i dont recommend – They build very quick. if you any issues after you got key please fix it straight away. i had problem with my home may cracks everywhere. Tradesperson came one day to fix crack but he said you got more cracks wait another few months you will get more crack will fix it later. now they said you fix it yourself its come under owner maintenance. don<t believe them. last month my shower screen explode. all they are, they offer no flexibility on simple things like P50 negative detail, cavity sliders, 28c internal doors etc and companies that do generally charge you a fortune for the privilege! With Gemmill we found that they were ( within reason ) willing to do what ever we wanted and if they couldn't they had a legitimate reason why. But they didn't over charge because they didn't consider it out of scope and were willing to build the home the client wants rather than put it in the too hard basket.

We found everyone from Ross our Sales rep, through to Liz and Laine for our pre start and colours through to Lance our site supervisor pretty much faultless. We even found with one small issue ( that wasn't actually Gemmill's fault ) their construction manager James and Craig himself even got involved and resolved it on our behalf almost instantly.

A huge thank you to Gemmill Homes for building our new family home to such a high quality and making us feel valued throughout the entire process.

this experience we approached Atrium Homes before we realised that this also would not work for us in any way.

Once again, we were looking for another builder which we found in Gemmill Homes. We never thought that a project builder could build us the quality home we were really after. We had quite a lot of special requests which Gemmill was able to accommodate, which was fantastic for us (e.g. Using our own earth worker, upgrade in slab footings, concrete quality and reinforcement, double glazed windows and sliding doors from our preferred supplier, installation of our supplied kitchen appliances and upgrade in wall insulation and ceiling insulation).

Later, during the building process, we again realised how helpful our builder was in allowing us to complete certain items that we paid for directly before handover. Some of those items are the pool, the tiled floor, installation of roller shutters, security screens, security alarm and especially the lights throughout the entire house. The light installation was really needed to get the best quality on our ceiling insulation. This obviously saved us time and money and has also given us the overall good quality finish we were after.

We are really happy with the design of our new custom-built home. It has taken us a very long time to have our dream home completed because of all the special requests we had, however, we believe that Gemmill Homes have made the dream come true.

Over the entire process, we always dealt with the same competent people at Gemmill. Special thanks and credit must be given to Lindy Webb (Sales) and to James Cole (Group Construction Manager). Both of them have gone above and beyond and provided outstanding work and support on our house building project. We simply could not have done it without them.

If we were to build again in the future, we would definitely engage Gemmill Homes once more, knowing that we can get a good house that is not just a copy of an existing design. before writing the review to make sure nothing else went wrong but everything has been perfect. I had an independent inspector look over the house before taking possession and he had never seen one so well done, with only a couple of scratches to fix. The cost was also exactly what was quoted. materials, layout and finishes. He listened to what we wanted and looked for cost effective solutions to give our house the wow factor we wanted on our budget. He took an interest in the block (2.5 acre bush block), considered layout, aesthetic factors and bush fire requirements. He was extremely patient with us and communicated really well throughout this part of the build.

We continued to receive excellent service throughout the pre-start phase. The process was extremely logical and took place in two parts, allowing enough time for colour selections and selections of fixtures and fittings. We were able to visit suppliers beforehand or research online so that we could make informed decisions and get exactly what we wanted. They were also happy to quote for and include non-standard items which I understand some builders are unwilling to do. At this point, had we have been paying for a custom design service we would have spent a fortune but this was all included with Gemmill. The pre-start consultant was extremely knowledgeable and skilled, offering us alternative solutions and giving clear feedback to guide us through the process. We came away from restart with a clear picture of what our house would look like and an upfront costing. We felt comfortable to select the options we wanted without being pressured to spend more or cut things out that were important to us. The communication from the pre-start coordinator was also excellent, she kept us informed at every stage and remained patient with our numerous questions.

Between pre-start and construction, there were a few challenges. These mainly revolved around complying with bush fire requirements which we have come to learn is a very tricky process. There were a couple of errors made although my understanding is that this could have been the case with any builder as the requirements are relatively new and a bit of a minefield. The team at Gemmill worked hard to rectify any issues and continued to keep us well informed. We had also arranged to do some of our own site works which caused a couple of issues. Unfortunately the Site Start Supervisor was pretty poor at staying in touch and getting back to us so as soon as we were allocated our liaison person we went through her every time who was once again excellent.

The building process itself was very smooth. We were allocated an experienced and professional site supervisor who once again, kept us well informed and scheduled the various trades efficiently so that the house was built in quite a short time frame. He took pride in his work and in creating our home and the various stages were completed to a high standard. Inevitably there were a couple of issues along the way however these were dealt with promptly and rectified with minimal stress to us.

We were excited to receive the keys in early June and moved in within a couple of weeks. We are exceptionally happy with our beautiful home and feel that it has been built to a high standard. The quality of the build is very good and we have had no regrets about choosing Gemmill. During the first few weeks of living here we have come across a few minor problems. We have continued to receive excellent service from the service department who have been prompt to send out tradespeople to rectify any teething problems. Thank you Gemmill for making our building experience such a positive one and for building our beautiful home.

managed the pre-tile meeting. The quality of workmanship and attention to detail was impressive. GEMMILL happened to be decommissioning the Lakelands display home and gave me the 3D mirrors at no charge ( I had enquired about where to buy some )...a very nice gesture.

The project supervisor I met at the pre-tile meeting was quietly spoken, very competent and on the ball.

As the build progressed, there was the occasional delay in getting answers to my queries due to personnel changes at the main office, but was of no consequence.

The progress of the build was recorded with photos and I was able to follow it on line-on using the GEMMILL supplied iPad.

The project was completed on schedule. I was very pleased with the performance of GEMMILL HOMES.

Friendly helpful staff – I found the admin side dragged on a bit, but once the build started, it went quite fast! Very impressed, started building mid June, moved in just before Christmas! issues with my pre start or the actual build itself. When the time came to do my final inspection the builder supervisor did the walk around with me and picked on anything and everything possible, even if it didnt need doing he wrote it down anyway because why not he said.

I was sent emails constantly updating me on the progress of my build, aswell as receiving an ipad mini to watch the progress of the build through the Gemmill app. The client liaison would send me emails with papers to sign because she found certain appliances cheaper and newer models so i would get the money saved back.

After 6 months went buy i missed my 6 monthly defect inspection by a week, but Gemmill still let me submit the form and came out to fix some minor cracks, which i was told would happen as i was the first house built in my whole estate.

So all in all i would recommend Gemmill to everyone, they definitely make building a house an easy experience.

keeping things as simple as possible. He was also very patient when explaining what is/what is not included in the Standard Inclusion and Site Works. Before signing the building contract, we have pretty much finalized the design for the whole house to suit our lifestyle e.g. a study nook in my master bed room, a massive home theater, extended the house area to have a bigger laundry and kitchen, and etc. 30 C high ceiling throughout the whole house was a bonus as well! Plus they gave me a free iPad for monitoring the building process.

Next, the pre-start meeting with Laine. Equipped with a rich knowledge and experience in the building industry, she gave us so many good ideas such as mitred tiling in bathrooms, tile the splashback all the way up to the ceiling around the range hood, nib walls in the bathroom, kitchen cabinetry design to ensure we maximize space efficiency and installing power points at various locations for future convenience. She also gave us suggestions in terms of color selections and make sure the fridge recess suits the model of the fridge we want. What impressed us even more, she didn't push us into getting something impractical like fancy power switches, fancy bathroom accessories. The pre-start meeting concluded by bumping into the owner Craig Gemmill in the office and he reassured that they will be as helpful as possible.

Finally it's the final handover inspection and the 6 months maintenance. The site supervisor called Andrew was extremely helpful as well by making sure all the problems identified by an independent building inspector are fixed. He taught us how to lay the floor tiles nicely (because we were going to lay porcelain tiles ourselves) and other maintenance tips. During the 6 months maintenance, they even fixed small cracks on the wall for us!

One thing I wish it had been notified earlier which is to build our garage wall on the retaining wall for a bigger garage (therefore hallway). I have to admit, my package with Gemmill Homes wasn't the cheapest in the market at that time. And there is a reason for it, they use quality windows (knock on my windows you will feel the difference!), quality bricks, quality garage doors, branded kitchen appliances even the electric hot water system is a smart one. When building a new house, you get what you pay for so I highly recommend you having a chat with Gemmill before you decide to go for another builder.

Solid performance from a dedicated team – The workmanship was decent the bricklayers used bricks affected by a fungus which is my only major gripe about the property. I have to admit I was skeptical about building a new home, finding the right builder was my main stress (so many horror stories) and with two fairly good local builders we did step outside our box and decide after lots and I mean lots of research to pick Gemmill. I do have to state that Lindy was the deciding factor. Such a great salesperson who didn’t bombard me but just answered questions and kept contact by email just as I asked. I am a busy person (as are most working people) and don’t have time to talk on the phone during the day so I asked her to only email me and not to call on the phone. Lindywas the only salesperson whom I asked to do this who actually listened to me, this showed that Gemmill was the company for me, someone who listened and cared and not just about the sale. I loved also the way I could change the design to suit our needs and never did LIndy once say she couldn’t help us.

Prestart was also a breeze and something I was dreading turned into a good experience which Laine helped me through with ease, then once our client liaison Kerry and I formed a working relationship she became the most helpful person who answered all my silly questions quickly and efficiently. 

We had our first PCI and even though we have only met Lance a couple of times we feel like the contact between Kerry, Lance and us has been exceptional. My husband Steve and I could not say enough nice things about Lance, he has treated us with great respect and professionalism in our meetings which has been so helpful in our first ever building project. When building a home it is so important to have such as good building supervisor with an eagle eye for any problems or mistakes that sub-contractors may make and having them fixed straight away. I know this is where some companies are let down and then this can destroy a company’s reputation. I feel our PCI really only picked up some very small problems, nothing that couldn’t be fixed and somethings pointed out by Lance which to us was a godsend as building newbies we may have missed. This inspection was another thing I had been dreading but with Lance it turned out to be a very positive experience.

We received our keys and our dreams have come true a beautiful home on our block of land. Thanks Craig and your team

very happy to say that my reservations were completely unfounded. After our second meeting with Chris Amour, our Sales Rep, my doubts began to diminish.

He showed us some designs he had, and we worked with him on them to come up with our ideal design. It took a few goes to get it right but there were never any problems with us making changes, and having the drawings re-done, until we got it right.

Once the design was all finalised, negotiations completed, and and contract signed, it was all systems go.

From the day the footings were poured we have been impressed with the quality of the workmanship in the construction of our new home.

We can not fault any step in the build process, from Chris with his design drawings, to Pre-start and all thru the construction stage, to our Building Supervisors, (we actually had 2 with an internal promotion), to Practical Completion Inspection, Gemmill Homes staff have been with us, and available to us, to answer any questions or queries we may have had.

Chris Amour has been an absolute champion, as he has gone "above and beyond" in his dealing with us, always checking in to make sure we were happy with the way things were progressing. I cannot stress enough, how important it was for us to have had access and communications with the builder during this build. We cannot fault them.

There were never any pushy opinions expressed - but wisdom shared when asked for. The build was exceptional and the service received was far superior.
