does not change the fact that the stormwater system is not functioning correctly and the property is flooding.

I even made it clear that I was willing to pay for the repair or rectification, but there was still no interest in assisting or helping to resolve the issue.

I am now left with a stormwater system that hase pipework not connected properly causing flooding on the property. This has been an extremely frustrating and disappointing experience.

Based on my experience, I would not recommend this company. at ALL

Project Timelines and Construction Efficiencies Our review of G Developments' duplex projects indicates that the construction timelines significantly exceeded the expected duration. Despite the relatively straightforward, single-story designs, each project took over 18 months from groundbreaking to handover, with some minor defects still requiring attention at completion. Compliance with building regulations contributed to delays, necessitating additional inspections and communications with engineers and certifiers to meet the National Construction Code (NCC) and local requirements. Site and trade supervision appeared inconsistent, as the appointed supervisor seemed to have difficulty coordinating trades efficiently. This impacted both the quality of work and the overall construction timeline. Additionally, favourable weather conditions at critical stages were not fully utilised to expedite the work. Wet weather claims were submitted after the lockup stage, despite the possibility that some internal works could have continued. This contributed to an overall build time where each duplex took approximately eight months from the fixing stage to completion. Financial Considerations The delays in project completion had financial implications, with interest rates on construction loans at approximately 7%. G Developments received substantial early progress payments, but it appeared that as the majority of contract payments were made, progress on our projects slowed. This raised concerns that resources may have been prioritised toward other projects. The use of wet weather claims post-lockup, when some internal works could have proceeded, suggested inefficiencies in scheduling that prolonged the build time. Despite multiple requests for timely completion, the actual duration significantly exceeded the eight-month period originally indicated by the sales team and supervisor. These extended timelines resulted in increased financial burdens, including additional interest payments, higher tax obligations, and missed investment opportunities. Based on this experience, we do not consider further projects with G Developments to be a viable investment option at this time. Final Payment Requests and Practical Completion Final payment requests were received prior to the completion of all contractual obligations, with outstanding defects identified by an independent Building Inspection Firm. Under the contract terms, G Developments was required to provide a written rejection notice if they disputed any reported defects before issuing a final payment claim. Prior to the certification of Practical Completion, we were advised that failure to make the final payment could lead to interest charges and further construction delays. This created uncertainty for clients in terms of progressing with the final stages of handover. These concerns were not in line with the advertised commitments to client satisfaction. Page 2 of 3 Discrepancies Between Sales Representations and Project Outcomes The timeline and quality expectations set by G Developments’ Newcastle sales team did not align with the actual outcomes of these projects. The sales team suggested that a streamlined and well-supervised build process would result in completion within approximately eight months. A completed duplex was also provided as an example of the expected quality and timeline. However, the actual construction period significantly exceeded these expectations, with the two duplexes taking over 36 months from groundbreaking to finalisation. Given these initial assurances, no specific contract negotiations were made regarding build periods or potential penalties for delays. Investors who anticipated completing multiple duplexes within this timeframe have been impacted by the extended timelines. This has raised concerns regarding the accuracy of the original project representations. Supervision and Quality Control Throughout the construction process, there appeared to be inconsistencies in supervision and quality control. In several instances, Practical Completion inspections did not pass on the first attempt, requiring multiple re-assessments and incurring additional time and cost before properties were ready for occupancy. Some defects remain outstanding, and we anticipate that G Developments will address these issues in accordance with the Building Inspection reports and contractual requirements. The reliance on clients and independent inspectors to identify compliance issues with the Building Code of Australia (BCA) suggests that internal quality control measures could be improved. More rigorous oversight from the builder could have reduced the need for repeated inspections and corrections. Project Management Observations The experiences outlined in this report raise concerns about the overall efficiency of project management. The delays and outstanding issues have resulted in estimated additional financial impacts of approximately $175,000 to investors, taking into account prolonged interest payments, extended tax periods, and lost market opportunities. Conclusion We emphasize that the assurances provided by G Developments’ sales team, particularly its NSW Director of Sales and Marketing, were not upheld in practice. We were personally assured that our builds would be completed promptly and to a high standard. It was also guaranteed that all previous construction issues had been resolved, that past trade and supervision concerns had been addressed, and that the sales representative would personally oversee our projects. Furthermore, the site supervisor at the Farley project indicated that duplex builds could be completed within seven months, presenting a completed duplex as an example of the expected quality and timeline, and stating that our build would follow the same timeframe. G Developments publicly advertises its approach as being guided by resilience and compassion, ensuring that every project considers the needs of the end user. Additionally, the company claims that, with over 4,300 homes delivered, it prides itself on providing reliable, streamlined solutions for investors and homebuyers alike. However, these statements stand in Page 3 of 3 contrast to the delays, mismanagement, and lack of accountability we have encountered. If these core values are genuinely upheld, they should be demonstrated in project execution rather than limited to marketing materials. While we acknowledge external industry challenges, we maintain that internal inefficiencies, inconsistent supervision, and inadequate resource allocation were significant contributors to the delays. Given these discrepancies, we trust that G Developments will take tangible steps to ensure that sales representations accurately reflect project outcomes and that future projects receive the necessary oversight. The financial losses we incurred due to G Developments' shortcomings are unacceptable and cannot be dismissed. Investors and home owners should not bear the consequences of inefficiencies that were within the company’s control.

Refusal to honour Builders Warranty – We bought a G. Development house in an over 50's resort. The foreman lied to us four times about ceiling batts for a start. Then my wife requested and paid for extra towel rails in the bathrooms. She even marked with crosses the height she wanted them. foreman stated that the tiler thought they were too low. (???) We presently have an issue with defective installation of the patio roof which leaks like a sieve when there is a combination of rain and wind. Three licensed builders have inspected it and all agree it was incorrectly installed. We are still in time to claim the repairs under the Builder's Warranty but in the meantime have to live with a tarpaulin over the back of the house.To their credit, after we complained about the ceiling batts, they attended and fixed the problem. The towel rails we decided to accept as we were in a hurry to move in and they could not exactly match the tiles so the old holes would have to be disguised somehow. We are still waiting for contact and resolution of the leaking roof. We believe none of this would have happened if the foreman had supervised things properly.

G-Developments from different staff members & departments of your company, I thought it was time to make the first call & introduce myself over the phone. The first person I thought of contacting was Justine Pearson as her name appeared on my contract. After talking to Justine, I started to feel more @ ease as I found Justine to be very professional & helpful, whenever I used to call Justine would make herself available to talk to me & answer my queries. Soon after I was introduced to a lovely lady named Bonita (Boni) Farmer, well what can I say apart from what I had already said on the phone to Boni! Boni is a wonderful lady, with a great sense of humor! Boni has a lot of potential & is a great asset to the company. She is very dedicated, hard-working & in the last 6 months, she has provided me with outstanding customer service! As we all know construction always has challenges on the way & we had a few! but Boni always seemed to go out of her way to find solutions to whatever needed to be achieved, nothing seemed to be hard for her except to get the job done & for that, of course, she would always write things in her little diary! As we headed towards the end of the year , I thought that the construction wouldn't be finished & handover would take place in the New Year because of other challenges that we were facing. However, that was not going to be the case, as I recall one day Boni saying:We will do what it takes & try very hard to do the handover before the end of year closes! I will lease with Bob (Building Manager) & hopefully it will be finalised! True enough, in the next few weeks I found myself making bookings for a flight to come to Queensland & be @ the property for the PCI which is where I met with Bob for the first time. I found Bob to be very Professional with a lot of experience & knowledge, Bob made my inspection visit very easy & I was interested with the way Bob was placing stickers in areas that needed to be fixed with a stick! (Great idea Bob)! I was very impressed & it was a pleasure meeting Bob! I always say that a key to a successful company is good staff members who can display great Leadership & 100% Customer Service! From my end , I can see that you have a very structured company with a bunch of dedicated & strong team members who are very good @ their jobs. When we purchased our house and land packaged it was advertised with MWM that after completion you would be able to claim the $5000 rebate which was not the case.

At frist gdevelopments said yes that is us we will help you get the rebate. Started working with us on doing so.

Then all of a sudden they told us they wouldnt help. Even that they had no idea about this rebate and the MWM advertisement. The CEO, GM and regional manager pretty much just fob me off. sucks being the little guy trying to get a big company to do something they where meant to do in the first place. They just push you around like you don't matter (got your money now).

Apparently The CEO doesn't Know anyone at MWM ether this is when I thought this smells.

I had bought the Home and Land package in September 2015, land settlement was in March 2016, but G developent(builder) didn’t start building the house until January 2017, so it cost me extra $25,000.00 on my mortgage. So many times they asked for variations change because they didn’t have the material that I signed during colour selection and replaced with cheap products. There was defect in sliding door, cracks on shower tile, land line phone connection, gas line wasn’t connected, fault in hot water system, even the cow won’t eat the turf that they put in landscaping, and list goes on and on. Once I moved in I spent another $20,000.00 to look the house presentable. Quality of house and customer service is very poor. So I don’t want you to be in my position and suffer & regret.

maintenance really ruin my life. The toilets can not fill up with water, toilets seat loose, I built two 4 bedroom and 2 bath room properties, so four toilets being repeatedly repaired for same issues. Vanity leaking, curtain half open, oven broken, many taps replaced due water leaking( bath room, laundry, kitchen). exhaust on kitchen not working. The shower leaking to main bed room wall and outside brick wall. The water proof test done which stated the shower base totally not water proof, However, G development declared they maintained the property well, my question why the water leaking and damage my property?? the list can go on.
