(Pre-Construction) kept things moving smoothly and got our permits and CDC sorted pretty quickly, which we really appreciated.
The real standouts during the build were Andrew Cerruto and Chelsea Polsen. Andrew knows his stuff onsite and made sure everything was done properly, and Chelsea was amazing with communication—always clear, responsive, and quick to follow up on anything we needed. They both are incredible assets to NLH.
Also a big thanks to Luke Colless (Construction Manager). When we hit a bit of an issue pre-construction, he really stepped in with great options and gave us the reassurance we needed to move forward confidently.

happens actually. He was really helpful and will update you all the time regarding the building process. He even try everything he can to help us to move in as soon as possible. Still there some certifiers requirements that hold us back little bit. I have a lot of friend now planning and some already building with New living homes and keeps asking me about the processing of their house, and one thing only I could tell them, Its about once the Site Supervisor( Aidan Goldfinch) got your job, you dont have to worry too much. There still some minor things comming along the way while building the house, and he is really there to help you to sort things out with the help of the construction co - ordinator ( Chelsea Polsen ) . She answer soon as she can in all the inquiries and question you have, She is the only person you can contact easily in the new living office. I would also want to thanks Malakie who first help me when I first walk in to new living display center at Leppington. Building first home is stressfull and with the help of these people i mentioned above it becomes less stress. Thank you guys and for the New living office, you need more staff like them to make all the processing run smoothly.
The build started very slowly and we struggled until Jon was allocated to us We were able to get to completion within 3 months after that. We are very grateful to Jon and Chelsea who were there to help us with all our questions and requests. Jon was very positive, professional and supportive. We also had the absolute pleasure of dealing with Sandra M as our sales consultant this time last year to kick off our house journey! Sandra was SUCH a pleasure from the get go and really made a stressful and anxious milestone so easy and genuinely fun! Sandra went above and beyond, working after hours and overseas to update and assist wherever she could! Sandra was so knowledgeable, understanding and really advocated for us. We are so thankful for everything Sandra has done for us! she is majority the reason we decided to go with NLH as we trusted her from the get go! I have an extremely bad experience when building a house at St George Basin by New Living. I actually told their manager face to face to say it is the worst quality house with issues nearly in all fields. I have been patiently waiting for all defects to be done since 1st April 2025 with is about 5 months ago. Today when their tiler came to repair… Read more
their job, I was insulted by both the tiler's manager and the tiler himself, I know it is the time for me to speak out. I haven't rented out my house due to various building defects and the loss of rent is nearly $10,000 now.
1. Misleading conduct regarding the building time: I signed up the building contract around Sept 2023 because the sales person mentioned they could start the building within 2 months time. The real time for them to start the building was around May 2024. The building took much longer time than I expected until 1st April 2025. So 11 months! My neighbours told me their buildings only took about 5 months. When I asked the builder to make compensation for delayed building work, they told me the the practical inspection date was the finishing date around March. At that time, the kitchens were not even finished yet. Their contract has this tricky clause hidden inside. I simply don't have the chance to get compensated.
2. Defects in all fiends: (1) Plumbing work: * Only 1 drainage pit installed. When it rains, the backyard is like a swimming pool. The water can be as high as to the edge of the alfresco floor. In fact, I began to mention that I am willing to pay more to add more drainage pits. But the site manager kept saying I don't them. Now I can't use the back yard for 5 months and most grass has died. This is not solved yet after 5 months of complaining. (2) Plumbing pipe just over manhole; (Plumber rectified really fast) (3) Hot water tank's exhaust pipe is next to the house which is a termite hazard. Their plumber refused to make adjustment.
(2) Electrician work: (Their electrician repaired all defects really fast which is a good thing) * Missing 1 powerpoint in one bedroom and wrong location of powerpoint in bathroom; * Missing 7 light shades; * Installed a faulty fan light.
(3) Tiling work. (Warning: you need to have a strong heart to be insulted when they rectify the job.) * Holes on sealer and grouts all around the house. * About 10 chipped tiles were installed as a short cut soluction. * Very bad management: I booked with tiler company for 5 times: 1st time, manager came to do inspection and said he would discuss with their office regarding my request to get credit not to replace some chipped tiles; 2nd time, manager was supposed to do the job but kept saying he would be late. I waited whole day and no work was done for my house; 3rd time: Manager didn't turn up for several hours. When I chased up, I was told he quit his job; 4th time, I was told someone would come on the 5th Sept, but waited whole day and nobody came; 5th time, which is today, I was told that someone has done some repairs on the 5th Sept and the new tiler refused to do all repairs. I was insulted by their manager saying they will stop doing the work because I was upset; then the tiler insulted me by saying I am a hard person becasue he didn't repair the job properly. Terrible management, terrible people! * As some of the chipped tiles were in the corner and I don't want to replace them. I asked the builder for credit and the builder said I need to wait for the tiler company to confirm. Today I was told by the tile company that it would be up to the builder to make a decision whether to give me credit or not. Then the builder asked me for more photos and arranged the tile company to do another inspection. So I will have another booking with the same tile company for the 6th time and certainly the 7th time for them to come back to do the rest of the repairs.
(4) Poort concrete job * Concrete driveway began to cracks everywhere. I asked for driveway certificate showing the MPa and thinkness, but the builder said they don’t have it. Also the manager told me those cracks are normal and within tolerance. My 8 years old driveway in Sydney is looking much better than this new driveway; * Concrete floor in porch has ugly rough surface which looks even uglier than council’s public foot path. Now it began to show lots of little holes due to the little black pebble coming out of the concrete floor. * The concrete garage floor is extremely dirty with rubbish stick into the floor and oily marks everywhere. At the beginning, the builder tried to arrange a brick cleaner to clean the driveway by acid. But when the cleaner tried to do the work, he was trying to use high pressure jet with water. When I asked him if this can take off those dirt and oil, he said no and he wouldn’t do anything if the garage walls were stained by the pressured water. Luckily I stopped him from doing something that might cause more damage. This issue was solved later on by the builder agreed to give some credit to me.
(5) Landscaping issue: As to my contract with New Living, they will provide lawn in both front and back yard. I thought it would be less trouble to use the same landscaper to do my retaining wall and fences. This turns out to be a very bad idea. * This landscaper tried to save money from dumping the left-over soil by putting them all under the retaining wall and add un-necessary retaining on right side of my house. So my back retaining wall is more than 1 meter wide and there is about 4 meter right side retaining wall. I kept asking New Living’s site manager if it is necessary to add the right retaining wall and he confirmed. But in reality, those retaining wall made the yard really small and water stuck inside the yard. * The same landscaper did the right side of my house and didn’t put the fence on the boundary. Instead, the fence is about 20mm inside my land and now my neighbour is refusing to share the whole fee by taking advantage of the wrong fence location. * I don’t think the landscaper spayed killer into the soil before putting the grass as there are so many weeds coming out from the lawns!
(6) Roof work – Solved on time by roofer I am lucky to arrange solar to be installed and they found out there is a small hole in the colorbond roof.
(7) Brick work – Solved on time with brick company I am lucky to arrange a plan drafter to measure my rooms and then he pointed out that some bricks rows are not levelled. The brick company came to do the inspection and confirmed there is no structure issue. However, nobody wants the front to look wrong.
(8) Other small jobs – waiting to be rectified * There are some minor painting issue around the house. I think the painter did a good job. It is not perfect, but better than most painters. * The sealer over tiles’ edges are extremely poor and ugly.
In general, this builder took an extremely long time to finish my house, have lots of major building issues and have lots of delays in rectifying the building issues. I wouldn’t recommend them until they have made some improvements in management and quality control.

was to hard Aiden was committed to getting us a final product that we were happy with. Considering how long builds are taking currently I think Aiden and the team have done a fantastic job and he and his team is an asset to NLH.
We have had a rough week with my wife having been in hospital and Aiden has called multiple times just to check in and make sure my wife and I were ok, showing that his commitment to customer service goes well beyond just building us a home. Overall there are still a few small things to fix up but that will get done in the maintenance period but it has been an amazing experience with new living homes.
If we ever build again we will be comming to see the new living team to help us out once again and asking that Aiden be our site supervisor.
I would also like to take the time to thank every single person who was involved in building our home with a few key standouts Emma from sales who made color selection and design of our home smooth and a lot of fun. Lauren who helped me out even when I was obviously not the most adapt person technically wise with computers thank you for your patience. Aiden hands down was the MVP and has treated us like family making the whole experience as stress free and amazing as possible.

Dont be afraid to challenge New Living beyond their normal, they are building me a 4 bedroom home with a 2 bedroom separated granny flat and garage and it has been exciting to see this evolve with this super supportive team. Our home started on time and Andy was always in contact with progress updates and timings of the next stages. Workmanship was was good and anything that we weren't happy with Andy had rectified quickly and without fuss. consistently helpful, clear and straight to the point when it comes to answering my questions. He doesn't not overcomplicating things and is always transparent which is a nice change when compared to interactions with other builders during the initial quote process.
Also working with Bri & Eddie in head office has been a breeze as they organised all the backend approvals and other paperwork getting to the contract validation stage. They're super responsive and help follow up to keep things moving. I'm looking forward to the build commencing next month.

What really stood out was how much he clearly cares about the quality of the build and about the people he’s building for. You don’t come across that often. Nathan is an asset to the company, and we feel very lucky to have had him looking after our home.

Currently building with new living homes. This is our second build with them. The first time in 2018 was an excellent experience. The second time we are still in the preconstruction stage and so far everything has been top notch. From dealing with contract signing and then with “Eddie Pauls” as permits coordinator for all the preconstruction stuff it has been smooth sailing. New Living Homes have been extremely professional throughout the bulid, From Bane and Emma in the show room to Nathan and Chelsea in construction they have always responded quickly to and questions we have asked. We signed up with New Living in June 2023, however our land developer just keep delaying the settlement and we only get the land settle in mid Fen 2025.
