I had a very disappointing experience dealing with Stroud Homes. I was advised that I needed to pay a “deposit” to secure land under what was described to me as a preliminary agreement. repeatedly refused to refund my deposit, instead insisting that works had already been undertaken. This is deeply concerning to me because I repeatedly requested that no works be carried out until the land was officially registered and transferred into my name.

I was also advised that the alleged works were not authorised by the developer, Stockland, the real estate agency, or the current landowner, which was not myself. Despite this, I was still informed that I would be charged for those works.

The company has only offered the funds back as a credit within their business rather than providing a refund, which I do not consider to be a fair or reasonable outcome given the circumstances, particularly as I no longer wish to ever deal with or use the company.

This matter is currently being investigated by the Queensland Building and Construction Commission and the Queensland Office of Fair Trading, and I intend to raise the matter through QCAT.

Based on my personal experience, I would strongly avoid dealing with this company and encourage others to carefully review all documentation and seek independent advice before making any payments or entering into agreements.

going on. During construction, it went nice and smoothly. We had a change over of site supervisor through the build, but we had a site meeting and handover and it was a good transition. We were updated weekly with photos and verbal updates through their construction portal which was great. No question was too hard and we got to have site visits regularly. I can't recommend Stroud Homes enough. The team was super helpful and knowledgeable, helped with everything, the whole process was just...easy. This was our first time building so we were a little nervous, but they did a great job at helping us through and explaining the process, and explaining why things could or couldn't be done. We are now in our gorgeous home and it has been amazing! Such a brilliant quality. Found a few minor things after we moved in which i guess is to be expected, but they were there to get it fixed and communicated about trade delays and when we could expect things to be done. When we get the chance to build again, I will defiantly be going with Stroud. Thank you Stroud team.

foundation holes due to unexpected rock, the whole build was straightforward. The Stroud team were receptive to our personal requirements when we requested design/inclusion changes and assisted with sourcing the most economical options to get the results we were looking for. We felt Stroud's standard inclusions to be superior to those offered by other builders. The handover date was within the agreed time and within our budget. Based on our recent experience we have no hesitation in recommending Stroud Homes to anyone planning on building their new home.
