After reaching out, we discovered they could customise their plans to suit our needs. Following our first discussion with Travis—who is so genuine, honest, and completely open—we learned the house could be stepped down to follow the natural slope of our land. Combined with their generous inclusions package, it exceeded our hopes and dreams.
As our trusty council seemed determined to throw every possible curveball in both our and Stroud Homes' direction, it really highlighted a couple of stars on their team.
First, Sandy (Contract Administration). I'm sure she hears this all the time, but I've cried, laughed, and celebrated with her over the phone. She is absolute gold at what she does—efficient, professional, honest, and personable. Those qualities are hard to come by these days.
Then there's Cam. You only meet him a handful of times during your building journey, but every Friday between 1 pm and 3 pm, you find yourself eagerly waiting for his update. Without fail, he lets you know what has been completed, shares photos of the progress, and explains what to expect over the coming week. Those updates became something we genuinely looked forward to.
The contractors Stroud Homes work with were brilliant and reflected the family-like culture the business has created. During our colour, electrical, and selections meetings, the lovely lady helping us (I'm so sorry I can't remember her name!) was an absolute delight and incredibly knowledgeable. She gave us confidence in every decision we made, leaving very little chance of regretting any of our choices.
Our home is so perfectly suited to the area. It is welcoming, warm, and will be a haven for our family for many years to come.
While Stroud Homes may be part of a franchise, the Wollongong team feels like a genuine family. Every person we dealt with supported us, encouraged us, and guided us through what could have been a very stressful journey. For that, we cannot recommend them highly enough.

great communication throughout. We always knew what was happening, and everything seemed to move along without any major issues. The quality of the construction gave us a lot of confidence, especially the structural work, which was completed to a very high standard. All of the trades involved did a great job. The carpenters, plumbers, electricians, painters, and everyone else who worked on the house clearly took pride in their work, and it shows in the finished result. We absolutely love the look of the house. The combination of materials and the different roof lines make it stand out in the best way. Being positioned on a hill, it has a real presence and gets plenty of compliments from visitors and neighbours alike. Inside, the home feels spacious, practical, and beautifully finished. The layout works really well, and the attention to detail throughout the house is impressive. It's not only a beautiful home but also a comfortable place to live. We're extremely happy with our experience with Stroud Builders and the home they've built for us. This was the second time my wife and I have built with a Stroud Homes business, and due to our positive experiences with the first build, we decided to look at building with them again. The build process this time was extremely complicated due to multiple factors and at one point we were uncertain if we should even go ahead or simply sell our land and buy an existing house. This process was complicated for us due to building in a post-Covid environment where pricing seemed to jump rapidly and building quotes were changing and many businesses were going under.
During the process of finding a builder, we looked a many different companies and even almost signed with another Stroud Franchise, having plans drawn up and sent for quoting. Unfortunately, due lack of transparency from the franchisee and other factors, we were unable to continue with them and needed to continue to explore other options. Proving that each Stroud franchise is run very differently to each other.
We were ready to abandon the building dream but were then recommended to look into Stroud Brisbane East by a friend. From the moment we visited their display home, we were blown away by their sales team who were eager to help and promised us a price estimate of based on our plans within 2 days. Even more impressively, they actually delivered this, securing our interest. For reference, the other Stroud Franchise took several months to finally get us a price and the price was then almost double the initial verbal estimate despite being aware of the budget we had advised.
Locking in, we started the process by creating a new set of plans. Drawing inspiration from their other acreage plans, we were able to create our own unique build based on a combination of houses. We were heavily involved at all stages of the process and ended up with a house plan that fit exactly what we needed.
The custom quoting part of the process was next. We had an extremely specific design idea when it came to the build and wanted certain products that due to our connections with the building industry, we were able to obtain ourselves. Like all builders, Stroud East have their own suppliers that they use (which were still excellent but not what we wanted) but they were willing to work with us to remove various items from the quote and allow us to supply ourselves exactly what we wanted such as all internal tiling and custom light fittings/fixtures. The end result was a design that looks extremely custom and personalised but at a fraction of a boutique builder price tag.
The building process itself was about as good as one could expect. Obviously it was frustrating because all every home builder wants to do once starting to build is to move in as soon as possible and everything seems to take so long. But each stage moved along quickly and there were no real areas of concern that we had throughout the process. This is partly due to the incredible communication that we experienced with the team, in particular our site supervisor Matt, who I understand has sadly moved on to another role at the time of writing this review. Regardless, communication is key to all large projects and by being in constant touch with our supervisor and overall team through the Voxer app, any and all issues were immediately discussed and rectified as they were identified. We received handover inside the contract time of 1 year which again was impressive considering the size and complexity of the build.
Stroud provide a building examiner for the inspection of all stages, although we did end up using an independent building inspector for the final stage of the build as well as their inspector. We felt that any company who is regularly employed by a builder cannot truly be independent and the safest option was to use our own. There were a few additional items that our inspector picked up but overall there were minimal issues and certainly nothing major which is a testament to the building quality overall.
We delayed to write the review as we wanted to complete the 12 month warranty period first to make sure that any issues were fixed before we provided a review. There are still some outstanding problems that need to be corrected but this is only due to logistical issues surrounding scheduling trades during a Christmas period. Overall there were very few things that required correction at 12 months, mostly just movement issues/small cracks in skirting and some painting issues.
Overall, we were extremely happy with the overall care that Stroud Homes Brisbane East as run by David and Lisa Adams provided to us and our dream home. We do not hesitate to recommend them for anyone looking for an honest and excellent builder in the Brisbane area. Again however, due to Stroud Homes being a franchise, I stress that this review only applies to Stroud Homes Brisbane East and only with it being run by David and Lisa Adams.
As an aside, I should mention that the build quality was so good that our house was nominated for HIA and other building industry awards.

was going and at that point I said it seemed okay. A lady then built with them, even though I called her after I became aware, but she went ahead with her build.
Stroud then advised me that I would get a referral fee of $1500 on completion of a review.
I was then told by [Name Removed] that in order to get the referral fee I had to provide a POSITIVE review!
Knowing that my review would be negative, I didn't do the review, thinking it would be useless.
HOWEVER, on reading the paperwork provided by Stroud, it stated very clearly that the referral fee had to be paid for EITHER a positive or negative review!
I pointed this out to [Name Removed], and since my review was going to be negative, I asked that he just pay me the referral fee, but he refused, saying that I had to do the review!
THIS IS WHERE IT GETS VERY INTERESTING!!
I did the review, going onto the link provided by Stroud Homes Coffs Harbour, which suggested that it would go to the Product.review.com. public site. [Name Removed] did an extensive "response" to my review and I then did an "answer" to his response, pointing out the various items of misinformation. This was obviously planned to "back me off".
However, I discovered that the review - instead of going to the Product.review.com public site, it went back to......STROUD HOMES COFFS HARBOUR!!!!
I found this to be extremely SUS. I contacted [Name Removed] pointing this out.
He then emailed to say that "it was not automatic that I get the referral fee on completion of the review. NOW, he was changing the goalposts and said that it was dependent on "administrative approval".
Then he emailed me to say that he was not going to enter into any more correspondence with me.
In other words, even though I had done everything I was supposed to do, he was refusing to pay me the $1500 referral fee.
I called good old [Name Removed] - he was the reason I went to Stroud as I thought he was so lovely and trustworthy. [Name Removed] ACKNOWLEDGED that yes, the review went back to Stroud Homes Coffs Harbour! When I said how sus that was and that it was very misleading to give the link supposedly to the Product.review.com public site, [Name Removed] became very defensive and rude an then starting attacking me personally, at which point I hung up on him.
I contacted Stroud Corporate and spoke to an [Name Removed] who asked for copies of emails re. the referral, which I sent her. I never heard back from her.
I again called Stroud Corporate and spoke to a [Name Removed] who also acknowledged that yes, the review went back to Stroud Homes Coffs Harbour.
So, that's why you rarely see a negative review about Stroud Homes Coffs Harbour it would seem, as most people would do the review via the link provided by Stroud Homes Coffs Harbour, unaware that it was never going to get to the public product review.com site, but in fact would be sent back to Stroud Homes Coffs Harbour!
On calling Fair Trading, I was told to do a complaint about this, which I will do.
It would be nice if [Name Removed] could just man up and pay me the $1500 referral fee to which I am obviously 100% entitled.

both level and sloped sections across the build area. • Prior to the build Stroud provided an extensive amount of time to finalise our details to ensure we had all the right selections of materials and colours etc. • The quality of the build is of a high standard thanks to the oversight by the project team who I found to have fine eyes for detail and ability to resolve issues during the build. • The Nowra team for Stroud are long time residents in the area and are known for previous high quality builds and have a pool of quality tradesmen who they have great relationships with to draw on. • Very happy with the project management and also with the time to complete the build. • Stroud provide plenty of photo’s during the build and also provide plenty of opportunities for onsite visits to view progress or to discuss changes. • We had an independent inspection of the build after its completion and there were only very minor issues to address and the inspector commented on how good the overall build was. • For the 3 month follow-up for defects. Again, only minor issues to deal with. • Our basic build was on time and on budget with only the usual delays due for weather etc. Our additional 10%-20% spend, such as a pool and decking, where were not in the original scope of the build and Stroud very nicely accommodated these changes during the build. We were misled into signing a contract and paying a deposit based on verbal discussions around pricing. After signing (and paying), we were later presented with build costs that were approximately $500,000 higher than what had originally been discussed with us. When we received the quote, the project immediately became unaffordable for our family.
Since then, we have spent months attempting to resolve the matter directly and through lawyers, with no response. When we told them we have to pull out, we were told the deposit was non-refundable, but they will hold our money for a future build project… how does that help us?
We are now thousands of dollars out of pocket with nothing to show for it except stress, frustration and an incredibly disappointing experience.
Anyone considering this builder, please obtain independent legal advice and detailed written costings before signing contracts or paying deposits. Don’t trust the friendly smiles and ‘can do’ attitude!

major advantage in getting the build completed on time. All the difficult decisions are finalised before the build. Stroud started the build in April and finished in early December. Being a retired builder I was interested to see how the build would progress. I noticed the site was always kept clean and the workmanship was above the normal standard. The Stroud supervisor kept us informed every Friday which was appreciated as we lived about 1,000klm away. Once we moved in there were a couple of minor problems but Stroud did get onto these issues immediately. A point of improvement would be for Stroud to allow the client more time when going over all the specifications which we had to complete in 3 hours. Their inclusions of standard fixtures were above average so no problem there. The final cost with some changes along the way was kept close the the estimate. Quite reasonable. Overall we were very satisfied with our decision to use Stroud. There can be a lot of difficulties when building a home but with Stroud we seemed to sail through the build with very little drama.

As first time builders, we chose Stroud Homes Fraser Coast because of their reputation for quality. While the build process itself was generally positive, the finished product has unfortunately fallen well short of the standard we expected. The most concerning issue is the poor quality of workmanship, particularly the tiling in both bathrooms.… Read more
The tiles are uneven, many are not straight, corners lifted and the floor tiles are so uneven that they are a trip hazard. In several areas, silicone has been used where grout should be, resulting in a very untidy and sloppy finish. This is some of the worst tiling we have seen in a home. We also have glue visible in the joints of our laminate flooring, paint overspray on some windows, and costly VJ panelling in entry that is not flush or even in parts. These are all obvious defects that detract from the overall finish of the home. In addition, the quality of appliances and fittings is only average, with basic tapware that does not reflect a premium or high quality build. We have now been living in our home for six months. This is the second review we have written. After the first, we received a phone call from head office asking us to remove it, with the suggestion that they could not assist us otherwise. We complied with this request however no further contact or resolution has occurred. Overall, we are extremely disappointed with our finished home. It does not reflect the high standard or quality finish we expected from Stroud Homes Fraser Coast, and we regret that these issues have still not been adequately addressed.

completed ahead of schedule (we were delighted by this, after hearing various experiences of others with other builders in last couple of years who weren't so lucky), with pool on original schedule, and we're both delighted with the build (had tradies onsite saying how our Stroud house was better/stronger than various other builders'). Highly recommended from us.
Communication not included in the price, once handed from sales the communication was non existent. We had paid a deposit end of September and come December still had no final plan or even a price. frequently and kept me updated by phone and photos, on what had been done and what was next to happen , communication was made so simple using Voxer and any of my questions were answered and I cannot fault anything regarding my journey of building my new home, and would definitely recommend Stroud Nowra to anyone who is thinking of building in my area!! It was reassuring knowing we had someone we could trust overseeing our home. To the rest of the team – thank you. The quality of our family home speaks for itself and we’re so grateful to have had such a positive building experience.
