionally by the unhelpful staff. I am looking forward to never doing business with Richardson Strata Management again.

Rude, incompetent and unprofessional - DO NOT USE !!
Richardson Strata are the worst strata managers I have ever dealt with. When they initially quoted to manage our units, they included GST on their quote, however when appointed charged GST again on top of their quote. When it was queried, I was basically told tough luck it was passed at AGM.
I found out later that one of the directors from Richardson was a co-proprietor on a unit in our strata which was not declared as a conflict of interest and never signed any of the proxies for meetings (which would have all technically been invalid.) Noth...

They think they are better and more important than other people
Richardson strata have not set themselves high standards and do not understand how to run a business. Their communications skills, they have none at all. Staff are rude and inexperienced with no knowledge in strata laws. They think they are better and more important than other people, in other words so up themselves. Expect to pay big dollars for nothing in return from a business that deliberately allows problems to escalate for more profits rather than resolve them.

Our strata manager is the worst you can get and is best friends with most of the council of owners body corporate committee, she's always sucking up to them and ensures they are voted back on the committee at every AGM. She had owners removed of the council all because they would not fall for her dirty tactics and manipulating lies. She would sometimes just make decisions without notifying the council of owners first, she's made owners on the council that stupid to say anything. Send an email as an owner, you will be lucky to get a reply but se...nd an email as a council representative that she does not like, we would get a reply when it suits her that is if we don't get a instant automatic reply first to say she is out of the office which was often. Report to strata manager repairs that needs to be done, that could take up to couple of years to fix and is still not done properly as they hire dodgy workers. Speak up about the many mistakes they make and the poor service, they blame the council of owners, it's their fault, even when they know it's strata management fault. They should not be in the strata management business as they are clueless and useless so look for professionals to manage your property, not amateurs.

Unprofessional company with very rude inexperienced staff who we depend on their full trust and advise but we certainly do not receive the service we pay for. This business lacks leadership, they ignore customers needs, have poor management skills, have no core values and are too occupied with self-gratification rather than focusing on their customers. There are no active measures in place to discuss and resolve any concerns, just ignorance and bullying their customers in the hope you go away. They don't like it when you question their very poor service, they just expect owners to hide and do nothing as most do. Overall, this business is a very big failure to our property.

Rude and unprofessional. Had some dealings with these people and was completely terrible. I would not use them if I had a choice, hopefully we can get rid of them at the next AGM however they are friends with some of the council members who does not do anything at all except looking after their own interests.
I have worked with RSMS for over 4 years now and have nothing but good things to say, they treat their trades / contractors just as well as their residents. Great bunch of staff behind the scenes keeping a well oiled machine running so well. Keep up the good work RSMS !!! Highly recommend these guys to any building needing a professional Strata Management Service - you won't regret it.
