an extremely high standard to which I am happy with. Poor trades in the beginning are noticeable by an eagle eye however Ryan has done an extremely good job at completing my home to a high standard. Nick- Good communication, helpful in sourcing my land in the toughest of times and was willing to amend sections of my contact to be better suited to my build. Kaisha- Very thorough, great advice and helped give suggestions to colours that worked together. Annabel- Very responsive with emails and returns phone calls, pleased with her effort to assist through a long string of email conversations backwards and forwards. Ryan - Ryan unfortunately was given a mammoth task to fix a lot of issue from poor trades in the beginning of the project before he came on board. Thank gosh he got put on this project, otherwise I don’t believe it would be at the stage it is now. A quick 5 month turn around from poor brickwork to PC.

I had a great feeling about Nick and without hesitation, decided to go ahead with the contract. From signing the initial agreement, to the pre-start meeting to slab down, the process has been smooth and communication has been consistent and frequent. All the staff I have dealt with at Affordable Living have all been lovely and knowledgeable. There was a little delay with the design fitting the estate guidelines, but Affordable Living was able to absorb the extra cost and met the requirements with no issues. And what is more, I will be getting some money back at key handover as the scheduling and material costs came back less than what was estimated!! It is a very exciting time and every time I check my block, something new is happening! I cannot wait to move in my first forever home and have full trust that Affordable Living will make my house into a beautiful home. Thank you so much for everything!

answered but everything he said was backed up by the builder and I was able to get my slab down before all my friends that had started months and months before me. On the street I am building my home on mine is the only one that has started out of the 15 lots, on the street behind me there is 3 Affordable Living Homes completed and no other builder is yet to finish. This just goes to show how organised the company is and that they didn't take on too much work than they could handle last year when other companies did. My bricks are now completed and I am looking forward to moving in very soon.

Despicable and non approachable! – Well, where to start.... I would love to give a fantastic review, but, I just can't do it! Affordable living are in breach of our building contract. charged us $3,700 for an item we did NOT receive! Affordable living is actually keeping our house at ransom whilst continuing to put us in further financial issues. They have received all bank money's, we are paying our own home insurance. We now have a full mortgage with no house to access! We have had to sign 2-3 leases in our rental over a 7 month delay, nearly $20,000 out of pocket, and they are an unreasonable company to deal with... We have been lied to, ignored, threatened with extra fees! They are a complete joke... Save yourself the drama and build elsewhere. Escape the rent trap is definitely not the case when we are stuck paying rent instead of living in OUR house...

our new first home and he keep promising that yes you will get or that but for now let’s get the finance approve then we can see what we want and he will put it in the Floor Plan.

So the Hand Sketched Floor Plan got approved for finance. Very happy that now we got a finance to start our dream house. So we contacted him to check and see how we can add things that we asked him before anything got pushed and quickly got approved, he told us you got time to do these changes so leave it on Pre-Start, they will be able to do changes to fit our taste and what we want in our first home.

Pre-Start date came and when we asked the Pre-Start lady what we wanted in our home, she said this should have done before finance go approved so that a bigger entrance door, bigger house and spacious house would be on a proper structural floor plan. She told us now it is too late to change structure of you house.

Then I told them, ok, I will not build with you guys, so what is the process to stop building with ALH. They were rude and un-respectful to us, saying you will lose all you deposits, Land and Home Package, and so on.

They said you have no choice but they will guaranty good quality finish and there will be no issues. Then I told them still I would like to get what I have been promised, they said, Pre-Start girl, Sales Rep and Sales Development Manager, now it is too late.

When we first met with the Sales Rep, he gave us a Flyer saying "Refer a friend to me and I will pay you $1000 on commencement of construction of their new home" and he said Affordable Living Homes do not give anything like Air-Conditioner, Stone Bench, etc etc like other Builder gives because they promise perfect quality of materials and finish. Eventhough from his side he said I will give you a 600mm Rangehood in the kitchen and it is in written paper.

But on Pre-Start, the Pre-Start girl told us ok she will check with the Sales Rep about the Rangehood because ALH do not provide any Rangehood, it is normally extra and you have to pay for that. I showed her the paper and we got the other Kitchen Appliances upgraded from 600mm to 900mm except the Rangehood as the Rep was going to give it as a gift. So, she told us she will have to remove the Rangehood from the Pre-Start and she will check with the Rep if we can add the difference so that we can get a 900mm Rangehood with our choice. This did not happened at any point of time.

I am still discussing with him to get a Rangehood and about the $1000 Refer a Friend to him because I refered a friend to him because before he was really good, but now I realize that he was good at the beginning simply because of the COMMISSION that we will get when the Finance get approved and we sign a contract with him. Just after we signed the contract this is when all the too late and later later came from him, where now it is really too late because our signature is all over the documents and paperwork.

Quality !!! - I have never seen this much of unorganized work from a so call Builder.

Slab went in - First week big crack on the Slab - after so many emails week after week, then they decided to go and check the crack with a Big Pile of Sand covering the crack and they said it has been check there is nothing to worry. Meaning they check a crack which was covered by sand. I don't know how they checked it without moving the pile of sand.

Later on the house is still constructing, all the windows sills are like wave, no good finish no level, just bad bad finish. When I mentioned it to the Rep he said how do know it is not level, did you use a square or from where did you measure it to confirm that Sills are not perfect. Then I told him who is the Builder? Me or You. I am a disappointed customer, who is very frustrated with all you lies and false promises that got 2 eyes and got sense to know what is not good or good. Then few weeks after sending emails on emails then they decided to send a Supervisor to check. Luckily the Supervisor got eyes too, and he found the Sills not good and need to redo it.

2nd meeting with the Supervisor Yesterday 11/03/2015 about Tiles Meeting. I saw something else not ok with the Upstand that we initially asked on Pre-Start is not what we are getting now. Yesterday the Supervisor told me he is going to check on the same day with the Affordable Living Homes and they will call me. Today 12/03/2015 still no one called me. Then I called them and spoke with the Liaison Officer told her about the Design of the Upstand is not right, the one that we want was exactly same like their Display Home and the one that we are getting is not the same and Pre-Start girl looked in her book and said ok you are getting the same like the Display Home but will be more expensive because the Lenght of the Upstand in the Kitchen that we want is longer. Yes no problem we agreed to add the price on the Pre-Start variation. Then she told me on the phone this is what I signed for, the design that I signed for is not the same like the Display Home. I told her where is the plan that I signed for, send it to me, because I do not recall signing any documents that shows the design of the upstand. She then send me an email with an attached PDF document and the email says "As mentioned in our previous phone conversation today, I’ve attached a signed copy of the room layout plan as requested"

Does this make sense? Upstand Design or room layout?

There is nothing near to the Upstand Design in this PDF File. Now another day or so to wait when they will reply and get what we want.

In brief and conclusion is - Affordable Living Homes' Staff do not do their work well, they lie all way through, the promise something that they can't deliver, and still $1000 referral voucher is going to be forgotten like all other stuff that we want became too late.

So, can anyone light us on this and advise what we can do to get what we want or it is really too late? I have all the proof by emails from the Rep and any other conversation that can prove that I am not making this up.

Can anyone help? I would not like another person having the same issues that we are facing with ALH.

But honestly, I will not recommend anyone to build with Affordable Living Homes, 33 Motivation Drive Wangara WA.

They will be after you and lie to you until you sign the contract. There are best Builders out there who respect their Customers and deliver what they promised. Yes too late for us to go back in time. But you have a choice, do not fall in ALH trap. Best one so far I can say is Home Group WA. I Met with the one of their Sales Rep, this one was genuine. Even Summit Homes.

But not Affordable Living Homes.

from the start and there were ongoing hidden costs and bull variations that in my mind they should have paid for. They are rip offs and their pricing for "upgrades" they offer are absolutely ridiculous. For example because we had to pull our hose in this meant we lost our double front doors, but we were able to install a larger singe door which cost us $7k to have made and another $500 to have 4 small slats of rice paper glass installed into the door over just the clear glass. Considering we lost our double doors because of your sales mans mistake where's the cheek in charging us $7500 to have a door made to fit??? This is only one example of the thousands of dollars extra it cost us to build.

I have never in my life been so disgusted with the way we were treated and the lack of customer service this so called company offers, they are rude and disrespectful. We spent over $300k on just the home only to be treated like a piece of dog poo on the bottom of their shoe. Why they treat their customers like this is because you will find your only a number to them.

Once you sign up and pay your deposit its all down hill from there.... problem after problem after problem....

If I could rate you a 0 star that's what you would be getting from me as your worse than terrible.

To anyone out there looking to build with Affordable living .... don't do it , don't put yourself or your family through the pain its just not worth it. Instead of them rolling out the red carpet for you all you will get is a blanket. Take a look at rest of the reviews over 50% of them are terrible and I only wish I had seen these reviews before signing up with Affordable Living Homes, surely that's enough to tell you to stay well clear of this company who should be taken off the market.

I am still waiting for them to come back to complete the maintenance that they half finished and it has now been 4 months with no call or email.

Do us all a favour and remove yourself from the market !!!!
