responsibility, yet nothing has been done to address it.

Another major concern is how densely the estate has been developed. Many blocks have been subdivided extremely small (some around 240sqm), with a large number of townhouses. This has made the estate feel very cramped and has noticeably changed the character of the Berwick area. At the same time, prices for blocks around 400sqm have been pushed as high as $670k, which feels excessive given the density.

When I purchased my block, even the lot board had not been installed properly, which gave the impression of poor attention to detail.

I honestly wish Minta had been developed by someone else. When you compare it with nearby estates like Berwick Waters or Five Farms, they don’t feel nearly as cramped and appear to have been planned with more balance and space in mind.

Overall, it feels like the focus has been on maximising land sales rather than creating a well-planned, well-maintained community. I expected much better from a developer of Stockland’s size.

instructed me to email her with details and photos of the issue. Within a week, Jessica confirmed that Stockland would arrange for the cleanup. True to their word, my land was cleared within four weeks.

I sincerely appreciate Jessica and Stockland for their outstanding support even after the sale. This experience demonstrates Stockland’s genuine commitment to customer care.

indeterminate amount of time. I was refused a hold on the land until that one sales rep was able to come back to work. In the meantime the other female sales rep was Incredibly rude, never answered her phone, would text back and say she will call back and never did.

For example, one day I called a second time just before the end of the day where she answered and said she had been in meetings all day- so why say you will call back?. She then promised to call back first thing the next day and didn't. I texted her over 3 hours after office opening time to remind her to call me back and she texted asking if it's urgent, saying she has other customers to attend to. After finally getting on the phone to her I expressed my frustration and was told that there was a formal note on my file to say I'm an "agitated" customer. She did not help me at all and treated me like I was a waste of her time. Overall I was extremely disappointed in my experience and was shocked to even find out such a bad experience could happen with such a large company.

Beware – Paid $30000 deposit. Realised that no bank will provide a mortgage. I contacted Stockland/Halcyon and they laughed. They told me they knew this but didn’t reply when I asked why they didn’t tell me. They kept the $30000 and sold the house for more. Scammers have higher morals. wanted us to let go of our land in favor of new buyers. Adding to our stress and anxiety, the land was made available for valuation only a week or so before the registration date, leaving us with very little time to prepare.

When we requested an extension to the settlement date through our conveyancer, our plea was denied. Shockingly, we later discovered that our friends, whose land was registered on the same day as ours, had been granted an extension without even requesting it. Each time we raised this discrepancy with Stockland, we received a different explanation, none of which were valid or satisfactory.

It is common practice for vendors to extend settlement dates for a reasonable period of time. Even if Stockland chooses not to do so, it should apply to all customers equally.

Additionally, I would like to highlight that Stockland had originally offered a $5,000 voucher if settlement occurs within 10 days of registration. However, this offer was extended to 14 days for several customers, including some of our friends. Unfortunately, this extension was not granted to us.

The reason provided by Stockland for extending the deadline for those customers was the market situation and high interest rates. It is important to note that we are facing the same market conditions and interest rates, which should make us eligible for the extended deadline as well. However, Stockland refused our request for an extension without providing any clear or valid justification for this discriminatory treatment.

Despite eventually managing to book the settlement within the given time, we must express that this has been by far, the most unpleasant experience we have encountered in our three land investments. We strongly advise potential buyers to explore other options if possible, in order to avoid the overwhelming stress and anxiety that comes with dealing with Stockland.

especially regarding their National Refer a Friend Scheme....it is called a scheme when perhaps it should be called a scam! It seems they will attempt anything to get out of paying any promised referral fees even after all your friends have bought from Stockland for many hundreds of thousands dollars! They just refer later to the "small print" which they do NOT point out initially...obviously we will never trust them again! We suspect the salespeople get commissions with every sale - on top of their inflated salaries - and the CEO on down draws in excess of $1.5million annually but in our case won't payout promised referral fees when property is actually purchased from Stockland!!! We will never refer people again.

False Advertisers – Purchased land a few years ago at Grandview Estate, Truganina. Was promised and contracted for them to complete the front landscaping in the estate. were emailing land owners offering them either a $2500 rebate or gift card for people to settle by the end of the day. Funny how they are so interested in their own financial interest yet they seem to be deliberately causing a large amount of people to have to pay their builder a large delay fee because Stockland can’t do their job and get the land and correct documentation in order so people can progress their build. LIARS!! – I was told to login to Eventbrite before 10:00am to get a ticket if I wanted to secure a land. Nothing came up on Eventbrite site in relation to land release as I attempted to login around 9:30am and screen refreshed every 30 seconds. At 10:05am all of the tickets were sold out. Appears lands were already sold prior and Eventbrite was just a formality. This is a SCAM stay away from Stockland. Show details

us resale the land but all they said was company policy we are not allowed to help re-sell - pretty much meaning we are waiting to take your 20K deposit when you cannot settle. Save yourself and go buy with a company who has better values and a heart!

but it was a lie. Nothing was completed. They give “rebates” or “discounts” to some owners but not others which is totally unfair dealings. They allowed next door developer to encroach in our land by 3m during settlement and after until we pointed out on 6th April- 2 months after. When I voiced my concerns it took them 2.5 months to get back to us and they can’t find our requests and that they are not at fault. Let’s see about that as we have documented everything- dates, photos and all correspondence. Definitely will go further to get equal treatment from them because everyone is entitled to that! Company has no integrity and honesty. At least other developers either offer discounts to all or no one. Very disappointed! Stay away from them!

bought this land due to my previous good experience with Stockland 7 years back. But now they recruit for their sales team who ware born liars and their only focus was selling land by giving false information with very higher prices. I think it is time for the government to put more the law to prevent this type of unprofessional salespeople who mislead the customers and forced to sign a contract with unconditional.

Stockland are liars – I bought land in Allura,Truganina in 2011.They promised Woolworths, community parks, tennis court, bus stop etc which never happened. I purchased the land thinking of having a supermarket in walking distance. I paid 40K more than what was the rate just outside Allura. Stockland abandoned the estate with half-filled promises and left. I am feeling cheated now. Dont trust them. Show details

Terrible – I bought a land in September 2017 from Stockland developer in Aura. The land was released 2 months later than the scheduled release date. The covenant officer is not responsive. Different people provide differently regarding various covenant requirements. They did not provide any compensation due to the delay of the release.
