New Bespoke Home Built By Stroud, Sth Nowra – We contracted Stroud at Sth Nowra to build our custom home designed by Nest Residential Designs, also from Nowra, and have nothing but praise for Stroud's diligence and workmanship. Our home is a $1m+ two story steel framed dwelling on a block with both level and sloped sections across the build area. • Prior to the build Stroud provided an extensive amount of time to finalise our details to ensure we had all the right selections of materials and colours etc. • The quality of the build is of a high standard thanks to the oversight by the project team who I found to have fine eyes for detail and ability to resolve issues during the build. • The Nowra team for Stroud are long time residents in the area and are known for previous high quality builds and have a pool of quality tradesmen who they have great relationships with to draw on. • Very happy with the project management and also with the time to complete the build. • Stroud provide plenty of photo’s during the build and also provide plenty of opportunities for onsite visits to view progress or to discuss changes. • We had an independent inspection of the build after its completion and there were only very minor issues to address and the inspector commented on how good the overall build was. • For the 3 month follow-up for defects. Again, only minor issues to deal with. • Our basic build was on time and on budget with only the usual delays due for weather etc. Our additional 10%-20% spend, such as a pool and decking, where were not in the original scope of the build and Stroud very nicely accommodated these changes during the build. Great team and a real pleasure to deal with. I can highly recommend Stroud at Sth Nowra.
Follow-up · Site clean up - Very good as with keeping the site clean and tidy during the build. Minor patches of demolition rubble underneath the clay surface but the block also included areas of existing sandstone. Landscaping - Stroud included some contouring of the block behind the house to facilitate the Plunge pool and a fire pit area. However, the major landscaping was completed by GNK Landscaping after the build. A great of soil needed to be shifted to the back of the house by barrow and very happy with the result. Noise - Only one resident next to us and he sold during the build. No complaints about dust or noise but he was a former concreter and most likely accepted the daily activities for a building site. Now over two years down the track and still very happy with the quality of the build and no major issues for Stroud to address.
