Adenbrook Homes QLD, North Brisbane

Bought a house/land package deal marketed by Adenbrook before Christmas 2023, contract signed January 2024 with the indication my new home be started quite soon after. and May, getting worried by then.

But in June I'm then invoiced for half the cement slab (still no start date offered). At contract signing in January, was told that as I'll be a cash buyer, half is required at beginning of each stage with remainder due at completion. Thought this a little off at the time but as I was so excited by the prospect of my new home, I verbally agreed. Paid the invoice (illegal I now know).

In July, advised all certifications, permissions and approvals are NOW ready (told everything was ready many months ago by my salesman) wow, ok so since I'd already paid that first instalment the month before, surely I'm on my way now. Pure speculation on my part and absolutely NOTHING happened!

By October, I'm furious and only via my salesman, I finally threatened legal action. Which then produced contact, first contact from the builder! I learn his supervisor and my salesman are sacked and no explanation as to his Contracts Administrators complete lack of assistance for past five months. What sort of business does not answer the phone??? But then, the worst news, his office is even closed down!

All those months of desperate waiting and non-communication turned to anger and complete lack of faith that Adenbrook would EVER build my little home. Bad communication, staff gone (or left I suspect) builder's unlawful request for money AND office closure surely sends red-flags to any naïve customer!

He breached so my lawyer terminated him early December.

Still homeless, $40k he obtained fraudulently from me and he gets away with it. And my mess is not the worst he's done to people I've since learnt. To anybody else if you see a land/house package deal advertised by a builder, I now understand that you do NOT have to actually build with that builder. Do your due diligence, I believed I was tied to Adenbrook and I have suffered greatly.

Stay right away from Adenbrook Brisbane North, please.

The communication has been amazing throughout the entire build process, and the whole team has been very flexible and patient. They worked with us on our own design, and were transparent about the costs and time to get things done. They welcomed us to visit the lot during the build to make sure we were happy with things, and were amazing with last minute changes we wanted to make. Our site supervisor Matt is absolutely gold, and we never felt uneasy at all about any part of the build process. dealing with a very difficult bank/mortgage lender. Any delays I experienced were down to the developer, COVID, weather and the bank - and the Adenbrook team did their absolute best to expedite the building process around these delays. My colour selection appointment was with Stephanie who was patient, transparent and honest in giving interior design feedback. Jessica T (administration) was brilliant in keeping me up to date of the build and helping me get all the necessary documentation together for the solicitors, mortgage lender, government grants, developer, etc. All my silly and annoying questions (and there were quite a few) was never too much for the team. I've been in my home 6 weeks now and have experienced no teething problems. This is my forever home, but should I ever decide to build again I will definitely be building with Adenbrook and I highly recommend them. Brendan and Matt visited site regularly to ensure all was on track and was being completed to their exacting standards and Matt provided us with a minimum of weekly updates of what had been completed that week and what was booked in for the following week. We were also given regular site visits to check on the progress and finishes of our home.

Brendan and Matt removed all of the stress from the build and took care of everything, nothing was too much trouble and nothing was impossible. Their level of professionalism, dedication and their need to ensure everything was just right was reinforced by their level of communication and transparency pre-build, throughout the build and post build.

Everyone who has seen the finished product is amazed by the beauty of the home, the 3.5M ceilings and the amazing floor. We feel completely relaxed every time we walk through the door.

Brendan and Matt are a real assets to Adenbrook and its brand, I have already recommended to them to friends who are now building with Brendan

The end result is that we have been given an outstandingly beautiful dream home, handed over on budget and earlier than the predicted date.
