Don’t trust them… – Don’t trust them. Do your due diligence. They don’t support you when things go wrong, they don’t support their franchisees and they leave you with a half finished house! Horrible Experience. Contact non existent. Promises never kept. Do not trust – We signed up to build the Stroud Halo design "Montego 450" in March 2021. PC was scheduled for Feb 2022. after the original PC date) we had nothing but lies and excuses on why things were not happening.
The frame and roof went up reasonably quickly, then the build stalled for 5 months with nothing at all done. Our weekly phone calls for updates were not regular. I would say the average for the build would be one call per month. Promises were made on the calls but the work they said would get done never actually happened in the timeframe promised. Things disappeared off the Voxer App. I strongly recommend you do not use Voxer and use email or text as then you will be able to keep a record.
I had organised a golf simulator to be installed into the games room. This was originally scheduled for March 2022. I had to reschedule this install 5 times as the dates I was given for the room to be complete were never correct. My instructions to the supervisor were that I did not want the install to happen until the room was completely finished with floors in and painted. The supervisor liaised with the golf installer and set a date for the end of August. The installer came up to install only to find the room hadn't been finished.
Every time I received an email from Stroud asking for a progress payment, the work for that payment had not been completed. This happened on every payment. To the point where I had to get photographic evidence that the work was completed prior to payment.
The block was always left untidy with rubbish everywhere.
Fast forward to October 2022 and the build had again stalled. I had started to hear rumours about the builder not paying his trades. I hired a solicitor to act on my behalf as the builder was not responding to emails, texts or phone calls. In fact the builder went MIA for weeks and the office could not tell me when he was due to return.
After appointing a solicitor, the build restarted, however I started to receive phone calls from local companies that were doing work in the house asking when I was going to pay the builder as they were waiting on payment. Progress payments were made to Stroud on time. As a local business owner in Tamworth it was very frustrating to hear that Stroud was telling these companies the reason they weren't getting paid was because I had not made my progress payments. This was a constant through to the end of the build. I believe even after my final payment to Stroud these companies are still owed money.
We have a damaged gutter that Stroud Tamworth confirmed would be fixed on the 3rd of March, it's now the 16th and I haven't heard from them. We are waiting for water tanks to be replaced after they installed badly damaged tanks. This should have also been completed by now. During the build we had a variation of $24,000 for rock removal. We paid this and now are very disappointed to see some of that rock was in fact dumped at the back of our block along with a pile of damaged bricks.
Now I am in my house we have had a major water leak in the golf sim room, damaging the flooring and a terrible stench filling the house. I have sent emails to Stroud Tamworth to get this rectified but I have not had any response. I have had my solicitor contact Stroud Tamworth but he also has had no response. My only option now is to find another local builder that can come and fix this problem for me.
Please do your research before using this company. They operate without morals and have an owner who is not at all interested in any of his builds. Do not believe any timelines they set as you will be very disappointed as we were.

other project builders was the focus on setting expectations up front and delivering what you want at the price you agree up front. There wasn't any up selling or feelings like we were about to be taken for a ride later on due to forgetting something obvious.
The up front price system is great, we got exactly what we asked for at the price that was quoted. There was the confidence that nothing would be a problem to do as long as your budget expectations were reasonable for what you were asking for.
Many of the Stroud plans are really well thought out from the get go, and can be customised to suit you and your site.
The standard inclusions is one of the best packages we had seen when we were shopping around and you will be happy with many of the fittings and fixtures without changes. If you want to add your own touches that is entirely welcomed also. They installed many things that we supplied ourselves.
It is important to dot your I's and cross your T's before you sign your building contract no matter where you go to avoid issues later, but I can confirm that while building with the guys at Stroud any reasonable request or change would be easily accommodated with reasonable terms.
We had a few minor changes we thought of only once the build started and they were more than happy to advise the costs involved and do up a variation. They also provided plenty of advice for getting things right.
Like any building project there were a few minor issues that were resolved very quickly, sometimes handled before we even reported them. The guys were on the ball. Our site supervisor was Michael and he was great to deal with. The site was organised and tidy for a building project.
The Friday progress phone calls with site supervisor Michael were great to look forward to, and he called even if there wasn't anything new to add. This helped the time pass and kept connection to the build.
Our build was finished a bit earlier than the timeframe given, and didn't appear to have been rushed or handed over prematurely.
The end product is great. The few noticeable issues we had were fixed very quickly after reported them (e.g. kitchen drawer alignment) and we haven't had any major issues. We have a small list of things for them to fix or adjust that don't bother us day to day (e.g. some trim pieces and an occasionally leaking water pump) when they return in a few months for their 1 year checkup. We have full confidence that they will resolve everything as nothing has been a problem so far and they are always happy to help or answer questions even though our build is long over.
The plan we chose was the Avoca 247, and it is a very functional plan which was customised to suit our site and solar orientation. It has been comfortable in the coldest of winter and the hottest of summer which we have been able to experience both so far. There is quite a bit of storage and it has a very open, light and airy feel to it.
The home and shed has great Wifi inside and out with multiple hard cabled access points. There isn't a spot in the house or yard where wifi doesn't reach with this configuration.
LED lighting throughout is efficient and you can ask them to install lighting to the color temperature of your choice (we prefer warmer colored lighting around, but they can also do natural and cool LEDs)
The standard included fixtures are very nice and I can highly recommend the rain shower heads.
Overall I believe that we got good value for money and the finishes and inclusions are very nice.
The guys at Stroud Tamworth are all friendly and great to work with. It has been great to see Pete's business grow so much since we first dealt with them which is a real compliment to the service they provide.
I would highly recommend considering the guys at Stroud Homes Tamworth and wish Pete and his family success. There are plenty of builders out there that can build a house, but you can trust Pete and his team to build you a home.

issue that arose was dealt with before we were even aware of the problem. We knew exactly what our entire build was going to cost before we signed any contracts so we knew exactly what to expect. Our home was finished ahead of schedule and since handover the team have been very responsive to a minor issue we have had with Michael going above and beyond to come out early in the morning to get it fixed. through to walking into our newly completed home at handover, we knew we had chosen the best to build. Being able to customise our home without hassle or additional cost was fantastic. The communication between all parties was faultless. Pete met all our needs and it is evident that every trade involved in our build had a sense of pride in their work. Any issues were quickly identified and resolved - usually before we were even aware of them. There were no surprises in the final cost either, thanks to the quoting system they use, every detail and cost was accounted for before we even began the build. The site was always kept clean and tidy and the workmanship was excellent quality. On time and on cost was important to us and both were achieved.
