My husband and I are currently going through the building process with Mark Caberica and the Hobart team and are up to the stage of being close to submitting plans to the local council. I have to say so far the experience has been exceptional. Mark has listened to all of our wants and needs to create our dream house design whilst keeping to our budget. Nothing is an issue for Mark, he has been accommodating and available to answer any questions thus far as well as stepping us through the process. Mark has been lovely to deal with and the team members he has introduced to so far, have all been friendly and lovely people. Marks customer service and knowledge has far exceeded our expectations and previous interactions with other trades and companies. we cant wait to start the building process with Mark and the team.

Stroud Homes Hobart – Very Disappointing – Looking to build a 60m2 Granny Flat and quote estimate was $225K-$255K in August 2024 to get you to sign a Preliminary Agreement with a “Worry Free Service Guarantee”. After paying +$7.7K for reports Stroud said ‘were needed for Council approval’ they provide an updated build price 5 months later of $395K with no cost breakdown or explanation for the significant $150K increase.
Asked for information/explanations to understand and gave them a week to consider and respond to concerns raised [as suggested by Government regulators]. Myriad of email responses from Stroud over 2 days with warnings/threats but still no explanation.
Will leave to others/regulatory bodies as to whether providing a low quote to get a job and earn fees then increase cost by such a huge amount and not honouring the Worry Free Service Guarantee advertised is misleading to the customer.
GM at Stroud Head Office reaches out and requests documents with promise to be in touch and nothing.
Whilst every customer experience is different, be careful my conclusion.

Hi GJW, We acknowledge your feedback and would like to provide some context around the process.
The original estimate you received was based on preliminary information available in August 2024. Following the required council reports and assessments, several factors emerged that directly impacted the final cost of construction. These included council setback requirements, mandatory upgrades to your existing wastewater system, Bushfire Attack Level compliance, and design changes requested during the process. These items are non-negotiable from a regulatory perspective and must be factored into the total build cost.
Our team provided regular updates throughout and explained the process as new requirements came to light. While we understand the increase in cost was significant, it was the direct result of compliance and design factors outside of Stroud Homes’ control.
We recognise that you disagreed with many of these requirements, however we cannot ignore council and regulatory obligations in order to deliver a project at a lower cost.
Although the project did not proceed, our team followed due process and acted in accordance with both industry standards and regulatory requirements.

Customer response after 7 months of complaint considered poor form. I raised on commencing Project the need to meet with Council to discuss various issues and Stroud response they are the experts so trust them. My mistake. Governments are encouraging higher density building including granny flats and applying rules in city suburbs to rural areas requires thought, so meeting with Council considered logical and local advertising to get community feedback. Have a different view on whether they acted professionally and previous review of 2 stars now 1. Be Extra Careful my view.
Hi GJW, While we respect your right to share your view, we need to clarify that our team spoke with you directly at the time of your concerns and provided explanations as information became available. The timing of our written reply here does not reflect a lack of action, discussions were already taking place with you during that period.
Meeting with council directly is always open to clients, but our role is to incorporate the requirements that come through the formal reporting and approval process. The increases you refer to were the result of compliance obligations and site conditions, not any attempt to mislead.
We understand you may have a different perspective, but we stand by the fact that our team acted in line with both industry practice and regulatory requirements.

The rating for Stroud Homes lowers again to zero. Have commissioned another waste water expert and in discussions with credible builders. Interesting the new wastewater expert advised the previous report commissioned by Stroud was rejected by Council [we were never advised was submitted] due to it being proposed to be located in bushland on the property under a covenant of no vegetation clearing. Probably part of why the quote went up by 60% or $150K with no explanation from Stroud.
Dear GJW, We acknowledge your most recent message and note your ongoing concerns regarding the proposed build.
We also need to clarify that this matter relates to a project that never entered contract with Stroud Homes. Over the past 12 months, we have made multiple attempts to provide context and explanation regarding the cost estimates, compliance requirements, and design considerations for your complex block. As previously outlined, the increase in your quote was a direct result of regulatory obligations, site-specific requirements, and mandatory design considerations, none of which were within Stroud Homes’ discretion to reduce.
We recognise your frustration; however, the continued volume and nature of your complaints, including repeated negative and harassing communications over an extended period, is no longer productive. Given the significant period of time that has passed and the fact that no project was commenced, Stroud Homes will not be providing further responses regarding this matter.
We encourage you to engage directly with your chosen builders, relevant council authorities, or regulatory bodies if you require further guidance.
