The Knight denied me access to security footage on multiple occasions, insisting that only the police could see it, but then deleted the footage before the police reached out. It looks like it will be incredibly difficult to get rid of them early.

I am a tenant in a building managed by The Knight and, based on my experience, I strongly advise others to avoid them. tenant despite the evidence I provided. (Logs and recordings) - Improper dispute handling: The Knight refuses to accept the official Owners Corporations Act 2006 dispute form (s.152) and instead insists I use their own form. Their selective interpretation of the law leads them to believe they must provide my personal contact details to the respondent; the official form I completed does not include those details. - Management is non-compliant with their own building bylaws: They are required to escalate any outstanding matter to the OC within 30 days, or immediately if it involves management. They have not done this, even when I have insisted they do so. - Dishonesty and defamation: The on-site manager has lied to police and staff and has made absurd conflicting statements which highlight his dishonesty. He has made illegal and incorrect defamatory statements regarding my health in an effort to damage my reputation. - Unsafe and discriminatory environment: Management has failed to provide a safe living environment and, in my experience, shows prejudice against disabled social housing tenants whilst avoiding their responsibilities.

This is my direct experience; others may have different experiences.

flood and damage to 1104 on an elderly resident who owns 1204 directly above. Many other Lonsdale Apartments in River St Sth Yarra (Como Center) have water leaks and mould growing. Some have buckets of water coming in daily. Stonnington council can't "do anything" it seems. The KNIGHT is scrambling to put the blame on the Owner Occupier Residents (80% are over 75years!!). 25% are 90 or older!

What the Knight has done to these hard working respectable Owners is outrageous. Please note, the problem is staff who resigned in 2022. New staff do care. The owners [Name Removed] are the problem. [Name Removed] and his mate from high school Ian the former Chairperson of the OCC are also responsible. JUST DO THE RIGHT THING [Name Removed], [Name Removed] AND [Name Removed]. Extremely Disappointed - Unprofessional and Neglectful Service – have had an absolutely terrible experience with The knight. As a last resort, I submitted an official complaint form, hoping this would prompt some action. However, this too has been ignored, leaving me with no choice but to escalate the matter and file a formal complaint with the ACCC.

What makes this situation even worse is the fact that I pay $10,000 annually in fees to this company, yet they treat their customers with such blatant disregard. The lack of accountability and professionalism is deeply upsetting, and their negligence has left my property in a damaged and unacceptable condition.

If you are considering this strata management company, I would strongly advise you to look elsewhere. The stress, frustration, and complete lack of support I have experienced are simply not worth it. This company has demonstrated a total disregard for their responsibilities, and their inability to resolve even basic issues is both shocking and unacceptable.

Avoid them at all costs.

We have owned apartment since 2006 (one owner) and I believe the Knight at the moment to have been the best management of the complex. Like so many others here, the Knight is absolutely terrible and it appears that most of the positive reviews here are fake and left by employees. From even befoe I purchased my apartment, they were non responsive, difficult and try and make their own rules - even if that doesnt line up with legislation. They are lax in making any updates resulting in delays and missed correspondence. Recommend they be avoided at ALL cost!

Shame you can't give zero stars. For anyone researching Body Corporate / Strata Management Services should avoid The Knight at all costs. Since moving into our brand new build in Footscray, we were unfortunately assigned to The Knights books. From the outset they seemed to know what they were doing - until payment was required. left our hands for them to do their job, it's been a down hill roller-coaster.

A ride I am and the rest of the owners living here are hoping results with a fiery end soon, because outside of being useless to resolve issues, they fail the ability to uphold body corporate rights and rules according to the bi-laws.

They pick and choose what they will enforce based on the level of effort it'd require. As they don't attend the property, outside of us sending images of things that need attention, including the gardening which we as a collective are paying for, is not being tended to.

It took 12 emails and a stern talking to them directly for The Knight to finally grasp that we were paying gardeners to attend to our private area, which is behind a locked gate, and therefore unable to be tended to because the gardeners do not have access. After understanding this, they've still done nothing and we continue to spend thousands a year on a gardener.

Horrible, irresponsible, reckless with owners money, uncontactable, rude and despicable company.

We are in the process of now bringing action against them due to their incompetence.

Buyer beware. Avoid the fake positive reviews and read through the negative ones which account for more than 80% of feedback.

Our building is kept spotless and maintenance is always up to date. Security is No.1 and our body corporate fees are used to always being spent to keep the Building at 158 Smith Street Collingwood Vic 3068 in tip top condition. Very happy and highly recommend The Knight Show reply

Absolutely terrible management. As mentioned by other reviews Sean W refuses to acknowledge any wrong or take basic action. Our apartment recycling chute has now been broken for 2+ months is ongoing since time of review. I have brought this up with the knight several times with zero response at all. Not even the first time issues with the chutes… Read more

have happened with the chutes being broken more than operational in the last year.

There was a breakin, due to complete lack of cameras covering the building, resulting in armed robbers breaking through a secure door with feet and crowbars. My bike was stolen, locks cut through from what should be secure. Instead of compensating for their criminal negligence, they sent an email gaslighting residents into it being their fault for the break in. If they did the basics, your building wouldn't become a target. The same manager claimed that cameras could not be "considered" until a board was set up and would take them several months to consider basic camera's.

Avoid these people like the plague. They are worse than even having nothing. It would be better to pay more just to avoid dealing with them.

Terrible – Wish I could give 0 stars. I can't speak for other property managers but Sean Ewinger is incompetent and rude. It took 3 months to receive a reply after 7 phone calls, 5 emails and a police enquiry into stolen property that was the fault of The Knight just to be told "The cameras in the buildings are fake". Will aim to sack them as their fees are extremely high in comparison to other OCs.

Extortionate and incompetent – The most extortionate and incompetent owner's corporation management company that I've ever encountered. Charged $175 to send out an owner's corporation certificate which couldn't possibly be more than 15 minutes of work. Why anyone would want these clowns managing their property is beyone me.

Minus 5 Stars - Way Beyond Terrible – Totally incompetent. They've given our new development 3 managers over 18 months, each worse than the last. Our developer found these clowns for us and they've been nothing but useless. Just stay away from them. If you don't believe me, believe almost everyone else on here!

External providers, such as gardeners and window cleaners, are clearly not held accountable, with work frequently left incomplete or subpar. This level of laziness and apathy is unacceptable for a company entrusted with managing a residential community.

Avoid The Knight at all costs if you value professionalism, transparency, or basic competence.

A resouceful organisation – My experiences with The Knight, over a period of ten years in two owners corporations, have been excellent in the delivery of services. Expensive and poor service – My condo has been using The Knight for years and it's not something I as a single owner can change. The ratings on this by other reviewers say it all. Overall they were ok initially, but it just kept getting more and more expensive. They've also recently introduced late payments, which is fair enough for recalcitrant payers. recently charged me for things and when questioned, did not respond until I sent several reminders. They showed me a photocopy of a notice of a new fees listing, that they claimed they sent to all owners, but they couldn't provide the original document to prove that they had sent it to my home address.

Most recently, however, I've had the chance to deal with questionable practices or lax controls, and poor admin processes. I did not receive my bill or any late notices, and suddenly I received it through my rental agent. I had not given any permission/authority to either party to change my billing address. Then I got slapped the late fees and penalty (which my agent forwarded to me). My agent swears they have not given any permission/authority to change the billing address. I don't understand how this can happen - how can the Knight change the billing address without the owner's permission/authority?

Complete lack of communication and accountability – The one-star reviews consistently show the lack of responses from The Knight! Despite being the owner of a lot, my repeated emails and calls to Darren and Hannah have been entirely ignored for the last 10 days. out to lunch” and “everyone wants things now.” These excuses are unacceptable.

Even when my agent attempted to request the document, Hannah replied to him to say he needed my authorization. I immediately provided it, only to be met with silence once again. Not a single follow-up from Hannah or Darren, and I was eventually informed that Darren went on annual leave two days after my first urgent request—without any acknowledgment of my emails.

I’ve also previously reached out for access to the building and received no response. On another occasion, I was sent information for an entirely different building. This pattern of poor communication is beyond frustrating. What would happen in an actual emergency if no one can be relied on to respond?

You wouldn’t work with a colleague who consistently ghosts you, why paying an OC to be ghosted?

The Knight OC’s level of service is shockingly poor. I am left feeling ignored and undervalued, despite being a paying owner. This experience has made it clear to me that they cannot be trusted with any matter requiring prompt attention or professionalism. I would strongly caution anyone against working with them.

If you say what you are going to do, then have the guts to carry it thru – We endured The Knights {TK's} poor performance for three years - the three year contract was inherited from the developer. In that time we had fourteen {14} Property Managers and two Team Leads. Thankfully, our contract finished with them yesterday. In early September '24, an OC member came across an article written by TK's Managing Director… Read more

{'GE'}, dated March 22, 2024 entitled "Stamping out unscrupulous practices in OC (Strata) Management" - the article is still on TK's website. In the article 'GE' stated - "Whilst receipt of remuneration by strata managers from the OC insurance premium is common practice and legal, we provide our clients the choice whether they wish for this to occur". We were never given a "choice" and communication on the issue i.e. them taking the commission or negotiating an increase in annual fee or agreeing an hourly rate to cover the service started with Team Lead, then onto the GM and finally onto 'GE' - all three skirted around the issue. 'GE' also talked about taking a - “fair amount of remuneration upon placement of an Owners Corporation’s insurance premium.” I won't elaborate on the exact dollar values involved, except to say that in our opinion and the opinion of two independant insurance accessors, the commision taken to cover the time taken to arrange the insurance on our {modest} complex was exorbitant. In the vicinity of $1200/hr, and that is being generious on the time allowance for them to do the work. So, our message to those of you who have TK as your Strata Manager - look carefully at what you are paying for insurance renewal and check and challenge who your insurance is placed with.

To clarify - we acknowledge that the commission was "declared" - what was never "declared" or "explained" was that we had a "choice" !! Not having the guts to admit that they 'dropped the ball' is a pointer to the culture of the business and business culture starts at the TOP. Watch this space, more to come on the issue!!
