exchange process in particular was not clearly explained, which caused unnecessary confusion and stress during an already high-stakes stage of the purchase. As a buyer, I expected clearer process guidance, better context around documents being shared, and more proactive communication. Instead, I felt I had to double-check details myself and seek clarification far more often than should be necessary.

I would not recommend this firm to buyers who value clear communication and support through the conveyancing process.

approx-$2500. I accept. AS advises me NS will take carriage.

By 6 December 2024 nothing has happened. It’s supposed to be a 30-day settlement. I write to AS expressing my concern at lack of action, saying I do not want a 60-day settlement. His response is ‘NS is taking care of you’. He doesn’t say he’ll move things along or he’ll find out what’s going on—he just dismisses me.

9 Dec 2024: I write to NS expressing my concern about lack of communication & no responses to my messages.

Early Feb 2025 NS advises settlement is due to take place February 10.

Feb 7: NS advises I need to get an ABN (this is the first I heard of this). I get an abn the same day.

Settlement day comes and goes.

14 Feb: NS is reminded by seller’s solicitor ABN has to apply from 10 Dec 2024 after she mistakenly provides abn with wrong date. She didn’t know this but blames me. I then have to scramble to get abn date changed.

18 Feb: RE agent calls me to say if matter does not settle that day seller, Geocon, will charge me penalty interest. (At this point I can’t blame them just wish I’d been given more notice) Broker calls me to say if settlement doesn’t happen today loan has to be approved again (again, I would have appreciated more notice).

Velocity principal comes to the party only when he sees partner of seller’s law firm has been cced into correspondence. He springs into action only because I assume he’s embarrassed, not at his firm failing me, a lowly client, but being shown to be incompetent in front of a senior lawyer.

I’m sent a list of expenses claiming penalty interest rates & seller’s legal costs which need to be agreed to before settlement can take place. All of a sudden my conveyancer is now charging me $3500. I remind them that seller, Geocon, has said that penalty will apply from tomorrow, not today and that I will not pay seller’s legal fees. Penalty interest is withdrawn. Principal offers to pay sellers legal fees.

Needless to say this felt like a complete shemozzle, not because of seller Geocon or their lawyer but because of Velocity. I’ve never been treated so badly by lawyers—NS and AS. NS not only never took responsibility for her mistakes but had the audacity to blame me when she made them. I would advise anyone not to use them.

All in all, for four months I was treated with basic disdain. I found them unprofessional, lackadaisical and rude.

If you want more stress, use velocity – The worst I've ever used. You will spend your time leaving voicemails & sending emails chasing everything at every stage . They miss key dates, charged twice quotes price and will torture you .

No communication and always last-minute notifications and changes – The first time we used Velocity to buy a property, we organised everything to be ready before our overseas holiday. While overseas, we got notified that Velocity made a mistake with the amount of money we should have put aside in our account and could we please put more in as a matter of urgency. continued to use Velocity when we bought our second property. Not so stupidly, we triple-checked that they gave us the correct information (effectively doing their jobs for them) throughout the process. It seemed smooth enough - until it was time to settle. Then our contact went 100% AWOL to the point where nobody else in the relevant office was answering the phone, we had to call other Velocity offices throughout Canberra who said she was at work, and the other offices said they left several messages for her. The seller's solicitor also ended up calling us to find out where our Velocity contact was as all parties (us, the sellers, and their conveyancers) were all ready to proceed with settlement and were just waiting on Velocity who was holding everything up. Then about a week afterwards, our Velocity contact emailed out of the blue with nary an explanation as to her whereabouts the past week. Come settlement day, guess who we got an out-of-office from as our first indication that she was on leave on that important day? We ended up having to go to another Velocity office to complete settlement and pick up our keys, waiting for over an hour before they never showed up, and we had to return the following day anyway to eventually get them. Working with Velocity has been a hassle from start to finish, both times.

I rate Velocity Conveyancing highly. There was a slow start to my property transfer in Canberra due to sickness, but you can't help that! Once the process started the team under Natasha were fantastic. diligence to protect me and my wife from signing a contract by making sure that i have pre approvals from lenders by hooking us up with a broker with our permission. I was surprised by this and went with the flow because we knew our settlement is more than a year a head, but in hindsight we realised that he did this to not put us in a bad position l. He made sure that what we are signing for is really something we can afford by the time we apply for loan application. I never experienced this with my previous solicitor as my previous one only checked my contract then “sign our life away.” With rodel it was a breeze and easy. He organized meet up with broker and once confirmed we are capable of the loan we did contract review with him.

On contract review he was well prepared and not just read the contract with us.

He has pre read the contract with post-its for his notes, highlights and arrows for things we really need to understand. We were amazed how thorough he was and made us feel that we have someone representing us for our best interests and not the sellers.

We made requests regarding our contract and he drafted all the requests to his counterpart for bargaining. He is always prompt on his replies and explains well and carefully.

He easily reachable that at times of stress and anxiety, instead if replying to your email he will call you using his personal number and make you feel at ease.

We have always been thankful that we use his services as buying a property is stressful and anxiety provoking. Having a solicitor you can rely on and trust is rare and all this qualities we found in him.

In the future event that we will need a solicitor’s service for our conveyancing needs, we will go with him irregardless he is in sydney or other city.
