They also lost the first email I had sent them, with the contract to check over. I had to call to follow up for this also, and yes I did get a phone call back that morning, but I should have known at that point that the ball would be dropped throughout the process. Yes, i get that people get sick and can't go to work, but surely, for time sensitive matters there would be a shared inbox to check when this happens?!
Had to call regarding PEXA as well as it was 2 business days before settlement and I heard diddly squat, only to be told by my bank the date was actually 14 days after I was initially told it was. The first letter had one date of settlement, but it was actually something different - which I understand the reasons for, but it really should have been communicated but it was assumed that I should know this information. I didn't really give a hoot if the date was different due to what the contract said, what I am annoyed about is the lack of communication. I don't go around buying houses and apartments everyday to know contractual obligations etc off the top of my head. That is what I am apparently paying this company for.
On settlement day, one hour before settlement, I finally received an email from them to inform me of what would happen. This is after phone calls over the past two business days to see if I was required to transfer the remaining balance etc.
Everytime I called to check if I had any outstanding actions, the person was always busy or on another call. I also am not sure if this is a normal thing, but I had spoken to at least 4 different people over the phone over the course of settlement. If its normal, I wouldnt have a clue as there have been no updates as to the progress.
I really do not recommend these guys based on extremely poor communication and management. I was not happy at all at the lack of updates and even the attitude some of the solicitors had on the phone with me. I know you're busy but I wouldnt have to annoy you so much if you had the courtesy to send an email or update or timeline of events.
POST SETTLEMENT: building managers and body corp had not been notified of the transfer of ownership. As a result, there is rental money owed to me sitting in limbo somewhere from the previous owner. The property manager even commented they usually hear from solicitors before and after settlement as it is part of the process so they are able to with hold funds and transfer ownership. How many phone calls does one have to make to follow up? I have called and emailed repeatedly, only for Amelie to be "on the other line" and to never return my calls.
Honestly, these people have been a nightmare to work with. Purchasing a property is in general a big life decision for most people and is not taken lightly - these people are a joke.

complete the finance clause. The firm charges $38.50 to read the buyer's request. ($KA-CHING). Then they charge a further $38.50 to forward the request to the seller with a form email with no original content. ($KA-CHING). A further $38.50 to read the seller's email to approve the extension. ($KA-CHING). A further $38.50 for sending an email to the buyer approving the extension. ($KA-CHING) Dealing with two extension requests cost $308 (2 x $154). Also note that if your contract does not proceed because the buyer invokes a finance or building / pest clause, the firm will charge you a $121 termination fee plus the cost of a title search. Bait and switch comes to mind when promoting a reasonable up front fee, then stinging you with disproportionate fees for minor additional work performed.

- The bank's representative (MSA) sent some documents that were unfamiliar to (contact a), so the advice (via her superior) was to let me enquire directly with MSA. This was pretty disappointing, as I would have thought that seeking clarity on such matters would have been well within the conveyancer's BAU activities. - MSA requested that a PEXA transfer be set up on the 22nd and nothing was done till after Christmas. It could be that this did not need to be set up immediately, but I didnt know how important it was and no advice was given. - The central number often isn't picked up at all and I have only been able to speak to (contact a) once directly during this process. I have also been unable to speak to any supervisors by request. - Though added to the critical dates part of the initial letter, it was never highlighted that the unconditional clause would be delayed to 4 January. Nor was it highlighted that there would be no support between from 22 Dec to 4 Jan aside from a image at the bottom of the signature. - On the 4th of January, I rang each hour from 830am-1230pm to speak to (contact). On the last attempt, I asked to be transferred through to her supervisor. I was never able to speak to the supervisor, but (contact b) was assigned the case and I was told that (contact a) would return on 10 Jan, which means (contact a) was assigned a job that they was unable to service between the dates of 22 Dec - 10 January. - I feel that items sent to me lack context and explanation and I cant speak to anyone for clarification. - I had to bring up the fact that bank transfers take time and was not propted to send the funds. This could have been a significant problem if I had not picked it up. As it was, it cost me extra in service fees. - There was no transparency into costs related to contract variations. I would not have moved the settlement date had I known that it would cost $140. - It could have been my misunderstanding of the service, but I was really surprised how exposed I was to requests from MSA and how much chasing up with Brisbane Conveyancing I had to do. - When the contract finally settled, it was not even worth a phone call... even with me ringing and leaving a message. I received an email some point afterward.
I do understand that it has been a difficult time with COVID and Christmas/new year falling around the contract, but I feel like the lack of support has really added to an anxious period.

Stay away from this bait and switch company! – I have my doubts whether these 5 star reviews are legit and wish I had delved deeper into the reviews, because all these 1 star reviews are also reflected in my experience. they just hang up on you. Who the hell does not answer their main advertised phone line!? This is a red flag to anyone. They don't mention they will charge you exorbitant money to talk to their solicitors, they will hit you up for more money on other 'searches & services' that would otherwise be standard anywhere else. Their communication is very poor, waiting days to inform you of important information they have received from the other parties at critical stages throughout the contract. You will get slow responses to simple email communication or no acknowledgement at all. How ironic when they continually state 'time is of the essence' in their emails. As critical deadlines approach and you request status updates, you get no response and are completely in the dark as to whether your contract has fallen over, they won't answer the phone and they won't email you! If they have to communicate with the opposing solicitor and change some minor details, guess what, you'll pay for that, add $230+ each time! I noticed that they also leave out key conditions that you request, this is probably to make their job easier or maybe just sheer incompetence, either way you will pay for it somewhere down the line. They employ what appears to be a foreign solicitor (or so they say - who knows?) who does not have a great grasp of English, this is not something you want when going over key contract details, along with trying to simplify the contract jargon you are also trying to understand what this solicitor is actually saying, not something you want to be misinterpreting! A very simple settlement was handled in an extremely sloppy manner. Pay peanuts (not in the end) and you get monkeys, lesson learnt! Go elsewhere, trust me!!!!!! BrisConveyancing will no doubt respond here with an off the shelf polite email claiming they are totally unaware of all the issues blah blah blah, don't be fooled, stay away, it will end badly and cost you dearly!
See a solicitor who in property law and also conveyancing – I was not informed of the upfront costs for the searches and also not informed that the searches wouldn't come back until after it goes unconditional. If anything was an issue such as a boundary issue etc, I wouldn't have been able to get out of my contract. I was also told to see another solicitor as there were parts "outside of their scope" so I ended up paying twice to simply purchase my home. Show details
