me, felt almost nonexistent — long delays, vague or unhelpful responses, and constant uncertainty. Instead of feeling supported, I often felt ignored and left in the dark.
The most difficult moment for me was during a discussion where the Luna’s tone suddenly became raised and harsh. I personally felt overwhelmed and taken aback, and the interaction left me shocked, embarrassed, and honestly hurt. No client should feel spoken to in a way that adds emotional stress to an already challenging situation.
Appointments changed last minute, important details were overlooked, and the whole experience felt like an exhausting uphill battle. By the end, I was drained, disappointed, and questioning why basic professionalism and support were so hard to find.
Overall, this was one of the most emotionally tiring and upsetting experiences I’ve had with any real estate service. I genuinely hope that others have a far better experience than I did.

suddenly asked me where I saw value in the property. This already felt inconsistent, but what happened next was even worse.
Just one week before the scheduled auction, I received a call informing me that the property had been sold prior to auction. I was never told that a formal offer had been made to the seller. I was never given an opportunity to put forward my best offer, despite being one of the genuinely interested parties. The entire process lacked transparency and fairness, and it honestly feels like something shady took place behind the scenes.
Why was there clear partiality toward a particular buyer? Why were some buyers told the property was “100% going to auction” while an offer was quietly accepted? Where was the transparency, professionalism, or even basic courtesy?
On top of this, I wasted a significant amount of money on due-diligence costs—building inspection reports, solicitor fees, and other admin expenses—based on misleading information.
This experience has left me extremely disappointed and frustrated. I do not recommend dealing with Stone Real Estate Parramatta. Buyers deserve honesty and transparency, and unfortunately, that is not what I experienced here.

Had the unfortunate opportunity to try and buy a house with Stone Realestate Hornsby, Matt Ferraro was extremely underhanded with poor communication to the point of non existent. Dean from this agency and they have been much more professional and courteous. Will steer clear of this agent in future. To give an idea of my complaint he accepted an offer via email and congratulated me and then rang me the next day to say he had sold to someone else. Not only did he say “don’t go looking for something else” but also asked me to send details to solicitors to action when they open on Monday but when I pulled him up on this he said that I should have had my solicitor action today. During all interactions with him I found him to be untrustworthy and made me feel quite uncomfortable. I am unsure why I am surprised with the poor performance considering all these poor reviews.

the house will DEFINITELY be going to auction, so we had solicitors, accountants and our mortgage broker working over time on the Friday afternoon before the auction on that weekend, to be sure we had everything ready, as we were constantly being pressured by Ivan Gunawan everyday during the week to make sure we had a deposit and all paperwork ready, and we did manage to get everything ready, only to get a call from Ivan on the Saturday afternoon saying the Sunday auction is off, as he had sold the house before auction at the same price I had offered a week before. He did not give us a chance to make a higher bid. And also to mention, my 76 year old mother drove for 3 hours the night before to Sydney to support us for the auction. She drove back another 3 hours the next morning very disappointed. WARNING do not trust this agency, its all about them greedy selves
They are unethical thugs. I rented an apartment located at 64-66 Great Western Highway, Parramatta. After submitting many maintenance requests, none of them were resolved. rectified, some not at all which where hazardous to us and my family. Be very wary and ensure you have everything written down. They will try and keep your bond. They also change the requirements dependant on the agent who was looking after the property. I'm about to go through Fair trading and likely a tribunal due to the inept and poor quality service they provide. Save yourself the pain and rent through someone else.
Disgruntled Tenant – I have been. Tenant through Stone Real Estate in Cessnock for the past 5.5 years. The initial Property Manager was great and very approachable then she relocating leaving a new Property Manager by the name of Katrina. I found this person to be very unapproachable and very rude in sending letters and emails and never even addressed me by name, I did speak with her regarding this but nothing changed. . So unprofessional and rude.
Avoid Stone North Parramatta – As a landlord, I strongly urge others to avoid Stone Parramatta. Save yourself the stress and financial loss—this agency is not worth your time.

Fixes some other issues but could do much better – I am a resident of a rental property. Firstly we had to wait several months for them to follow up about fixing my bedroom ceiling lights, luckily they were an easy fix by someone I knew. Secondly we have been waiting a very long for the leak in the roof to be fixed as any roof leak is serious... Any moisture can potentially cause mould and termite issues.

weeks due to Kim's negligence and if I didn't contact Stone Parramatta to find out why my bond was not released, Kim had no intentions of contacting me, even though it was his fault.
I feel sorry for anyone renting through Stone Real Estate and there property manager is Kim W.

Avoid – Stone real estate could care less for your property. Don't risk it. Head office detached from their franchises bad behaviors, zero action and just get directed to fair trading by licensee who's been more than negligent.
So disappointed by our sale – Our property, a 4/5 bed 2 bath property on a large parcel of land in Wahroonga was sold for 400K less than 3 bed properties on smaller blocks within a 500 Km radius. It is apparent that the REA who sold our property was less concerned about Stone than promoting her own team. I will never use your company again.
Stone Real Estate Rockdale – Unfortunately not the best experience with stone real estate Rockdale rental team. There was little to zero communication from day one and we couldn’t get anything fixed or rectified despite numerous emails and requests.
Rental dispute – As a landlord they are terrible, the bought out my prevoius realestate who I paid rent to directly and it reached their account immediately. Stone only offers direct debit which takes 3 business days to clear, my rent is paid Thursday so it doesn't reach them till the following week. They now acuse me of being in arrears even though I have paid rent on time. I wonder how many other renters have this problem ?
NO GOOD – Too much bragging,absolute not a good real estate agent !! There are other better options. In the end was so angry that there was no way out!
Do not allow to manage your property – I have had multiple properties of mine managed by Stone over a period of 5 years, the number of property manager changes is appalling. The recently appointed property manager [Name Removed] does not care about your property and does the bare minimum. They have let my property go uncleaned and bad tenants are not being managed as long as they pay… Read more
rent. The routine inspection reports are vague and until you see the property yourself, you will not be able to understand just how bad the property condition is. My property became a boarding house and changes of tenants are not recorded and the property manage turned a blind eye to it at the routine inspection. Rental arrears on another property was not promptly chased up. Suffice to say, I have a new property manager sorting out the mess that Stone Parramatta left behind.
Disability discrimination and more – This agency, particularly Adam Noakes arw real arrogant and uncaring aholes. They willingly lie and abuse tenants despite their knowledge of just how terrible someones current well-being is. Threats of prosecution are met with ignorance, and they are all to happy to fabricate costs
Not what it was – Stone has been managing our properties well for decades. However about one year ago things changed. They sold one of our units at a price considerably below their estimate. After agreeing to their suggestion of more marketing expenses with very little interest, they eventually advised to drop the price and ten eager applicants arrived and it was let after 3 months. I was foolish to constantly accept theie 'expert' advice. I complained twice to them. The first was ignored. The second was answered by our property manager (representative?) who said she was sorry but was not involed. I thought our representative would have shown some interest. After it was let, I didn't receive any transfers to our bank account. When it reached $8,500 approx, I complained and the money was transferred instatntly, but only after I complained. I lost total confidence in Stone and we changed agents. Apparently Stone thought that our changing was not warranted because they insisted on the three month termination. I paid the cash, glad to be rid of them. Do your research carefully before choosing Stone.
STONE does not care about your property...!! – I have recently put my property in the market after a few years with Stone. dishonest and obstructive – I had to call in an emergency electrician to due urgent repairs when the power went from our house. I followed all procedures to the letter, the real estate agent approved the repair and bill by direct phone discussion with the electrician. to get even this. I believe the main resistance to payment is coming from the real estate agent. They are the owner's paid agent and are giving the owner bad advice and then hiding behind the defence that it is the owner who won't pay. The residential tenancy agreement makes it crystal clear that I am owed the full amount. I am taking the owner to the tribunal which is a lot of hassle and expense, and which is damaging our relationship, but really the problem is with the real estate agent.
Do not trust them – Warning - do not trust them - and do not ask them to manage your probably most valuable asset. You will loose money. By far the worst estate agent on the market. with several requests to get my money 2) end of lease report was so bad that I lost lots of money because of missing evidence and because they simply did not claim with the old tenant 3) charged for a start of lease cleaning which was never done properly. I as a landlord and the new tenant complained, they promised to get it sorted and never did 4) condition report for new tenancy is unbelievable incomplete and will cause more financial damages. 5) new tenant complained about damages caused by the previous tenant from day one - for nearly two month no activities from their end which was nearly leading to a court hearing - I finally organised the repair myself when I was informed about the problem by the tenant. 6) they never act in your interest as a landlord - they simply spend as much money money as they can for bad services and bad repairs.
There are really good and reliable agencies in manly. I made the mistake to trust stone as I know it's owner through friends. But neither he nor the rest of the team are taking any responsibilities for their actions.
