Other minor issues we notified the managing agent included; fly screens falling off the external window which were never repaired & constantly leaking taps.

Due to the above we decided to vacate the residence.

The worst experience with Amanda Gou was when we were verbally quoted $800 to replace 1 x laminated floorboard which suffered minor water damage, I explained that was a ridiculous amount of money, but she offered to provide me with the quotation. Needless to say it was never sent through.

Within 2 days I was able to be provided 2 x quotations ranging $200-$250 labour cost. After arguing for over a week, Amanda made contact with the subcontractors i provided & confirmed she would use my provided contractor.

The landlord should be made aware that due to their service & conduct they lost a long-term tenant & as a landlord myself, would not want these sorts of agent mismanaging my property.

Thank you for the quick negotiation process – I understand that all real estate agents work in sellers' best interests. I made an offer on another property and after 2 months of negotiation with the seller (via another agent) we finally reached an agreement on price but had to back out due to low bank valuation. tricks like we've got other offers and the other sellers are asking for so much so this seller wants to sell this much blablabla. I got so annoyed I went cold altogether. FYI this property went to auction but was passed in and was eventually sold at the price below my final offer. Efffff you Stone Real Estate.

Then I came across another property in the same area which was listed by Lawrence Liang from Tracy Yap. Like all agents he asked me to increase my low ball offer, which I did, and he promised he would forward all reasonable offers to the seller immediately. The negotiation process took only 24 hours and the property was then sold to me. On the side I asked if I could subject my offer to valuation which he declined. Lawrence knows his stuff e.g. the market, works in the best interests of the seller without annoying good buyers like me. Lawrence left a good impression on me and I hope to deal with him again.

Where is ACCC and the Ombudsman? – I am relatively new in Australia and seeking to purchase a property in NSW. My 12 months of seeking properties, observing auctions and speaking with other purchasers have noted that: 1. many agency are doing "survey" to get an "auction guide price" from the potential buyers. These auction guide price are advertised and removed in 2 weeks prior to… Read more

auction. These guide price are average of 15 - 20% lower than the vendor reserved price in an auction. This is an example of misleading. 2. During auction, I have not seen a single auction on site that the highest bidder reach the vendor reserve price, for example, the guide price advertised was 1.9m, the highest bid during the auction was 2.25m and still not meeting the vendor reserve price (xyz). The agent then get the highest bidder and vendor to negotiate and agreed with 2.28m. This is a trick! Now this is an sales negotiation without purchase cool-off right. In addition, this property was sold 1.5m 7 year ago. 3. Advertise "Auction if not sold prior". The agents advertise this way and when the potential purchaser made offer (over the phone), they keep misleading and advise that you should go to the Auction, instead of asking you to formally write your Offer To Purchase or Express Of Interest to the seller. These agent use these information to help vendor to put in a ridiculous high reserve price. To name a few, Tracy Yap Reality, Pello, Uniland in Ryde and Willoughby council often use these tricks to meet their sales targets.

How come ACCC is not doing anything about this? Where is the Ombudsman? Can they go undercover and dig out these unethical agency and their staff?

Not Ethical and willing to sell lemons for a criminal price – They have tried to sell me and my partner a property that was build by a bankrupt builder for a price above the market benchmark. Terrible Service – Terrible experience - very rude and was spoken over constantly in an aggressive manner. Seems like [Name Removed] was doing everything is his power to blow a sale rather than make one. Will not be giving him my business and will be recommending buyers and sellers use alternative agents. What a guy.

Shonkiest agents in Sydney – The Tracy Yap agent I dealt with when purchasing a property was deliberately misleading, unethical and fraudulent throughout the entire purchasing process. Clearly, ignoring NSW property laws is standard and acceptable company policy. They're crooks. Plain and simple.

Unethical – I purchased an Owner Occupied house from Tracy Yap Real estate that had tenants in it , the tenants were in a lease and told I was an investor , it was a nightmare . Do not trust this Real Estate . FYI Tracy Yap was aware of what her agent was doing for a sale .

Terrible – I’ve had experience with TYR both as a tenant and a buyer. transferred in a dirty condition with A LOT of rubbish remaining in the garage from the previous occupants when everything should have been cleaned out.

Extremely Unethical and Unprofessional – Please beware of such agencies. Worst and Extremely unethical sales agents I have ever come across. They might be good for asian sellers/vendors as these sales agents know all the tricks on how to fool buyers. Had a terrible time with one of the sales agents of this agency during purchase process. Please don’t entrust your hard earned money to these people.

The family business doesn't have professional ethic and business practice – They seemed good at obtaining the listing right from Asian owners. However as an buyer, whey they advertise they don't provide all critical information such as the land size etc so I had to call to check all information they ought to provide to start with. When I complained about the lack of info, it's normal not to reveal all information. Their phone manner could be improved, too.

Extremely unprofessional terrible service – We are tenants of a property manage by TracyYap Epping. When we move in the hot water unit was not not there and the land lord spent 5 days to fix it. However he reduced our one week rent. And also the lawn wad outgrown and didn't mow for 1 week. The agent should have follow up and get the landlord to make the property liveable. We are very disappointed and never ever recommend to any one.

Unprofessional – Approached the agency to purchase a property and was absolutely disappointed with the lack of responsibility and professionalism. No communication whatsoever and did not respond to our concerns as they were "busy with bigger projects"

Very poor services – They don’t seem to know the responsibilities of a property manager. They pretty much just act like a messenger and would allow the tenants to make whatever requests. Communication is poor, they would not contact you re any issues and would just send someone to get a job done then send you the bill. You often get text messengers from different staff telling you different things.

Unethical, incompetent, lazy – We bought a house sold by Tracy Yap and had let them manage our property out without research. Big mistake. You have got to be desperate to rent from these people or to let them manage your property.

North Ryde Expert – We had a unit of apartment for sell in North Ryde area. We were introduced by our friend to Lawrence and since then he has provided us with excellent services and honest opinion. In the end, he managed to get us a good deal in a situation like now. I would strongly recommend him as your agent.

Dishonest, told lies and harassed potential buyer – Told multiple lies about interest in our property and advised they were closing to signing buyer. They also Harassed someone they thought MIGHT be interested in buying our property. They also seemed to have inside info leaked to them about our sale AFTER we had employed another agent. I would think this in unethical as they approached us with a “buyer” who had to sign within three days knowing we had employed another agent.
