I made an enquiry with Stan Sidiropoulos from Biggin & Scott Melbourne. I was taken aback by how unprofessional and dismissive the service was. I explained specifically what I was looking and was still disregarded with a response by Stan telling me that he had no idea what I was after and proceeded to tell me that he had to take another call. She also aware that the weekend emergency plumber call out fees has been charged to the RRP was due to her lack of response to the ingoing tenant’s requests during the weekday as well as not taking any action to fix a leaking pipe despite that has been reported to her eleven days before the ingoing tenants requested for an emergency plumber.
Biggin & Scott Brand Manager - I am more than happy to supply facts and evidence to support this statement on behalf of the deceased renter for your perusal. As this unfair practice needed to be stopped. All the evidence and facts have been copied to the Officer in Effective Control on 12 September 2021 via the submissions to VCAT. Not everyone has the mental strength, ability, a voice and resources to wait until the VCAT/Hearing/Order is made, especially she did that to a very stressed family after a beloved family member just passed away.
Director of Property Management - Poor communication and refuse to discuss the unjust claim and dispute. He, as the Agent supervisor, should guide and mentor his staff to at least review her facts before sending any claims to VCAT. The deceased renter and myself known him since 2009. And the deceased renter has stayed two rental properties initially were managed by him. Therefore, I tried to contact him directly as my memory of dealing with him was excellent when he was working with Ray White GW but he also chose not to discuss the facts further.
Facts - the Agent has completed the rental property Exit Condition Report that the main bathroom toilet was “Cleaned, Undamaged and Working” but with new renter got keys entry, the toilet suddenly filled with few wet wipes and obvious dirty stains. Photos attached. And the Agent with 12 years experience didn’t see it nor report them during the exit condition report? Tell me, does it even make sense? If I have purposely block the toilet with wet wipes and left a dirty toilet, will I leave the box of wet wipes as evidence?
I personally cannot comprehend how a person sees a box of wet wipes means that person will dispose it into the toilet bowl? What’s the bins were for but she choose not to believe me.
No one from my family will do and have done that unless the person who claimed this has done this in his/her private life.
The box of wet wipes “evidence” still next to the toilet when new renter got the keys and filed the complains next day even when plumber arrived.
Based on this personal experience, I would recommend all renters please make sure to take loads of pictures before returning any rental property in order to protect yourself.
As even the Exit Condition Report is a legal document and under RT Act VIC Sec 36 that it is a conclusive evidence towards any claims, but VCAT’s Order was given without a balance of reviewing both sides’ submissions only the Agent’s submission alone (hers without affidavit). I have to accept and respect the Order unfortunately. At least, the amount has been reduced significantly.
Nevertheless, I do understand and accept that this world is unjust and unfair. No one is perfect, and not anyone is like the deceased renter and his family has a kind, generous, righteous and an ethical heart!
I have a good lesson learnt from this matter. That made me realised how much more I love my family and friends, as we are all living daily with integrity and honesty. As this is something that money can’t buy but purely from our hearts.
I can now offer my experience and advice about this Company to all my family and friends.

The worst real estate agent we have ever encountered in 25 years of renting. Do not go with them and avoid at all costs. They are purely out to protect and look after the landlord. We spent 5 months with broken AC (Nov-Apr) after weeks and weeks of reporting and chasing nothing was done. Before it was fixed they decided to put up the rent. Wouldn't use again – I used these guys for a year to rent out my place... Definitely wouldn't use them again... I took my concerns to the boss of the company (northern) to which I got no response, so I just switched to another company... Slow rent disbursements – My lovely tenant pays her rent on time every month but this agency holds it over to earn interest for over 10 days before disbursing to me. I was told about their policy when I signed with them and thought it was the industry standard. I use Belle and Nelson Alexander for other rentals and the funds are disbursed in 2-3 days. It started off with a letter that they sent basically breaching our privacy because they somehow knew about something on the property without a legal inspection so it's either they were spying on us or the owner was. Then when we called and Elena threatened to call the police on my husband for being "aggressive" and "violent" instead of answering our questions honestly. We attempted to involve management and we received no responses from any of them to resolve the issue. Hassan overcharged us for exit fees and if it wasn't for our previous property manager picking up their error, we would have lost $500. When we returned the keys, they did not inspect the house after this to let us know if we had left things in condition or not as we had deep cleaned. Instead they had 3-4 house inspections then once they found a tenant asked us to clean, 19days after the fact, completely ridiculous and instead of coming to a resolution, they are holding our bond hostage and are going to VCAT over their own error. Please be careful about going into business with these people.

When I said I received NO response to an email I sent 3 weeks ago to this new agent, Ryan said, “You received no response after you had been emailing her?” I replied, “I emailed her ONCE. I received no response.” His language implied that I had been inundating her with emails and I was at fault. I felt that though I was giving him the benefit of insight into why his agency was losing clients, he was only interested in framing me as a difficult client who has dredged up all his agents wrong-doings - which I must add, has cost me money!!!
In short, if you want good agents, honest agents, I suggest you go elsewhere. I would give 0 stars if possible.

The Property Manager Did Terrible Illegal Thing In Managing My Property – Em***, the property manager, has done several things that have been very disappointing and frustrating: 1. She released the tenant's bond without our acknowledgement, deducting about $750 from the bond. When we asked about the bond status, she lied and said that it hadn't been released. She did not respond to requests from both the landlord and tenant. The tenant even threatened to move out if we did not switch agents. 4. She promised to replace the damaged carpet at Biggin Scott's cost but refused to fulfill her promise. 5. She repeatedly lied to us. For example, she said she would file a VCAT claim with the tenant to claim the carpet damage. However, when I asked for progress on the case over three months and received suspicious responses, I asked for the VCAT case number. She eventually gave me the number, but what actually happened was that she submitted the case just before responding to my email, then withdrew the case after a few days. This shows that she is an intentional liar. 6. Tenant wanted to paint the wall and remove the carpet. Emily agreed and let the tenant continued without our acknowledgement.
I would give negative 5 if I could. They should represent the customer's interest, but instead they manipulate both the tenant and owner.
Overall, Em***'s attitude and lying nature have been very disappointing and frustrating. I have spent countless time and effort to chase thing up and only got lies. And even disappointing is the management tried to cover thing up. eg. the director said they sent the condition report but the tenant never responded. So even the tenant didn't sign, the condition report still count.
If you are renting or renting out a property, stay away from this office.

Due to the property being sold at a poor price, we requested not to disclose the price on the website before the settlement, but it displayed the sold price on the following day of the Auction. 2.After auction negotiation with the highest bidder, they told us that they have reached their ability limitation, and asked us to directly negotiate with the buyer for a better price. 3.On the settlement day, 16 minutes before the scheduled settlement time, sent us an email to our email requesting our bank account details while we are working. They even did not bother to call us to let us know. We feel the team is extremely unprofessional. If you choose them to sell your property, then good luck to you.

These guys are very dishonest and lie to your face just to take business as these scamming estate agents are desperate for landlords rent income. There is nil interest in the property. Three weeks in to the handover, Biggin Scott did NOT FOLLOW THROUGH on anything... kept conning, very dishonest and unethical. things worsened after going to these SCAMMERS as they conned the 3 months property inspection report too, by deception and lies. Misleadingly lied to the property owner for 4 weeks. THESE CONS Wasted 3 weeks of conning the client and avoiding any calls, not giving an update however was quick to take a full months rent, even the wrong ammout. No wonder so many investors, landlords have sold their properties and moved on.. as agents are the biggest scamming interference and must be exposed and taken on, so other people dont get scammed. first you have to deal with scamming renters who lie and take over rentals, with fraud paperwork, then the agents play up, lie don't do the job.... Biggin Scott, did the lease authority incorrectly, then charged commissions incorrectly, didn't send a rent receipt for 3 weeks, just absolutely terrible lies, inapt agents not worth paying them $10.00 a month. I feel sorry for the landlords who are forced to depend on scamming misreading estate agents/ property managers, as they do more harm than good, and are dangerous SCAMMERS.

I want the exclusive authority contract terminated now as I need to move on, turns out they have locked me for 60 days after the auction date which did not proceed, which is unfair. I have asked for the property to be taken down off websites and social media. Biggin and Scott are refusing to terminate the exclusive authority although they seem unable to sell my property. to be ripped out and the water sealing to be completely redone. The landlord/agents chose to ignore these professionals' opinions, and instead brought in the original guy who had installed the bathroom, but who obviously has no experience with water sealing. All he did was re-apply silicone and some grouting, and paint over mould. The last communication was in July 2020 a few weeks after he had completed the work and the leak had returned, agent said this would be brought up again with landlord - we never heard back about the matter. At this point we simply gave up trying. - Unprofessional, rude and inadequate tradesperson [Name Removed] sent in to fix leak and mould problem. When we aired our concerns about him with the agent (that we thought he wasn't qualified, did not understand how he was 'fixing' the problem, and was very rude and aggressive in his manner), we were told to just deal with it as this is who the landlord had chosen. After doing work in our place HE KEPT OUR APARTMENT KEY FOR FOUR DAYS without anyone in the office noticing that they hadn't been returned!!! I arrived home one day to find him in my apartment, unannounced with loud music blaring. I called the office and spoke to [Name Removed] who had no idea he was at our place, or that our keys had been missing from the office. - After plumbing work was done, we were told not to shower for a few days without any warning. - Multiple times, building-wide work had cut off water supply for hours at a time - we were not given any notice. - We were never advised when our property manager changed hands [Names Removed]. No one ever called to notify us of personnel change, and we get tossed around the office like a ping pong ball - no continuity, nobody to see anything through. Terrible communication. - We finally moved out as we had had enough. When we agreed upon a settlement so we don't have to escalate the matter to VCAT, they ghosted us, not replying to emails and not returning our bond. When they finally responded two weeks later (after pretty angry emails from me) I asked both [Name Removed] and their accountant [Name Removed] in separate emails to confirm the amount to be refunded which they refused to do, simply ignoring me. Eventually when I could finally get a confirmation from them, the amount was incorrect and they tried to somehow blame it on me and refute basic mathematics. When I broke down the maths and showed them that they were still short, they said they would not pay the difference. I mean, when an accountant disagrees with the simple arithmetic...there is nothing more one can really say...
B&S brand manger is surely going to respond to this review and say I'm making this all up like in the other reviews I see on this page - I have the entire correspondence in email and will happily screenshot and share with whoever wants to see it, so don't waste your time telling me I'm at fault - instead maybe conduct an internal review and fire your staff, who obviously have no business taking care of people's living situations.
Do yourself a favour and stay well away from these awful people. Just the worst service I have ever received. They should all lose their licenses - they are not fit to work in this industry.

there was a wall heater in poor working condition that would sometimes work then not, circa 1970's?, as the property manager Marion at the time completed the 3 monthly inspection, she was asked if a tradesman would come look at the heater, as being that time of year (WINTER) my Aunt was elderly and her health at that time was not good.
The response from the Property Manager was " Oh well, Summers not that far away" disgraceful! then proceeded to make an issue of a few cobwebs that were in the living room.
Then the Landlord decided to renovate the property, obviously why he wasn't prepared to pay the cost of replacing the heater or be billed by a Tradesman for repair, my Aunt was told she would have to stay in a hotel for over a week while renovations were being done, this was not possible as her health had deteriorated to the point, she needed in home care from nursing staff to administer medication twice daily, my Aunt's only pleasure in life was to watch her favorite shows on television at night, being winter and having no proper heating, all she could do was go to bed to be warm! as the Estate Agent still refused to get the heater replaced or at the very least repaired! so disgusting.
Coming in and out of hospital for rehabilitation at home, she was hounded by Biggin& Scott FRANKSTON wanting to know when my Aunt would be leaving, as the greedy landlord wanted to fully renovate the unit with my Aunt still living there!
As she was on a lease the next step by Biggin & Scott Frankston was to issue her with a notice to vacate, knowing full well her health was deteriorating rapidly they could not care less, all they cared about was the Landlord being able to renovate the unit and throw her out to re rent at a higher rate, which he eventually did.
As a business, if they could allow, an elderly woman in poor fragile health, who faithfully paid her rent on time every month for over 4 years and looked after the unit as best she could, to be treated so inhumanely is a disgrace.
