inconsiderate property management team. I'll try my best to describe them here.

DETAILED ISSUES:

1. Ongoing leaks within the Car Parks: caused by poor construction and seals in the cemented joints on the car park ceilings. Every time a car park cleaning/wash is conducted, it leaks extensively onto the cars in the carpark underneath, with some spots affected more visibly than others. I liaised with building and property management on multiple accounts to request a permanent fix to this recurring issue as it was visibly affecting my car's exterior and leaving calcium deposits on my car in every instance. I escalated to property management when our building manager simply failed to address this and I was told, "We apologise for the inconvenience but no further car parks will be cleaned" as the final resolution. The case is now escalated beyond them and pending a NCAT hearing on 22 June. They were not kidding when they said that no car park cleanings will be conducted as these were carefully avoided to prevent the leaks and avoid making a permanent fix to the carpark roof. As a result, the state of the carparks is horrible. See photos for evidence.

2. Lack of disclosure on extent and duration of overall construction at the site: We were told that the building will be fully ready to be occupied by our move in date in Oct 2025. Till date, it is a construction site with numerous pending items, including the rooftop, Level 5 communal space, cleanup of the lifts (still covered from day-1), carparks (blocked areas for construction and storage), lobbies (not maintained due to ongoing construction) and so on. See attached photos as proof.

3. They will force you to pay a New Development Charge for the OptiComm internet network as renters. This is a once-off Capital expenditure charged by the OptiComm network that is unfair and unreasonable for one-time tenants. Meriton outright refused to pay even though we presented our case very well. This charge was not previously disclosed to be our responsibility and neither was it negotiated/disclosed anywhere in the lease. NSW law identifies internet costs as a grey area and Meriton is smart enough to take advantage of the stressful rental market in this period of economic uncertainty.

These are just a few ongoing items of concern but we have had issues with the hot water system, toilet covers, faucets, air conditioning in this brand-new apartment in the first few months itself. I feel sorry for the people buying in as they will end up with extensive out of pocket costs for all fixes.

We spent $5,000 to move here and an additional $300 as the unfairly charged new development charge so we are unfortunately stuck here for a little more time to justify these costs. I hope this prevents other people from making the same mistake.

Meriton location to provide an in-depth review. That moment came for January 2026 when my partner and I stayed at the Campbell street location, approximately a 7 minute stroll from Central Station in Sydney.

My significant other had a medical appointment and though this time taking a Murrays interstate, I decided to book this location, even though there were at least two other Meriton locations, this one was the closest to Central Station.

Unfortunately, compared to my earlier review for Bondi Junction, this location I'm afraid is worse.

[Product/Service] Meriton as a brand is supposed to mean something to someone who want an experience. I will certainly say, we definitely got more than we bargained for and unfortunately I would say that the Campbell location is much much worse.

[Package] I will skip this as I think it is rather pointless

[Pros(+) vs Cons(-)]

Pros(+) - Location, onsite Amenities?, friendly and knowledgeable reception staff.

Cons(-) - Many - The checking-in experience - Lift A was out of order with a sign. Lift C was under maintenance, Lift B and D were the only ones operational. It took us about 30 minutes to get to the 16th floor - The system that powers the lift - has a mind of its own. There is only one user input panel, select it and good luck getting to the designated floor. Depending on which ever lift you get into, it does not stop at your designated floor. It does not even register. You get off at the wrong floor, press the panel and you get to a different lift to the right floor. - Our floor was on level 16, after 30 minutes of waiting amongst other patrons, which Meriton Management should have advised guests checking in on the day that their lifts could potentially create delays for everyone should have been given this information first hand before experiencing the significant delays. Especially that those other patrons were more elderly and there was inadequate seating arrangements across all floors when these lifts were broken. - Traversing between floors, we hear the maintenance people in the elevator shaft yelling at each other. Getting into the lift itself, we hear the words from the maintenance worker: "let me try something". Not a very comforting comment considering of the fact when using it in the first place. - Even after Lift C is brought back in working order, there is a delayed response in the doors opening. There is also an annoying echoing squealing noise through the elevator shaft. Does not really give us much confidence in its use. Many times during our stay, we thought about using the fire escape instead. - what's more, despite the lift except for A which was still out of action, took approximately 10 minutes for the lift to reach the floor. - each lift, on both sides of the wall of the lift, contains a locked transparent glass case. Within that case, are actual physical buttons for each floor. What annoyed me recently, was being stuck even though another guest and I pressed on the panel for the floor we were trying to get to. The lift system failed to acknowledge the floor and upon entering the lift; we could not find any buttons, even though an attempt was made to swipe with our Meriton apartment cards. It was only until I bent down to find the opening and close buttons for the lift... Unless you are a small person or child, as adults, you can not see the buttons at all. - what's more, it would be nice if cleaning can be applied to the lifts on each floor, especially on the walls? We saw dirt marks and streaks. - as the above points point to lift issues, seating should be applied to all levels in the event when ever these lift issues arise. - Our serviced apartment at 1605: (1) upon entry, smelt of a combination of mould and used baby nappies. We had to turn on split system 24/7 just to breath. - The bathroom toilet - whoever designed and installed the toilet, should go back to school to learn ergonomics. The toilet seat is broken and out of alignment. The button to flush the toilet, is behind the raised toilet seat? - The bathroom sink - was cracked on the surface, it did not drain properly. - The service apartment has a dishwasher and a laundry, the bare minimum is only provided for "per day" usage. You would have to ask the reception located on level 6 to get further assistance. - Quality - as with my previous review on Meriton, the quality on the appliances were not contemporary or of a high quality standard. The only brand that stood out was Westinghouse for the microwave. But everything else was either Chiq or a non-brand we could not identify. - The WIFI - What WIFI? We were not given the WIFI password nor could we find it any where inside the serviced apartment - the bed up against the wall along with a large bedhead has two bedside tables, one on the left had a lamp, and the other had a lamp also but with an alarm clock. Both power sockets were used and the bedhead barely had enough room, leaving the bedhead on the left struggling to sit flush against the wall and in fact bent. - Could not find additional pillows, blankets or quilts. Nothing. - The amenities on level 12 - the heated pool, the separate spa, separate sauna and the guest gym. The gym was the worst part. There are two many machines inside the cramped space of the gym where it was not designed to populate the intended numbers. The filtered water station shoved into the corner, did not have any disposable cups. I attempted to go back to the 16th floor to our service apartment, but could not wait 10 minutes for a lift while waiting already 4 minutes in and decided to go back to the lift panel to choose level 6 for reception. That took mere seconds to arrive. I get into the lift and the reception staff gave me multiple stacks of disposable cups. - the signage for the correct use of the amenities are useless. The guests using the gym, at least more than half did know follow correct etiquette, leaving other guests including myself deeply annoyed.

[Final Thoughts] Do not come here please. Find somewhere else. If you have appointments for work or for other reasons and requires this location, then I would advise that you call ahead to ensure that nothing at this venue creates delays for your stay. If you are looking to use the establishment's amenities like the pool and gym; please insist to book on Level 12 as it would ultimately save you precious time when the lift is broken.

lounge; a massive coffee stain on the sofa in the second bedroom, and worst of all, actual food on a pillow (the pillowslip) in the master bedroom - It was beyond revolting. Despite me contacting SkipQ Holidays with messages and photographs about my concerns, they never responded. Yes, the apartment was in a great location, hence the one star but if a place hasn't been properly cleaned to a decent standard, then count me out. Disgraceful.

I’ve always stayed in a one bedroom City apartment because quite frankly, it’s on the better side of the property with far better views than the “modern suites and the price difference between the two is minimal. The apartments are spacious, clean, modern, with cooking facilities (even though I have never cooked anything in the apartment), a generous shower, good quiet air con, and nice balconies with great views. The beds are comfy, with a tv in the bedroom as well as the lounge room.

What you pay for is essentially “the space” and it doesn’t come with any extras like you’d find in a hotel (such as room service, breakfast, a restaurant etc). Speaking of price, and that’s an important one these days which is another reason I choose Meriton at Chatswood over city hotels. It’s almost always a fraction of the price you’d pay in the city, and more often than not, it’s under $200 a night. As a member of Meriton “Eminence” program, which is free to join, you pay than the normal public rate. It’s also only a few minutes walk to Chatswood station with quick train or metro access straight into the city. Also just a few minutes walk from the train station is “the concourse” with a large variety of cafes, restaurants, take away outlets, as well as Westfield Chatswood. Like I said, it ticks a lot of boxes.

Parking is only $30 a night which is cheap compared to most other places, however, access to Meriton car park ramp is tricky with very awkward twists and tight turns to negotiate especially if you happen a large car. My only small personal gripe is being aged in my mid 60’s, I prefer to wear a shower cap in the shower so that my hair doesn’t get soaked. Whilst Meriton provides small toiletries such as shampoo, conditioner and body wash, there’s no shower caps and for me personally, it’s one very small thing that makes a big difference because I have to keep remembering to bring my own. Again, call me weird and ancient, but I don’t like pod coffee which is their only option for coffee. I prefer instant. I’ve always believed that surely it would no trouble or expense for them to provide a shower caps and a few sachets of instant coffee.

Otherwise though, it’s pretty much faultless and an excellent value for money quality accommodation close to the city. Definately recommend.

slugged me with a $528.63 “no-show fee” for the other - even though I never travelled to Sydney and made it clear I wasn’t coming. When I raised it, they admitted they listened to my cancellation call but still refused a refund, blaming me for not spoon-feeding them the second booking reference. That’s pathetic. Their staff had full access to my profile and should have checked both bookings. Instead of taking responsibility, they’ve chosen to profit off their own incompetence. Meriton doesn’t value loyalty, fairness, or accountability - just squeezing money out of customers wherever they can. Avoid!!!

and after calling reception again they advised they didn't have a Maintenace man in the building as it was after hours, and she couldn't help me at all.

The next morning i checked out and advised the new receptionist what happen last night, all she could say was I'm sorry about 4 times and no compensation at all, they made me pay for the parking and said thanks you for staying. Whoever is running the Meriton suites need to sort simple things out like hot water. What a waste of $210.00 dollars Thanks Meriton Suites for calling me back when asked 3 times.

are set between 20-25 degrees. Well others might but ours was set at 25 degrees and could not be adjusted. We were told they would move us to another apartment if the aircon was faulty, but then said sorry nothing available (I checked online and could see there were apartments available). We won’t be back nor will recommend Meriton to any friends or family. strongly dispute. My disappointment is compounded by the fact that this appears to be a false allegation, they had sent us a pic with a hole in the sofa.

To provide some context, my family and I were on holiday and primarily used the apartment for sleeping between the hours of 12:00 PM and 10:00 AM on 23rd night. We left the apartment next day and were rarely present during the day, and any use of the facilities was minimal.

I am dismayed by the lack of evidence provided to support the claim, and I am left with no option but to consider legal action through the consumer court if this matter is not resolved promptly and fairly.

This experience has tarnished what was supposed to be a pleasant stay at your serviced apartments. They sent me an email on 24th advising about the same and charged the money without my consent on 25th. As a guest, I expect transparency, fairness, and accurate representation of charges.

Do not purchase Meriton Units – I got a lesson to avoid Meriton as much as possible with my little experience. I sent them a deposit in their office to purchase the unit and they didn't give me confirmation which I believe they had to give me right after I transferred. I instantly asked the refund and canceled the purchase.

When they heard I will cancel the purchase, they confirmed me in a minute that they've got my money.

I still asked them to give me the money back and they told me it can take up to 2 weeks.

Later, I've got an email from Meriton group for payee verification.

I filled my personal information on their website as they wanted and at the next step, it asked me to put down my bank account ID and Password to link my bank to their system.

Can you believe it?

Australia doesn't have regulation for the password and most of companies have the password unencrypted. Moreover, once you give permission to the website for your bank, they can do whatever they want.

I've never heard of this kind of stories.

I am really glad I could get out of Meriton before I enter completely.

I refused to put my bank ID & password and not sure if they will ever refund my deposit. Probably I will have to go though a legal process to get it back without giving my bank ID & password.

Dirty unclean seen a couple of cockroaches – We checked in 24 July for a 7 day stay, 2 bed and 2 bath harbour view about $2300 plus parking. nor even complete. At no point when we booked the apartment was any mention made of it being under construction or that it was not currently in operation. With thousands of people decening on Canberra for the competition we are now unable to attend due to the cost of a similar apartment for our family. This is disgraceful and I would expect bordering on false advertising. We have a devastated son. You should be disgusted that you put us or anyone else in this position. I doubt we will even get a reply from our complaint to Meriton directly.

transaction on my CC that I could not recognize. Found out they took it because the booking was actually made. Here is how: - The error did not prevent the booking, just threw me off - I made a mistake and left out one letter in my email address at booking time - Their POORLY DESIGNED WEBSITE asks you for your email ONLY ONCE! So if you enter your email address wrongly, your are going to pay a night if you change your mind because you have no way to know you have a booking!!! I mean, even scam sites ask for your email twice to make sure you entered the right address. Now they say their word is final and it's my fault because I did not call and follow up! WHY? Why would I follow up with a failed reservation that I did not receive any confirmation email for it, and I don't want it anymore either? I told them your system sent a confirmation email and it was bounced. Why didn't anyone follow up? You had my phone number, my address, you could communicate. They said "we can't follow up to see if emails reach people". Isn't that proposterous? IT WAS A BOUNCED CONFIRMATION EMAIL! Why wouldn't your system catch that? I am not illiterate, I understand sofware and web design. It is quite easy to check for bounced emails and flag them automatically. Apparently, they are more interested in the booking fee than their reputation. Never again. Never.

Very average experience – The extra costs for car parking was only mentioned during check in despite paying a huge price for a two night stay. I consider this a dirty trick by the hotel. Do not stay here – I stayed here for a job in Sydney. I had a training bag stolen from the staff and they refused to show security footage to prove otherwise and I had an equipment bag left behind the counter by a colleague and went to collect a few hours later and they’ve misplaced it. No service – Rooms are not serviced as advertised. Compendium states towels are changed, coffee etc and bathroom products are replenished daily. Bed will also be made. Went out at 10am and back at 5pm, room had not been touched! Reception asked if we had requested a service, I said no. They then said the compendium was from pre covid and had not been updated. Not our problem!!!! For $250 a night, I expect clean towels and the bed made!!! Show details

20. After coming back from an early dinner, we started getting cleaned up for bed, but when I checked the bed sheets there were brown Stains. This really put us off so we decided to pack up and check out that night at 8pm. Luckily we're Sydney locals so we could drive back home, but we are very disappointed with Meriton. We've been regular customers pre-Pandemic and have never seen such a filthy room/apartment in all our life. Luckily, the staff are very helpful. The hotel manager refunded our stay after we explained what happened. We were planning a nice relaxing short getaway, but instead it was an extremely exhausting and grosse Saturday night for my family. If you have small kids you just want a nice clean room for them to relax and play. This was quite the nightmare.

Here's a list of what we experienced.

The good: Fast check in High floor as requested Location close to restaurants, shops and station Helpful staff Early check in 2pm Late check out request confirmed

The bad: Overall the room was filthy Flooring dusty Stains on bedsheets Stains on pillows Toilet seat hinge wonky Kitchen dusty Indoor balcony window hand prints with dry ketchup Cracked balcony cement Fridge hand marks and dry wet marks Living room TV was broken and not turning on. AVOID at all costs! AVOID! – I will never ever ever ever... rent a Meriton apartment! Overpriced for what it offers. They rent and sell as luxury apartments, but in reality, these are the cheapest apartments built on the market. frequently and the windows were non-existent, you could feel the wind and the cold inside. The insulation is terrible! I don't understand how on earth they are allowed to build this crap. If you have the guts and the money to throw away, try it yourself!

This place is NOT a resort-style living. One of Meriton's entertainment areas, the pool and spa area, is not well-maintained and could be described as a pigsty. I have visited this area for three consecutive weeks and noticed it has not been cleaned. I have attached relevant pictures to show the state of the area. Ironically, Meriton promotes the LUXURY and PRIDE of its facilities while neglecting the importance of HYGIENE!

Service Levels horrible. Trying to compete in the hotel market, but have no experience – This is sold as a serviced apartment. Until u get there. Then u realise that everything is DIY. No towels provided once they take away the first set. They promise service… but it never arrives. The view tho- amazing. Visit at ur own peril and don’t forget to pack towels n consumables. Meriton Central Not So Welcoming – I have been an Eminence Member for some time before COVID I had always found the staff more than helpful, interested and genuine. Unfortunately thus far is very different. I understand that COVID has impacted on a number if businesses, but standards are standards and maintaining a high level during and post difficult times is essential. Meriton Out of Control – Don’t stay at 528 Kent Street, Sydney. The management is just so dysfunctional you will just raise your blood pressure. The suites are tawdry and not overly clean. Staff don’t give a toss Show details

DO not buy from them – I initially had a positive sales experience with Eunice, however I was sold a property with this developer with verbal undertakings of completion times. These have been changed now 4 times. The latest undertaking was provided in writing by the developers own solicitors to again not be anywhere near accurate. The false and misleading… Read more

representations to me are grossly inaccurate and unacceptable. I strongly suggest that any persons thinking of buying from this developer do not accept any verbal word of undertaking at all, they do not live up to their promises nor are they at all concerned with consequences of their unfulfilled promises.

will look nice and slick, but in reality, underneath the cover its all made with sh*t. It seems like they have the same architects that do the same mistakes every time. The airflow is bad, the way the building holds the heat and protects you from the cold is bad - insulation is terrible. Please do your studies and maybe travel to Europe to learn the best practices. The new buildings are soooo much better over there. In Meriton, you should expect it to be hot and humid in summer and cold and wet during the winter months. They sell it as luxury, but its all fake - the kitchen, the flooring, the builtins are super cheap and of a very low quality. Amenities - gyms and pools are fakes too. Yes they are there, but the pool is dirty and the gym is of 10 square meters size with 5 machines. The smell. All Meriton buildings smell the same. Expect the garbage smell on the parking (and its really hard one), in the corridors and halls.

wasn't cleaned at whilst I was there,I broke lease because of filthy state of it and they still took my bond and cleaning fees for room do not stay there especially with kids or family you will be discusted with the place
