process involving the planning/preliminary stage with the sales & drafting team, along with the admin & contracts department, colour & fitout selection personell, through to the site supervisor driving the physical build, we found the entire experience to be a very seamless & professional journey.
Building a new house in this day & age can be a very daunting undertaking because you are constantly hearing of & reading about horror stories that are happening to a lot of people all over the country. Because of this we were very nervous when looking for a builder and were relieved to have a fully completed high quality house ahead of time & on contract price. There were very minimal tiny issues along the way of which were sorted with a no fuss approach quickly. Communication with the site supervisor every step of the way was absolutely top notch. This G.J.Gardner franchise were a dream to work with & met all expectations of how building a new home should be. We would not hesitate to use them again in the future. greater leverage with trades in using a well known building company if anything were to go wrong - but it didn't - just greater peace of mind. Our supervisor builder treated it like he was building his own home and sent us updates and photos every week. He was proactive in preventing problems and quick to correct anything that wasn't quite right. Defects have been few and have been attended to promptly after the build. GJ's communication and happy team took the stress out of building and I couldn't recommend them highly enough.

and they were always accommodating if it had no affect on the works already completed. Build time was just shy of 8 months for a 400square home which is more than reasonable in this market and exceeded our expectations. When it came to defect the list they provided was far more than what we expected and honestly did more than we would have really bothered about. Great team and wouldn't hesitate to recommend.

Removed] commitment to customer satisfaction gave us the confidence to choose GJ Gardner as our builder.
Throughout the construction process, several of GJ Gardner's subcontractors - namely the carpenters, electricians, tilers, flooring specialists and cabinet makers showcased impressive workmanship, they were ethical, committed, conscientious trades and we couldn't have been happier working with them.
However, our experience with GJ Gardner's site supervisors was inconsistent, as we had three different supervisors during the 7-month build. We discovered that the key factor influencing our satisfaction was the subcontractors' ability to interpret plans and meet expectations, rather than the direct oversight of GJ's supervisors.
After the construction phase, we documented the defects pursuant to the building contract. Although the defect rectification process was slow (stretching up to 2 years post-construction), most defects were eventually addressed. One major issue arose with our driveway, which was not built to code. Despite GJ Gardner acknowledging the fault and expressing intention to rectify, the subcontractor responsible who no longer worked with GJ Gardner, refused to return. GJ Gardner therefore advised us to file a claim with QBCC, however at this time of notification by GJ Gardner we had already missed the QBCC 7 month post construction deadline, therefore our claim was denied and we are now left in the position of having to demolish and rebuild the driveway at our cost.
We want to emphasise the importance of promptly submitting your list of post-construction defects to QBCC, regardless of the builder's acceptance of liability. Our unfortunate experience serves as a cautionary tale, highlighting the need for vigilance and timely action in ensuring a satisfactory resolution.
In summary, our journey with GJ Gardner was a mix of some outstanding moments vs a heartbreaking ending. While we appreciate the expertise of some subcontractors and the efforts of our sales consultant, the challenges faced post-construction have left us disheartened.

affordable and Jade in Administration made all variations and all documents very transparent and hassle free . The personalised service has helped us make the most of this very steep bush block build. There was an unfortunate delay with the plans in council that did push our finish date out past our Xmas deadline. Once the approval came through and the new Build Supervisor, Dylan came onboard, the construction went on relatively smoothly. Dylan is super proactive and easy to talk too with any issues and made it all really stress/hassle free. With weekly updates, we where well informed on what was going on with the build. As with any builds, some minor issues have popped up , but all have been relatively quickly delt with, or are currently being followed up, with an open, quick to respond, and honest communication. So if you are looking for a seasonal, skilled builder, focused on honesty, integrity and quantity finish at affordable prices I recommend giving Darren and his team at GJ Gardner Gold Coast south a call. Hubby and I are excited to go again with these guys too.

pre-contract process quickly and without issue. During our colour selection we were provided limited guidance on suitable colour schemes, materials, etc. with the process feeling like a "tick and flick" exercise rather than an opportunity to work with an expert to select finishes to suit the home and our needs. Construction commenced and initially communication from the builder was excellent with weekly progress updates provided. However, during the build the frequency of communication was not maintained. During the build, we were presented with a number of "issues" by the builder with proposed changes which we felt comprised the design of the home. When we challenged these issues, they were infact not issues and the builder continued as per the design with no explanation provided. As the contractual date for practical completion approached, I contacted the builder and requested an estimated date that practical completion would be achieved. The builders response to this request was not timely and following numerous additional prompts, I was provided with a date that was more than 1 month later than the contractual date. Upon being provided with a date for the client inspection, we notified the builder that we would be attending with a building inspector. We were advised by the builder that it was not company policy to allow building inspectors to attend the client inspection and that we should invite the inspector following the client inspection. I queried this approach given that the advice provided was contrary to information provided on the Master Builders website and heard no further response. Practical Completion was delayed by 2 weeks, with handover falling immediately prior to Christmas. Handover occurred with a number of items missing, some of which the builder was not aware of. Upon advising the building supervisor the balustrades had not been installed to the stairs, we were asked "do you really want them?". During the handover process, we were provided no explanation on how the appliances worked and in the days following handover it was noted that there were issues with the air conditioning, HSTP and Zip tap all of which required subcontractors to rectify. Ultimately, we have a home that we are extremely happy with, however, the process to get to the end could (should) have been a lot smoother and less stressful. Compared to our previous experience with GJ Gardner, this build required a level of project management from the owner which should not be necessary.

were always accomodating! The colours & selection process was easy as 90% of the product was available in their showroom and all other suppliers were local. If they didn't have what we wanted they were also happy to source it which made the process stress free for us. Our build began right at the start of the Covid restrictions and incredibly our build ran to schedule. We were in constant contact with our project manager and made small alterations along the way and it was no hassle. Our final finished home is built to standard better than we expected. as with any build we had issues pop up along the way but everything was dealt with swiftly and more importantly hassle free for us - im sure it wasn't for the tradies! construction manager, was meticulous in ensuring everything was completed to specifications and to a very high standard. Jade Morris, our contract administrator, was always very helpful and cheerful with any queries we had during the process. The build was completed ahead of schedule and to the contracted price. This in itself was an amazing feat given the weather challanges and the emergence of COVID 19. It is without hesitation that we would choose to build with GJ Gardner Homes again.

The whole team from Sales, Office, Construction and Management, were enthusiastic and we felt like we were their only customer with all their attention focused on our build. Communication was excellent all the way through. I especially liked getting the progress photos. We were able to change a couple of things without any drama and the tradies kept the place clean as they went. We did the hand-over in 23 weeks, so they exceeded our expectations! I don't think they want to set a precedent with this though! We've been in our house for a couple of months and it's still standing, even with the terrible weather events. Haven't had any issues whatsoever. Can't recommend them highly enough.

Jade was amazing with her email and phone correspondence, always answering us within an hour with answers to any questions we might have. The quality and workmanship is fabulous, we are so happy with the results. I was always a bit sceptical of building companies but truly I have been blown away by their commitment to making our home perfect for us, not just a house! Chris was honestly the best supervisor, if he didn't think something was right he would call and check. This made the experience of being a first time builder a good one.
