YPA Estate Agents Caroline Springs

We rented a home in Caroline Springs and Sal Kamcev was our rental manager. She and our landlord made our stay of over 3 years a breeze. No issue we raised a concern was disregarded. We enjoyed every year renting with YPA and having Sal as our point if contact. Thank you team.

Problems not solved – Very bad agent and owner not fixing our issue for last 3 months. Never go with this agency

Not a very pleasant experience – Post the sale the real estate was least interested in pre settlement check and after repeated requests as a formality the pre inspection was done. There were lot of issues and the real estate person had absolutely no clue about anything. He did not even have the keys of the garage and was pushing to wrap up the final inspection as he had to leave. It was a very unpleasant experience and honestly I would never recommend

Overpromised and underdelivered – Initially when I signed up to sell my block with them got told that it will be sold in 1 to 2 months max at an agreed price. Understood that if they didn't sell I don't pay (All my other agents I work with, work in this way). 8 months went by.... ........After hundreds of message and calls with them, we still didn't get the price they promised.… Read more

So stopped taking them seriously and being less available to their "chats" (everyone single one of their call was about me lowering my price - the price they agreed to before listing)..... Lost all my trust in their ability to deliver.

9 months later nothing from them. When I asked my sale to be removed my listing because they haven't delivered on their promised price or timeframe. They insisted on me paying advertising and sending harassment message and calls every single day for me to pay the advertising. Refer to more of this below from others who also got treated the same way....

They have an expectation that I need to pick up every single one of their phone calls and I need to respond within 24 hours to them.

Its really simple for me, delivery on your promises.....

Would not go with them again and strongly don't recommend others either. There are plenty of great agents in Melbourne west who have over 4.5 reviews.

Buyers watch out – I was promised by YPA estate agent from Caroline Springs that the house will be clean but seems like after I got the keys they washed their hands off. the settlement date and says that he will be going overseas for 10 days & won't be there as he is flying that night itself (the day he called me) and that not to worry the house will be clean and I can collect my keys from the office. He also told me that the seller will be moving out on the same day as well. Everything was good and I called up the office on the big day and asked if the agent is there (I just wanted to make sure if he is avoiding me or is he really overseas) and the receptionist said "oh he just left the office and can i take the message? & I was like he told me he was going overseas and she was like" umm yes he went overseas and will be back in few days." I was like anyways, is the house clean? because your agent told me that the seller will clean it before they leave. Her reply " We can't do anything if it's not clean as it's already settled you should have done that on final inspection". I thought that at least the agent must have passed the message to his colleague to make sure that the house was clean or not but nothing. Still thinking positive and said to myself that let me take the keys and go to my house assuming the agent must have kept his word. I rock up to my new place and guess what only the floor was mopped, but there were bits and pieces of food on the gas area & the curry smell was so strong. I reckon the seller must have cooked before he left the place. There was oil on the oven handle and I had to clean the whole joint again. It's been 4 weeks now and he hasn't even called me to ask if everything was alright or not. When I inquired about the house he use to call me 10 times. I know that Estate Agents will give priority to the seller more than the buyer but promising and not even caring really makes me think that they are very unprofessional. They should always keep it in mind that the buyer will be a seller in future. My friends who had good experience with Hocking Stuart told me to see only their listings as they have dealt with them in the past and they have also sold their property through them. The funny thing is that I sent a text message to Mr.Danny Vella from Hocking Stuart and told him that I already bought my property and within 2 minutes he calls me and he was very happy and told me if ever I need to buy an investment or sell my property he will be there. Even my friends, who bought and sold through Hocking Stuart Caroline Springs, had similar experience, as the agents always kept in touch and told them straight up if there were any issues. Not all estate agents are bad but be careful if you are dealing with YPA estate agents Caroline Springs. They are pushy and when you make an offer they don't like if you have your terms on private sale on the contract of sale. Just make everything sure and take it in writing if you are dealing with them. Readers I'm just sharing my experience and please don't forget that all sellers are buyers and all buyers are sellers. Note : I didn't want to name the YPA Real estate agent from Caroline Springs because I hope he reads this and maybe it will open his eyes.
