out the best one because we took into consideration the overall standard inclusions (other builders will give you a low quotation but will charge you every little detail which is in EBG's standard inclusion). Other builders also charge as high as double the price for upgrades (example: LED downlights).

Apart from the price, their team is excellent. George patiently answered my 2-page word document full of questions regarding the quotation. Amy (love her!) is amazing. Before we even signed the contract we were given 5 minutes with her and in that short span of time she was able to help us on how we could make our house facade look better (our design was not done by them). During the selection process, she gave us valuable insights and was not pushy and was very patient which made us feel really comfortable knowing that she wanted us to be happy with our selections before signing it off. Danny (director) was our building supervisor and he was great. Allison was also very helpful in dealing with our correspondences post and during construction. The result is a house that we love and we always get very nice feedback from people who get to see the house.

We always recommend EBG to people we know and I know a colleague who is building 2 houses with them now and she is happy so far.

the build to how long it would take to build a custom home like ours. We found the selection process through Amy to be enjoyable as her knowledge on products and design was quite extensive and the range to choose from was really good from all suppliers they dealt with. The time frame was perfect and the Supervisor and trades we dealt with were very helpful. When we did notice something was not right they gladly fixed it promptly. During the building process, freinds who are in the building trade came to look at the house during construction found it to be a quality build. As they say you get what you pay for. During construction we did change some details that were not on the plan and found that they accommodated us with the change with a cost that was reasonable and we did not feel ripped off. As far as a quality builder we would recommend Eastern Building group to all our friends and have done so recently.

factor both pre & post handover . From personal experience i have learned things can go wrong during a project , and usually do , especially on custom builds such as ours . In my experience E.B.G. not only has the experience and knowledge to ensure great outcomes to anything encountered during a build but very fair and honorable in how matters are resolved . We highly recommend E.B.G. and happy to elaborate fully to anyone that Danny wishes to send our way including inspecting any of our builds if he deemed appropriate . you. Sales staff will say yes that’s included as standard when questioned about some aspect but unless it is detailed in your contract and within your agreed price it will not be the case. Multiple times the plans for my new home had to be corrected and then when one correction was done I would find previous corrections again missing. Between signing the contract and seeing the working plans sizes/measurements changed and items were left in and out randomly, having to be corrected. No matter how much you are told that you have a fixed price contract, effectively in reality you do not. Builders are very comfortable adding in variations after the fact and Eastern Building Group was no exception to this. They will always try to get more money from you with variations. This is not surprising when they make expensive mistakes like installing the wrong colour large format tiles to the façade and having to pull them off and install the correct tile. This would have been a time consuming and expensive mistake and was all down to their own inefficient building supervision and auditing of deliveries. I have no doubt however that in spite of their mistakes they still make a very tidy profit but will still grab for every dollar they can wring out of you. I have photographs of internal plumbing fitting deliveries left unsecured at the front of the property during the build too which I found disconcerting. The most salient advice I can state is that for any peace of mind you MUST appoint an independent building inspector. Without someone with qualifications on your side you have not a hope of ensuring that all aspects of the property are constructed to a good standard and meeting statutory standards for building. This was no less true with Eastern Building Group with my inspector finding issues that Eastern had to be told to fix even though their own building site supervisor has responsibility for ensuring that the build occurred properly and to Australian Standards. That said Eastern Building Group were thus required to build to a reasonable standard. It can be noted that Eastern Building Group also attempted contacting and making arrangements with the independent building inspector that I contracted and paid without my knowledge or permission when they were trying to force a final payment before the contracted works were complete. There were multiple “warranty issues” and rectification for some is still occurring some 10 months after handover of the build. Rectification in some cases required consultation with Consumer and Business Services to have them occur and I frequently felt bullied with Eastern Building Group staff intimating that what I was asking was unreasonable. Attempts to obtain progress payments before the contracted work of the stage was complete happened more than once. Consumer and Business Services told me this was not legal nor acceptable. A list of issues that I have had to get fixed follows. It should be noted that this does not include issues that my building inspector flagged. They were listed in reports to me and Eastern Building Group was notified to fix them. Had I not had an independent building inspector I consider these items would not have been fixed. I believe this because inspections did not occur until Eastern Building Group specified the stage was complete. Defects were still found despite their assurances and because my building inspector flagged them, they were remedied. Warranty/building issues I flagged have been but were not limited to: - broken scotia on the flooring, - sticking and un-openable doors, - replace a damaged and poorly installed double garage door, - peeling paint, (still occurring) - missing silicone in wet areas, - faulty tap, - chipped tiles in wet areas, (still there) - cracked and gouged pavers, - wrong colour façade tiles, - electrical variations not included, - bathtub taking 30 minutes to drain 2 inches of water, - missing overflow to laundry sink, - over flow to laundry sink not connected after supplied, (when they fixed this they removed and left another hose unattached resulting in a laundry waterfall. They are still denying this occurred or that fixing the damage is their responsibility) - paving edges falling away, - electrical cable left sticking out of the wall, - gate electrical conduit installed to the wrong side of the driveway making it effectively useless for an extra several hundred dollars, - missing render on the façade, - hole under a front façade window, - missing contracted power point, - missing bulk head to bedroom (they said this would be done later but I believe it would have been missed had my inspector not pointed it out). None of these issues would have been fixed without me pointing them out and asking for them to be fixed on multiple occasions. Excuses were always offered before actually fixing anything to see if I could be put off. The modus operandi appeared to be only do what you have to and can't get out of. Eastern Building Group also attempted to get me to deal direct with contractors to get fixes. My contract was with Eastern Building Group so this was not appropriate, a fact I also confirmed with Consumer and Business Services. Some items have required multiple visits to fix with trades putting in half-hearted efforts and saying “call me if it fails” (direct quote) when they know full well (in my opinion) that the issue is not fixed. There were instances of trades making appointments to visit and not showing up (paving contractor twice) and of causing damage via negligence during a warranty repair and then denying it (plumber). I am still currently endeavouring to get an issue investigated and fixed as I write this and am being met with denial and accusations of lying by the company. I am now back to consulting with Consumer and Business Services to try and get that fixed. It became clear to me that Eastern Building Group considered me to be a pest rather than a paying client when one of the staff members accidently sent me a snarky email meant for his boss that called me “the client that keeps on giving”. This email was the result of me quoting the regulations about building insurance to Eastern Building Group who seemed to think they could force a handover by threatening that they would no longer insure the premises after a certain date. This is not legal – I checked – handover must be mutually agreed and they are required to insure the property until handover. Ultimately I would not choose to build with Eastern Building Group again. I am sure the process would have been smoother had I allowed them to bully me into accepting their version of what was acceptable but in my opinion I would not have got what was contracted or what I paid for. All of the above is factual and verifiable from the email trail I have kept in my dealings with Eastern Building Group. At handover, the company sat down with me and stated that a high quality build, customer service and satisfaction are important to them as is the reputation of the building company, however all consumers would do well to remember that nothing is as important to a Building Company as money and act accordingly. Get everything in writing and do not allow them to bully you. Verify your rights and building regulations because what your building company tells you may not in fact be the case. Never think a building company wouldn’t do or say something that isn’t correct or factual. They will and they do. These companies are in the business of making money and will use whatever means to do so are at their disposal whether those means would be judged fair and ethical by the common man or not. I thought that because Eastern Building Group was not one of the lower cost high volume builders that the service and product would be of a higher standard. I don't think this any more. Eastern Building Group is just another builder getting away with what they can and with little respect, even what seemed like contempt, for the consumer spending hard earned money. My major mistake was taking them at their word and expecting better from them.
