Worst experience of our lives
Our experience was terrible. We felt misled and once we signed the contract we found many things were not included.The process was so poorly managed with Achieve trying to back out of the contract repeatedly due to COVID. We signed our contract mid 2022 so that should tell you as much as you need to know. Going near this company was the worst decision of our lives and we are still paying for it.

A builder who goes above and beyond
Achieve has been a pleasure to deal with throughout our build, from the initial selections to handover. In particular, our sales representative Jad, and site supervisor Chris, were fantastic to work with. They were honest, transparent and timely in all of our dealings, and treated us a people, not just another customer.I particularly want to highlight the excellent work done by Chris at the the tail-end of our build. He worked above and beyond to resolve several significant issues (I emphasise that these were no fault of Achieve) to ensure we could get into our house as soon as possible. Great progress so far. Communication is outstanding
We are very happy with the progress of our new build so far. We co-ordinated the demolition of our house ourselves which did take longer and need closer monitoring that was expected. The approval process also took a bit longer than what was expected. Essentially the demolition and approval process took about 5 months all up. From there, we have experienced exceptional progress. Read moreas all occurred since 21 August 2023 - 11 weeks duration. We do feel very lucky so far. Bernie is our site supervisor and Pushkar is project co-ordinating from the office. Bernie is a fantastic communicator and total professional. He has various teams of quality trades working for him and they work together seamlessly. We had a site visit today and wow our home is really taking shape and the quality of the work is clear to see. I do understand that there have been challenges for Achieve and other builders over the last few years but we are evidence that the delays in materials and availability of quality trades is on the improve. Nothing but unexplained delays, poor communication (if any), no response to emails or voice messages, their portal not being updated to advise where the project is up to. My first project manager actually left and we were not notified.. could not get in contact with anyone, so I eventually called the salesperson we signed with to find out.. Here are som... Read moree fun facts for our project. They took 7 weeks from land settlement to even submit the development app to council. They did not even advise us when the DA was approved I had to call council to find out! Then from DA approval to getting the construction certificate paper work from Achieve took a further 6 weeks, we signed the same day and it took them yet another week just to send it to NSW planning to start the approval process. The construction certificate was approved 9 weeks ago! but we still have a vacant block! That is 23 weeks of delay! all at the hands of Achieve homes! The blocks either side of us are also vacant (both also Achieve homes) yet other neighbouring houses and even ones further into the development are at lockup stage! Now they have gone dark on comms, zero response from Achive on their 1300 number, or our project managers number or email address. On one occasion we were advised they delays were normal and the delays were because Achieve is a bigger builder and that the other houses in the area were probably being built by a smaller builder... that is such crap and in no way true! Plenty of bigger name builders getting the job done on neighbouring houses. If this review can stop even one person from using Achieve then my job here is done! We are currently building with Achieve. We shouldn't be - we should have moved in about 7 months ago - but we still probably have around 3-4 months yet to go. They blame the state of the current building industry (which I am fully across), yet every other builder on our block (around 10) all started construction months after us, but have been finished, with houses sold and people moved in for 3-8 months. has been terrible ever since we entered the build stage. Weeks have gone by without a word or returned phone call or email from anyone. Or we are told things which we know aren't true or accurate, and which go against things we have in writing. The most shocking? The times where we have had to fight tooth and nail to get them to complete the build as per our contract and to get what we have paid for. I've even had to contact previous employees to get them to explain to the current staff on how to do their job. Throughout the build we have probably averaged around 3 days of work a month, and that's not even counting the weeks and months where nothing happened at all. They don't plan beyond a week, and we pay the price. Of the 5 progress payment invoices sent to us so far, three have been sent (and we have been pushed to pay them) before all the of the contracted works have been completed. In one case, the materials needed to complete the work as part of the progress payment hadn't even been delivered to site - despite them emailing us to say the work was all complete and that we should pay. It has been our experience that they are not open, transparent or honest. We were originally considering Achieve for our next build but have long since decided otherwise. We received negative feedback for them in our local area (we spoke with previous customers beforehand). We wish we listened to them. For most of the build we have felt like project managers, having to keep them on track, honest and progressing things (including us having to verify things with subcontractors and retailers). The only positive is that, largely speaking, the quality of the build has been fine. But we think that's only due to us paying for an independent inspector to keep them accountable. Though I do note a few issues still remain, so it is yet to be determined. We are dreading having to interact with them once handover occurs - if our treatment has been this bad (and work progressing so slowly) while we are still paying them, I can't imagine how bad it will be once they have all of our money (actually I can imagine, because I know several people going through it all with them, and it's not fun). At least at the time, Achieve's price point was lower than that of other builders. But once you factor in an extra year of rates, mortgage, and possibly rent payments for how behind they get (and all the stress), it isn't even relevant. They can indeed Achieve!
Despite the setbacks plaguing the construction industry at the moment, Achieve Homes did get us to the end and their workmanship was praised by other trades we sought post-construction. Our family home is lovely! Many thanks to Bernard, whose attention to detail is sharp and strives for perfection, and Pushkar, who worked patiently in the background to coordinate our build. We started with a budget and Achieve kept to it, not having blow outs in the price despite the pandemic and inflation. Very very bad experience dealing with Achieve homes ACT Branch for the past 3 years.Still struggling to get work’s completed.Will never recommend this company to anyone.Very poor response times and poor quality of work.No one is responding for 3 months now.

Good experience so far!
Overall Pre-construction experience was good. Change in Project Coordinator was not ideal, however Libin was very approachable and professional. Absolutely appalling customer service, they do not have any value for their clients or customers, communication from start to finish was unbearable.They were the most unprofessional, unreliable and uneducated people you’ve ever dealt with. The further up the chain you went to seek advice the worse it became.
Their standards of building works is disgusting, we had to run over everything they did with a fine tooth comb to pick up their slack.
They breached their contract and refused to pay what we were owed in full in liquidated damages.

Outstanding, knowledgeable and patient support
We have been working through the design process for many months with Achieve. The process included clarification of ideas, modification of designs and consideration of options. Umma demonstrated outstanding patience, knowledge and understanding through it all. Without Umma's efforts we would not have gotten through. She's a goddess. The first stages of our new build was handled by Jad El-Husseini. Jad was extremely knowledgeable in all aspects of the build process and open about everything involved. Chris our supervisor has been an absolute dream and we were so happy when he took over the build. We had transparency, and he was always accommodating and ready to listen to any and all queries or concerns. Solid experience with nothing really to complain about except the weather and covid. The site supervisor was a pleasure to work with he made sure we knew what was happening at each stage and why we were experiencing delays. Only improvements would be a more detail and guidance for first home buyers during the planning stage.Update:
This review was initially submitted when key were handed over. Turns out both showers leaked and some of the gutters outside. The initial defect list took over 6 months to be rectified and in that time more defects were identified in that time. Show details · 1
I want to click 0 stars but that's not an option
We built last year and received our keys a year ago. It has been a horrible experience to say the least. To this day we still have defects needing to be rectified. We have also paid trades people to complete the outstanding works not completed by Achieve as per our contract. They refuse to refund our money even when they agreed to it. They have now stopped taking my calls and texts messages to complete outstanding cleaning and defects. I now have to waste my time with fair trading. DO NOT BUILD WITH ACHIEVE.
