101 Residential Pre-sales and pre-start
We started our pre-sales journey with Andre M in April 2023.
Andre was extremely helpfull and provided invaluable assistance and information to keep our build costs to a minimum and to help design the house we wanted (even while being on holiday), even before we signed any contracts. Once the basic plan was what we wanted, we signed on and moved to Pre-start in August 2023.
Our pre-start liaison was Karren S.
Karren was a pleaseure to deal with, as she is efficient, friendly and provided great tips of what to consider to add the "extra touches

After some poor experiences with other builders, the 101 Pre-Construction team were an absolute pleasure to work with. They offered incredible advice and insight on creating the perfect home to suit my needs. The experience has left me absolutely buzzing about seeing the finished product!

Excellent service in a long run
It is the Service department that we believe makes 101 outstanding. We have every maintenance items followed up by them to the perfection. We were lucky to have the team led by Paul who are professional, prompt and dedicated to fix any problems. We feel we have the house looked after by them in a long run not just during the construction stage. Thanks again for the amazing service.

Andre M Design Consultant
We were very happy with the service given by our design consultant. He took the time to sit down with us and asked questions regarding our lifestyle, our requirements and he was able to really understand what we wanted to achieve. The design he came back with was fantastic, only needed some minor tweaking. There have been a few design questions during the build process and we have been fortunate to have been able to discuss these with him. He has been more than happy to help us. We would not hesitate to recommend him.

I am so happy to vouch for Adam Reid from 101 Residential. He had been incredible so far, went out of the way all the time and answered our million queries about our house build. We are starting our build soon and Adam is the person to look for:) He is highly knowledgeable, honest and helpful. Karren Sajich was excellent too with our prestart. Pre - Construction April 2023
We commenced our initial communication with Steve Humski in Sales from 101 Residential in February 2023, regarding building our new home to our requirements and future lifestyle and of course within a certain budget. His understanding of all the requirements and essential criteria’s that we required plus with his experience to guide us in certain areas is commended and most appreciated. We new from the start that we would not be disappointed. Steve delivered exactly how we imagined the design and layout of our home.

Great Build and Communication
We have just completed our build with 101 which started in the design phase in late 2020. We got a custom design done by Craig who drew up the plans we wanted and was patient with numerous revisions to get to the stage we wanted. The drafting, planning and approval, and pre-start phases were a bit longer than expected due to the high level of demand, but progressed without issues.

... Read moree were always kept updated on the build progress (and expected delays). We had a building inspector, who when they did find issues, were rectified by the builder. Our building supervisor Jay, went above and beyond to ensure we got the end product we wanted. We did have some minor issues throughout the build, but our experience was the way these issues were handled is what determines the build, and all issues were handled to our satisfaction. Even after handover in May 2023, any maintenance issues have been rectified swiftly and professionally. Although the time frame was long, which is an industry wide problem and somewhat out of the builders control, we are very happy with our end product and service provided throughout the whole build. Would we build with 101 again, yes we would.
Superb 101 Site Supervisor
Our site supervisor Anthony Marciano, who came onboard halfway through our build has been nothing short of amazing! Working tirelessly to get us into our home as soon as he could. Anthony dealt with any issues we had efficiently. His experience, knowledge and professionalism is of a very high calaber in this current building industry/market. We are very happy to have had Anthony as our site supervisor and we wish we had him from the start. We are impressed at how much he was able to push through to such a high standard. Thanks to Anthony, he got our home over the finish line.

After build service is stellar!
We were exceptionally happy with our build experience and the communication we received during planning and construction, but have been even more impressed with the after build maintenance process.
Building homes is not an exact science, not like robots putting together a car. Instead building a home deals with many people and materials so sometimes there are settling issues. In the 3 years since we built, there have been a couple of minor issues, but the service department at 101 have sorted them out quickly and painlessly.

A good first time building experience
We built our first home with 101. We chose this builder for two reasons, 1. The Sales Consultant Adam Reid (From I Ask Adam) was great to work with and 2. Merit (This builder belongs to a well established group being Scott Park Group).
We do recommend requesting to work with Adam. We built during Covid - a difficult time for builders and consultants alike. He went above and beyond what most consultants were prepared to do at the time (and we met a lot) which proves to show that he is more focused on customer satisfaction than turnover. He even checked up on the house during construction and made recommendations. 101 as a builder is a safe choice. Although we were disappointed with the administrative lag we experienced regarding our building contracts - we understood that the demand they were facing at the time was unprecedented. Once construction began - trades were steady given the climate and procurement seemed better than a lot of other WA builders. We were a little disappointed in the finish of the tiles - we had to request rework on several occasions. However the supervisor was very reasonable and easy to work with in these instances. Tom (the supervisor) was accomodating, polite and organised and we'd recommend working with him too. We've been living in the house for three months now with practically no issues. 101 are a good builder in a competitive price range.

We cannot thank Andre M enough for his advise, design ,responsiveness and patient guiding us thru building our dream home. At the final stage, we met with another lovely guy Anthony the supervisor who is very experienced and knowledgable. Overall we are very satisfied with the building quality even though there were some small hick up. We have already introduced some friends to build with 101. Keep up a good work 101 ! Thanks

Disappointing
We bought a 6YO house which turns out to have been built by 101 Residential. We decided to add a balcony to the front, so asked 101 for copies of the plans and engineering drawings, which they duly obliged - thank you. They weren't interested in taking on the work, unfortunately.
When we came to attach the balcony to the front of the house we discovered that the double brickwork shown at first floor level on the plans had in places finished a few courses lower down, and had been replaced with 100mm thick polystyrene boarding and rendered over
So Helpful and Professional
Allie Whittaker of 101 Residential was incredibly helpful when we completed the preliminary stages prior to construction of our new home. Her patience and building knowledge were exceptional and the three of us came away feeling that this complex and important work had been guided by someone with a real passion for building and a genuine interest in helping us build a house best suited to our needs and budget. Allie listened so well, was not afraid to express her own opinions and made everyone feel heard. The house will be so much better because of her skills and interest in us as clients. 101 Residential has set up an outstanding Pre-Start process!

We are having a very average experience so far and regretting our choice to build our home.
Can anyone indicate build times at the moment? Our slab is apparently not going down till mid year- how long after that?
Hi Kylee - I got slab down in Feb 21 and they still cant confirm a date when the brick laying will commence so anyone's guess
Don’t they have a contractual obligation to complete it within a period of time?

I have heard you guys are raising your prices due to the grants. Can you confirm this? I had a meeting with one of your salesmen on Friday who confirmed you were, stay clear of this company!
Hey Colin, I have been looking into doing a new build with this new grant on offer and was sceptical with most builders increasing there prices since the grant announcement. I have learnt that the building industry has been in a slump the last 6 years with tradesman have their wages reduced. With an increase in demand the cost of building increases. As of 11 June 101 Residential have not increased their prices yet but will in the near future as are all the builders. I will looking into designs asap to try and lock in a price that can be decided upon once i have financial confirmation from my broker. Goodluck
The house we are building as gone up over 30 thousand in less than a year.
Have anyone recently built with 101? How is their build quality ? Like some of their house design but feel a bit horrified to proceed after looking at google reviews, do not wanna stuck with a leaking house since this is a huge investment.
Hi Helen,
We completely understand your concerns when making such an important decision. We can say 101 have built over 1400 homes since 2011. Initially along that journey and through the building boom, all builders had some quality issues if we are honest with ourselves, 101 were not immune to that and we have since addressed this.
We spent a lot of time developing an upper floor detailing and weatherproof system that in our view leads the market in ensuring a quality, safe, watertight home for your family that is unique to 101.
