Additionally, a yearly audit was conducted, again costing a lot of money, but after eight months, SMSA cannot produce the audit report. Have we been charged for the audit without actually having it done or ...? The list of grievances is long.
A shockingly bad company to deal with. Zero customer service, the worst communication I have experienced In many years, incompetent staff who don't seem to be able to resolve simple issues. If I could give zero stars, I would. If you are considering strata management SA to manage your property then I implore you to think again.

including demolishing two load-bearing brick walls and a floor-to-floor penetration of the wet area floor slab into my bathroom ceiling space with possible damage to the waterproof membrane.
The unapproved alterations commenced nearly six months ago; I have provide the Manager and Management Committee with copious evidence of the demolished bricks, water dripping through the ceiling and light fitting and related things, but nothing has been achieved to date to repair and remediate the water damage or to reinstate the demolished load-bearing walls.
I simply sought a return to 'quiet enjoyment' of my home of more than 30 years, but in mid-December I accepted that it had been taken from me, never to return, and have been surviving here, instead of enjoying.
In short, it has been a nightmare, and in the absence of remediation I have called for an Administrator to take over and manage where others have failed.
I simply want my 'quiet enjoyment' restored.
DO NOT USE THIS COMPANY! Expect unanswered emails and poor handling of issues – Worst Strata company to deal with. Avoid at all costs. They do not know how to do their job and emails will go unanswered for months, however will have no problem emailing you levies. Will issue you levies with 6 days to pay from date of issue. Issues which should be filed as insurance claims they in fact take from owners levies. Completely incompetent.

Strata 3768 views on management – We have found our manager, Lei Brown, to be very efficient and supportive of our queries. Replies are received in a timely manner and we are happy with the service he provides.

I encourage you to check thoroughly before using Strata Management SA – We had a number of issues with this company: - a string of different strata managers within 12 months - no follow-up on requests for building maintenance quotes - expenditure on emergency repairs without informing the owner or the committee afterwards. - limited and terse communication - withholding information from new unit owners We reached a point where we could not continue to use them even though we had committed to 12 months.
Nothing done for 12 months – We've had numerous strata managers from SMSA in the last 12 months (they all seem to quit) and still nothing has been done on our property since the new manager started many months ago with big promises. why the work isn't done and COVID is always used to blame. It literally is coming up to the new AGM and we can't get any reasonable or productive actions from the last one completed. The new AGM hasn't been organised and we have to constantly follow up on every request. I've sent so many emails about work requests its not funny. Avoid this company, as its all sales and marketing.
