We signed our contract in February and went to Chelbrookes office where we met Judi Laycock (JC Colour Designs) - for our colour consultation. We spent the day there and were treated to lunch. Judi again was fantastic and we felt very comfortable with her guidance to choose everything for our home.

We had a bit of a delay starting the build which became quite stressful for us and I did give Alison (our build liaison) and Rob (operations manager) quite a bit of a hard time, however they were very understanding and Alison was always polite and helpful whenever we communicated and did get things resolved for us when issues occurred.

Our build started in Jun/Jul 21 and this is when we met Dayne. What can I say about him other than that that he was brilliant. He kept us informed all though the build. Was honest with any delays throughout and was always on the end of the phone when we wanted to ask anything.

Our handover was yesterday so it has been about a year to build but that was a two month delay for timber for a two storey- so overall not bad at all!

In such an uncertain time of home building and hearing so many horror stories from other home owners, we feel so lucky to have chosen Chelbrooke.

The end product is fantastic. I’m so so pleased with the wonderful home you have built us Chelbrooke- thanks so much for everything.

Choose someone else – Well, my experience with this builder is very unpleasant. They never keep promises they make and never on time. Sub-contractors the use has poor management too. Chelbrooke’s sales and drafting teams part caused a cost blow out of nearly 50k above budget pre-contract and pre-selections. The sales team suggested we sign the contract and can fix the cost blowout in post contract variations. After requesting a bunch of changes to reduce the cost, we heard radio silence from the sales team. This causes us to miss the home builders grant at the end of 2020 and lose our 1.5k deposit.

I wouldn’t recommend Chelbrooke due to the lack of follow through on sticking to the clients budget and requirements, and for not following up on commitments pre-sales.

but from the planning to handover the keys they were extremely professional and made the process so easy. All staff members were exceptionally accommodating to all our requests. Unlike other builders, Chelbrooke was willing to make changes even after the finalised designed plans to best fit our needs. We did had a situation where our balustrade was not appealing as we expected, Peter the director himself stepped in and made the changes as we requested without even an issue and honoured his words during signing the contract, that he will make sure the whole process hassle free, A true gentleman. which we do not think so any builder will approve that easy. Above all, our first point of contact and architect Dale Griffiths, was beyond patient with us throughout the design process for designing a home that fits our lifestyle. Once we started the physical building process the Construction, Consultant Maria was our contact and what a huge support she was, giving us updates, making sure we knew what to expect and helping us stay on track. I heard supervisors always give hard time in the construction industry, but we think, we are the lucky one who got Dan, Exceptionally professional, He was the eyes and ears of our home as it was being built and did our final walk through with us when everything was complete. during different stages of construction. We had some issues with cabinetry where the position of the handles are incorrect. But they justified that it was done according to the signed cabinetry drawings. It is our fault for missing our appointment to finalise and confirm the cabinetry with the cabinetmaker. All our request for changes/variations was handled with care by and patience by Maria Bemportato, Client Liaison Officer. The quality of the finishes are excellent. It has been 3 years since we moved to our new home and we are satisfied with the building. There are minor issues but were fixed by Chelbrook Homes after we reported it to them. We would recommend Chelbrook Homes if you are planning on building your dream house. We will still choose Chelbrook Homes if we are to build another house.

Chelbrooke display in Ormeau one weekend where we met Ted Hall who spent the time with us to design the home we finally decided on. Ted was extremely upfront regarding costs, knowledgeable and as a qualified Building Designer himself, had the skills to change our plans ‘in real time’ with us in CAD and simply follow it up with an updated estimate, floor and site plans every time. Email responses to questions was extremely fast from Ted which was in stark contrast to our previous experiences. Head office, in particular our contact Maria, was great and so Maria was so nice to deal with; very helpful in getting variations completed and follow ups back in a reasonable time frame. Once onsite, Scott was our supervisor and was able to keep us up to speed on progress whenever he could and was happy to discuss any queries we had regarding the construction phase. We were exceptionally happy with the progress and workmanship throughout and any concerns we brought up were quickly dealt with. Now we have moved in we still have a number of small maintenance issues to finish but nothing that would cause us to be negative in any way about the experience we’ve had. Once again, we would like to thank Chelbrooke Homes for the final result they produced and would highly recommend them to add to your list of preferred builders especially if you wish to make design changes and receive honest feedback.

Good choice for a custom build – The journey with Chelbrooke had been a great one from start till finish. The display at Pallara was what attracted us to them and the fact that Gus handled the design so well. is not as good as those used in display home. I have no complain on this though.

It took 10 months (include a Christmas and New Year break ) from concrete slap to handover. Workmanship are okay but the contractors they used to build my house are very helpful and responsible. Their coordinator Maria always get back to my email within 1 working day. The project manager Scott is also very helpful.

They don’t have 3D diagram after Colour selection and I have no experience in building a house before, this lead to a couple unexpected results/finishing. However, this is not Chlebrooke’s fault.

Totally CRAP after service from Chelbrooke Home – After settled my first home at North Lakes with Chelbrooke Home a year ago, we found many defects (big and small), and the company kept telling us to report all defects to them at annual maintenance. But then when now is about time to do the maintenance, they helped on the small minor defects but claiming all other major defects are done by wear… Read more

Very CRAP after service, and so ANGRY with them.

and very patient as it took us many months to work through the design phase. The most frustrating and disappointing part was to have a build time run 6 months over which cost us a considerable sum of money through lost income through our rental property and other miscellaneous costs. If I were to build again I would definitely still consider Chelbrooke Homes.

care, not about you, what you wanted, what was on the drawings or what was in the contract. All they wanted to do was build it their way however suited them as quickly and as shabby as they liked and "if you don't like it contact Fair Trading" - Chelbrooke's Director.

They didn't commence works within the timeframe in the contract

They took forever to build it and there was no action unless you were calling them asking when they were going to start the next activity. This was at the very start when they were able to be contacted.

They don't know how extension of time works and just think it applies to everything however minor. (It only applies to critical path activities)

The building supervisor is completely incompetent and purposely wouldn't allow our trades onsite after it was arranged. He even said to our concreter that it was payback!

The response to items not being built as per the drawings was that "it is in approximately in the right place" - Chelbrooke's Operations Manager

If you want to make any changes during the building process it will take an average of 3 weeks of trying to contact them to have it changed by which stage it is too late because it has already been completed how you didn't want it

Handover was almost a year ago and they have completed around 3 of 70 defects.

They missed out floor wastes in the concrete slab. A clear sign of complete incompetence.

You can never get in contact with anybody. No one answers their phones, they don't have voicemail, when you call the head office number everyone is in meetings. Emails take literally months to be responded to if they are responded to at all. When questioned about emails they never received them, the server was down, inbox was full or any other story that comes to mind at the time.

Once the building reaches lockup good luck getting access to the place. My partner didn't see the house from lockup until handover. When you try and arrange meetings no time ever suits them. Even when you tell them to propose a time any time they say they will get back to you and never do.

If there is any issue with anything it is always someone else's fault never Chelbrooke's. You need to choose your tiles from National Tiles (also a useless company) who got the colour selection wrong three times in a row. However they would pass the blame to Chelbrooke who would pass it back to National so in the end you have to wear the cost for it.

At the end of the day when it comes to handover you either agree to what they want and sign the paperwork or you keep the issues open and they won't issue you with handover. So you either pay rent and a mortgage at the same time while you argue for months or you just resign yourself to the fact that you have been swindled by the most underhanded scum in the business and sign the paperwork.

Whatever you do stay away from this company.

with us, we completed the design which was based upon a standard floor plan but with many customisations to suit our specific requirements. Maria Bemportato our client liaison was extremely helpful, as were all the different building supply representatives whom Chelbrooke put us in touch with (tiles, lighting, cabling, glass splash back etc). Judi Laycock led us through our colour and finish selection meeting very professionally. We met (either by phone or in person) some of the key tradesmen, and felt that our requirements were well understood. Scott the supervisor was great and kept the build moving along, finishing right on schedule as per our contract, with only very minor issues relating to build quality. Overall a terrific experience, particularly given we live in NSW and only had very limited time on the ground at Hope Island during the building process.

Chelebrooke was a good company to build with, although there was a few 'hiccups' along the way - they did fix up any minor issues we had. We are super happy with our house and would recommend Chelebrooke to anyone who is thinking about building a new or investment home.

Maria Bemportato in the office was excellent, she always got back via email in a prompt and efficient manner.

The only room for improvement on our build all had to do with the workmanship of the plumber. Not enough surface drains put in, one drain covered over, leaking mains pipe at the roadside, went to fix it, still leaking; downpipe too high above ground, asked him to extend it so it could be lower in the ground; leaking under sink. It was a feeling to us that he was just a lazy plumber that did not double check his work.

Scotty the Supervisor was a very helpful and a good communicator.

All in all, a good build and we are pleased with the results.

build process, from the contract, to getting to site, to the handing over of the keys. Sure we had some things that weren't as we had originally envisaged but with a little tweeking along the way we ended up getting exactly what we'd asked for.

We knew our block wasn't going to be the simplest to build on, but I honestly think that for the money we paid we got a bargain. A lot of the other builders we approached were tutting and shaking their heads saying that is was going to expensive so when we got our price from Chelbrooke we were presently surprised.

I would definitely build with these guys again, (maybe once we've had a chance to enjoy our new home some more first)

Even the Managing Director [name removed] took time to meet with us after our first design exceeding our budget.

Our build commenced in July 2014 and two weeks into the build we were allocated a replacement building supervisor. Despite having regular meetings with the building supervisor, the framing stage of the build did not go well due to an apparent communication issue between the building supervisor and the 'chippies' and the building supervisor and our Client Liaison. Unfortunately our issues continued during the fit out stage to the point where we had a need to meet with Construction Manager in an attempt to resolve some unresolved matters.

After what seemed like an endless struggle to get what we were paying for, to Chelbrooke's credit they allocated us yet another replacement Building Supervisor [name removed]. [name removed] was a breath of fresh air as nothing was to difficult and his attention to detail was excellent.

We moved into our new home in March 2015 and are very happy with the finished product. We have approximately 12 minor issues which are yet to be addressed, however recently our Client Liaison made contact with us and is currently following up the same. Whilst the build process was very up and down, our overall experience was very good.

presentation stage with Plantxxxxx. However, they insisted that we needed to build an extra retaining wall of $15k while Chelbrooke didn't think it was necessary. Since our block of land was not those easy flat ones but with 2 big trees front & back, at the end Plantxxxx had turned us down and gave us the deposit in advising that our land couldn't have any houses to build on and asked us to sell it the best. We felt annoyed how could our land be that worst. We finally approached Chelbrooke and their sales consultant who is also a qualified engineer has designed our home, without the need of the 'required' $15k retaining wall and a house is buildable on our land! We would highly recommend Chelbrooke Homes as the builder. The whole building process was very smooth. The customer service we received pre and post sales was exceptionally good. we work together to build our dream home within the budget.so, i am happy to recommend my friend to build with chelbrooke,

House finishing not meeting expectation, poor post-handover service – We've been holding off writing this review, hoping things would get better. They have not. So its time to share our experience. over the xmas shut down, it was an excessively long time to build. Even our broker was gobsmacked. He had another client building in the same location who were in almost 3 months before us for a similar sized house. We only lost 4 days to bad weather, so perhaps their policy on not working Saturdays was the factor.

Slow, slow, slow!! We had 3 client liasion officers assigned to us over that time due to staff turnover. I cant fault the lady who saw us through most of the build, she was fantastic. But she was constantly getting let down by the site supervisor and the 2IC in regards to getting back to us to answer our queries. After handover it took 4 months to address an issue we had with our bathroom tap. When our warranty period came up at 6 months, we submitted a list of 180 defects. They had until the end of August to address these, but at the moment we are 7 weeks past this date and have received only 2 emails from them. QBCC are now involved and we're all sitting on our hands, waiting for them to address some of the issues.

We decided to get an independent inspector in to look over the house prior to submitting our defects. He was recommended to us by the builders next door (who incidentally only took 5 months to complete next door and it is BIGGER than our house) and the inspector was here for over 3 hours. He told us it usually takes only 90 minutes to go through a house for warranty inspection.

Some of the things he found are alarming. 3 coats of paint as per our contract NOT applied in certain area's. Building code not adhered to with flashings. We are at risk for water to be sucked into our windows and rot our house. Building rubbish in the gutters, blue lining paper can be seen around some windows. No silicon at top of showers where tiles meet walls. Draft under front door, external garage door does not even fit the frame properly and lets a hell of a draft in. The list goes on and on.

Bowed sliding door, cracking tiles, cracks in ceilings, nail heads visible in cieling, terrible paint finishing. Even our kitchen island was installed crooked! When this was raised with them they, in complete seriousness, asked "what would you like us to do about it?". How about FIX IT?!?!?!

We have a bowed internal wall - the tiler had to cut the tiles to fit the bowed shape so wouldnt you think that would be noticed?! The day of handover they were still installing our water tank, and it was almost a week before the oven was in after handover because the cabinetry was the wrong measurements at install.

Defects picked up at handover remain unfixed - 7 months in and I'm finally removing the tape to mark the defects as I'm sick of the sight of them. Toilet not bolted to floor and somehow they think QBCC needs to confirm this is an issue to be fixed?!

We're looking at major construction in our house to fix half of these defects. For a start, our cielings will need to be ripped out and redone, as well as our enormous sliding door to alfresco. Not that there seems to be any urgency in addressing our concerns - its now been a week and a half since we replied to their last email and we are hearing crickets.They are constantly missing deadlines and promises to get back to us by a certain date. I didnt want to believe people who said that once they have the money, you have to fight them for everything, but sadly thats the case.

I raised an issue with them over 4 months ago about the chipboard under our sink swelling from water damage due to a pipe not sealed properly. Guess how much action has happened there?! That's right, nothing. God only knows how many emails I send to our client liaison to escalate (which she does) and it gets Black Holed.

We are very frustrated, very unhappy, and irritated. We are building in an estate where they have 2 show homes and yet they still didnt make our house able to be hooked up to Telstra's high speed services despite numerous discussions around this being a requirement. So we had to pay extra to one of their tradies on the side to sort it out for us (even he had queried them several times and were told that it wasnt zoned for our house. Gobsmacked).

I would not build with these guys again. Second rate finishings as "standard" (tapware etc). Tradie who fitted flyscreens even commented on how low grade and thin the window and external door frames were. The doorhandle on our VERY expensive oversize front door was exactly the same as the $20 job you can buy at Bunnings and was defective - a knob that only turned one way and made very odd noises inside. This was raised in several occassions and also black holed.

I desperately wish I could upload photo's of some of the defects here to prove my point. Do not build with them. Or if you do, be prepared to pay a bunch of extra money to people to fix stuff because they will NOT get around to doing it themselves.

went to a lot of different display homes & villages to ensure we did as much research as we could. As we were first home builders we were looking for is someone who we trusted, as building our first home was a very important decision for us. We chose to build with Chelbrooke Homes and we are glad we did, our salesman was fantastic. We already had an idea of the design we wanted however he took our ideas and turned it into a great design that we were very happy with.

The building process took a little longer then we thought, however we were very happy with the trades and the finished product. Any questions we had were answered and any small issues we had with the house were addressed quickly. We would definately recommend Chelbrooke to our friends and family Excellent design process and salesman did take a little longer than we initially thought however were happy with the end result.

pretty poor attitude filtering through the staff whether it is the very junior and unprofessional site foreman or the unprofessional and totally hopeless contract administrator. From my experience and from comments made by staff it would seem that this poor attitude towards customer service stems from the owner downwards. Which is a shame because overall the product was good. We have also built with Alliance Homes and their customer service and company professionalism was absolutely A grade and we would have built with them again this time but they didn't offer us the flexibilty in design etc Customer service goes a long way especially when you are spending big dollars on a a product such as a home. Chelbrooke could really benefit from investing in better people in the office and on site as they seem to have the right subcontractors in place because they are churning out good quality homes. on. There were some 30 to 40 small things ranging from tiles, windows, kitchen fit out and finish, painting, door installation, light installation, carpentry, appliance installation, door handle installation and final clean of the house that were all below standard for what we paid for this house.

Many of the variations were not done and so the problems began in having them completed as per contract.

As per previous reviews and comments - once your signed up, be prepared for headaches and the "things are all just too difficult" scenario. The customer liaison officer is very poor with communication and organisational skills and is ever so quick to pass the buck to the 'tradies' or to external suppliers that Chelbrooke state 'they have no control over'.

I've built 3 times previously and this has been the worst experience with any builder.

A lot of phone calls are never returned. Things that were said to be fixed, weren't and had to be redone a third time. The only people that didn't cause any problems were the carpet suppliers and fan installers.

lot of questions I have raised with them, it seems this is the norm with this company.

To date the only work completed on this job is by a contractor of my choice that I have paid with my money to complete there task, the earthworks, after all I do know my earthmoving contractors due to the fact I have work at a CAT state dealership in NSW and QLD, so I know the good and very good operators within this industry.

To date not even footings in the ground, and here we are in July 2010, so if you people before me are saying anything of delays then you do the math on this and wonder just how I feel at this point of time.

I was told I would be in this home in May 2010, I am blown away with how things have gone, or more to the point not happen.

I have never been treated so poor before and I have never spent so much money ever before in the one place, and this is how they teat you.

whisper yeh they are so good at taking our money, and lay blame on every body else but them and I found it very hard to get answers at the best of times on many issues. I would like you people to decide here on this one. There is nothing to say that is good what so ever.
