Awful Business – Clearly don't know how to run a business or service. Ignore emails & calls. Impossible to get hold of. We've experienced crucial ceiling repairs with absolutely no response or action. If 0 stars was an option, I'd give that. Absolutely appalling, dog crap operators. DO NOT RECOMMEND
Extortionate racists – Will laugh at asians and scoff at their accents. Will do nothing yet demand exhorbitant costs to just change a god damned light bulb for hundreds of dollars. They should not be in business – By far the worst experience with VJ Ray (Caringbah and then Gymea). They ignore emails, pay invoices when not authorised to do so, do not act on instructions of the strata committee, do not return calls, are in breach of their responsibilities, etc. When asked to provide the contact details for Ben, the owner, we were given the incorrect number not once, but twice.
Failed Communication 1.01 – I am on the strata committee for the small block where my mother owns a unit. We were asked by VJ Ray Fire Safety for a volunteer to provide access for a fire inspection. Despite exchanging 3 emails with VJ Ray Fire Safety (well before the visit), it turns out that Promaster were never informed that I was the contact, or given my mobile number. A random resident leaving the block at 10am let the inspector in. I am disappointed with the communication failure.

Another piece of advice is to have a member of the Strata Committee or the owners corporation as an authority of the SP bank Account . If you were to ring the Macquarie Bank with a question about the SP account you will be told it’s not your account the account belongs to the Strata Manager. To have these people in charge of your money without an authority I think is wrong. Ask VJRay for a copy of your bank statements and see what happens, I can answer that one, nothing will happen you won’t even get a response. I believe we the owners of SP properties should band together as they say there is strength in numbers. Do yourself a favour and seriously look at changing from VJRay, they are nothing close to what they were.
Ownership has changed – Ever since ownership of VJ Ray changed hands about 12 months ago, their service has gone downhill, from being mediocre to almost non existent. They can't even return phones calls or reply to emails. Not to mention the apparently unqualified staff working for them, many calling themselves "strata managers". Steer clear of them.
Excellent, Professional service – I highly recommend V J Ray Campsie. Our small block of units in Lakemba has been managed by them for a number of years now and we have always received the highest level of professional service. Very Good Service – I am the Secretary of Strata at Newtown V J Ray have been our Managing Agents for over 20 years When we have a problem at our units to have it fixed it only takes a phone call or an Email and the problem is fixed and we always receive a follow up phone call or Email. I have always found the staff at VJ Ray very helpful and courteous at all times. Myself and the other Committee members cannot speak more highly of the professionalism of V J Ray
Racist and unprofessional – Honestly, if I could I would give this zero stars. Never have i ever met people who were not only unprofessional but by the looks of it racists too especially since what we are going through as an Asian community in today society due to the Pandemic. with things that don't concern them. Constantly harassing us as a family and no one else in my complex, who happens to all be Caucasian and do the exact same thing as us but get away with it. A bit strange to me how they always attack us with emails and bills but nothing to anyone else with the same or worst situation. What about all the emails and letters telling us that we're over due for bills but they don't come and do anything for more than half a year. They are always first to jump on something and harass us but never take actions on things that we pay for. In all honesty, i have never felt unwelcome and attacked more than i am at home with this so called poor professionals who do nothing and harass us and singling us out in the complex and get paid for it. Please take your business elsewhere if you could otherwise leaches like these will just aim for your wallet and you'll get nothing in return.
Disgraceful and unprofessional and one star is too much – Strata manager CJ Sims is rude and unprofessional. Strata agents are very difficult to remove due to the non collective structure of stratas. Individual owners often don't know each other and are the mercy of the managers. Should unit owners encounter an ignorant manager they are generally in the vulnerable position. Indeed, stupid staff can chastise owners because the staff know that they are impossible to remove. I'm writing so other disgruntled VJ Ray Campsie strata owners can use my review as evidence to remove VJ Ray agents. As a completely objective client others can use these reviews to support their complaints.
My grievances include, poor communication, being chastised by an incompetent strata manager, not responding to emails, delays and extremely poor service. Joan
Excellence Strata Manager - Colleen Silva – Our Unit Complex switched over to VJ Ray Campsie. I found Colleen Silva, Strata Manager very professional and has taken on managing of our complex. Colleen is efficient, and her professionalism shows when she follows up on items and resolves all outstanding any issues that arise within the timeframe. I would highly recommend Colleen Silva as your Strata Manager from VJ Ray Campsie.
Zero or less us all they deserve – They phone and hang up because they are too cheap to phone a mobile number! We have needed urgent repairs for a month. They couldn't give a rat's. And they are outright liars as well.

anything from VJ Ray and I called to follow up as water was leaking on my bedroom wall now. This was a 3 weeks later from the final quote. The strata manager said that the bathroom was renovated (from the previous owner) and is in the process of changing strata so they are not able to help at all. Asked her how much it would roughly cost and she told me to get my own quote from my own plumber. I had to tell her that she wasted my time and got 3 quotes so she must know how much it would roughly cost. Wasted my time when I could've got the problem fixed ASAP. Poor customer service from VJ Ray.
Poor alround performance and lack of knowledge for 13 Lot stratum – VJ Ray called an EGM under s81 of the SSMrgAct 2015 without consulting with the strata committee (SC), by email, or telephone. The EGM was held on the 08 Sep 2018 and VJ Ray criticised the SC, which is okay, but they must accept the following criticism themselves. to provide financial information (I say this knowing that the Act does not necessarily require such documents for a GM). They called the EGM under s81 of the Act without referring to other sections that could/would have provided owners with a number of options. In 2017 J Ray paid $2,605.00 from the Administration Fund where the repairs should have been paid out of the Capital Works Plan (CWP). VJ Ray refused to pay a plumber’s invoice for $1496.00 when money was available under the CWP. This repair was subject to an insurance claim, which probably has not been processed as yet. Not paying a tradesperson when money is available is a disgrace. VJ Ray owes the OC $1375.00 but as of the 08 September they had not reimbursed the OC. VJ Ray’s documentation that I have witnessed has been a disgrace, incorrect and missing information. I provided a Statutory Declaration months ago indicating two people, one of them me had been elected onto the SC. VJ Ray failed to record this in the minutes of the May 2018 AGM and VJ Ray stood by their managing agent and the VJ Ray minutes. This in my view is ignoring a legal document, which, indicates they are calling me a liar. I left the EGM on Saturday not long after it commenced as if I had stayed I would definitely have made holding the EGM impossible. I have no issues with decisions made by anyone providing processes are fair.
worst agent ever – be careful with them. I had rented a unit, at the end of the lease they took all bond making fake cleaning expenses which were higher than the bond. can you believe it?
So far so good! – My husband and I just bought in Hillsdale, nice apartment in an old block, we have had a few interactions with VJ Ray in Campsie in regards to new works and they have a new manager alister and he has been helpful at every turn. Great start so far with them
Insurance paid without 3 quotes – V J Ray paid our strata insurance without given 3 quotes. We have written to V J Ray, 1 month passed, no answer. Stay away from V J Ray. This is the worst strata managing agent. I do not know how they have the license.
Non responsive to repair complain – I have been asking to repair a broke waste pipe for over two weeks as well as other things which need fixing but after numerous calls visits emails nothing. They just don't care. Don't rent with Vjray campsie.
As a renter – My perspective as a person who rented through them it was fantastic. We rented a property through the campsie office our experience was totally different. The only thing that was hard was securing an appropriate time to sign the lease as my husband was working. Other than that we had no issues with them at all. Obtaining the rental ledger was no problem at all when we eventually moved out of the area.
If only you could rate 0 stars – VJ Ray gave our strata plan advice which failed to meet expectation and then advised our strata plan that they were liable for the charge incurred by their dodgy advice. They employed a strata manager who was not communicative and was subsequently let go without even noting to the executive committee or the owners of what was happening. Unprofessional, unethical, incompetent and untrustworthy is putting it mildly.
How can you compare garbage? – Someone stated that VJ Ray comply with the Act minimally. I have evidence they do not comply with the act at all. Section 76 states that strata fees are discussed at AGMs and the committee endorses any increase. This was not in the case with my strata, VJ Ray Campsie. The previous strata manager (also a female) was no good either. However, with the benefit of hind sight, she was pretty benign compared with the current one.

Poor service – Very poor service and very rude. Don't even deserve a star rating. We called them up (Campsie office) and they said they will call us back but never did. After calling a couple of times, they just asked us to contact their repairer directly. They are very rude and impatient. They are not doing what they should as a strata manager. Very disappointed.

has since disappeared allegedly how they were incorrect according to Section 65 .6 of the Strata Schemes Management Act 1996 No 138 clearly states An owners corporation is liable for any damage to a lot or any of its contents caused by or arising out of the carrying out of any work, or the exercise of a power of entry, referred to in this section unless the damage arose because the owners corporation was obstructed or hindered, so my appliances should be replaced by the owners corporation. they then hired another electrician which reversed the damage at an extra cost to BC, which I think the original electrician should be liable for, but still to date no contact after sending numerous emails and messages to V.J. Ray, next step fair trading and solicitors #V.J.Ray#hopeless.
VJ Ray terrible unresponsive service – These people are terrible managers. They are only interested in doing as little as possible to comply with the minimum standards of the act. They just want you to shut and pay their fees and leave them alone, instead of caring about the quality of life for the owners. They are obstructionist, and use the rules against owners to stop you achieving anything, and they are rude! Almost any other manager would do a better job.
