had my 2 storey house built by this company and handed over in May 2020, putting most of my money into it. In that time I have had nothing but heart ache, trauma and stress from the problems encountered in my house, and the consistent uncooperative attitude of the builder towards fixing many problems.

During construction the builder heatedly refused to let me bring a building inspector on to site for planned inspections prior to my making payment.

Over the years there have been numerous uncomfortable heated discussions on repairs, hundreds of emails, numerous inspections by the builder and many repairs done, some satisfactory, some not. Recently the builder advised me that, after I have waited over 4 years, they are not going to do the repairs they promised to do 4 or so years ago. So, I guess that shows the true character of the company.

Adenbrook Homes promote themselves as a Family company who have the interest of their customers at heart. Unfortunately, I have found this to be less than true in my case.

Whilst the parent company in Queensland may be a family company, they are not a national wholly owned entity. They are a national franchise company who sign agreements with builders in various areas. I believe the parent company mainly provide the marketing and sales support to these franchise builders. But unfortunately, the job and build you get is only as good as the builder you are dealing with in your particular area. So you need to look at the review star rating for the franchisee, builder, in the area you are building and not the national overall star rating. How much control the head office have over their builder franchisees is debatable, as they rely on the franchise income from these builders.

Allowing for my experience with this company over the past 4.5 years, I cannot recommend them to anyone to have their house built.

This is a list of things that I believe are still problems in my house. Many of these, date back to over 4 years ago when first reported to the builder. ---------------------- No water proofing on slab side. Not fixed. Only a partial attempt to repair. Builder refused to do whole slab side.

Trowel screed finish on driveway visibly started washing away after about 6 months. The top finish has all washed away now. To date ignored by builder.

Plumbing banging when hot water turned off. Promised repair 4 years ago. Not fixed.

Paint finish in downstairs bedrooms is rough, not sanded, in areas and not to standard. Reported around 4 years ago. Not fixed. To date only a partial unsatisfactory repair done

Repeated cracking in ceiling area at the bottom of the stairs. Patched up numerous times. There is insufficient support to upstairs floor in that area due to a mistake made on the plan by builder. No practical solution to rectify this provided on this to date by builder.

Hallway front and side walls visibly shake when front door in closed with just light to moderate force, in turn shaking and moving cavity sliding door to garage. So far ignored by builder. Cracking in hallway ceiling joint on garage wall side has occured a number of times.

Balconies are not 1.8 mtrs wide as per signed house plan and are only just over 1.6 mtrs wide. Advised in writing to builder but ignored. This brings to question the expertise of the frame and floor truss supplier used in my house as well as the competency of the builder.

Excessive upstairs floor vibration in Kitchen area, shakes items in fridge, dishwasher, breakfast bar and dishes in sink. Ignored by builder.

Excessive upstairs floor vibration in Master bedroom shakes window area and shakes Ensuite wall, subsequently rattling and moving cavity sliding door. Ignored by builder.

Excessive upstairs floor vibration in Ensuite, rattles toilet. Ignored by builder. Excessive upstairs floor vibration over hallway area. Ignored by builder.

All cavity sliding doors have excessive lateral sideways movement at top. Attempted repair done by builder by installing new rollers but still not fixed.

Rear concrete patio tiles are drummy. Promised repair over 4 years ago. Originally 9 out of about 25 plus edge tiles were drummy. Attempted infusion of adhesive under tiles done 2 or 3 times, but still not fixed.

There is not broom cupboard in the laundry. I was advised in writing there would be a broom cupboard installed in the Laundry, as it did not appear on my plan. Not fixed and ignored by builder. --------------------------

Finished third build with Adenbrook – I just finished my third build with Adenbrook. They go out of their way to provide quality service and workmanship. They have gone above and beyond to help us and I am extremely grateful to all the staff for such a wonderful experience. Show details

a halt. It was at this stage I began to notice decreases in quality, I was somehow convinced the quality and productivity would regain before the completion... I was wrong. Working out of town and not being able to constantly monitor the build myself left me at a disadvantage as it seemed works were rushed to catch up to stages I was told we’re already met. Handover date was pushed back at short notice leaving me scrambling to reschedule appliance and furniture deliveries and delays due to inclement weather were incorrectly claimed. I received the keys on the very last contract date, the interior of the building was far from clean and the exterior looked like a rubbish dump, the concrete driveway that had been poured that day was unable to be even walked on during moving in making the already daunting process that much harder. No effort whatsoever was made to level the site or direct water away from the building or even install a drain that was identified mid way through construction which became apparent after the first rain event flooded the garage. Major issues like this caused lengthy delays in obtaining a final occupancy certificate and allowing the property to be leased. Defects identified during the practical completion inspection took over 10 months to be rectified. Defects identified at the initial warranty period inspection still outstanding over a year later.

In summary I couldn’t fault the sales and design staff and appreciate the support I received from them. Poor workmanship is evident all over the property and the construction and maintenance staff have been nothing but disappointing, unreliable and stressful, never returning calls or doing as they say. It is for these reasons I would absolutely never build with Adenbrook Homes or recommend them to anyone again.

construction plans, all got the project off to a good start. Julie’s help with choosing the colour scheme and finishes was invaluable. When construction started Kristie’s coordination with Brett in the field was great and her weekly status reports kept us up with the progress along the way. Janet was also available to assist at times when Kristie was unavailable and their prompt actions are appreciated with the recent hot water unit maintenance problem. Judith was also very professional with the financial side of the contract.

When Brett became ill, his supervisor Marty, stepped in to finish the last few weeks to get the construction up to handover status and the change of supervisors was a very smooth transition with Brett’s good management carrying on with Marty. The construction finished exactly on time in accordance with the original contract end date without the use of the 1 day rain extension. We hope Brett is feeling better and his health is improving.

We are sure there were lots of other faces, who we did not see behind the scenes – the draftsmen and estimators etc. – who all did a great job in making the whole process so smooth.

On handover day the house presented clean, well finished with only a couple of minor faults (mainly omissions) on the handover certificate – these were either fixed on the spot or the next day.

The gifts in the en suite bathroom and kitchen were a surprise and a great finishing touch. We are delighted with our new home.

Thank you Adenbrook. We look forward to the great service during the 3 months maintenance period.

Through out the whole build the journey was smooth and their quality assurance system,was second to none.

Our house was custom built on the [Penn] option "C",our block was not an easy one,being slopping and some rock,other builders shied away by saying we would need 8-10 steps just to gain entry to our home. But Adenbrook Homes and their team of engineers soon put that to rest with one step to gain entry to the home.

I must mention our site supervisor BRETT,wow what a skilled and dedicated member of the Adenbrook team.Nothing was to much when we needed help or guidance with communication a given.

My wife and i have built several houses together but nothing ever like our experience with Adenbrook Homes. You get many extras included where you would pay extra with other builders.

During progress inspections we talked with several of your sub-contractors and found them all to be motivated, happy, friendly and willing to answer questions. You might be interested to know the window and sliding door blinds installers were amazed to find all of the window/door frames to be perfectly squared, making their job easier and quicker. Our own previous experience with both new builds and older buildings is that some windows and door frames would be out of true. Your carpentry sub-contractor is a gem.

house plans and the staff were very accommodating to make sure all our needs were met. This was our first build but I felt completely relaxed throughout the entire process. Our building supervisor was brilliant. We only had one issue after 2 months with our garage door and when I called our supervisor he had it fixed within two days even after 5 months if I have a question or want some advice and give him a call he is still there for us. Adenbrook don’t just leave you once your house is built, they call and check to make sure your happy with everything, they provide exceptional customer service and support. ceilings, walk in robe to 2nd bedroom (to name a few) and knew it was over our budget, they even shown us the wrong block of land the house was proposed to be built on because I stated I did not want trees on the block so they show us the block next door, according to Adenbrook the sales person has been moved on. Adenbrooks sales team were very apologetic for providing us with misleading information and stated it was just that particular sales person. After that we thought ok lets just get on with it, we proceeded to colours which was a pleasant experience however just about everything we chose was out of stock or unavailable or more money. This started to not sit well with me as we were already previously misled. We were offered the 1m promo which was great however the house was still smaller than the one we were originally shown and all the additional cost was starting to add up. So after this, I made the decision if there we anymore add on cost I was walking as the price was about 25k over where we started from. 1 more cost was added stating we needed to drop the garage down 300m, therefore, pushing the price up well past the 30k with still having a lot more cost to come as items were price as noted. I did walk and tried to request a refund for the 3000k that they assured us they would refund if we chose to walk due to the dodgy sales rep we first dealt with and they stated that it was already spent. I agreed to pay for soil testing and site contours, however, I was not going to be charged for services I have not been provided. I now will be contacting fair trading to report this matter which is time wasted and a hassle, therefore, I will not be recommending building with Adenbrook Port Macquarie.
