that stood out.....on this build my site supervisor was Siso....l noticed that all the different trades throughout the build always happy and it just felt like a very positive environment to be in as I am an electrician the easiest of the trades lol...I last month mentioned to Siso the respect level you have from your tradies shows in the workmanship and in the build and whatever your doing don't change nothing....

I recently built an investment townhouse in Fraser Rise with Sienna Homes and found the process to be very straightforward. Warranty – Never trust on sienna about their warranty policy as they will always find some excuse to not fix even the minor issues, so as soon they built home we need to make us feel like if anything happens to our property we will be responsible to fix it at our own cost rather than asking sienna to fix their fault. Think twice about building with them – I would think twice about building with Sienna. I have signed up with Sienna to build a town house. My first question to them was, will there be a hold up on the build if all the town houses are not sold? I got told NO the build will go ahead. settlement got told that not all houses sold and they are waiting on a couple to settle. Now getting told that those houses will settle end of June and they wont start until end of July 24. They are also stating that other builder are in the same situations with the delays. Funny that as my youngest has just signed up with another building a week ago, their land will settle in Sept 24 and they have been told they will be in by June 25. So they will be in their house in 9 month while my house will only be started 11 months after settlement. I'm a single mother who has limited saving which is now being eaten into to pay rent, which is double what my home loan will be and just received bill for land tax because they are taking so long. Can no apply for exception until they start building. Sienna dosnt care.

Please don’t build with Sienna Homes – I honestly don’t even know where to start. Whilst Sienna Homes has beautiful designs - these designs are not at all the product you end up with. up, we didn’t get much in response. Whenever we shared our concerns about the delays with the build, we were either ignored or met with lacklustre responses. It is completely understandable that Covid-19 brought many obstacles for the construction industry, but when it takes almost six weeks for the brickwork to be completed because one brick layer left and another refused to get vaccinated - it boggles the mind.
The second issue was the misrepresentation of the progress of the build. We put a holding deposit down in June 2020, were told the build would be done by October 2021 but then it was pushed back month after month. We finally had handover in August 2022. Miraculously, Sienna Homes managed to be granted the Occupancy Permit only days before we were able to start charging damages under the Contract, however all the tiles in the main bathroom had been ripped out as the toilet wasn’t installed properly and leaked through the bathroom.
The third issue was the lead up to handover and handover itself. We identified several minor issues at the final inspection, which we were told would be rectified in anticipation of handover. We even identified that the wrong grills were installed downstairs - we were met with a passive aggressive response indicating it would be more work for Sienna Homes to rectify this.
Well, handover day came around - we had already packed up most of our rental and organised all utilities to be cut off. We received an email from Natalie letting us know that the Construction Manager, Mark, wanted to talk to us. Natalie would not indicate about what in the slightest. When Mark called, it was to let us know that the home wasn’t completely ready for handover and that it was up to us whether we delay or not. Given the build had already been incredibly delayed and that we had mostly packed and organised for all utilities to be cut off - we went ahead with handover not being delayed. When we got to the home for handover, the garage was still covered in mud from the build and we were told that most of the items we had identified at the final inspection were yet to be rectified (we were told that the Site Supervisor we did the final inspection with, Jason, had left Sienna Homes the day of the final inspection, and the Construction Manager didn’t receive our Inspection Report not long before handover). Mark guaranteed us that the remaining items would be rectified, even providing us with the original unsigned defects list (which we still have).
It still remains that MOST of the items have still not yet been rectified. It is now at the point where we are at the maintenance period, and most of the items on the defects list are only now being attended to. Patrice (Maintenance Manager) and Caitlyn (Project Coordinator) seem to be the most competent people at this point. We have felt as though we have had no choice but to keep a track record of what needs to be rectified and the steps taken to do so.
As I said at the start of my review, whilst Sienna Homes has beautiful designs - you do not end up with that product. We have had major issues with our sink - it has leaked multiple times and has caused water damage to the cabinets under the sink. The paint is cracking along the stairs. The beam above the garage door looks like it is caving in. The carpet has stains on it from the painter. The floorboards had gaps in some corners that had to be attended to twice. The issues go on.
This is our first build, and this experience with Sienna Homes will not have us building again.
AVOID AT ALL COSTS – Unfortunately I cant give a lower score. They are building (term used losely) a townhouse for us. They started 12 months ago and we still only have a frame, nothing more. They blame COVID but everyone else around them seem to be OK and have completed their properties and started at the same time. This builder is a joke. They are costing me… Read more

between each stage of the build being completed.
I was initially understanding about these issues but as there were no less than 3 different site managers who came and left Sienna Homes during the course of the build, I had to reach out to the Operations Manager (who specifically makes herself hard to contact) to discuss several issues which I had identified which were not adequately addressed.
The most disappointing and offensive part of my dealings with Sienna Homes was that at one point I was specifically DECIEVED by the Operations Manager about the expected completion of the house (I have retained the emails to prove it). The Operations Manager then proceeded to blame the situation on her staff and construction team rather than accept the fact that she had lied to my face when I challenged her on the matter.
I can only assume that there is an inherent cultural problem and liquidity issue at Sienna Homes given the significant number of site managers that came and went along with their insistence that they are not able to secure trades to complete work on a timely manner despite the over-abundance of available trades on hipages in my area. I even asked them if they would be ok for me to secure trades for them at several points which were refused.
The build has been completed and it is has been three weeks since Sienna Homes's Construction Manager did a site inspection and I'm still waiting to have them return and rectify several minor issues.
All in all, the build started well and then quickly deteriorated. I WOULD NOT RECOMMEND Sienna Homes to anyone and I would strongly suggest going elsewhere to avoid the horrible experience which me and everyone in the row of townhouses which my home is a part of had.

are just delaying by giving vague excuses all the time. On 11th April, Joshua came to visit our place to see the issues and he was so arrogant and blunt that without seeing things properly, he straight away said that squeaky floor is not a defect and they can't fix it whereas contract clearly states that any defect within 90 days needs to be resolved and responsibility of a Builder. I checked with my neighbors and no body has this issue of squeaky floor. Before Christmas, Geoff who was/is the property manager after George handed him the responsibility, he visited us during mid Dec and he told us that they are going to fix it after Christmas but since then no show-up. I have a record of every email follow-ups since 22nd Nov 2021 where I have raised these issues, even mentioned it in our 90 days warranty report but till date no success, only frustration, anxiety and stress of continuously following up with them. Joshua and Caitlin they are just ignoring my emails. Earlier when I submitted my 90 days warranty report on 9th Feb, Caitlin told me that Joshua is on a parental leave till 10th April so we have to wait. And when he came on 11th April, he straight away said we can't fix this and he was very arrogant and offended us by not talking properly. I told him to give me in writing that you can't fix it but till date he hasn't put it in writing but after my email to them mentioning that I am going to Builders Ombudsman. He replied back that their Building manager will visit any inspect again ( don't understand how many times are they going to inspect, what Joshua did in his inspection-- just waste of time and harassing people like us). His email to me was on 13th April and today is 2nd May, their Building Manager didn't show up nor called me for inspection. It shows that they are not at all professional and trying to escape from fixing this issue. And now Caitlin was on leave last week, to my surprise, they don't have any back-ups when anyone is on leave. Customer has to wait till they come back. It shows how non-professional this organization is where customer service is pathetic. I am going to put all these on social media, and taking them to Builders Ombudsman if I don't get a positive response till this Friday as I am tired following up with them. It's not only Squeaky floor, our Rangehood is also not fixed till date which was raised on 22nd Nov 2021. Also our flyscreen was not put properly earlier and due to wind it came off on 22nd Nov 2021 ( we moved into house on 17th Nov 2021). They are saying that they won't fix it as it's not there issue. They want a proof that it was not put properly earlier. I sent a pic of flyscreens on 22nd Nov mentioning that the flyscreen net has come off but no success. Locks used are of low quality and we got trapped inside due to lock not working. We had to call RACV guys multiple times to open the door. There were nails coming out of the carpet and pierced to our kid many times. Whole job was not done properly. There are cracks everywhere in the garage and rooms.
I will never recommend Sienna Homes to anyone. There are other Builders who are way better than them. Their customer service is horrible and Joshua like people thing that they can do/say whatever they want but he forgot that they are into customer service business and every customer is important. Both designs offer great functionality and are light and bright - something that can often be compromised with smaller designs.
