frustrating. They do not care. My property's value has been negatively affected due to direct damage to my unit because of flooding from other units, as well as the lack of minimal general upkeep of the building. Absolutely disgraceful.

I am the secretary of an owner corporation in the Wolli creek area. Aleks Vurmeski is our strata manager. Advice on matters are sound and referrals of trades people we receive are competitive. We work very collaborative - we have tendered several contracts ourselves and strata choice respects our decisions and assists us where we needed. Show reply

John Liang is Strata Manager for Heydon Grove in Mosman which is an Over 55s at Mosman, John has always been very helpful and steer us through some very turbulent times when I was Chairperson and Secretary. Instead, there seems to be a pattern of favouring certain owners in particular, which raises concerns about impartiality and fairness in decision‑making — both of which are fundamental to effective strata management. Equally concerning has been the consistent lack of communication. Multiple emails have been deliberately ignored, leading to excess strata monies spent and lack of due diligence. This absence of engagement undermines trust and confidence in Strata Choice’s ability to act transparently and responsibly on behalf of all stakeholders. Overall, the combination of unresolved compliance concerns, perceived bias, and ongoing lack of communication reflects poorly on Strata Choice’s commitment to accountability and proper governance. Significant improvement is needed in responsiveness, transparency, and fair representation of all owners.

best interests. Maintenance issues were reported repeatedly over more than a year with no action taken. One owner was forced to engage contractors themselves due to safety and liability concerns.

Failure to manage common property repairs.

Serious governance failures regarding major expenditure. Capital works exceeding $100,000 were commissioned without proper competitive tendering, transparency, or special resolution. This raises concerns about compliance with NSW strata legislation and potential conflicts of interest.

Breach of confidentiality. A private request for professional advice was forwarded to the committee without consent, rather than being addressed appropriately by the strata manager.

Overall, Strata Choice demonstrated poor communication, lack of due care and diligence, inadequate advice, and weak governance practices. Based on our experience, I would not recommend them to any Owners Corporation seeking a responsive, compliant, and professional strata manager.

Our lot, in a 5 lot strata, is the 3rd to be sold this year. Our selling agent, with Strata Choice's permission, put the 4 sale sign up in the same place as the 2 previous for sale signs. Strata Choice emailed us and the selling agent to remove the sign, despite approving it and despite it being in the same place as 2 signs previously this year. Inconsistent, incorrect and referred to.Fair Trading Strata as a complaint.

I'm sharing my unsatisfactory experience with this organisation. In August this year, I conducted a records search and paid the fee once. This business debited my credit card twice and to this day, they will not process the refund. So it's 4 months. strata plan for their time in this matter (they can't process a refund) as they have been highly incompetent, this is yet to be confirmed. I am lodging a complaint with Fair Trading to investigate Strata Choice and I won't be bullied by the person from Strata Choice who roams this forum with the standard lines that mean nothing. So my advice is conduct your due diligence if your strata plan is considering this company.

alternative are bambozooled with response that seem to indicate it would be difficult and end up costing us more. I feel powerless dealing with Strata Choice and do not think they have the Owners Corporation’s best interests at heart. I really hope we change management companies as soon as our contact is up. Like all strata, very dependent on the actual strata manager but when numerous complaints over months to Strata Choice leadership to assist and get a new manager, very VERY slow action (and it was minimal action) causing more disharmony and and has lead to conflict and anger between owners because of extremely poor management.

I want to add to the negative reviews that underscore lack of response, notice, information. Don't return calls, answer emails, deathly silence in the face of requests. No updates on documents, delays with AGM, unable to oversee the most basic service, i.e. provision of keys, fix broken windows. So frustrating and depressing that they are unable to provide a basic service, despite fees.

Due to repeated instances of negligence and unprofessional conduct by [Name Removed], I cannot recommend any services associated with this business. For the sake of your property and personal safety, I advise seeking alternatives.

Lack of service – Despite advising Strata Choice of breaches of legislation and regulations by 2 lot owners, Strata Choice has done nothing. These breaches incur penalties for the entire owners corporation, Strata Choice's client. All enquiries to Strata Choice regarding these issues go unanswered.
