Absolutely appalling experience! There's no such thing as a referral bonus here. It feels like a rip-off. The salesperson was clearly covering their own back, and when I complained, they only seemed to care about their staff's interests, showing no respect for customers. from their team seems to care, as they just keep passing the responsibility to someone else and unwilling to help find a solution.

The acoustics treatment in their units are far below the acceptable standard. We can hear every footstep from the unit above us and the glass curtain wall does not have any acoustic treatment and you can hear everyone’s roller blinds hitting the aluminium window day and night non-stop. We have been informed by their team that this is the acceptance standard for a Mirvac product, which differs significantly from their marketing team's pitch and undertaking at the time of trying to persuade you to purchase their apartments off the plan.

We would recommend anyone to stay away from purchasing a Mirvac unit.

Great service and extremely proactive communication processes throughout the build – I signed a purchase contract back in 2016 for a two-bedroom apartment and it only finished construction in late 2021. The construction took much longer than anticipated, but I found Mirvac to be very communicative throughout the building process. As the completion drew closer, they provided updates for the settlement and move-in process so things were clear and informative. I knew exactly who to contact if I had any questions and they were always accessible and helpful.

Unfortunately, there were delays with my loan and I'm grateful that Mirvac didn't charge any additional fees for the late settlement. I settled almost 2-3 weeks later than the intended settlement date due to the slow processing of the bank loan.

When I signed the contract they had included a built-in fridge, but on my first 'pre-settlement' inspection, the fridge was missing. I let them know and they rectified the issue promptly as well as other cosmetic issues around the property.

I am not living at the property, so I cannot comment on the quality of the build, but so far, it looks very good and the quality of the interiors are beautiful.

The design of the apartment is beautiful, I like that they put a 'green switch' at the entrance of the apartment, means you can turn all the lights off in the apartment at the front door. Simple thing, but makes everyday life easier.

There were some maintenance issues in the first-month post-settlement relating to the elevators and the glass exteriors of the building. This is probably to be expected of 40 storey building. So there are minor repairs being done on the building.

Unsatisfactory finishing with poor service and aftercare – My partner and his family have purchased a number of off the plan properties from Mirvac with no issue. every detail". Turned out this is the most disappointing experience to date. 2 weeks before settlement, we went it for a pre-inspection and there were so many things that were still to be fixed including an unfinished storage room and chips, paints splatters, marks around the house. We were promised that this will all be rectified by the time we settle. To our surprise, only around 10% of the issue was rectified and our storage room was filled with construction junks, not painted, no flooring. Chips around door frames are still there, no timeline on when this will be fixed. Stickers on the window was poorly applied and had to be called out twice to be done properly. [name removed], our settlement rep has been nothing but patient with our complaints and we understand that he has limited authority over situation like this. However, this whole experience has us feeling appalled with the way that Mirvac has done this building and treated their customer. 3 weeks after settlement and storage room is still the same. On top of that, we got a defective cage door for storage that also hasn't been rectified, big gaps between front door and floor causing loud wind noise, swipe tags that are still lagging or not working sometimes. How would you expect people to move in when it is clearly incomplete even nearly one month after settling? There seems to be no urgency to fix the issues since we have settled. Overall experience has been nothing but disappointing on this purchase.

Mirvac Construction Report – Our construction is going on snail pace. They are waiting on scaffolding from other house to come down and use it for my house. My frameworks was done by 29 Sep 2018. Still roof not covered it is being deteriorating now for 8 months. Charged hefty $2170 for small piece of glass panel for staircase. It does not even worth $1,000. There is no toilet for workers in the site. Contractors are urinating in side the house. The house smells urine now. Disgusting act by Miravc. Mirvac use same scaffolding for both side of the house. Now I have to wait until they finish other house work.

days in and currently not working and we are considering moving to a hotel as humidity and heat almost unbearable.

Dishwasher fell out of cabinet as not bolted in and badly cut my arm (Mirvac aware of that and didn't even acknowledge it), floor boards are being ripped up and relaid as full of gouges, bin under kitchen sink had to be moved as not accessible, integrated fridge doors hitting cabinetry, toilet leaking, ensuite tap scratched, airconditioning leaking when it did work, clothes dryer faulty, two windows severely scratched on the outside (we're on level 18), entry tiles chipped, bathroom mirror to ensuite scratched and being replaced. The list of minor defects goes on. Overall we feel very let down by Mirvac and not the quality we expected or paid for.

Maxine (you rock!), to the random landscaper my dog has fallen in love with (thanks for being such a good sport about her sitting in your work). I have friends also building at the moment (with different companies) and I can honestly say my experience has been so different to theirs - I've had ZERO stress. I have been very lucky to have signed on with such an amazing builder. If I were to build again, 100% would do it with Mirvac. No question about it.

I would advise anyone against building with Mirvac. Both of our bathrooms are non-complaint. No water stops were installed and we have had reoccurring leaks into our downstairs. has been going on for 6 years and still trying to get things fixed. They are an absolute nightmare to deal with. The whole estate has been built by mirvac and a number of neighbours have had the same issues. Mirvac turn a blind eye. Will be lodging a complaint with DBDRV as other neighbours have done. Has been a massive inconvenience in our lives. I highly recommend that you avoid buying anything off Mirvac.

resolved, to varying timeframes and quality. So my review relates to the amount of issues over a long timeframe (about 10 months). I wont list them all but the main ones are: - the air conditioner unit breaking 8 times (once involved water pouring out of the ceiling above the kitchen) - the Air Conditioner technicians were great, I should say, fixing a mess not of their making - leaking windows from the outside, requiring extensive repairs internally and some damage to furniture - a construction completion date that just keeps getting pushed out - it has been about 10 months living in the building and there are areas still under construction, which means endless construction noise and disturbance - a bathroom door infested with book-lice (since before settlement) and told just to use bug spray - paint, grout, and silicone damage (most of which I've just fixed myself) - strange humming sounds throughout the building, plus loud banging noises at all hours (including at night, disturbing sleep) which apparently no one can or will fix (this is ongoing and it's like Mirvac and Building Management just want me to give up) --- It is a shame that there have been so many problems and others in the building experienced worse from what I have heard, because the apartment is quite nice, the finishings are good (apart from above), and the building is ok.

felt that Mirvac would be a good Developer for my in-laws to use.

Stockland is very focused on customer service and though they have strict contracts in place, they will show compassion to customers where needed. I thought, Mirvac being a competitor that is in the same league as Stockland, that the operations of their business would be similar.

Also, Mirvac had a reputation for being able to title land on time, so this was also a peace of mind.

Unfortunately, the lot sold to my in-laws is currently over 10 months delayed in title registration and to date has not been tiled. This means my in-laws have been paying rent and waiting for the land to title so they can start building, and now that the title is due to register any day , Porter Davis has gone into liquidation resulting in my in-laws losing their build deposit.

We have reached out to Mirvac and asked Mirvac to allow either of the two below options to assist my in-laws from losing further money and move forward with their lives;

Option 1: Allow the contract to be canceled and the land deposit returned. As the land is due to title any day now, Mirvac will be able to re-sell the land for MORE money than they sold to my in-laws (Titled land in the estate is very desirable, as it is rare in the Olivine Estate).

Option 2: Allow my in-laws to nominate this lot to someone else to take over the contract as we have a few friends interetsed, who are looking for titled/ or soon-to-settle land.

I think any decent business would know that this is a fair request, especially considering that Mirvac has been advised that my in-laws are living off their life savings which are dwindling away because of this property.

They are elderly and have already lost their deposit to one of Australia’s largest builders, how are they then expected to provide more money to another builder, and keep paying rent in their retirement? All whilst the cost of living is going through the roof and they are unable to work and make money to recoup all the financial losses they have and are continuing to incur because of this property?

These circumstances were explained to Mirvac in detail, however, we have been told that Mirvac has declined both options, as my in-laws are “Cash Buyers”. Cash Buyer is a term we usually refer to buyers who don't need to have a mortgage, often these buyers are wealthy. But my in-laws are pensioners using the little retirement money they have from the sale of their house to try to put an affordable roof over their heads, and went with the house and land package as that seemed to be the most economical option.

I was also told by Mirvac, if the land doesn’t settle my in-laws would also lose their land deposit to Mirvac OR if they did settle the land, and they wanted to re-sell the land without building, then they need to ask for consent from Mirvac as this would be a breach of the contract. Given the Developer has already declined the above-mentioned 2 options, it is highly unlikely they will be allowing resale after settlement.

Mirvac has stated, they want to "Help their customers" and they are doing this by being prepared to kindly extend the time period of the building clause in the land contract.

Mirvac's response as one of Australia's Largest developers is disgraceful, especially given that they can easily help a customer AND they can make a PROFIT by easily reselling the land at a higher price. We had also agreed to sign a confidentiality agreement to state that we would not disclose this to anyone. Given this is a win-win for both parties, Mirvac refusing to help in this circumstance is actually cruel.

When the government and the rest of Australia is trying to find a way to help customers of Porter Davies, even at a loss, Mirvac's ZERO COMPASSION for such an easy fix i(even with a profit) is unethical.

additional measures are taken to address this problem, its an issue for all people in these Terrace homes. In the 1st 2 years we have had to pay an electrician to fix sparking switches, the bedroom light fixtures became faulty, oven packed up and range hood broke down. Lock on sliding door broke and we had to replace lock. There are imperfections to the walls upstairs where you can see the plaster board joins. Workman advised the wall paint is watered Down as the paint job is poor. The hotwater system stated sinking causing pipes to bend and leak. Needed to be pulled out and repacked after 4 years. Sunck by 2 inches, soft land. Was told house would be completed may 2013 then suddenly received a letter stating settlement was in 2 weeks at the beginning of February 2013. We never have one letter to advise the progression of the stages of the home and communication was very poor. We hadn't even have time to prepare the home loan as we thought we had time.

Such a shame for a company that has a large reputation. We will consider to sell down the track because of the noise pollution. A dream turned nightmare.

that they were not going rush and cut corners to finish it - they confirmed that they would not.

My family and I were so excited when we settled and collected the keys. That excitement turned to huge disappointment when we entered the property to find it filthy. There was grease on the tiled living area floor, a cabinet door lying on the floor in the middle of the master bedroom, dirt all over the windows, a bright red paint stain on the carpet etc.

There were many examples of them being outside tolerances including the uneveness of the tiling and not applying an undercoat to the internal walls. We had to spend $5K for a new floor to cover the tiled hallway and living area as it looked so bad. When we asked Mirvac for compensation they refused. The smallest knock to the walls would chip the paint.

Everything just looked so rushed and cheaply done, even some of the contractors who worked on our home were telling us we shouldn't have bought it, saying that the property was full or errors. The electrical contractors told us that Mirvac pushed them to work faster than they ever have before to finish.

We found out later that they had rushed so that they could get settlement and their money before the end of financial year in order to meet their revenue targets. We saw this pattern across the estate again and again in subsequent years - the mad rush to finish before EOFY. Many times were saw Mirvac pushing contractors to work outside of VIC EPA allowed times to finish properties, often waking the neighbours before 7am and severely impacting on the quality of life of their own customers. We also saw total disregard for safety and rarely any traffic management.

Many purchasers in Stage 1 were extremely upset and we heard some real horror stories from other purchasers. A number told us that they had previously purchased Mirvace properties but would never purchase another Mirvac property. A common complaint from many Mirvac purchasers is that their homes were far below the standard of their display homes.

The property got exceptionally hot in summer. We had to put the air conditioning even when the outside temperature was in low 20s, leading to extremely high electricity bills. There were nights where we would have to set up fans in the bedrooms and even still our young children would complain that they couldn't sleep. Without air conditioning on in extreme hot days the indoor temperature would exceed 40 deg. When I approached Mirvac about this issue they said they were not responsible for the property getting so hot. If Mirvac, who designed and built the townhouse, aren't responsible, then who is?

After all of this, seeing Mirvac's slogan 'Quality and attention in every detail' is a huge insult. I also note that they market themselves as premium builders when deliver volume builder quality and finishing. My advice is don't believe the marketing spiel.

Choose mirvac without any doubt and confusion like some other builders – I build my house in Aintree (woodlea) and I'm 100% satisfied with my home and site supervisor ( Anthony Zahra),sometimes I emailed him midnight and he replied me straight away. He build my house much more than my expectations, Mirvac don't loose this type of supervisor and you must Award him. Again I thanked Mirvac and specially my site supervisor (Anthony Zahra). Poor Post Completion – Took over a year for the post completion team to attempt to finish all outstanding issues, with all aspects having us to continually contact Mirvac for updates and time frames for works to be completed. It has been almost 2 years since handover and still not finished. Have been attempting to have a poorly fixed roof flashing rectified for over… Read more

six months and every time someone comes out they do not investigate where I have informed them the issue is located and simply work on some unrelated issue. A month ago I personally climbed on my roof to take photos of the specific location of the issue and they have yet to action this despite my relentless contacting, and even when I informed them they have left me no choice but to contact fair trade they are still not rectifying the damaged area.

I was referred to Mirvac Settlement Team and I am very satisfied with their prompt reply and action on both occasion.
