us without accomodation and passing the buck with another company on getting a refund immediately to find something else at short notice. Eventually this was sorted and refund received a couple of days later but I was out of pocket $3000 to pay for something else till refund came through. First and very last time I will go through this company and as a regular traveller i will stick to Airbnb in future.
We paid $2,500 for a 5-night stay but had to leave after the second day due to unlivable conditions. Pest control was only mentioned after our complaint, which did not make us feel safe to stay. We had to book alternative accommodation at the last minute at extra cost. This was a highly distressing experience and did not meet reasonable expectations. We’ve reported to fair trading.
Weekenda cancelled my booking after I enquired about their false advertising on Agoda. Weekenda incorrectly claimed I didn’t book through Agoda and that their terms and conditions were clear on the website. WARNING TO PROPERTY OWNERS AND GUESTS – Had the most horrible experience dealing with Weekenda when the property under their management suddenly had no gas on the final night of our stay. When I messaged them, one of their staffs replied almost 2 hours later. I sent them photos showing that the fuse boxes were fine and that the gas system appeared to be off. guests had cold showers, while the other 10 couldn't have a shower. There was also no gas on the stove. While we were packing and cleaning to check out the next morning, I messaged Weekenda again reminding them that there was still no gas. At that point, I just didn't want the next guests to have no gas as we were leaving anyway. However, excuses starting flying quick and fast, and was told that someone came the previous night to install new gas bottles; that someone might have forgotten to switch it now; that I should check the isolators and turn it on. Nope, the gas bottles were still empty and I sent them video as proof.
Once we got home, the group discussed and decided to request Weekenda for a partial refund for the inconvenience caused. After ignoring my SMS, I sent the same message on booking.com. From then on, more lies were made and blamed me for not following their instructions. Fortunately for me in this case, all correspondences were recorded.

Edit: they added $5,000 to the price. I'm sure this isn't legal as it's a real estate agent doing this. I will be contacting consumer affairs over this matter. Clear price gouging and illegal practices.

when we arrive, they told us. But the normal SPA temperature is 36-37 degrees. Do you want to have cold SPA? Ask them do SPA can reach 37 degrees and wait what they reply to you. 3. Good Hunter Valley Accomodation – We stayed in a clean well appointed three bedroom townhouse that was close to many of the wineries , restaurants and attractions. Booked and paid $1611 in full in advance by paypal. Then they demanded credit card details which we never give out. Last time we used credit card for booking we were scammed by $18,000 for bets on Melbourne Cup Day. Now they refuse a refund, we cancelled 2 days after booking, 10 days before the due date, and they won't give a refund. Friday 14th March at 12 PM, yet at 2 PM on Friday (two hours after check-in), I was notified that the property was no longer available due to a power outage. They admitted they had been experiencing power issues for weeks and had hoped to fix the problem before my arrival.
Their solution was either: 1.) Stay in a "luxury tent" with no air conditioning in 35+ degree heat and no kitchen. 2.) Stay in a three-bedroom house—better than the tent but not ideal for a couple, as we didn’t want a large, empty house.
I didn’t want to stay in either property, but I had no real choice, as I was left scrambling to sort this out while driving to Hunter Valley.
I told the customer service team that I expected compensation since I was being forced to stay in a property I didn’t book or want, and doing so 2hrs after my check in. I would have been happy with 20% off or any form of goodwill gesture, I wasn't asking for much—just ownership to their failure in service.
Instead, they offered to refund my $800 (for two nights) but said I would not be allowed to stay at the property, essentially leaving me with nowhere to go.
Luckily, my partner managed to find a last-minute stay with a private landlord who actually cared about his tenants. No clue how she sorted this on the day.
Weekenda strikes me as a typical large corporation that cares more about profit than people. I won’t be staying with them again, nor would I recommend them to anyone. I have no idea what I would have done if I hadn’t found another place—probably ended up $800 out of pocket, staying in a tent during the hottest weekend of 2025.
Didn't get what was booked – The accommodation that we had booked in the Hunter Valley was nothing like the accommodation booked. The advertised accommodation had a 'hot tub', a gallery kitchen and just seemed more inviting. We didn't get that except a run down dead bug infested place! Have emailed them back and forth and now no response from them. Will be avoiding this company in the future.

positive note, they were responsive regardless of what day/time during the stay. Arrived on Friday avo, place was the same but less selection of food and no lovely person to share tips and tricks of the area etc. Saturday morning, they sms'd to ask how it was going. Shared that when we arrived, the oven and some utensils were not clean, the spa was murky, some of the single use jams were partly used but otherwise the place was clean. We ran out of gas (hot water/stove etc) Saturday morning and let them know. 4 hours later, it was fixed. Went to cook to find the frypan was not clean either. At the end, we washed the pans used and left them to dry on the board, put all dirty dishes into the dishwasher with a tab and thought I turned it on, followed all instructions re garbage out, AC off, locked up etc. Come Monday, they send us an email with a bunch of photos from the cleaner and charged us for the unlean oven, the drying pans, the spa clean and dishes in the dishwasher, along with a cleaning charge. I replied with a reminder of the message I sent them stating the items that were not clean when we arrived. They reverted stating the charge stands. ?!? As this was a luxury weekend away, we were keen on the peace and quiet. The manager mowed for 4 hours around the property on Saturday and started again on Sunday at 830am. I sent them a note on this as being a bit rude for a weekend getaway in the Hunter! They seemed to think this was fine.

I was in the middle of a shower, and suddenly, there was no hot water. My husband texted the agent at 8:41 about the issue; we got a reply from the agent at 10:03 that asked us to check the fuse; there was no more follow-up throughout the night, and the rest of the guests did not get to shower. We only found out the reason for the cold shower was there was no gas supply because the stoves did not work when we wanted to cook breakfast. The first response from the agent the following day was at 9:11 am when we were cleaning and packing. He claimed that the gas bottle was delivered the night before and it was our fault that we did not follow the instructions to connect the gas....BUT when were the instructions given? At 9:30 am morning, when the checkout time is 10 am? Our attempts to communicate with the agent about the issue were met with a barrage of lies and blame. They even went as far as to reply to my friends' Google reviews, claiming they had provided multiple instructions for us to connect the gas. However, my husband's review, complete with a screenshot of our text messages, clearly shows that no such instructions were given when we needed them most. Do not use Weekenda to book a property - unless you want to be ripped off – Please don't use Weekenda for bookings the reason is that despite special circumstances they apply draconian and unfair policies to cancellations. to change the dates within five minutes of making the mistaken booking. The response was an immediate ''no'' and that I wouldn't be refunded. Thank goodness I used the option to pay by four installments otherwise they would have made a tidy $650 out of me for doing absolutely nothing other than an automated booking and an automated payment. The cancellation was four weeks in advance and the timing of the booking was school holidays. There is just no way in this very popular holiday area that they won't fill that booking and not loose any money at all so this is just a money grab and nothing more. My first encounter with their incompetence was during the booking process. Despite providing a valid credit card, they claimed the payment declined due to an expired date, which I had already updated. However, miraculously, the payment went through shortly afterward.
The absurdity continued when they insisted on each guest providing a mobile phone number. Since my brother's children didn't have mobile phones, I provided mine instead. This requirement seemed unnecessarily rigid and caused unnecessary stress.
To add insult to injury, a week after check-out, I received a $400 charge for allegedly stealing a rug and tampering with a light fitting in one of the villas I booked for my brother. This accusation was ludicrous, as neither I nor my brother saw any rug worth $400 in the villa. My sister-in-law happened to take a selfie upon arrival in the room where the alleged rug was supposed to be and the photo shows the rug was not present upon check in. The staff's audacity to accuse me without evidence was beyond belief, especially considering there were multiple cameras monitoring our every move. Their feeble attempt to backpedal by suggesting I misplaced the rug only added insult to injury.
The incompetence and lack of professionalism exhibited by Bracken Ridge Villas were shocking. Not only did they fail to provide a comfortable stay, but they also resorted to baseless accusations and attempted to extort money from their guests.
I strongly advise against staying at this establishment. The appalling treatment I received and the absurd attempt to charge me $400 for a nonexistent rug highlight their complete disregard for customer satisfaction and ethical standards. Save yourself the trouble and avoid this disgrace of a property at all costs.
Shockingly bad! – Wow, rude and incredibly poor service from day 1 to the 14th AFTER we left! Chased more than 15 times on 3 issues. The place we rented (Silver Springs) was poorly maintained and the dining table fell and hit one of our children on night 1. We thankfully took a video of the dangerous table and after a long argument, they agreed not to charge us. No mention of sorry whatsoever. No ask of whether the small child was ok. No offer to even come and look at the table and the inconvenience of not having a dining table. To the contrary, they wanted us to pay for it! These people are a different animal entirely.
Literally 2 weeks after leaving and hounding to get our deposit back, there was a claim out of nowhere (after multiple follow-ups and no replies for a business that claims to be 7 days a week) we damaged a different table and because they required a security deposit upfront, they simply took our money.
In the same note (2 weeks after leaving), the management complained about our road bikes in the house. $20k bikes that were thoroughly cleaned and carefully placed, and we were told we were disrespectful! No mention of the fact that such a rule wasn't noted and no consideration of how the bikes or the property was maintained. Just rude...
For context, we refrained from showering when they requested (odd request but we complied and no thank you), moved our cars when asked and rushed back for a water delivery out of the blue for a water tank (of course no thank you), cleaned the place thoroughly before leaving and overall, treated like criminals.
This manager is in a new category of their own called ‘absolutely disgraceful’ and if you want a safe house for a family with basic maintenance, this isn’t for you. The outdoor furniture was filthy, the couches inside had stains, the stools were about to break so we didn't use them for fear of being blamed, TV didn't work and wires everywhere like you wouldn't believe, bathroom door wouldn’t close properly which was a terrible inconvenience as you would expect.....and plenty more!
Wowza, I've seen lots over the year and always written super complimentary reviews and many of them....until now...this experience was a totally new low. I just wish more people would note when businesses like this put the customer last (or worse!).

of the agreed rate without our permission - they had been relocated from another one of their properties at 2 am, where we suspect they had been kicked out for bad behavior. Their behavior did not improve at our house.
We repeatedly asked for quotes for services such as cleaning, with no response. When we finally received our statement, we were shocked to see that the cleaning fees on one occasion exceeded the nightly rate, and the quality of cleaning was subpar - they didn't even clean the floors. Despite raising these concerns and repeatedly asking for the cleaner's scope of work, we received no response.
Requests to have repairs from guest damage are painfully slow. You will need to hassle them constantly to try and get a resolution. One of mine is still outstanding 4 months later and I'm assuming has been placed in the 'too hard basket' (one of their guests ignited heat beads in an expensive 'clean oil burner' - which completely destroyed it).
My suggestion would be to manage the property yourself and avoid these issues completely.

Biggest rip off booking agent! – In the information on Stayz we had a long time to be able cancel our trip with out penalty. As soon as we paid the deposit we received an email informing us that we had 48 hrs of cancellation to be able to recoup the full amount.
