We are very disappointed with AHB Group (Sherridon Homes) for failing to reimburse genuine costs we incurred due to their negligence. On 12 Feb 2025, our ground floor toilet overflowed because sewage pipelines had not been cleared before handover. accommodation the next day. On 13 February, [Name Removed] (our site supervisor at the time) and [Name Removed] (Manager – North) attended with their team to identify and fix the issue, followed by chemical cleaning. Only then could we safely move back into the house on 14 Feb 2025.
We raised an invoice with Sherridon Homes immediately. Our site supervisor [Name Removed] pursued it with Antonio until June 2025, but with no result. [Name Removed] has since left the company, and [Name Removed] was on an extended leave. Prior to his leave, [Name Removed] had assured us that if it was for just one night’s accommodation, he could approve it straightaway. We were recently told that [Name Removed] has returned, and that his boss, Chris, has already approved the invoice, and it is now sitting with the CEO. Yet, as of today, the invoice remains unpaid. Despite our constant follow-ups for the past six months with Sherridon’s contact centre and our Customer Experience Manager, Jayde Rocco, nothing progressed.
To make matters worse, we were recently sent a $350 + GST invoice for a new blockage blamed on toilet paper. The attending plumber clearly confirmed via camera inspection that this was not the cause, but likely residue from the February leak. We rarely use the ensuite toilet, and the blockage began before any toilet paper was used, making this charge unreasonable.
This is not just about money, but accountability. AHB handed over a home with blocked sewage lines, caused us stress, health risks, and expenses, and is now unfairly billing us again. We call on AHB Group to urgently reimburse us for the February 2025 incident, withdraw the unjust $350 invoice, and take responsibility.

Avoid at all costs – If you can find another builder, please do it. I do not recommend AHB/Royston/Sherridon to anyone, especially if you’ve sunk all you have into your home, because it won’t be enough. Fast forward to February 2023 - no construction had even begun - and the builder sends us a post contract variation (PCV) with an increase of $15K.
We were told if we didn’t pay it then construction wouldn’t begin and we would be out hundreds of thousands. With our heads over a barrel we agreed, but negotiated that the $15K be paid upon completion of the build. This was mainly to give us time to save and was promptly agreed to by all parties.
Come April 2024 - 6 months after builder received building contract and us paying mortgage - the slab was finally laid and construction began. No major hiccups during the coming months, other than time management.
Next phase invoices would be sent Friday at 4pm; these must be physically signed by all parties, scanned and sent back to builder. It was frustrating getting it on Friday 4pm, but we figured it’s no big deal. This information is important for later.
Fast forward again to December 13 - the build is nowhere near completed, it was phase 2 or 3 - and we get an invoice at 4pm to pay the $15K variation. Remember this is the day before completion date, but it was agreed that we would pay upon completion.
We figured it has to be paid anyways, they probably have some financial timelines, so in good faith we paid the $15K within 30 minutes of receiving the invoice. We actually received a thanks for how quickly we sent the money. The VERY NEXT DAY we received a $1000 ‘late fee’ for ‘not paying the PCV on time’. Are you for real???
Fast forward to March 2024 and we still had no solid timeline for completion. As per our contract the builder was liable for $250 per week past the completion date, which was 14 December.
We finally received the occupancy permit in April and in May were prompted to book an inspection. On the day of the inspection, my agents were refused access by the construction manager, [Name Removed], because he ‘did not know who they were’, even though all parties were sent the same invite and were in the same email thread. He was arrogant and incredibly unprofessional. The inspection went ahead and my agents were forced to leave.
Inspection results came back and there was heaps wrong with the place - the major ones were: damaged roof tiles (you could throw a dart from the street and hit a damaged one); windows had 1-2 inch gaps at the top; tradie rubbish in the drainage system; not a single interior door closed properly; lawn/turf had not been laid and sloping hadn’t been finished; some structural materials were damaged and have voided warranty - the list went on. The most frustrating part about this was we were prompted to do an inspection when there was still so many things that needed to be done. Why not ensure these are all completed first?? We then had to book a re-inspection weeks later.
We finally hit mid June and it’s completed, and we were seeking damages for going over time. From 14 December to 3 June we are owed $5250 from the builder. But wait - they told us that they gave themselves an extension on the build back in December until 18 February 2024. There was zero communication about this, and then we were told it’s in the ‘fine print’ of our contract. We’re your average Joes and they’re a massive corporation so what do you do? We settled on the idea that we would take our $3000.
You guessed it - they tried to shank us again! They then refused to reimburse anything because we were ‘late’ on 2 phases. 2 phases, which were received by us at 4pm and returned within 12 business hours, which were then pending for 4-7 days with the bank, were ‘late’. You Cannot send an invoice at friday 4pm and expect funds to be transferred by monday morning.
After heaps of back and forth, they finally agreed to settle on damages - for $1500, half of what they ‘owed’ us. They stated that the ‘completion’ date was 1 May, when the occupancy permit was granted - we hadn’t even had an inspection at that point, but okay sounds reasonable.
The only positive thing to say about this builder is that we are finally done with them - if something needs fixed and it’s under warranty, I honestly do not expect them to assist based on recent reviews. We will go out of pocket, again, like we have since the beginning of this incredibly disappointing process.
This company may cost your life because of the multiple problems from their build quality – If you are still thinking of signing the contract...PLEASE DON'T! Stay away from this group as there are better companies compared to this one, be diligent and don't get the same mistake of getting the service from these people as they do not know "good service", all we get is headache every time since the handover of the property. pay extra, had been left with no choice by then). Overview of issues/experience: Over 12 months for construction with snail like progress (3 bedroom basic house). Change of four site managers with no proper handover between them. Poorest quality in the way things are done in the house (DIY projects are of better quality). The house already looks > 5 years old. I had to hire third part inspector who came up with a long list of substandard work (according to ahb, the house was all ready to be handed over). Post handover - came across multiple issues which haven’t been resolved adequately. Passing responsibility between different people within the company to waste time. NBN installation mess up - till date it’s not working ( had moved in to the house two months ago) No letter box added despite writing/signing clearly on the plan (poor documentation/communication within their internal departments). Charged unnecessary for CIL (resolved now, but had to spend over a month in the follow ups) - had to involve comments from the council.
I keep coming across things everyday which needs fixing/not done properly.
This whole process of building AHB hasn’t been nothing but a nightmare. I am not even enjoying my stay in the house - thanks to these guys. I will not recommend them to anyone at all!

Worst decision ever to sign up with AHB Group (Sherridon Homes) – Never build with Sherridon Homes, if you value your money time and energy as they do not care a bit. and soil survey was requested in November 2022 after i contacted them for an update at least 20 times. January 2023 - i was asked to pay another $10K due to price rise (defeats the purpose of price lock ) I made formal complaints and multiple phone calls to them and did not hear back from them with a resolution and time frame on when would they start the site, i had no choice but to agree to make the payment so they could start construction. Even after paying them extra due to rates increase beyond fixed price contract they took their sweet time and started the site in May 23 ( 10 months after the land titled). It's lies after lies and no accountability, sales agent from Tarneit office stopped responding to calls, messages or emails when I was going through these issues. Just be mindful guys , sales agent will promise the world to you but care factor is zero after you have paid 5% deposit.
Construction : Only good thing is that my site supervisor and construction admin cares and shows accountability which i am very appreciative of but again they have limited authority and relies on rest of Sherridon team which doesn't care and hence this experience. It's been over 4 weeks I am waiting on a response from management as there are issues with doors however each time I call or email, i get told they are still waiting. They are quick to pass on the charge for something new but when i identify the problems at their end and request for credit they keep you in limbo.
Please do not get trapped in all the initial promises they make during the signing process. because nothing is true and these guys are incapable of keeping their words and workmanship is poor, you have to keep checking small things which shouldn't be the case. Please do not get trapped like I did and go through this horrible experience.

The amount of home we got for our money was very good value.
As it’s been a tough time for many builders and home owners - I am empathetic both ways. We wish the tradies and the company all the best through this tough time.
Only thing we are still waiting for nearly 12 months on a warranty issues that unfortunately had to change my rating from 5 to 4. Overall we are happy to have our home that we paid for but a couple of issues have not been resolved.

Finally handover stage Martin is my site supervisor. I must say he have very deep knowledge and really understands customer requirements. the kitchen cupboard then advised he needed to return to have the door fixed. Month later a man arrived, ruined my front door, denting the framing and wooden door with a crowbar and now I cannot lock my front door. I was also promised a builders 'payment in kind' of $2000 for fencing and yet to receive the final $1000. My last follow up I now get an email saying, I was out of the warranty period, that they had made numerous attempts to contact me which was false and to be now told they won't fix anything. They’ve obviously figured out that their customers are on to them, and gone on a binge here replying to feedback, trying to doctor their image. It’s the same boilerplate response to every piece of feedback, asking their unhappy customers for yet another piece of correspondence they can ignore. Judging by the responses from me and the other reviewers, these clowns have pushed too far for this pantomime to work.
I hope future customers read the comments and responses to poor reviews in detail, so they aren’t misled by this spin.
AHB, it’s probably easier at this point to actually respond to customers in person and address their concern in the first place, rather than try to doctor things on here.

Negative stars if I could!! – We built with Sherridon Homes back in 2021. The supervisor we had was outstanding with communication and everything else. BUT the post handover stage has been ATROCIOUS! We moved into our home in June 2021, our 3 month inspection was completed at 7 months. I reported cracking to our ceiling/square set (which i had later noticed was the metsl… Read more

March 2022 they sent a handyman to come and "patch" said cracks, no other trades returned to paint the "repair" and not even 3 months later these cracks spread further down the ceiling. It took them another 8 months to send out 2 people from their company to my property only for them to say a drainage inspection needs to be conducted (this is 1 year and 5 months post handover). In February 2023 a drainage report was done. April 2023 AHB Group declared that because I have added concrete to the surrounds of my property it means that "its my fault" and they will not be repairing anything. After Speaking to the warranty manager [Name Removed] in the following 2 weeks, he changed the outcome and he stated that ceiling/square set is a complete DIFFERENT matter to the faults in our drainage system and confirmed via email that he himself WILL get in contact with the original plaster contractor and that the works WILL BE FIXED and he will let me know when this can happen. A few days later he called me back and said that he is allocating a "warranty supervisor" [Name Removed] to deal with our case from now on. Fast forward to today 15th may 2023, [Name Removed] attended my property and yet again put the blame on our concrete for the damage to our ceilings. Because there is a Crack in one of the pipes 600MM UNDER OUR CONCRETE. Our concreters first of all did not do any excavations to even be able to touch anywhere near said cracked pipe the soil was not touched, crushed rock was just placed on top of existing soil and levelled out. (concrete is only 100mm deep with 20mm crushed rock) how can it be my concreters damaging the pipe?! I called [Name Removed] back and mentioned this and he made excuses saying that compacting crushed rock broke the pipe yet he has no evidence of this. He claims to have sent me the "whole report" of a drainage inspection done 2 MONTHS prior to handover. On the "last page" you can see the report is scanned and can see the back of double sided page slightly which states there were items that are "not rectified" which I mentioned to him and he claims that said page could be from a different report and "could not further comment". This builder/company whatever you want to call them are OBSURD. And how does a supervisor over ride his MANAGERS decision to have the work fixed when the manager himself said to me that the drainage and square set are two completely different matters? What an absolute JOKE. I am trying to get in contact with [Name Removed] the manager but yet to have my call answered. I have already filed a dispute with the relevant authorities but there is a queue wait for over 16 weeks. MY HOUSE NEEDS TO BE FIXED!!!!

Had major defects, different sets of plans between trades, little to no communication and an overall nightmare. that they had to render over them because they were too bad to rectify, plaster cracks, striker plates don't match on 50% of doors, very poor paint work, too many things to mention them all.
Latest is non compliant plumbing work that they are not taking ownership of and as a result we have to go through DBDRV and then ultimatley VCAT.
We have sent an average of 8 emails per week for the last 16 months since moving in about issues and countless amount of phone calls.
Would not recommend to my enemies.

Terrible, bordering on criminal – House took nearly 2 years to complete after being given initial estimate of 9 months. Final stage itself took more than 9 months and I was forced to bring in my own trades at the end to complete painting, plastering, and cabinetry issues. AHB Group contacts continually duck calls (phone numbers go to voicemail, ring out, or are disconnected) and almost never respond to emails. Have had 4 site supervisors throughout this whole process, so no way to get answers as everyone blames the person who came before. Most recent supervisor now "sick" for three weeks and AHB seemingly unable to proceed while he's away. I've honeslty never dealt with a worse company and wouldn't wish this experience on my worst enemy.

The communication with all site supervisors, managers and admin has been terrible having to call or email multiple times of a period of weeks to get any type of response, which usually isn’t anything helpful, and generic “we will get back to you” but they never do. We often went weeks with no trades on site during the build even after being told things had been done. Would not be recommending Sherridon to anyone building, especially in the geelong area.

date, it is 806 day (30/11/20).
This builder has sent 4 times notice of delay through out the construction period.
First one, for 28 days due to material shortage (timber).
Second one, for 14 days due to construction lockdown.
Third one, for 56 days due to material shortage (again!)
Forth one, for 45 days due to material shortage (yes again!)
This dodgy company sent me an email regarding 3rd extension just 4 days before the contract supposed to be expired because there is no way for them to complete the construction in 4 days.
When I disputed third extension, they penalized me with another 45 days extension (extension 4).
I understand that Covid lockdown has affected the supply of construction material. However, this company has no integrity at all. They simply extended the contract because of “material shortage” but when I asked for an evidence, they refused to provide it.
They are proud to announce themselves as No 2 builder in VIC and have a good relationship with the suppliers. However, they can’t even finish their job in time. In fact, the project has been delayed far beyond acceptable period.
There are 2 similar townhouse projects nearby that started construction in early 2021 (during Covid lockdown – same as mine) but those projects have been completed back in Dec 2021. Yes, 1 year ago!
Those project are the one in KINBROOK ESTATE (English St Donnybrook) & CLOVERTON ESTATE (Fuchsia Walk Donnybrook) built by Homebuyer Centre.
My project and these 2 projects started at the same time but unfortunately mine is still delayed. Why?
Since I signed the contract with the builder, the site manager has been changed 4 times from [Name Removed] to [Name Removed] to [Name Removed] and now [Name Removed].
Admin team has been changed 4 times also from [Name Removed] to [Name Removed] to [Name Removed] and now [Name Removed].
So, you can imagine yourself how is this company is so F up. Nobody is staying. Everyone is quitting because is a bad and unethical company.
Can you imagine telling your site manager clearly in the email - not to plaster the wall and ceiling because there are a lot of items that are defective but your site manager completely ignored it and plastered the wall and ceiling to hide the evidence? Yeah, that is what happened to me. This unethical company only care for volume and not quality. So is this company that you are considering to build your house?
This is the company who supposed to pay me $250 pw because of the delay. They supposed to pay me starting in June 2022 but the refused to pay me until the Occupancy Permits is granted. First of all, that money is to assist me with my financial (stipulated in the contract). I could use that money to pay my mortgage and my rent. However, they refused to release the money.
After OP has been granted, they said their management is reviewing the payment but after 2 months, there is still no news. So this is the company that you want to trust with you money? Don’t be dumb. I have really bad experience so save yourself from all these trouble by staying away from this company!
Let’s talk about the quality of the building. The floor on the first floor is squeaky. However, according to them, “we have done everything possible and there is nothing else that we can do”.
Hmmm.. Is our building standard is so poor that we can’t fix squeaky floor problem in 2023?
The best part is this squeaky has been addressed in pre-plaster inspection but the previous site manager has ignored it.
Now the floorboards have been installed and the noise is still there, what should they do? Uninstall the floorboards and do it all over again. Or pretending to not hearing anything so you don't have fix anything. Well, because it's AHB = ROYSTON = SHERRIDON, of course the answer is to ignore it.

Pathetic Builder with no concern towards customers – Sheridan Homes (AHB group) will disappear from the market soon. Already it is having worst reputation. 1. communicate proactively is when they send invoice to pay. 3. The sales guy doesnt do any due diligence before signing the contract to save the money but after contract is signed during site cut Sales guy asking extra money and says price is increased and they need 15$k extra otherwise they threaten to terminate the legally binding contract by sending emails.
4. Next comes Developer approval here again they take long time to submit as they are busy with hundreds of other pending jobs because they took more work than they can handle. 7. After so many follow ups they finally got the developer approvals.
5. Now after spending 6 months post my land is titled they are asking for 15$k as their base price is increased such a worst and shameful management.
Overall its a pathetic builder with no professionalism in any of their management and No concern towards customer.
I strongly suggest to stay away from this builder. These guys are horrible and will soon collapse in the market Nd bankrupt throwing all the customers under the bus.
