I am writing this review to warn other people to think very carefully before signing with Sterling Homes, because I ignored a lot of the bad reviews at the start and now I understand exactly why so many people were complaining. whole project was subject to finance approval. That was not hidden. It was discussed clearly. Based on that, I was still guided through the design and contract process as if the project was realistic and achievable within that range.
At the start, everything sounded manageable. The price looked fine, the communication was nice, and I was made to feel confident enough to proceed and pay a $10,000 deposit.
After that, the real problems started.
As the process went on, more and more issues came up that should have been properly identified much earlier:
* retaining wall requirements were not properly picked up at the beginning * footing and site costs increased significantly * there were repeated redraws and changes * council was not happy with multiple parts of the presentation, which caused more delay and more back and forth
This process dragged on for almost 1 year and 5 months, and after all that time, nothing meaningful had been built. That is the part that really gets me. So much time, stress, meetings, emails, plan changes, and still no actual progress to show for it.
The final result was that the build cost ended up blowing out by almost $200,000, going from something around my approved limit to a figure that became completely unrealistic for me. That is not a small variation. That is a total failure to properly assess and manage the project from the start.
One of my biggest concerns was the way things were explained during the sales stage. In my experience, some costs and issues were not presented clearly enough early on, and later those same things turned into major additions and variations. That made it very difficult to trust the process.
What made it even worse was that when I decided I could not continue because the project had become completely unaffordable, I was initially presented with additional charges on top of the $10,000 deposit I had already lost. I strongly disputed those charges, and only after pushing back did Sterling withdraw the extra amount and issue a new termination letter. That raised even more concerns for me about how costs were being handled.
In the end, I had no choice but to pull out of the contract.
The most frustrating part is this: I was upfront about my budget from day one. If the site, retaining, footing, council and other issues were always going to lead to such a massive increase, then that should have been assessed and communicated properly much earlier before taking a deposit and dragging the process out for so long.
My advice to anyone considering Sterling Homes:
* do not rely on the early pricing alone * make sure all site costs are properly investigated upfront * make sure retaining, footings, drainage and council issues are clearly understood before you commit * get absolutely everything in writing * and take negative reviews seriously, because I didn’t, and I regret that now
Based on my experience, I cannot recommend Sterling Homes at all.
Signed the contract June 2025 and I’m still not to the build stage. No communication , delays unbelievable and goodness knows when my house will be built. Looking at some of the comments I’m not hopeful of a quality job. They sat buyer beware I should have read reviews before signing . First home, biggest regret – It's our first home but I would never again build with Sterling. We received no real advice or guidance at a time when we wanted to put ourselves in the hands of the builder, who instead betrayed our trust at every turn. him that we had questions and wanted to discuss the contract first. His high pressure sales tactics were a huge put off. [Name Removed] has done next to nothing for us during the build process and has acted completely unprofessionally, at one point telling me that if there is a "clash of personalities" that we can get another sales rep - as if personalities are relevant to him just doing his job. He also lied during our initial discussions with him, telling us expressly multiple times that Sterling owned the land. He did this in front of my mother and our broker who both clearly remember him saying it. The "customer service" from [Name Removed], [Name Removed] and [Name Removed] was atrocious to say the least. I caught them lying on a number of occasions, such as when I asked why our gas meter hadn't been supplied and installed as per the contract, and they told me that their system hadn't been updated with our gas utility application, when in fact they had connected electricity which was the same application form as the natural gas. The most recent was when [Name Removed] and [Name Removed] told me multiple times over the phone that the gas fitter was booked and coming but, as he explained when he called my wife, he was actually on holiday in Hindmarsh Island and had never heard of our job booking. He came out on short notice because my wife and I had to move in and couldn't do that without hot water or a working stove. More on the gas - turns out the gas meter wasn't installed by Sterling because the gas supply line hadn't been done yet. It was only when I was arranging the gas meter myself in November 2023 that Australian Gas Networks' contractor told me they had been waiting since June 2023 for Sterling to correct a concrete overpour that was blocking the supply line. So Sterling were actually going to hand over a house without a gas supply line. The workmanship on the build is pretty bad. Skirtings were too short, not mitred and tacked on in rooms where they should have been properly installed as specified in the contract. The walls only have one coat of paint instead of two. The front door is crooked, can't deadbolt, has gaps in the seal and sticks when you try and open it. Corners of some rooms have a huge amount of filler where they have poorly installed the gyprock. A proper clean has not been done for handover. We have a concrete tiled roof and were never asked about or recommended to have sarking, though I notice our neighbour (who are also building with Sterling) has it with their Colourbond roof. I only noticed it because the manhole cover in the garage blew off during strong winds and I noticed light coming in through gaps in the roof tiles. The lesson for me on that is to more carefully check every single line and detail in the contract, and not assume that the builder is working in my best interests - which is really disappointing. We haven't noticed any leaks during the recent storms in early to mid December, but I'll know more when the electrician goes into the roof to install our lighting. In short, make sure you don't do anything to annoy them because they are vindictive, childish and unprofessional, despite what you're paying them. The only way I have been able to get anything done or actioned is to speak to the general manager, [Name Removed]. We are still in the three month maintenance period and will see how it goes with the post-build support. I don't expect to hear from [Name Removed] whatsoever. I honestly don't recall any positive things from the process or experience of building with Sterling. Overall, Sterling has tainted the process of building our first house which is extremely disappointing. I really, really wanted to trust them and I'm so disappointed, ground down and depressed with the whole process that part of me wishes we had never done it, which is not how I imagined getting my first house.

I did 3 walk through and it took them 5 months to fix all the mistakes I had requested and some weren't even fixed before handover in which I was told they would be. All external doors faulty, not locking, chipped and damaged door frames, skirting missing, painters painted over locks and windows frames. That's to name a few! There's more.
Poor communication, place was extremely dirty on handover, I had to lodge multiple jobs for Maintenance to repair after moving in. Been a month and still haven't had anything repaired or Maintenance hasnt even booked a time to come out and look.
If I could give zero stars I would. I wouldn't recommend Sterling to anyone and would never build with them in the future.

see the it. Workmanship is subpar. Really wished we went through another company. There is no help whatsoever when it comes to advice for people with their first home build. Powerpoints and aerials are in the most absurd positions although that was our fault for not taking that into consideration thinking that it would be common sense. If you don't call and pester them they will not get back to you. All their deadlines are months behind. PLEASE, go elsewhere! If you are in the stages of building with them make sure you go through every detail and be firm with them and don't let them walk all over you.

pandemic. I knew as soon as I got home there would be a request for the final payment. And despite everything I was still happy to pay it on all accounts.
True to form there it was minutes after my inspection dished cold at 5:35pm. So here comes the rub...
Another effin variation! Just a smidge under $9000. What for you ask? Work that was undertaken and completed in January…2022!! Over 14 months ago.
Apparently a rock breaker was needed and as a result an extra $3500 worth of concrete. Totally nearly $9k. How is that an add on 14 months later without even so much as a discussion.
I don’t know if that’s true and really no one can tell me. How do I, at this late stage, dispute it? And what I really hate is they(Sterling) know most people will just pay it to move on. This little black duck included. Goodness I just want to punch something.
I have decided to pay it. Reluctant and pissed off, but I’m sick I’ve being tied to them. It’s like I’m in an abusive relationship. I just want free of them. So now I will make it my objective for the next year to let every person considering Building with Sterling Homes to build elsewhere. It might have cost me $9k but I will have my pound of flesh.
This has been by far the worst purchasing experience of my life. They might have cleaned up some of their act towards the end, correcting mistakes and omissions that should not have occurred anyway, but it would take a reset and rebrand and perhaps for me nothing could ever get me to consider build with Sterling Homes ever again. And I’ll be very clear. I will not!!
Good luck to anyone currently building with them. I sincerely hope you have a better experience than I. For those of you considering, RUN! For those of you who have recently signed on, get out while you can.

To those of you who are already in deep and have to follow through, I hope you don’t have a similar experience. Make sure you have an independent building inspector, visit your block everyday, take photos and challenge everyone and everything from Sterling.

electricity, even for solar you use on your roof. Until you sign the contract , they treat you very well. Once you sign it , no respect. no plan , no end date, when they want they finish your house. Very disorganise, they do not know what they are doing. Portable toilet came months before slab. Still there is no skip bin and tradies are throwing all wastes all around. Very dirty work area. Tradies are 2 days in and 10 days off. Tradies keep disappearing without completing the stage. Never ending. Very frustrated and stressful. They do not give you a mobile number which you can reach them. No contact from Site supervisor. Do not expect them to give you an update about the progress regularly, only invoice and variations are the communication. There are other builders keep you updating weekly with pictures. Stirling, if you are lucky they answer your call or return your call. Sales is good until you sign the contract. Once you sign you are death for them. Selection is the only positive. Very helpful. Pricing , ooooo they do not have any single idea what they are doing. For example, they costed double vanity cheaper than single. They got the price from Harvey Norman and double it for appliances. They wanted to charge for a toilet almost $1000. Workmanship is very very poor so far. Slab already cracked. Frame work not square.

Nice house....but frustrating – Choose Sterling and moved in July 2021. 1. No communication whatsoever. You have to call / email them in every instance. 2. Sloppy workmanship in some places. We paid for 3 coats of paint & we know for a fact that this hasn't happened (if your coating 3 times, how can the same place be missed 3 times)? In some places, it looks like a 4… Read more
year old has done the painting. Here's a tip for those considering building - only get one coat of paint and then get a painter to come in and do it properly. Extra hassle but you wont regret it. Internal door handles missing screws and handle plates. Gouges in gyprock. Wrong colour shower hook in the ensuite 3. Ensuite door has already warped and scrapes badly within he frame (which I have been told has been affixed to floor incorrectly - thus it cannot be adjusted). Some days very difficult to open and now has severe scrape marks on it. 4. Roof tiles had major cracks in some of them during the build (one was approx. 3 cms). I alerted Sterling to this via email (with photos) as there was 20 - 30 mms of rain forecast to fall in the next 48 hours (by this time the internal ceilings were being installed) and I was worried about rain getting through. Their response? Nothing. The tiles were replaced 4 weeks later but only after another 3 emails I had to send to them (you cant talk to the Supervisor by the way). Did the rain get through to the internal ceilings? Yes, there is no doubt it would have. But what I can I do about it? 5. As for the point above, apparently the build was regularly inspected. Really? So why weren't the roof tiles changed immediately if they were aware of the cracks and the impending rain (you could see the cracks from ground level they were that big) 6. They used 1 bricklayer - took the guy over 4 weeks to finish. Bit frustrating when the brickwork on the house next door went up in a week (they had 2 bricklayers and 1 labourer). 7. Called in on the day when the Tiler was doing the ensuite. He had almost finished when I asked him when the hob wall goes in. He looked at me blankly and said what Hob wall? He had to call Sterling to get the proper plans for the ensuite. Lucky I was there at the time..... 8. We had smart tiles put in both showers. Sterling charged $132 each. You can get them from Bunnings for $33 so just a lazy 400% mark up. Be careful on what extras you want. 9. So to our 2 kitchen essastone benchtops Both 3.6 metres long. They were installed and to our amazement, they both had joins at the 3.2 metre mark at the end. As you can imagine, this looks terrible and amateurish. We questioned this and were advised that the maximum stone benchtop you can have is 3.2 metres. Anything longer has to have a join. I referred to our selections drawings where is was clearly stated that if there were to be any joins, then they should be in the middle. Bought this to Sterling's attention but they stood by their claim that the maximum length is 3.2 metres without any joins. They therefore would have clearly known this yet they said nothing at all. The ironic issue here is that the essastone tops in the Display Home are the same length but they dont have any joins at all (we went in and double checked this). So how does this occur? Sterling agreed to replace the benchtops at their cost and would send out the drawings - we received these but they still had joins in them only this time they were in different places. So we just have to suck it up. 10. We had Sterling put in overhead cupboards in the laundry. At walkthrough, I noticed that they hadn't siliconed at the end of the overhead where it meets the wall. I questioned this and the Supervisor simply said 'we dont do that'. Oh, ok then, so you cant have your Chippie spend 1 minute running a bead of silicone up the wall to fill the space?
We conducted our 3 month warranty inspection in September. Since then we have had 3 people come out and they have taken photos and said we will report these issues and get them fixed. Most of the minor things have been fixed but the major issue of the ensuite door has not....and I haven't heard a thing from Sterling as to when it will be fixed (as usual I will have to follow them up).
So in summary - would we build with Sterling again. Yes probably, as we found their house designs the best. And generally we are happy with our house. But I would be much firmer dealing with them next time. I understand that building a house not everything will go smoothly but some of the things listed above is just plain frustrating and you ask yourself how can these things happen? Sloppy workmanship carried out reflects on Sterling - not their subbies who do the work (hence my comment that regular inspections weren't carried out during the build - or if they were a lot of things were missed)
The one thing they need to improve is their communication - it is practically non existent unless you call or email them. A courtesy call every now and gain wouldn't go astray,

despite happening in the middle of a pandemic and the final product was of very high standard. While communication and updates were usually on the infrequent end of the spectrum. Sterling were more than happy to field my own phone calls to follow up on design, build and walkover status. Also worth noting is the appliance install team and site supervisor were exceptionally helpful in managing timelines to try and suit a move in date so close to Christmas.
