We are mid construction with our custom build with Dulger and couldn't be happier. Everybody is amazing to deal with, very punctual (especially compared you what I've read with a lot of other builders,) and we have a fantastic site supervisor in Frank; Really ontop of everything, very transparent and its moving along at a great pace . Good Office Staff. Bad Issue Resolution. Ugly Reality – Good: - Office staffs are good. They made sure to get the right bank account and made sure you get your deposit refunded. This is very good. Some dodgy company would steal your deposit even though it wasn't used. - Cheap initial quote. It is cheaper than even volume builders offering similar product. clauses that enable them to raise prices via variations later, so keep that in mind when they give you a low quote.

Bad: - Sale experience is the worst of any builder I ever come across, and I don't say this lightly. The salesperson I dealt with insisted on calling despite we expressed a preference for written communication. This makes it difficult to keep track of verbal exchanges and promises. Quoted 30k for refrigerated cooling and said three phase power is included. Told me later that it isnt when i asked. Told me 2 months site start, Told me soil test can be done in a week. Kept making mistakes in the initial sales quote. Luckily a second salesperson was brought on to help out.

- Poor training. Sales staff have no idea what product they are selling. Asked them for a colour booklet in June 25th. Gets it sent to me in late July and it's not even finalized. Asked them how many lights we get as standard, nobody knows.

- Poor issue resolution. Asked them for soil test update (Whether its booked) on a sunday, the sales told me theyd get back to me on Tuesday. Tried getting ahold of them on Tuesday, no response (text, call, or email). I called the soil test engineer they said nothings booked. Then my salesperson started yelling and threatening to cancel the jobs when they found out I called. Apparently it wasn't allowed...except I was never told this was the case. I told them I'm not happy with how I was treated and was having second thoughts. They canceled the job. Tried explaining my side of the story, told me no need for he say she say lol. Imagine if this happens to you in the middle of construction and think very hard about engaging this builder.

Ugly: The review for this builder here are all 5 stars. The reviews on Google shows 4.8 stars. This is why I decided to try them out. However, upon closer examination, most of the sale staffs responsible for the positive experiences have left the company earlier this year. So these positive reviews don't mean much anymore.

That's why, base on my experience with this builder, I would not recommend letting them build your house. Not unless they commit to provide better customer experience in the future.

Out of almost the 10 builders we talked to, Aarti and Lachlan at Dulger's Westbrook estate display house was the one who impressed us immensely. Even when we deposited with another volume builder last year, we felt we were missing out on the personal attention, honesty and sheer competence they both brought to their role, plus the trust and reliability of the Dulger brand. We just knew that we would be in capable hands with them as our consultant. So we forfeited our deposited and went back to Dulger, and that was the best decision ever.

Apart from their care and focus, they provided us with expert advice in coming up with a practical and efficient design for our custom house, and guided us through all the way. We made so many upgrades, changed our minds several times along the way and were unsure about so many decisions, but you could see that Aarti and Lachlan just had our best interests in their heart and would do their best to help us achieve the right outcome for our forever home. Now we've ended up with a beautiful design, getting almost everything we wanted in our house with such efficient use of space. Also worth mentioning is Dulger are more reasonable than most builders out there in terms of pricing for colour selections and upgrades, have more choices of suppliers for sourcing stock than other builders and are transparent and honest to deal with, even in this uncertain market. They build better quality houses and the lack of issues from existing customers is a testimony to that. Now we just hope the construction process lives up to the experience that we've had till now. Also worth mentioning is Dulger are more reasonable than most builders out there in terms of pricing for colour selections and upgrades, have more choices of suppliers for sourcing stock than other builders and are transparent and honest to deal with, even in this uncertain and crazily expensive construction market. They fit the exact sweet spot of being somewhere between a volume and a custom builder and were the right fit for us in terms of providing the flexibility of design we wanted. We were able to pick their existing house design for a 39 sq house and customised it to our requirements, ending up with a 42 sq house that ticks all of our boxes. They build better quality houses and the lack of issues from existing customers is testimony to that. Now we just hope the construction process lives up to the experience that we've had till now, cos the bar has been set high.

This is a very rare attribute to find in any business these days, especially in a young man such as he. He has made my journey less stressful and a very joyful experience.

Hasan is very quick with replying to any concerns and really ensures that everything is running smoothly and to plan. I really didn't think he would have an involvement in the build once the contracts were signed, but to my surprise he is involved and on track with everything that was promised.

Lahlan and Hasan have saved me money and have also provided me with many inclusions I would otherwise not been able to afford if I had gone with another builder. This was the icing on the cake for me. To expect good, professional service as well as getting extras and paying less than competitors quoted me for is rare, but I got both!!

My home is currently being built and Tom the site supervisor calls, texts or emails me with every step and keeps me updated with everything that is happening. He is happy to meet me when needed and is patient and willing to listen to any questions or requests I have. To be honest I am quite relaxed with everything, (to the surprise of my family and friends, because I can stress over the little things).So far the work being done on my home looks great and the construction is of great quality. Very thorough & Prompt service – The salesperson Lachlan is very prompt to reply to everything we needed. There was regular consultation and a solution was always found. The cost of building our home was at least $ 10, 000 less than other builders. Inclusions include a dishwasher -not found in others. site supervisor was Levi, who was most competent and efficient, making sure that any issues were resolved in a timely manner.
