Not worth paying the extra money for any Mirvac products The final product doesn’t match what they have pitched on the marketing and brand. from their team seems to care, as they just keep passing the responsibility to someone else and unwilling to help find a solution.

The acoustics treatment in their units are far below the acceptable standard. We can hear every footstep from the unit above us and the glass curtain wall does not have any acoustic treatment and you can hear everyone’s roller blinds hitting the aluminium window day and night non-stop. We have been informed by their team that this is the acceptance standard for a Mirvac product, which differs significantly from their marketing team's pitch and undertaking at the time of trying to persuade you to purchase their apartments off the plan.

We would recommend anyone to stay away from purchasing a Mirvac unit.

resolved, to varying timeframes and quality. So my review relates to the amount of issues over a long timeframe (about 10 months). I wont list them all but the main ones are: - the air conditioner unit breaking 8 times (once involved water pouring out of the ceiling above the kitchen) - the Air Conditioner technicians were great, I should say, fixing a mess not of their making - leaking windows from the outside, requiring extensive repairs internally and some damage to furniture - a construction completion date that just keeps getting pushed out - it has been about 10 months living in the building and there are areas still under construction, which means endless construction noise and disturbance - a bathroom door infested with book-lice (since before settlement) and told just to use bug spray - paint, grout, and silicone damage (most of which I've just fixed myself) - strange humming sounds throughout the building, plus loud banging noises at all hours (including at night, disturbing sleep) which apparently no one can or will fix (this is ongoing and it's like Mirvac and Building Management just want me to give up) --- It is a shame that there have been so many problems and others in the building experienced worse from what I have heard, because the apartment is quite nice, the finishings are good (apart from above), and the building is ok.

days in and currently not working and we are considering moving to a hotel as humidity and heat almost unbearable.

Dishwasher fell out of cabinet as not bolted in and badly cut my arm (Mirvac aware of that and didn't even acknowledge it), floor boards are being ripped up and relaid as full of gouges, bin under kitchen sink had to be moved as not accessible, integrated fridge doors hitting cabinetry, toilet leaking, ensuite tap scratched, airconditioning leaking when it did work, clothes dryer faulty, two windows severely scratched on the outside (we're on level 18), entry tiles chipped, bathroom mirror to ensuite scratched and being replaced. The list of minor defects goes on. Overall we feel very let down by Mirvac and not the quality we expected or paid for.

every detail". Turned out this is the most disappointing experience to date. 2 weeks before settlement, we went it for a pre-inspection and there were so many things that were still to be fixed including an unfinished storage room and chips, paints splatters, marks around the house. We were promised that this will all be rectified by the time we settle. To our surprise, only around 10% of the issue was rectified and our storage room was filled with construction junks, not painted, no flooring. Chips around door frames are still there, no timeline on when this will be fixed. Stickers on the window was poorly applied and had to be called out twice to be done properly. [name removed], our settlement rep has been nothing but patient with our complaints and we understand that he has limited authority over situation like this. However, this whole experience has us feeling appalled with the way that Mirvac has done this building and treated their customer. 3 weeks after settlement and storage room is still the same. On top of that, we got a defective cage door for storage that also hasn't been rectified, big gaps between front door and floor causing loud wind noise, swipe tags that are still lagging or not working sometimes. How would you expect people to move in when it is clearly incomplete even nearly one month after settling? There seems to be no urgency to fix the issues since we have settled. Overall experience has been nothing but disappointing on this purchase.

six months and every time someone comes out they do not investigate where I have informed them the issue is located and simply work on some unrelated issue. A month ago I personally climbed on my roof to take photos of the specific location of the issue and they have yet to action this despite my relentless contacting, and even when I informed them they have left me no choice but to contact fair trade they are still not rectifying the damaged area.

Still roof not covered it is being deteriorating now for 8 months. Charged hefty $2170 for small piece of glass panel for staircase. It does not even worth $1,000. There is no toilet for workers in the site. Contractors are urinating in side the house. The house smells urine now. Disgusting act by Miravc. Mirvac use same scaffolding for both side of the house. Now I have to wait until they finish other house work.

Terrible experience. Steer clear! – House was FILTHY when received keys. Took 2 whole days to clean before we could actually move in. Tiles on the front porch lifted and cracked after 18 months. Dodgy Work & Post Completion Team Not Helpful At All – Moved into my house in June 2015 at Alex Avenue in Schofields. are not 90 degree angles, so my corner shelves don't have a proper fit, drainage also another problem, they did not fix in front of my yard. They only did half a job, because they used a dodgy concreter for my driveway water is not directing into the drain its flooding onto my turf, so when we get heavy rain it floods!! I have raised this with them and post completion team said someone will get back to me but I don't hear anything. I'm having current talks with my solicitor, best way to deal with it is fair trading, neighbours were also having same problem, might lead to class action for the whole street with dodgy drainage. Let's see what happens, I'm very patient but over 2-3 months no response I will take it further.

used, but I found water inside the dishwashing machine and the operation manual was wet.

- Socket outlet with running thread screw. The socket outlet moved out a bit (few centimeter I think) when I tried to unplugged the power cord.

- Some scratches on the lighting switches

- The air conditioner was not working, in fact, it was running all the time even the control panel was in "OFF" position. I thought it was natural ventilation not until the Mirvac maintenance team came and check it out for me. It already wasted me a lot of electricity.

I accepted most of the imperfection but for the reported critical defects, they took a very long time to get them fixed. The customer service from Mirvac was not eager to deal with the defects and just asked me to contact their sub-contractors. I don't have the contact of their sub-contractors. Even if I have, I wondered why should I contact their sub-contractors as the defects were found within the three months investigation period. If I have the sub-contractor's contact, I don't mind to contact them but Mirvac is the developer, the builder.

Bad after-sale service. Poor Customer Service. Not recommend this Developer to any of my friends.

Mirvac - Poor Quality and Appaulling Customer Service – Do not even consider Mirvac when you are looking at building a project home. We have had multiple quality issues all the way through the building process. Slab was 200mm out of square. Brick overhang of the slab was over 50mm on load bearing walls. to erect. Blocked stormwater drains that were full of brick and concrete all for lack of 10c covers. Cheap foil sisal used underneath the colourbond roofing when insulated blanket was paid for as variation. Toilet sewer pipe in the wrong location in the slab. Brickwork that you can see through where there is mortar missing. There were many more issues that are ongoing after 6 months of taking possession of the house but i think you get the drift of what i am saying. When you raise any of these issues during the building process you are treated as if you are an idiot and they justify there shody building practices and poor quality workmanship by saying "Dont worry you have our 50 year structural guarantee to fall back on". The same spiel that you were given during the sales process complete with glossy brochures. This is all good until handover and there is no certificate for this 50 year guarantee and your handover pack has white out over every reference to it. When questioned they state "oh sorry we don't do the 50 year structural guarantee any more". Great work Mirvac another unhappy customer.

3 years since we built with them, believe it or not there are still issues that have not been rectified. The quality of the material is extremely poor and workmanship is of the lowest quality. Last year we installed down lights, when the electrician used laser to measure the area we could clearly see how uneven and unlevel the ceilings were and same goes with the concrete slab. If you have carpets and want to install tiles or timber later on, expect to pay at least another $5000 - $6000 extra to level up the ground. Our in laws also built with Mirvac at the same time and same story with another 2 buildings in the same area so we were not just the unlucky ones.

I honestly wish I did more research on Mirvac before deciding to build with them – as mentioned before stay away if you want a quality house and no headaches.

Hard to deal with – Good luck trying to resolve problems regardless of how polite or nice you try to be. It didn't work for me. The process has changed from what it used to be back in 2006. have preferred to have use Eden Brae in hind-sight.

Most display homes we saw were pre-basix therefore the finished product costs alot more. Mirvac's certified inspector was alot harsher than our local council and therefore cost us a considerable amount more having to implement designs that council told us they were no longer concerned with. Consequently Mirvac would not be flexible or co-operate. On second thoughts, very little. Bad warranty service, poor workmanship, extremely poor customer relations after handover.

Plumbing from Dural! Willing to alter plans for free. Plenty of display homes. Overall finish very average - disppointing for a new home. Paint average - could have done a better job myself. Window sills chipped and mouldy. Plumbing - absolutely atrocious! Drains 2/3 blocked with rubbish. Outside pipes not connected with glue, put a round pipe into a square pipe with no joiner. Gas leak in stove. Tiling chipped. Concrete floor not level. Water tank plumbing floods backyard. Extra electricals expensive.

Mirvac several times plumbing was not right and was told it was probably my fault for pouring food/oil down sink ?. I have photo's of blocked plumbing which I sent to Mirvac when why they finally came out. To 'learnhardway' I have the same problem (water tank plumbing backs up) and was told by [name censored] that mine was the only one ever to do that?? Sorry you have suffered a similar fate. Just goes to show Mirvac will tell you it has never happened before yet there are others that have suffered same poor workmanship. If you are ever considering building a house with Mirvac on your own land THEN DON'T YOU WILL REGRET IT !!!! Still None Quality/finish and customer service

Terrible – Bought a land building package. Requested for a Lodge house but was told a Palais house was better and cheaper. Was asked to sign tender and pay $4000 as deposit for building, even though no building contract or plans drafted yet. WHen plans was drafted, it was not as per the Lodge plan. reviewed the document before you parted with your money'.

When my documents were delayed, I had to call the head office to follow up and was told, 'we're very busy here'.

Now building contract is ready for signing but liquidated damaged is only $20 a week. Pressured to sign building contract, 'or else will not be eligible for FHO grant boost'. My solicitor reviewed the contract and informed me that it was so lopsided the buyer does not have any effective protection, eg builder is not even responsible for certificate of occupation! Insurance cover is less than half of value of building contract.

Avoid dealing with them if you can. Nice show houses Poor customer service, especially afer you are committed into the transaction.

People just need to ensure that you are always in constant communication with your CSC and your SS. They are the key players that can make/break things here.

I would definitely be looking forward to building with Mirvac again.

Nothing beats a good service.

I will post another review in regards to the house build once we have settled in for a few weeks.

But service-wise, Mirvac is a 5 out of 5. Great Service.

More than happy to help employees.

They aim to please.

Their department plays well with other third party people during the build (ie, broker, conveyancer, council, etc...) Home owner should be willing to understand the terms Mirvac work on to gain better understanding of how the overall build works.

Colour selection specialist assigned to us could have been more knowledgeable about the products available at Mirvac's disposal.

factual - document, photograph etc. The foreman, supervisors etc are more likely to help you if you take out the negative emotion.

The only issues that I had was around handover dates and the constant shifting of dates. We were told 2 days prior that our written handover date had to be changed.

The other issue is that Mirvac will give priority to the townhome/duplex packages as they only receive funds once the house is complete compared to standard build where progress payments are released at various stages of completion. This can be dissapointing when you see these houses mushroom and overtake your build even though you may have started 2-3 months earlier. Complaints and issues were quickly dealt with addressed, Fair quality of finishings, Excellent price point, Big company means more likely to avoid big negative disputes Poor communication in relation to handover dates, Natural floor levels did not match to plan

Their homes are cheap compared to others. That's because they have cheap fittings and their construction is below par. Totally incompetent. Paid $400 for a tender. They could never get it right. 9 months later I still didn't have a tender detailing items I wanted. They didn't even know how to source a square basin for the bathrooms. No contact with the Sales lady. Months would go by without any contact. I had to keep chasing.

I pulled and fought to get my $400 back. Absolutely useless.

They only deal house and land now. I bought a block off land off them at Stanhope Gardens. They lied to me about the development and the costing of the community centre.

the last minute for a price hike that occurred 3 months earlier apparently just after our last tender expired - the first we'd heard of it was days before we were set to start construction. Despite their incompetence causing the delays that pushed into a new tender period they refused to remove the increase. We pulled out of the contract and refused to build with them, having lost faith. After threatening legal action they finally refunded our deposit, which shows they knew they were in the wrong. BUYER BEWARE - DO NOT USE THIS COMPANY. Display homes looked great, sales staff at display village were helpful and knew the product. Price "seemed" right. Tender had loop holes and "provisionals" all through it that leave you very exposed. Incompetent administration staff and dishonest dealings.

Good – Overall so far we have been treated well by the sales staff when you are considering $275000 with them but finding out information about how the building process is progressing is difficult to say the least staff have been good so far we paid our $4000 FOR the final tender. as we are only just started the building process no t had any problems yet

Good – we build the Newport @ Cameron park in 2007 great house only 3 miner faults all fix with in 3weeks an old gentleman done the fit out work by him self A1 Job the tilers we great and the painters were Great.the plastering could have been better All up A++ Great site manager and all sale staff None all good

Farm. The Sales Staff at Spring Farm were brilliant and very helpful from the beginning. From the initial tender to the final tender, it's all be great. Any issues that did arise were handled immediately. Now that we have commenced construction, the sales staff are still really helpful, which is a refreshing change to some other company's. As long as you are prepared to keep in constant contact and don't expect them to chase you constantly, you will always keep on top of things. Colour selection was a bit weird, I'd hoped we would have left with a list of everything we'd chosen on the day, but we were mailed the list at a later date, so seemed a bit of double handling, and room for error. Apart from that everything has been great and I can't speak more highly of the Mirvac Group.

Good – prices are good and sales staff are helpful, they need to have better blocks available at all times if they want to sell their homes. Great Design & price is OK They only build on their own land that they want to sell you.
