Initially, my wife insisted on buying the house outright but would only accept Opteon's low valuation. Fortunately, when circumstances changed and we agreed to sell instead, she immediately abandoned the Opteon valuation in favor of the higher estimates. The house ultimately sold for $580,000 —$70,000 more than Opteon's estimate.
It was only through good fortune for me that my wife and her lawyer relented on insisting Opteon's significantly inaccurate valuation as the only one they would recognize. This experience raises serious questions about Opteon's valuation methodology and reliability.
This is the point, OPTEON is an AMC, wake up owners an AMC does not complete the appraisal!!!!!!! the Appraiser does that. APPRAISER FOR THE WORK THEY DO, and you are not an appraiser, you have no clue how to value REAL ESTATE, you just think your property is worth more when you are borrowing and less when you are settling!! Surprise surprise! When you get you license to appraise property then you can start telling appraisers how to do their jobs. This industry is backwards, the lender thinks they can tell the appraiser the value and they are not qualified, the agent and the broker think they know everything and they cant even measure a house correctly, the AMC has no clue what they are doing! volume Metricon builds - they are not comparable. A competent valuation methodology accounts for this. Defaulting to a conservative midpoint when you can’t find a like-for-like isn’t rigorous analysis, it’s risk-aversion dressed up as process. The result: my lender lost the deal entirely. I refinanced elsewhere at a valuation that actually reflected the property. If Opteon’s process can’t handle custom builds in emerging estates, they should say so upfront - not waste a borrower’s time with a number that’s disconnected from reality.

Avoid At All Cost – I am writing this review to share my experience as I can see from [Name Removed] review on 7 Apr 2022 that Opteon should not be used. Currently own commercial shops in Ipswich. We have received 7 valuations since purchase in 2007 which has included CBRE, LandMark White and Herron Todd White; $1.50M (2007), $1.60M (2010), $1.35M (2012), $1.40… Read more
(2014), $1.55M (2020) and $1.80M (2021). We also received a valuation by Opteon back in 2018, however, received a value of $0.80M. This irregular and significant drop in value almost caused us to go into a forced sale with our lender (ANZ Bank). After pleading with the ANZ Bank to obtain a second valuation as the valuation calculation was highly subjective due to an passing meeting with my real estate agent, they kept with Opteon which reluctantly changed their value to $1.10M. This still caused us to go into forbearance for over 18 months. I am about to obtain another valuation (expected value $2.10M) and I notice that my current lender (Suncorp) is still offering Opteon as an option for valuation. This review is a warning for others not to use Opteon services as the consequences of a poor valuation can be severe.

Extremely poor, incompetent and inaccurate – Very poor valuer. They got a few wrongs. One of them was our property wasn't not connected to main electricity and another was that we were located on a dirt road, however the 'dirt road' is actually a tar sealed road. I was already having doubts about them from their first text contact. Finally we arrange Friday 3 to 5. So I shuffle my week around, change plans and come home early from work - not to mention arranging a lift home for my kids.
These [Content Removed] never turned up. All I get when I call them at almost 5pm is ... “oh, that valuation was cancelled by the bank this morning but nobody in admin thought to tell you”. I’m so angry right now, what an unprofessional, [Content Removed] business this is compared to the other ones I’ve dealt with such as Herron Todd White or CBRE. No, I don’t work at either but I’ve used them and always had a great experience.
If they are this unprofessional in admin, I hate to think what my house would have been valued at by them.
Funny how they were good at badgering me and chased me and then suddenly couldn’t be bothered contacting me to advise I didn’t need to reschedule my entire Friday.

My property is superior to the others being a 3x2, extensive renovations, and no other 3x2 in area. Also they said my house was less superior than a 2x1 shed house. closer to that number despite it being demonstrably inaccurate and lower than what the valuer ultimately provided. The true value should of been higher if an apporiate cap rate was used not one from 3 years ago using the same market context from a pervious valuation. The incompetence and lack of professional standards from this company are costing me a lot of money and forcing me to walk away from a property I was about to go under contract for.
My formal complaint, which I will be sending to the Board of Valuers, highlights the core issues with their report:
1. A Flawed and Inaccurate Valuation: The valuer applied a 7.00% capitalisation rate on my medical facility. This is an outrageously high yield for a national tenant with a new 5-year lease, fixed 3% annual increases, and a fully net lease. This valuation rate is completely inconsistent with comparable sales of similar medical assets in the market. It appears they are either using outdated data or simply lack the expertise to value this type of property correctly.
2. Outdated and Contradictory Information: The report is a mess of contradictions. It calls the location "secondary" even though a new Woolworths-anchored shopping center has opened nearby, significantly improving the area. It also lists rising interest rates as a threat while simultaneously stating that rates are expected to fall. The report also wrongly states that increased outgoings might reduce my net rental, despite my lease being fully net. This is either gross negligence or pure incompetence.
3. Zero Customer Service or Accountability: When I raised my concerns through the bank, the valuer's response was a single, dismissive sentence: “There has been a review completed of the file and it has been determined there is no requirement for any amendment of the report.” This is unacceptable. As the borrower who paid for the valuation, I believe I have a right to a reasonable explanation. They simply refused to engage, which is a breach of their professional duties.
I am taking this matter to the Board of Valuers for a formal review. If I have any luck legally, I will update. I am also exploring a potential class action lawsuit. If you have also had issues with Opteon and want to undertake a case action, please let me know. This company’s valuations are costing people real money, and they should be held accountable.
Follow-up · Opteon offered to rescind the valuation and refund me. However wanted me to sign a document I couldn't send the valuation out to anyone or couldnt claim any addition damages. Which would included the board of Valuers. I will now need to lodge formally lodge to the board of Valuer's. If anyone else has had issues with opteon please reach out. New valuation has been completed and is considerably higher. The battle continues.

Poor excuse for a property valuer. I was quoted a price for the valuation and then when they heard I lived in a nice suburb, they increased the cost by $50. worry about. My bank has since shared the valuation report with me that states the property is uninhabitable! That is wrong! The house is dated, in need of a reno hence the loan application, cosmetically it is ugly, but it has working plumbing, kitchen bathroom, toilets, electricity, roof, walls, windows, so how is it uninhabitable? I dont know what is wrong with this company. They gave valuation of my property at 1.04mil. Another valuation was done by another company at 1.5mil. And similar sized land without a building and rental income was sold at 1.65mil on the same street. Dont let them value your property.

What a welcomed change it was! He was well groomed, punctual, communicative and best of all, he was able to engage with me about unrelated but interesting matters, as well as take the required measurements & notes for the property. He was mannered enough to not answer his phone whilst with us, and upon leaving, repeatedly thanked me and the property owner graciously. Worst valuer ever. They have jeopardized my refinance. All other valuers were sending to 950k minimum and they put it 880k. They came back a second time after I did a 50k upgrade and their value was still 880k. Those guys are the worst company. Unprofessional service – Very unprofessional and unreliable service. Our original valuation was completed with inconsistencies and the "Manager" who was sent out to rectify in correct valuation was the husband of original valuer and took from 18th December - 2nd January to amend a very basic change. This entire process has set our building back significantly and caused so much distress. The final valuation is still over 200k below any other providers
