Stratarama, particularly Lionel Colaco, was always helpful to our community title group. He explained all details clearly and organized any property maintenance issues promptly. He comes highly recommended.
STRATARAMA is so so stupid & lazy!!! The wrong people for Body Corporate. Spoke to them (even though I am not supposed to as a resident...) Mis communication - they do not listen, understand or comprehend what people are saying.... yet we are their victims as Body Corporate clients. STRATARAMA could not organise a Sh*t Fight!!! just horrible.....

number of unpleasant and significant issues our Corporation was facing. He patiently shared his observations and expert knowledge of the Act, its Regulations and Legislations. He was compassionate, reassuring and very supportive and provided excellent guidance through trying times. Believe me! I’m not exaggerating. :D Tony Johnson genuinely cares about Stratas and the people who live and breathe in them. Especially on occasions when an Owner feels like they’re breathing underwater. And, he continued to take my calls for the next 3 years.
Finally, this year our Corporation voted unanimously to appoint Stratarama and we are very lucky to have Taryn Linfoot as our Manager. Taryn has a wealth of knowledge and is happy to share it in detail. (How many times have you been patronised by a Manager, who mistakenly thinks you have the comprehension of a sea cucumber! And can't be bothered to help. ) Taryn doesn’t patronise. She communicates clearly and provides information that is easy to understand – and if you’re still battling over an issue, like the budget, Taryn’ll make sure the information is understood before moving on. Taryn helped us formulate alternatives to a problem, that was completely baffling, and gave us the opportunity to decide which would best suite our Corporation’s needs. She is absolutely approachable, responsive and professional. Prior to our first AGM, Taryn returned some calls and emails after hours and graciously addressed our concerns with patience. I believe Taryn is extremely competent. And, I feel confident that our Corporation will be secure with Stratarama. This is a huge difference from our previous management, which charged twice as much for half the care.
If you are not getting half the services I mentioned - then it's time to switch to Stratarama. Best wishes.

wish to distance myself from the unfair, untrue and personal attach made by Antonio P. During the first term of Stratarama's management of our strata all members found Stratarama to be professional, efficient and approachable. Prior to the group's annual general meeting, in April 2022, Stratarama advised all unit owners that, due to constant harassment by one resident some changes would be required. The options we were given was for Stratarama to increase their management fees, or the formation of a residents committee to deal with trivial issues or, if either option could not be agreed, they would not continue to manage our strata. When this was raised at the AGM the resident, acting on a proxy vote, apologized to Tony Johnson for his past contacts and advised the meeting that he did not want the unit owners' fees to be increased because of his actions. The members at the meetings then moved that a residents committee be formed which was agreed by majority vote. The members of the residents committee were individually proposed and voted for by the members present at the AGM and all decisions were made without direction or influence of the strata manager. The issues of the lighting in the common area was raised with unit owners has been discussed. It was agreed that no action was required as he existing lighting was adequate and efficient. I could continue to highlight the negative issues which Stratarama has been confronted with by one rogue element but rather I will conclude by saying that I have no hesitation in recommending the services of their office as strata managers.
This is one of the laziest strata companies in South Australia – The Manager now appoints a committee of 3 people out of the Group if you give your proxy to strata they can and do appoint the wrong people to manage your units who have self interests and do not care about the rest of the owners, because Stratarama are Lazy Managers the want the 3 elected people to do there job for them. committees who do not even attend the meetings and who do not even live on the property, and the people they elect for Committee have no idea how to manage out of the ordinary situations and a lot problems have been created , they are now renowned for poaching strata groups away from existing management groups which is a no no you do not do this sort of thing South Australia all because they believe by setting up committees they little work to do so they go poaching Please be warned by setting up Committee's causes a lot of problems for the individual owners as if you have personalities that do not like you on committee they will not do anything to help you because you have to through this committee they set up , and Stratarama will not listen to individuals problems or issues. I will bring up one point to prove this ,In our Particular Group when they first took over without a committee iI was brought to managers attention prior to last winter coming on that one of the automatic Lights that come on when you walk onto property at night had gone missing and could they please have it replaced, and some one had tampered with the timers on all the other lights and could they see to correcting the timers as to give all residents enough light at night to at least be able to get into their units at night in the winter time can you believe that the missing light has never been replaced and the timers never adjusted to the correct times and this has gone on for 18 months and still not done so we are all leaving as we are fed up with all false promises that they made to look after us , after looking at their reviews posted on line By I would believe Strata Rama by themselves to blow their own trumpet are not all genuine reviews , because if they were a serious genuine company how long does it take to get another light replaced and the timers fixed, and it get much much worse i could write a book on there main manager but have not got the time and if they ask you to appoint a committee of 3 reject immediately otherwise you will soon find out what has happened to us , our previous Strata manager leaves Strata Rama for dead find yourselves a company that is not afraid to work for you all properly and fix the things that need fixing I could not be any more sincere

A slow start to get maintenance items actioned perhaps, however, As an update, 3months later at the AGM resolutions were put in place to raise funds to enable repairs, and at the end of the day Strata Companies can only act on Owner's inputs if the commitee is up to the task as well i guess. We have been with Stratarama for several years now and are very happy with their service. They took over from a very inefficient company and spent a lot of time and effort reviewing things done incorrectly or not done at all. At least they have sorted us all out now. Shaky start, but all good now, wouldn’t go anywhere else – After a shaky start with Stratarama, my fault, Everything has been sorted and it’s all good now. Tony was patient with me, they keep us informed, meetings are constructive and at the moment Tony and staff are a pleasure to deal with.

Quick response, excellent advice – I had been looking online for answers about a particular Strata issue, but had no luck. However, in my searching, I had seen that Tony from Stratarama.com.au had given many good answers on the LookUpStrata site (www.lookupstrata.com.au), so I contacted him for advice. He replied to my email quickly, with detailed information about how to proceed, solving my issue and putting my mind at ease. Great bloke to deal with, highly recommended!

A matter of complaint – The five star reviews compared with the one star reviews are like day and night. We are giving stratarama one more chance to make amends for, in my experience and opinion, some woeful behaviour at an AGM I recently witnessed directed at my partner. If they do make amends I will acknowledge it here; otherwise I will outline in more detail where they fell seriously short in their management and behaviour.
General Query on Plumbing and Retaining Walls – I am very appreciative of Tony's advice and information. He has explained Strata expenses much better than the Strata Titles Booklet and any other research I have done. THANKYOU

Lazy and Incompetent, do the absolute minimum, ignore the fake 5 star reviews – 8 months since our last meeting we have 1 relevant quote for some major works, we requested 3, they say they "tried" but could only get one. now with an ageing property along with all the work/issues/problems, we needed more attention and care with managing the property. Tony and the team made the transition hassle free and was very competitive with their management fees, while offering great services.
Tony and the team at Stratarama are going above and beyond, on numerous occasions I’ve noticed Tony working around the clock to action items for us right away!
