Stratacare

Based on my personal experience, I have concerns regarding Stratacare's communication, professionalism, and ability to separate personal bias and emotion from their duties, which has impacted their conduct and decision-making.

I would not recommend Stratacare. I live in a Stratacare managed complex and have had nothing but trouble with our manager Therese. Poor communication. Unexplained costs, Diversion from solutions to benefit excess management fees.

StrataCare often oversteps their bounds and gives financial advice which is incorrect which has cost our strata thousands. They have emailed opinions on owners running for committee, which seems dubious ethically as it unduly influences owner elections. Continue doing the great work – Moved into a property managed by Stratacare recently , Jess T and the team have been very prompt with all the queries that I have had related to the property and body Corp till date, and have always provided valid inputs - to allow me as an owner to make prompt decisions.

Exemplary Service – I have been a client of Stratacare for 36 years. The service is exemplary. They have adapted to our needs seamlessly, providing good guidance always in an efficient and respectful manner. John Millard and Roberta Walker turn what I have considered disasters into very solvable tasks.

Stratacare as property managers – As a Body Corporate Chair I have dealt with Stratacare for a period in excess of 10 years. I have found the experience rewarding in all respects. Very professional people and always prepared to assist. They always go the extra yards to assist and ensure the best outcome is achieved.

Efficient and reliable – Stratacare are easy to work with, efficient and reliable. They are always available to assist with any of our onsite needs, with responses usually the same day. Meetings are well organized, and staff are flexible to suit owners' timelines. Would recommend them without hesitation.

Always a positive experience – Since taking on the role of Chairperson four years ago with no previous Body Corporate experience I have been very impressed with the assistance and advice I have received from Stratacare. Jodie Kay always responds promptly to any communication and has been unfailingly helpful over those years. My interaction with Stratacare has always been positive.

He writes clearly and eloquently and has assisted very adeptly with difficult problems such as noise complaints and having animals in rental properties. Awesome – Stratacare Customer service team have been very helpful and understanding towards our situations. We have just purchased our first apartment recently and was late in our payments twice due to us not being organized and misses our bill etc.. But stratacare gave us grace period because we're new by not pressuring us and penalise us for our late payments. Show reply

Just awful – I have had many dealings with this organisation and they are awful to deal with. Do not expect to get responses to your questions about your building. runs AGM and Committee meetings brilliantly. Rebecca does this by being well prepared in advance. She can switch back and forth to e-mails, accounts, debtors, and access information quickly when questions are asked, and further detail is required. Rebecca has excellent knowledge of the legislation and provides well-articulated responses throughout. Rebecca also has an excellent team that support her. Isabelle for instance, is fantastic at arranging quotations for repairs. Isabelle has a large network of professional contacts who always provide written detailed quotations and then if approved, follow this up with great work. Gina is great at preparing voting outside committee (VOC) minutes, sending them out to all members, gathering the votes and then sending out the results afterwards. There are several other assistants including the debt collection team which make Rebecca and her overall team brilliant and highly recommended.

Dishonest and Unreliable – I have a damaged roof which has a leak and is causing major water damage to my wall and every time it rains it's getting worse I informed the Strata in December that this urgent job needed attending to immediately!!! A month later still my roof is not repaired and I am being lied to!!!!!!

The new quote that Stratacare assert was conducted and approved and work order sent, has not occurred!!!!!!!!!! No one has contacted me in relation to this!!!!!!

Stratacare are using the same contractor, who I was told they would not use, and is always unavailable and still has not attended or fixed anything, as I have been Informed by email that he would attend.

I never receive consistent or honest communication that is actually followed through.

I was informed by Strata care that the contractor that was not available would actually attend today being Saturday and that actual roof on the top cannot still be repaired so today it's still has not been done, no tradesperson has attended my home to repair the leaks and cracks in the walls yet they still have to wait for the roof to be repaired!!!!!!!!

So this asserted new quote that it was asserted was received and approved and work order sent has not occured because the same contractor is being used that is always said he is available but he never shows up!!!!!!!

I requested by email that the Strata find a tradesperson that is available and will attend to this work on an urgent basis to date this still has not happened!!!!!!

I rang the contractor on Friday 28 May 2021, whose details I was given,and it is still the same contactor the committee has chosen and is always unavailable!!!!!! Proof that I am being lied to by Stratacare!!!!!!!

I will be seeking legal support and advice immediately!!!!!!!!!

The damage started in December we are now in June 6 months later more than 6 months later it's still not repaired and this is an urgent job.

Stratacare are dishonest and unreliable and cannot be trusted for anything they assert. I am a single mother and feel bullied and discriminated and disrespected as a female home owner!!!!!!!

Why is my roof not repaired, there has been sufficient times of no rain to have this completed!!!!!!!

I will not be chasing the Strata to rectify this anymore because they have proven that they are unreliable dishonest and in fact they are lying to me!!!!!!!!! I was even asked why I want to know the details of the repairs to be carried out on my home it's like they don't want to give full Disclosure!!!!!!! There's something Fishy about Strata care, dishonest and unreliable allowing and causing damage to my home through negligence!!!!!!!!!

Accounts Department – I was very distraught when I moved to Stage D Strathpine Village.And with continuous correspondence I never recieved a levies bill.Then when I finely recieved email stating I was in Arrears.I phoned Accounts ,Spoke to Tin Tun ,He was a great help and support .He worked out a plan and I finely caught up.

Good people who know the answers inside out – Stratacare has always impressed me with their service and knowledge. They are my go to people for all things to know in B Corp when I have any questions and need answers. Very friendly, helpful, and knowledgeable.  Show reply
