Whelan were an absolutely disastrous strata manager. Our complex had a non-compliant fire exit for over two months as Whelan neglected as strata managers to make extremely simple repairs. The strata manager lied repeatedly about when action was to be taken. We complained also about a broken front door to our complex in February - we finally received a response in April and were told a new door was 'on order' - in September it has still not been fixed and strata manager ceased to respond to emails. Meanwhile our building remains completely unsecure and drug dealers are attracted to the building because management allows garbage to pile up on the property and takes no action against the residents dumping their garbage on common property.
HAPPY USING WHELAN....
Our Strata has been using Whelan Property Group for the past three years. When their contract was up for renewal, recently, there was no discussion of moving. My wife who is also on another Strata wishes they were being looked after by Whelan Property Group. Not sure about the review by COMPLETE INEPTITUDE our Strata finds the complete opposite.
Best strata manager in our 20 years' experience
and we have had several. Our needs are non-standard and are met consistently. The few major issues that have arisen have been resolved in a timely fashion, once or twice directly by the most senior management. The accounting reporting functions and invoice processing system available to a treasurer are excellent.
I write this review in the interests of preventing anybody else from suffering at the hands of Whelan in the manner that we did.
The process to engage a new Strata Manager and terminate an under performing one is remarkably simple, and I would encourage anybody using Whelan Property Group to do exactly that.
We purchased a property in a seven unit strata scheme, and then endured approximately 18 months of complete ineptitude, errors, omissions, and staff turnover at the hands of Whelan. We have a documented historical record of consisten...tly poor perfomance, mismanagement, and an attempt to request the involvement of senior management that was ignored. We requested a telephone discussion with the Director to resolve a series of issues, and that request was simply forwarded to the existing strata manager for investigation. Whelan will happily accept your quarterly fee for service, but they will not accept responsibility for resolving issues relating to the effective management of your strata scheme. We ultimately made the best decision we have ever made, and engaged a small independent strata management professional who has worked tirelessly to unwind the mess left by Whelan, for exactly the same fee structure. Six months later and we are still finding gaps in the information provided by Whelan at handover, and some of these items were required to be maintained by law. There are other strata management options available that will provide a far superior service for a similar fee structure. We know this because we interviewed four other strata management companies, all of who would have provided a far superior service to that of Whelan.

After elected as a strata manager, very slow.. no reply, not getting a message .. such a major delays in all issues..
