Block Due Diligence & New Build – Zac from WB was extremely helpful in assisting with the first phase of our new home. This all started with searching for a suitable block of land. Zac assisted in sourcing potential suitable blocks of land in conjunction with our own searches using the typical online platforms such as Domain and RealEstate.com. What we found very valuable during this phase was having a building consult who could conduct due diligence on potential blocks ensuring they were going to enable the outcome we wanted and have no surprises further down the journey. This gave us the visibility up front so we were armed with the information before walking into making an offer on the land. Understanding the noise standards which were not even on our mind during the search for a block is an example of where this was valuable. Depending on the position of the block can mean added costs which we were not taking into consideration. Other things also included level of block, position regarding sunlight, neighbouring properties, utilities and verge considerations (e.g. large trees on verge or powerlines) were some of the things that were covered off by Zac in the due diligence exercise. Zac also assisted with preliminary concept floor plans on the given block so we could get an understanding of our options and what would work best given all the factors such as block position, local council regulations, sun, noise, budget, etc. Overall Zac was overly helpful in the above, prompt with responses, available after hours for Zoom calls, open minded with design, acknowledged risks and opportunities and was always positive about ensuring the best outcome for the client. I would recommend Zac to anyone wishing to search for potential suitable blocks for a new build, block due diligence and initial concept design.
