pressure us to upgrade, and was patient with us whilst we tried to figure out what colours suited us. With all the extra upgrades we didn't really spend anymore. Finally our building permit came through and the build could begin. We had a call from our site supervisor Jason. No question or call left unanswered. We built through Covid and Jason still managed to get us into our brand new home BEFORE the expected build time in our contract. Jason went above and beyond and even made our 2 children feel apart of our build. We asked Jason if there was any chance of us moving in before Christmas, he advised he would do his best ( considering our build started on the 18th of June 2020 ) we knew this was a big ask. Fast forward to the end of the build, covid hitting and a few minor delays Jason managed to get us into our home 2 DAYS BEFORE CHRISTMAS. He also brought 2 little house warming gifts for our daughters and promised them santa would know where to find them. We felt Orion Homes from start to finish made us feel valued and like family. I would recommend anyone looking for quality, honesty and attention to detail to look no further. We would build with them again. Thanks again Jason and team. You made our 2020.

Worst experience ever – I too wish there was an option to give zero stars. Having built a home before - this was an absolute nightmare - and it still continues! After months of delays due to them taking on more homes than they had builders available, our home started in the June 2017. It was not completed until the following April 2018! in that time because they all quit due to unmanageable workloads. Orion Homes did not have trades lined up for the next job, so in between each job was waits of weeks or longer. Constant issues with no responses to contact from them, no return phone calls from builder supervisor. We weren't even advised that the supervisors quit until we called and had someone new answer the phone. Orion Homes offered to organize the fencing, only to later charge us 20% of the fence cost for their "help". They didn't have a brick layer lined up and ended up 'pinching' the brick layer doing the bricks on the house next door to us! We organized our own concreter to do paths around the house and they also 'pinched' him to do our driveway & porch because they didn't have a concreter of their own. The painter was a nightmare - terrible job which has ruined some joins in the cornices which have now come apart. We were due to have our 6 month maintenance check in October 2018. It is now February 2020 and we STILL have not had it. Repeated phone calls to the owners wife and office have gone unanswered. Calls and emails have not been returned. Once final payment changed hands, all customer service has gone out of the window. Had to send a threatening signature-on-delivery letter to the office to get a couple of small things fixed after we moved in. Very unhappy. Will be lodging a complaint with Consumer Affairs.

All selections/colours/accessories/inclusions are top-notch quality and I really cannot complain about any stage of the build. settled and it took 15 weeks to get on site. The finish of the whole house is atrocious. I have had to get every trade back at least once if not twice. Absolutely no quality control, or pride in anyone’s work. They don’t communicate, avoid doing maintenance on things they don’t want to pay for and have wasted a huge amount of my time with no shows and incorrect bookings on top of every booking to get trades back to fix all the quality issues of the home. DO NOT BUILD WITH THEM WHEN THERE ARE SO MANY OTHER QUALITY BUILDERS OUT THERE! I regret building with them so much, it has been one drama after another. I am still doing handover day maintenance 4 months after moving in.

sales office in Harpley, who very patiently guided us assisting with proper changes to our customized floor plan providing wide range of good inclusions. Later, the color selection with Wendy was a smooth go. Jan was very closely monitoring and in regular touch over the phone and at office, and very well managed the construction of building from start to till date. All the staff members were very quick in action and spontaneous in their response at all times.

The quality of construction was great and very much satisfactory. Jason our building supervisor was excellent for his work maintaining the quality with perfect timeframe and providing updates on every phase of construction. We had our post construction 6th month inspection/review two weeks ago, where few minor issues were identified and the same were noted by the personnel accordingly. Couple of them was already sorted out and hoping the rest will be attended and fixed very soon.

The final product was of great quality and value for money. Our big thanks to Orion Homes team. Overall, Orion Homes is a recommended builder to everyone with smile.

The most frustrating part of the process was having to go through the Council planning department - they have an uncanny knack of being able to suck any enthusiasm or excitement out of the building process. However, once we had approval, the excitement started building again. We were allocated Matthew Brown as the Site Supervisor. We hadn't realised how important a competent Site Supervisor is - his task is to herd the cats (trades) to get the job done. We were concerned that building in Woodend might be a slow, laborious process. However, we were able to move into our new home within about seven months of the site being scraped (including losing a month over the Xmas-New Year break). WILL REGRET IT. my ceiling leaks water all the time through the downlights every time it rains.rendering is cracking in many places outside walls.loose pipes in ceiling making loud banging noise all night and day when its windy. Before starting the built the owner Jim makes a point of meeting every client and having his head supervisor look over your plans just to make sure everything will, work but also set expectations I liked the fact that Jim made it very clear that they are not a quick builder they are a quality builder and the timeframe he gave us was spot on.

How was the workmanship and build quality of your property?

I made a point talking to every trade during the construction and the consistent message I got was that Orion Homes use quality materials but also pay their trades a premium rate and this showed in the workmanship of our house.

If you had any issues pre, post, or during construction, how satisfied are you with how the company handled them?

I find it hard to believe that a house can be built that doesn't have an issue, one of things that I give Orion Homes credit for is how they handled issues as they came up. Our site supervisor Matthew Brown got on top of any issue straightaway I would just email him questions that I had a couple of days before our weekly catch up he had solutions and answers ready.

How did your final cost compare to your estimated cost?

The total build came in under budget and to my surprise leaving me with some spare money for when I moved in.

The colour selection day went absolutely smoothly. We had very set ideas of what we wanted our future home to look like like and the ambiance that we had imagined was quickly realised.

From the moment our building started our site supervisor and the staff at Orion were in constant communication with us to update us on progress.

Our sincerest thank you to Dominic for his untiring assistance at the beginning of the process to Jason bringing our dream on paper to life. Thanks also to Wendy for assisting in the colours and to Jan and Michelle in the office for "holding our hands" throughout the entire build.

We found a plan (The Crofton) that we liked and had it sited on our block. It didn't quit fit and Dom said we can make changes to the plans to make it work for us.

They had the Crofton on display in Ballarat, my wife fell in love with the display so we had the plans drawn up to suit the block and made the changes needed inside and out and had the first meeting with Jan and Noel (very nice people) and got the ball rolling.

The build was started in August 2017 and finished in March 2018, (around 6 month).

Overall the build was great, very happy with the workmanship and the quality of the house, if there was something that need attension it was resolved fairly quickly and if it did take alittle longer it wasn't because of Orion homes it was the suppliers that held things up.

We had a good Supervisor overlooking the build, so it made it easy to address anything with him if anything came up and had great surport from the staff at Orion Homes.

flashy builder but here was a builder of quality that delivers what they say above and beyond expectations. From Dominic at the sales office to Michelle at the Head Office to the bubbly Wendy at the colour selection and above all Noel and Jan; the owners and everyone in between; they were wonderful.

Dominic was very patient and allowed us to change the floor plan to suit our needs due to being a custom build. He was so informative, had all the time in the world for us and explained every detail. He offered great standard inclusions and promotions which made our home like “Hollywood”. Orion homes standard inclusions are so extensive (not like the other builders we came across who just add on costs) With Orion, we didn't have to upgrade much to get a beautiful home, so our variations were quite minimum .

Jan and Noel are lovely people with so much knowledge of this industry and Noel himself used to come for the inspections and in the latter part himself took charge of all the work; they just want to build your dream home, their customer service is second to none and we really felt as part of the Orion family.

However, If we were to say that we never had any hiccups then my review wouldn't be true. Of course we had hiccups along the way – those hiccups were nothing else than the change of supervisors and tradesmen which delayed the process a bit, but we did not mind that because considering a custom built 5 bedroom with ensuites +++ all the bells and whistles an eleven month build process is great! We could rest assured that even though our home was built by various tradesmen in various professions and sometimes things were not quite right, how this was then handled was what really mattered. Noel worked with us to ensure that everything was perfect for us and we can't fault Orion for this. The result is a huge credit to them and we are really pleased and proud to own the house they built for us. It look much better than a display house and we are more than pleased with the outcome.

Noel, Jan, Dominic and the team made our dream come true and we would highly recommend Orion Homes for their integrity, customer service, commitment, quality and workmanship throughout the process. Our finished home is fantastic and we could not be happier having moved in today; thanks to each one at Orion.
