Okay product. Payments are slow to be processed – Very supportive application process.They lost a change of bank details form. Then found it a month later. Ok for a basic loan I would still use again if i had the chance to choose again. Very basic online user interface.  Show reply

Horrendous experience – Finance was approved, but the day prior to settlement our buyers lawyer noticed a shortfall of $12k not included in our mortgage (real estate agents fees, council rates & settlement agents costs) had to borrow from our friends and family as imortgage couldn't lend us anymore. Lack of Common Sense – After looking at our income, iMortgage said they could loan us about 20k less than we wanted. During this process, we received 50k inheritance so we decided to accept their offer. Not flexible – They do not let you use your own equity as you see fit. They state it's about responsible lending but to me it is too restrictive. Example : You have equity in your loan or have paid your loan down and wish to use the equity. Competitive rates and good customer service No offset account. It's not critical though taking into account their competitive rates.

Can't ask for much more – Brokers are unlikely to recommend iMortgage as they cannot get a commission. However if you are after a low cost mortgage then iMortgage is for you. I was refinancing from one of the Big 4 banks which was currently at 5.2%. iMortgage fusion was offering 4.69% with no ongoing fees. would always respond to emails promptly, typically within the hour. There isn't anything more frustrating than sending an email and having to wait 2 or 3 days for a reply. (Sometimes customer service / slow processing times can be the let down for these low rate lenders, but not with iMortgage)

I was kept up to date with the application process and the valuation was organised promptly

There is no offset account but if you can do without the offset account then you can't really go past iMortgage for it's 4.69%

December 30th 2014 Update:

This is my third mortgage with iMortgage. This time I consulted a mortgage broker who told me to steer clear of imortgage as he had never heard of them and he had a vested interest in getting me into one of his products...but after comparing his best loan offer, imortgage still came out on top. (His rate was higher and required a not insignificant annual fee)

My first two mortgages were refinance but this mortgage was for a purchase.....so for the refinance there was no time pressure/deadlines.

Again, this loan was through Therese who is always very helpful and very quick to respond via email - again, almost like a buddy you text message and get an instant response - nothing worse than sending an email and getting no reply - then wondering if it was read or not.

Since the iMortgage application is done all online, and since I had the previous loans with them, they had all my details on file so I didn't have to send in a further set of certified copies of identification documents - all I had to do was send in an updated assets/liabilities statement. Even though the loan was formally approved in October 2014, being self employed, iMortgage accepted my 2012 and 2013 tax returns which were already on file ( they didn't require my 2014 tax return which I haven't yet done).

One hiccup though, the titles registration fee (in my case - $5,500) comes out of the loan funds provided by iMortgage, and this meant the money available to pay the seller I was purchasing from, was $5500 less, so on settlement day, even though I had paid all the money requested to settle into my solicitor trust account, no one factored this into funds required. Luckily I was able to pay the shortfall direct to the office of state revenue so settlement went ahead.

Imortgage offer online loan access and free redraws, no application fee and no ongoing fees, plus a very competitive variable rate. I've now seen heritage advertise 4.40% variable but you have to pay $20 for each redraw and a $600 application fee, so imortgage are still competitive with no application fee and no redraw fees.

Unfortunately having different imortgage loans means i have multiple log in accounts to access my loans, rather than one log in with all the loans. (With the CBA all your loans are listed are under one log in...but CBA interest rates are much higher)

Other than that, you can't really beat iMortgage very smooth application process, very prompt replies to emails, great rate 4.69% no ongoing fees

Pretty smooth throughout – Bought an investment property & used these guys for the finance. Although iMortgage is an online bank they couldn't do more to help me over the phone with advice etc. It did take a bit longer for the valuer to come out than expected but think that was due to the tenants for access.
