Simone Homes not to be trusted ever – They owe me money since COVID. They signed a contract and did nothing other than a soil survey in six months. Didn't give us contract documents to pass on to the bank for loan. Interest rates went up and the project was not feasible anymore. communication was transparent, the trades were scheduled accordingly and the communication was consistent, also allowing for regular site inspections to ensure all was on track and as planned. Being a custom build our design considered of a number of unique structures and specific materials, the team and their trades were amazing to liaise with giving us confidence of receiving the right end result.

The overall build process finished as per schedule which was critical as we had various trades such as pool builder and landscaper all rolling in once keys were handed over. The end product was everything we expected and more, Simone Homes even selected our home to base their marketing on with professional photos/video, provided us with great memories of the entire journey.

Since handover Simone Homes and their team have been in constant contact to address the minor repairs and maintenance work, which is a credit to their business as most builders lack post-build care. We are now one year in and our house definitely feels like our forever home, a testament to all involved as the entire process was actually enjoyable, exciting and rewarding.

A very special thank you goes to Daniel, Rosemary, Jasmine, Adrian and most importantly Joe Simone for putting up with our endless revisions, requests and demands. Your family run business resonates positive energy and is most definitely contagious, allowing your clients to feel calm and relaxed during a process that can so easily be overwhelming.

As with any building, and in particular with custom build we anticipated there would be a lot involved. During the planning and pre-construction stage, we did so many changes to the plan, the colours selection etc but the team at Simone Homes, especially Daniel, Jasmine and Rosemary were very patience, accommodating and professionally guided us throughout the entire planning and pre-construction stage. All of our questions got answered in a timely manner and they kept us informed every steps of the way.

Construction commenced and Joe was our Site Supervisor. Joe is a very nice and approachable person. He knows his work and under his management things have been moving at a speedy rate. We’re now at completion of brickwork and we’re very excited and can’t wait to see our dream home comes to life. So far our journey with Simone Homes has been amazing.

Throughout the build process we were kept up to date on the progress of the build and any queries were addressed promptly and to our satisfaction.

As with all new builds there where some minor issues after completion but they have addressed by Simone Homes.

Everyone who visits our new home commented about the detail and superb finishes.

a home that is "built to last". From the slab to the framework and roof these things are done using superior quality materials and no cutting corners.

The quality of the work was outstanding and although we did have a few minor defects they were all rectified as soon as we had pointed them out.

Nathan was our site supervisor and he was very easy to deal with and kept us informed of the progress the whole way through.

Amy in the office was very extremely helpful and answered all our questions and concerns immediately.

The whole process was easy and the end result was most satisfying.

We chose to do our own driveways and landscaping and they worked in with us so they were completed in minimal time.

We would recommend Simone Homes and would build again with them in the future.

Very hard to deal with – I've engaged Simone Homes, work started after 2 months of contract signing and beware that tender acceptance fee does nothing not even start the CDC/construction certificate process. your contract, SO many caveats.

It seems this company do not walk the talk, whatever their marketing speaks, I experienced just opposite, also other customer of theirs got in touch with me and they felt the same.

It wastes lot of my time to keep arguing with them, VERY VERY hard to deal with!

Let's see how it turns out in the end, I will keep updating this review as I go with construction, fingers crossed!

Update 04-11-2016:

Tender said $500 per load for soil removal, estimated soils loads by them - 6, I estimate - 3or4

Now builder is asking $5500 for soil removal on top of contract, they are asking excavator hire+builders margin for soils removal.

Variations and more variations coming in to fix the obvious things which you usually think builder will incorporate.

Update 23-03-2017

Famework Finished

Building inspector found many defects and being asked to fix, he came second time to inspect and still not fixed, I had to pay for inspection twice.

Kitchen drawings were sent to get it approved, without stone measurements when I said I want to know the standard overhang they did not had definite answer, then I asked that you should put 15 cms as overhang as that's standard to use island bench as kitchen bar, now they are asking variation!

Updates:

Paid more than 7k for nee driveway, now supervisor is asking more variation to do council crossover which is always part of driveway in industry, they saw there was always old driveway and still qouted driveway in tender but now they are asking more money to remove old concrete or otherwise leave old ugly concrete there!
