Disgusting management – Poor management of the build, misleading information from them and even straight out lying at times, not to mention being bullied into keeping quiet about any issues you have with them as they threaten to suspend work and hold up the build. directors. The project manager had never provided us with an initial meeting to introduce us to their processes, timeframes etc. It took many months to even get an estimate of the completion duration/eta (beyond a vague two-page general guide).
The directors have acted in a rude, arrogant, 'holier than thou' manner. As someone who works in a professionally run workplace, it's pretty eye-opening stuff. We've had very little communication from them, sometimes a brief weekly email, other weeks nothing. Emails sent to them months ago have still not been answered.
Our project is over a year post kickoff and we're nowhere near finishing yet, at this point our serious question is "will they ever finish our house?". The experience on the whole has been DISMAL and we regret ever moving forward with GJ Gardner Toowoomba in its current form. Save your sanity people, go elsewhere.

to come in and choose them... - Provided with the wrong documents to make our selections and zero structure to the process to the extent that we made a document for them to ensure we were capturing everything. - We expressed our concerns and worries several times that contractual timeliness wouldn't be met. Escalated to the directors (owners) but received no response at all from them. No acknowledgment. When discussed in a meeting - we were told nothing to worry about but will follow up within 24 hours - no follow up as promised by them about the status of our Building approval.
When the building approval had not been obtained within 60 days according to contractual requirements we requested our lawyers to end the contract. Director pretends the clause applicable is not relevant to drag the process further.
Working with our lawyers to get our deposit back.
Horrendous doesn't begin to describe our experience – We signed our contract in June 2022. Sales person was brilliant; however, the second we were transferred to the office, everything went downhill. frames or requirements to progress the build, with the majority of our dealings handled by the receptionist. I constantly had to chase them to find out what was happening and what was needed to progress the build. Constant excuses were provided around the lack of contractors and booming projects around the area, only to find that the entire estate has been built except for our block, which still hasn't had the slab poured.
When I sent an email advising them that our finance fell through, due to several rate rises since our pre approval was granted, the second director then started lecturing me that we can't get out of the contract due to finance, even though they were responsible for taking six months to progress the build (it took 3.5 months to get the plan approval apparently)! He told me that they were just about to start the slab and have also ordered the frames! That was a month ago and nothing has again happened since!
We have had zero correspondence to advise us of when the project would start, let alone finish. We have recently visited the block and have found that it's been excavated, but when we questioned about whether it will require a retaining wall, GJ once again simply ignored us. During the initial stages there were numerous mistakes made by the project manager, which I identified in our final meeting and the director made the changes to the flooring. The project manager has since left and the receptionist has once again seemingly taken over her work.
I have found their customer service shocking and as someone who's got over thirty years of customer experience I have never seen such dismal practices. We are in the process of liaising with QBCC as we do not want to have to wait another year and then end up with unfinished or substandard work. Do your research. I thought I did and was very happy with the sales person, he was excellent. Their office staff, aside from the receptionist, who's been thrown into the deep end, are absolute clowns and should not be in director roles in my opinion, as their communication skills and conduct are appalling. Shocking, not what you'd expect from GJ Gardner.
ABSOLUTELY DISGRACEFUL!! – We signed a build contract in Dec 2020 and were told it would be a 16 week build timeframe. We ended up moving in Feb 2023 (2 years and 2 months later)! We ended up making several complaints to the QBCC about the quality of the work being completed and these complaints were substantiated by the QBCC and GJ Toowoomba were fined and given warnings.… Read more
There were also numerous breaches to both the QBCC Act and the HIA Contract (Build Contract) during the build process.
In short, we ended up up taking possession of the home prior to practical completion and were left to finish incomplete jobs off ourselves. Unfortunately, we expect our battle with GJ Toowoomba to be ongoing over the next 12-24 months.
Do your research before signing with this company.

there. The Directors / owners were unprofessional and we received many a email which were aggressive and bullying in nature. Contract signed December 2020. Handover December 2022. Numerous excuses given including “ the war in Ukraine “ for delays. So many mistakes and errors and when you pulled them up on mistakes they would find loop holes in the contract or just blame the owners and bully us and not rectify or slap a Band-Aid on it. They put a receptionist in charge of our build as a project manager, minimal site supervision of trades and at times work was sub standard and need to be rectified a number of times such as the slab too big , plumbing not meeting code and needing to be redone. This is our experience and I truly hope that no one ever has to go through this. The directors actually turned this whole experience into a ordeal in which I wish we never started. We felt they were rude, arrogant and unprofessional.

Building with G J Gardner – Overall the workmanship was of a high standard. We did have some problems. our satisfaction. The management of the build was handled fairly well. A suggestion that the house would be finished ahead of time meant disappointment when tradesmen took ill and suppliers were unable to deliver products on order. I felt that we could have had more feedback when allocated job was rescheduled and there was no tradesmen on site for sometimes a week or so. All staff at G J Gardner were profession at every stage of our building experience.

into place perfect. Cory the construction supervisor was really good with what was happening with the build, once again all the staff was great with our build and highly recommended and very professional. Last of all we love our new house.
Great Builder! – G. J. Gardner Homes was a wonderful builder. It was my first time building and I was rather nervous, but they stepped me through the whole journey and was very supportive. gritty colour choices! Cory (our site manager) was always contactable for those silly question which only pop in your mind out of hours and was only ever so happy to answer them. It wasn't only the wonderful GJ team but their group of suppliers/sub-contractors who were there to help every step of the way. From lights, to bathroom fittings, to floor coverings and even our front door - the whole team was very helpful and our beautiful house would not have been possible without them!! Excellent – Worked with the Team at Toowoomba, what a great bunch. Ed guided us through the process and was great to deal with. Pricing was perfect and then the admin team got us to contract in a little over 5 weeks. House went up in 11 weeks and was perfect not a thing wrong.
