To say that buying a townhouse made by Creation Homes is a disaster is an understatement. We purchased a townhouse in June 2021 by Creation homes. Before even settling, there was water damage as expressed by our building and pest inspector. We were told that by the time we moved in, it would be fixed. was just painted over).
Since moving in September 2021, it has been nothing but water issues, leaks, and poor workmanship. There are NO overflows on balconies and the drain hole is too small. Along with the other 9 townhouses, we all suffered extensive and costly water issues (see pictures and video attached).
You'll see at some of the other reviews here that creation homes look responsive, asking others to email them their issues and to sort it out. We can confirm that they DO NOT answer their phone (we have a backlog to prove this) nor do they answer their emails in a timely manner. When they do come to look at the issues, they literally put band aids and say its fixed. This can also be confirmed by every other townhouse.
Because of this, we had to get our own expensive and extensive building works done, even though the townhouse is under their building warranty (we have proof of receipts and timelines). They claim to be renowned for their 'meticulous standards' but this is all talk. Again, feel free to look at the photos and videos we've attached. There is an entire gallery more.
For anyone looking to build with creation home, please consider someone else and do not make the same mistake as we did. Also do not trust their 5 star reviews, which are very easy to manipulate and fake. It's been an expensive lesson, and if you need more clarification, I'm happy to give recommendations on builders we did use who did thing by code and are actually responsive.
If you DO, after all of this, want to consider buying a property by Creation Homes, please get an independent building inspector (and even better, one with an engineering background) and push for water testing. If any of us had done this with our townhouses and not relied on their word of mouth, no one would be living there.
We have kept all records of emails, messages, receipts of work done by external builders, and water testing + building inspection reports in case creation homes claim this is untrue or incorrect.

2. How was the workmanship and build quality of your property? I am very happy with the workmanship and the overall build quality of my home. The finishes were completed to a good standard, and the property was handed over in excellent condition. Like any new build, there were a few minor items that needed attention, but they were addressed professionally. Overall, the house feels solid, well built, and I am very satisfied with the quality of the finished product.
3. How did your final cost compare to your estimated cost? The final cost was very close to the original estimate, which was something I really appreciated. Because I purchased a house and land package, the pricing was transparent from the beginning, and there were no unexpected costs during construction. The overall process was straightforward, and I felt that I received good value for the quality of the home that was delivered.

While there is room for improvement in consistency, we would still recommend Creation Homes, especially with Alex Conte managing the site.

reported them, they were fixed right away. It’s been about a year since we moved in, and we haven’t had any big problems so far.
Living Experience: After moving in, one of the things we’ve been most satisfied with is the comfort of the home. We moved from Sydney which I felt colder in the house than outside. However, this house has a 7-star energy rating and it stays warm even during winter. It also doesn’t get too hot in summer. So far, we’ve been living comfortably without needing any additional heating or cooling.
After-Service Care: Another thing we’re really happy about is the after-service care. Whenever there’s a small issue, the after-service team responds within 2–3 days and sends someone to fix it promptly. Their service quality and professionalism are excellent. The access team, in particular, has been very professional — they explain clearly which parts of the house might cause issues in the future, which helps us understand our home better.
Minor Downsides: The only small downside was that some of the finishing details could have been a bit better. My husband is a professional painter, so his standards are quite high — but even then, it’s not a big issue. Overall, the structure is solid, the building process was smooth, and the home is warm and comfortable. And since we know any issue will be fixed quickly, we’re very satisfied overall.
Overall: We’re really happy with our home and the service we’ve received. I’d rate the experience 9/10.
Last year, my friends and my family signed a contract for our first home. I still remember that incredibly touching moment. I spend each day filled with anticipation. and Orbit Homes. Seeing as Creation Homes are only new to the retail sector of the market, we saw this as a positive as we would be more than perhaps a number in a queue. This was ultimately what had us signing with them over Orbit. We decided on a modified version of the Seacrest 28, and from an initial meeting with the Sales consultant, through to handover to the construction team, I can say with confidence that our gut feel was correct. The whole team have made us feel welcome and worked through our queries and requests etc with excellent communication. There have been a couple of minor hiccups along the way, but nothing that couldn't be resolved with quick phone call or email. The colour selection location is in their Milton office, which is fitted out nicely with a large array of products to view. We had done a heap of homework prior to the selection appointments, so it was a simple process of confirming choices, and the selection team were great to work with also. The electrical appointment was a little lackluster, compared to some of our previous builds, with nothing really to see, nor was it interactive, as would be the norm with a lot of volume builders these days. That would be the only thing that would need some improvement going forward.
Onto site works now and looking forward to seeing this project come to life, so far not a bad effort at all by the Creation Homes team.
Following on from above, we are now a week away from practical completion and I can say that the good experience of Creation Homes has continued onto site with Reece. He is easily the best site manager I had dealt with across a number of volume builders. His attention to detail as he has brought our home to live has been fantastic.
It would appear that this is the first time the house design we have chosen has been built and there has been a few hiccups along the way, but all have been taken in stride and Reece has kept the build ticking along, having a good handle on the trades and his timeline, communicating well along the way.
We are now looking forward to finishing off the external work post handover and then moving into our stunning Creation Home.
I would definately recommend this team of passionate people to look after your dream build. Well done Creation Homes.

Creation home were the builders of our townhouse complex in Riverstone that was built recently. However we have had major defects primarily electrical with incorrectly installed electrical pit that has collapsed and flooding, as well as more issues. They have tried to deflect this issue onto a liquidated developer or responding with "that's not… Read more
their problem" knowing that this issue is 100% the responsibility of the builder to ensure this was done correctly to building standards. They refuse to rectify this issue or even come out to assess it. We will be seeking legal advise to pursue them unless they can come and fix these defects. We experienced some challenges with customer service and communication, so it may be beneficial to partner with a provider that offers a stronger customer experience. Supplies and trades demand payment upfront – We are a supplier / contractor that has worked with Creation Homes in Victoria. They did everything to try and find loop holes not to pay us what the owed and only paid a portion after legal proceedings were filed. We aren’t the only supplier having issues with that payment.
